We chose their highly competitive bid to assess the commercial leasing market and help us to decide upon a new office. We also had them market the Queen Street property and liaise with our lawyers on the details of the sale. Do not use this Company !We requested a house valuation by this company.A Director called Ellie Henderson was sent out to value the property, she never visited the property even though the house was almost complete and valued the property at £45,000 less than the asking price of £385,000. A complaint was made through their complaints procedure and the company never got back to us with an apology.A second Company, Shepherd's of Galashiels and selling agents, Retties of Edinburgh both valued the property at £385,000.My advice is avoid Allied Surveyors Scotland, particularly Ellie Henderson a Director in their Selkirk office, This woman needs retraining and the Company needs investigating Appauling company and no apology !!

As a chartered surveyor myself I am horrified with the home report provided by them. They missed significant areas of dampness which I measured and had a specialist dampness firm out to provide a report on - the findings showed £10k of remedial works being required. I went to the property again with a fellow architect who has a well respected preservation business and who is utilised by historic scotland to carry out specialist dampness and preservation reports. He too found high readings of dampness. This was raised by my mortgage company and they asked Allied to revisit and amend their report. Allied then revisited the property and refused to update their report to take into account the dampness saying they couldnt see any! I will be reporting this company to the RICS. For the dampness to have been found by three other experts but they claim not to see it is frightening. DO NOT USE THIS COMPANY as you will have zero recourse against them for their inadequate findings.

As a chartered surveyor yourself, you will appreciate that a Home Report is not a structural survey and when defects are highlighted then the advice in the category stated should be followed. In this case, our Home Report correctly identified issues within the property at the time of the original inspection and a category 3 was given. We note that you followed the recommendations in the Home Report and obtained a specialist report with remediation cost estimates. Please note that our surveyor is not permitted to change the Home Report without the vendors express instruction. We understand that you have not yet purchased the property. One questionIf by your own admittance you are not qualified in electrics then how can you make a verdict on the state of house wiring as you do in a home buyers survey.I believed your verdict that the house wiring was a 1 for the house wiring to be condemned with a week of moving in by a qualified electrician. Thanks to you I have been dropped in the effluent mybe allied surveyors should not be surveying things they no nothing about not my words theirs.Watch these people and don't believe a word they say or put in writing.A stitched up customerUpdateIt would appear since you have not answer it is true as a member of your staff confirmed you are not qualified to do electrical work.What are you qualified in plumbing, heating, geology what how can you give out a misleading home report that means nothing.It is not my fault things went wrong it is your for misleading me. Buyer beware read the small print very carefully and you will realise you are paying for nothing substantial.

I bought a property that had been surveyed by Allied Surveryors Scotland and moved in early September. The home report that the seller had carried out had a rating of 1 and stated that there was no damp within the property.Within the first week we noticed damp and noted this with the solicitor. We then had 2 separate professionals come out and check the walls. It was found that there was rising damp on main walls and one internal wall. Both stated that this should have been detected on the home report at the time.After contacting Allied surveyors regarding this they stated that the weather was dry and warm at the time and no readings were detectable and that is why they gave the report a 1. This is despite the fact that 2 professionals said that this still would have been detectable and this was early September when the weather was also dry and warm!I would advise anyone that is buying a property that has been surveyed by AS to have it checked over.I'm currently having to go through my solicitors in dispute of this as we have bought a property om the basis that the home report was good. Both my 5 year old son and myself have asthma and we have bought a property that is riddled with damp.This is unacceptable that they will not take responsibility for their mistakes.Absolute sham of a Company.Edit on respones from Allied surveryors- So damp only started showing between the months of May and September? After 2 professionals stated that damp would have been evident at the time?
