Dawn in Reeds Rains Burnley sold our property. There were a lot of up and downs in relation to the legal side, I am so glad we had Dawn on our side as without her I honestly don't think we would have got the sale through. Can't Thank you enough. Dunc Clevelands Road

TrustpilotGreat Estate Agents
The manager, James, and the staff at this branch of estate agents Reeds Rains were excellent. They dealt with the sale of my father in law's bungalow in Macclesfield very professionaly. Sue, in particular, was fantastic in keeping us fully informed throughout the sales process regularly chasing up the purchasers and both sets of solicitors to ensure that the sale was completed in a timely manner. I would not hesitate in using this firm in any future property sale

TrustpilotSelling my house with Reeds Rains
I picked Reeds Rains simply because I've always noticed their , 'For Sales', signs wherever I would go and I'm so glad I did because my first contact was with a lady named Grainne. I was very nervous but Grainne, immediately put me at ease over the phone and I was then able to explain to her, my needs, also Ethan, I have to say was just excellent and very professional in guiding me through everything. I can highly recommend this company to you for selling your house. Excellent, excellent!

I found Lauren to be a really great person to deal with . Lauren made me feel that I could trust her with my property and I got the impression that the property actually belonged to her and this made me safe in the knowledge that she really did care .

TrustpilotTerrible letting agents!
Terrible letting agents!I've been waiting over 8 months for a list of repairs to be carried out and when I chase them up, Reeds Rains hardly ever respond. When they can be bothered to respond, it's just the same old excuses and poor attitude trying to blame everyone else and not taking responsibility like adults.I would not recommend this company in any way. Save your money and avoid these cowboys.

TrustpilotWe viewed a modern auction house
We viewed a modern auction house, you know the one where they con the owner out of their hard earned cash to take a lower price whilst screwing the purchaser out of 6k! Won't touch this company again after loosing a property as had to bid against people who viewed when the vendor no longer wanted to sell via modern auction but they said we were bound to it in a verbal agreement.

TrustpilotRR Didsbury - Awful!
- Took two months to gain access to my own mailbox. In the end, only gained access by hiring a locksmith and charging the company. - My bank details were sent to a different person (who happened to have the same name). - Despite being informed on numerous occasions, nothing was done about the black mould in the property. An independent surveyor described the situation as ‘worrying’ and ‘unacceptable’. - Absolutely awful at returning calls or replying to emails. - Lost two sets of keys to the flat, meaning I had to get more cut. - Horrendously unorganised; to say the right hand doesn’t know what the left is doing is an understatement. It may be more accurate to say the right hand doesn’t know what the right hand is doing. - The inventory was done after living in the flat for two months. Quite how this is to show the state of the flat at the beginning of the tenancy, I’m unsure. - Upon checkout, tried to demand professional cleaning services used and a variety of other riders, none of which are mentioned in the contract. - It took the best part of three years for Reeds Rains to organise the repainting of the ceiling, despite reminders every three months on their ‘property inspections’. - Rude and condescending emails from staff, some of which are practically illegible due to formatting, spelling and grammatical mistakes.

Mr Mulligan,We're sorry you have been unhappy with the service. Our agents log every correspondence and conversation relating to a sale within our computer system, and as there is no record of a fee discount being offered we can only revert to the fee stated on our estate agency agreement which is signed by both you and our representative. This agreement states that the fee agreed was £2000 + VAT (£2,400 total). If you wish to escalate this matter further you can do so by contacting salescomplaint@reedsrains.co.ukReeds Rains

TrustpilotA body of lies (Reeds Rains Wrexham)
This review is related to the Reeds Rains Wrexham agency.Friendly advice: please do not waste time with them, even if they have properties that might seem appealing to you. Long story short: after exchanging a lot of e-mails and getting you to view a specific property, they will lie to your face that, if you like that property, all you have to do is call their office and apply for it, on the spot (fact which will start the referencing process for you, as a potential tenant). All good, you are happy, you give it a think and then decide to let them know that you want to proceed with the above mentioned property (e-mail and phone call, shortly after, i.e. 1-2 hours). Now, here come 2 parts:1. The fun part: when you get to talk to them again they tell you that, oh, there were other applications for that property already and that the landlord will decide which one will he accept;2. The absurd / deceiving parts: a) you have no idea on the criteria that the landlord will use to make his decision, AS YOU WILL NOT BE ASKED ANY DETAILS WHATSOEVER before or after doing the viewing;b) if an offer was already submitted for that property why on Earth did the viewing even take place or why are loads of applications collected, without requesting for any details whatsoever?Like I mentioned at the beginning, steer well clear of them as, since they have too many customers (probably), they afford to lie and deceive them.

Dear Mr F, I’m sorry you’ve been unhappy with our tenancy application process. It is true that all you need to is to contact us and trigger your application. However, often there is high demand for a property and we receive several tenant applications. It is impossible for us to know in advance how many applications to expect. We arrange a bank of viewings, and submit any resulting applications to the landlord. The landlord will then decide which application to progress with. We will then begin reference checking this tenant. If this tenant were to fail the reference check we would progress the application with another tenant. We recognise that this can be a frustrating process when you are hoping to rent a property, but it is an unfortunate necessity in a competitive market. We also want to avoid conducting reference checks unnecessarily as we charge our tenants a fee for these checks. I hope this provides you with some clarity, and let us know if we can help further with your property search.Reeds Rains

I currently use Reeds Rains to manage a rental property. I wont be using them again in the future. Call centre in Southampton and a lack of local service. If you are a landlord looking for a letting agent, look for someone that is local and can give you the service and time that is needed.

Extremely unprofessional agents left the property knowing we were running 10 minutes late- lying about the actual time of leaving as it was apparently 7 minutes after our arriving. The agent didn't even try to contact us, made us driving all the way from Marple in rush hours for nothing, assuming that we have nothing better to do and will come back other day.If this is how customers are treated at a viewing, we are glad that we are not becoming a tenant with this agency. DON'T RECOMMEND.

Two weeks ago I enquired about a house I wanted to rent. I have phoned back to chase the issue at least three times and keep getting told someone will be in touch to make a viewing appointment. It's never happened. The property is still up too. I bet the landlord wouldn't be happy with Reeds rains at all. I'm certainly not! Two weeks, 4 or 5 phone calls, I give in!

TrustpilotProperty sold to someone else once mortgage had been approved
I was going through Reeds Rains Huddersfield branch for the purchase of a property. I had provided the mortgage in principle certificate that they had asked for and once the mortgage was approved called them to tell them that this was the case. In addition I provided my solicitor details for conveyancing as they had requested. Unfortunately due to a technical error at the mortgage provider's end there was a 2 week delay in the survey being booked. In the interim of the 2 weeks I was told that the property had been sold to another person! The day after I was told this the surveyors rang the agents and were also told that the property was no longer being sold to me. When I rang the branch to see what had happened I was told we had taken too long and they had sold the property to someone else. When complaining to the branch manager I was told that I should have provided evidence that the mortgage had been approved, however I was never told to provide this by the agent that I was dealing with! I was also told that we took too long to book the survey. I was told this even though I had already provided solicitor details and the mortgage in principle certificate when asked to. Understandably this was a terrible experience and I can certainly say that I will not be going via Reeds Rains to purchase a property.

We’re sorry you’re disappointed to have missed out on this property. Your offer was accepted almost 5 months ago, but in that time the seller lost faith when evidence of the mortgage approval was not forthcoming. We did offer you the chance to speak to our in-house mortgage advisor which you declined. We also attempted to contact your own mortgage advisor directly in order to expedite the process, but were unable to get a response. The other buyer showed evidence of the mortgage approval within 48 hours of their offer being accepted. Reeds Rains.

Trustpilotlack of competence
I sincerely advise against renting a house by this agency. They are supposed to full manage and service the property, but they don't. I am the one constantly chasing things up. The only thing they are interested in is your payment. Currently since 3 months, I am trying to enforce the repair/replacement of a broken bathtub and other major issues. Not working radiator in the bathroom is also not a problem for them. Their contractor for a month does not even have time to appear. After the request for repair, I received a letter saying that I should pay a tax council for the period when I did not rent a home. A complete lack of competence.
