We regret that you were disappointed with your experience. Due to the dynamic nature of the property market, availability can change quickly and the property you were referenced for was ultimately let to another applicant. A property cannot be secured until the full application process is completed.
It may also be helpful to clarify that while we managing the marketing and referencing process, the final decision regarding the selection of an applicant rests with the landlord.
Although we were under no obligation to do so, we provided details of three comparable properties which we considered to have been suitable alternatives in an effort to assist you further. We fully understand that not every property will meet an individual's preferences, and we respect your decision not to proceed with those options.
We take our responsibility seriously and always aim to assist applicants by providing suitable alternatives where possible. We are therefore disappointed that your review suggests otherwise, given the steps taken to support you.

I never recommend Seal Properties to anyone because they basically do nothing for the tenants but do their best for the landlords. We have been renting a property from them at NE8 for the last three years and have never missed a rent payment. On the other hand, they have never resolved issues we have with dampness, leakage, mold, etc. They recently added 20% to the rent, and we have no choice except to pay as we cannot move out right now.
This is 100% true, and I have all the correspondence and documents if needed.

Please understand our position as an Agent, we are employed by your landlord and are contracted to act according to his wishes and naturally in his interests. We are the landlords Agent.
Whilst we strive to advocate and act in the best interests of our tenants, we unfortunately are not the property owner nor or we authorised to make decisions without the explicit consent of the property owner/landlord. We offer advice and give professional direction to assist them in their decision making but we unfortunately cannot ever act without their consent. As such i feel your review, and your insinuation that we, as a company, have failed is wholly unfair and not reflective of what it is we do.
On the occasions that you have report repairs during your tenancy, we have promptly referred this to your Landlord and under instruction have arranged our contractors or the landlord has personally attended your property and appointed his own workman, all of which within reasonable and appropriate time frames according to the priority level of the prevailing issue.
Your present issue which has prompted this review is not a continuation, there has been a sustained period of several months where the roof has not leaked following the last repair. Unfortunately, roofs are not static and they are subject to weather all year round which contributes to the deterioration and need for continual maintenance and upkeep. On your last inspection in April, no issues were presented or noted nor had there been on discussion for a period of time and it was documented that it would be kept under review, and for you to notify us if that position changed, which you have done so - thank you. This, as you have been advised has been actioned for inspection, and repair works authorised and is due to be completed this week.
With regard to the rent increase, you will know by your exploration of the market recently that rents have risen. Your rent has in fact remained the same under a 30 month fixed term contract which afforded you the benefit of a sustained period at the same rate, and for a further 3 months before being increased. Unfortunately, your landlord instructed us to increase your rent to account for the increasing costs he has faced in respect of his mortgage which i am sure have understanding for given that the cost of living crisis has affected us all in one way or another, but also to be reflective of the market rent today. I would suggest that you are still very much on a fair rent, which in spite of the increase is in our opinion still £100 a month below what would be achievable on the market today.
I only wish I could review your conduct in return to give balance. Yes you have always paid you rent on time but that does not afford you the right to abuse my staff, come into their place of work and swear and be abusive towards them, because you simply don’t like the information being provided to you.
I am pleased you have secured a new property, and sincerely wish you luck with your new landlord/agent. I see from your multiple reviews of local agents in the last month you seem to have a particular disliking for us.

GoogleAwful agency. Rude on the phone, have spoken to both Chloe and Emma in the office over the course of the last month - I applied for a property on the 22nd August. When I viewed it I was shown round by someone acting "on behalf of the agents" who didn't even greet me or say hello just ignored my friendly greeting and walked past me to unlock the door and let me in. I was told that there was no concrete interest by the office staff prior to viewing, but after submitting all my documents over the next 2 days I was told there were multiple people's applications under consideration.
I called back after 2 weeks when I had no response to my application and was promised a call back that afternoon. I then called again the next day after no one called me and the same thing happened again the next day too. Eventually I left a message on the answer machine a week ago with no response.
Seeing the property has still been available online throughout I finally managed to contact the office this morning to be told that it's not available and has been let. After expressing politely that I hadn't been happy with the level of customer service I was rudely told that they are just very busy right now. I explained this has been an issue with multiple people on several occasions, where I was again rudely interrupted to be told it couldn't have been multiple people as there are only 2 people in the office (?) .... the customer service and professionalism that's been shown throughout my interactions with the company have been appalling, on top of the fact they have taken a month taking in multiple applicants and requiring them to find references and guarantors just to apply. You aren't just contributing to the current housing crisis you are actively making it worse for people.
I'm sure they are lovely to you when you're an owner selling or a landlord renting but it's a shame that level of professionalism and courtesy doesn't extend to the people who are being taken advantage of in the rental sector as tenants, who are just looking for somewhere to live.

The rental market is highly competitive and properties can attract significant interest within a short timeframe. All completed applications are submitted to the landlord for consideration, with the final decision resting with them and based on their individual criteria and the outcome of referencing. As is often the case in a competitive market, not all applications will be successful.
We utilise a secure online system to provide transparency throughout the application process. Whilst we endeavour to respond promptly, high enquiry volumes can occasionally affect response times during particularly busy periods.

GoogleRogue landlords we was stuck in a house with no working boiler for four months slug infestation and damp on internal walls back door loose they had numourous phone calls emails and still never carried out the repairs their excuse was usually the house is too far well why take on a house that's too far and trying to get hold of them is a nightmare shame I can't post the pictures on here as they have the house back up for rent with fake pictures now I see why no one was interested in the dump
