Poor quality viewings and service

The Clapham branch sales negotiator was late for the viewing and didn’t ask anyone from the office to notify us (15 minutes late). He had also double booked the appointment, the entire booking was a bit of a disorganised mess. There was a fair bit he wasn’t aware of and generally wasn’t that helpful. The specifications I gave weren’t followed in the viewings. I was ignored when asked if I wanted a broker and my contact information was shared when I had asked for it not to.

Professional and committed

We couldn’t have hoped for a better estate agent than Bairstow Eves. We had top class service - professional, friendly, diligent and 100% committed. Jane Crosland guided us expertly through the process of selling our family home, gave brilliant advice and her experience in pricing and marketing were invaluable (and spot on). We were lucky to be in safe hands with Jane. Throughout Rob, Donna and Tom kept us fully updated on every step of the sale and took time to answer all our questions promptly. We were delighted with the outcome and would recommend Bairstow Eves to anyone looking for a successful, stress-free sale.

**★★★★★ Prompt

**★★★★★ Prompt, professional and genuinely helpful** Beth, Rebecca, Sally and the team at Bairstow Eves Grays were excellent. They were prompt, polite and professional throughout, explained everything clearly and were flexible around schedule. They found good-quality applicants quickly and handled viewings and referencing efficiently. I'd happily recommend them and would use them again.

Absolutely disgusting service

Absolutely disgusting service, they come across very professional when they value the house, but once its on the market the staff are unhelpful and take days to answer emails. The details were incorrect online as it was put live without us agreeing the details, the pictures were awful and the one thing we did make them change. There has been no effort to sell the house, only having one viewer in two months. Only to find out that the contract is for 4 months too, devastated. Stay away from this company.

Being an overall national company the service has been a great start

Being an overall national company, the service i have received from the Witham Branch has been nothing but fantastic so far as in the starting stages. The credit goes to Lauren through her empathy into what is a very complex situation and has pulled the team together to make this an easy process. Her style of keeping you updated on the whole process is exceptional and ensures the correct people get involved with the understanding behind it.

Leah Roots of Bairstowe Eves

Leah Roots of Bairstowe Eves, has been absolutely fantastic. Acting like a Project liaison, she contracted suppliers who refurbed our property well in time for our new Tebants. Leah added that extra bit that made the outgoing and incoming Tebancg a breeze Based on this, we would recommend Leah every time.

They need to learn Property Ombudsman code of conduct.

We recently viewed a period apartment in Folkestone through Bairstow Eves. We had noticed that around 4 of the 5 apartments in the block had gone up for sale over a relatively short period of time, so we checked outside the property with ‘the sales negotiator ‘ if there was anything going on, or was it 1st May legislation with renters rights maybe? We were told categorically there was nothing untoward. We were told that an apartment had sold, another was being refurbished, and that this particular apartment was still for sale. We went ahead with the viewing and the apartment was a lot more rundown than the pictures could be demonstrated which was disappointing as it needed a total refurbishment . Anyway we saw the potential, so subsequently put in an offer. Everything seemed to be moving along and there was a lot of communication that day. Then, that evening, Claire, the branch manager, contacted us to ask whether we were aware that a Section 20 notice had been served? We weren’t aware of it at all. This was obviously a huge shock, particularly as we live around 90 minutes drive away (On a good run) from Folkestone. We had spent a considerable part of the day travelling there and back, including coming back through rush hour, only to discover afterwards that there was a significant issue relating to the building. Claire explained that the roof required repairs and that there was only around £10,000 in the contingency fund. So reading between the lines …Once the work was carried out, the apartments would most likely have to contribute towards the cost. In the construction industry ourselves, we asked to see the surveyor’s report so that we could understand exactly what was required. Claire then told us that the vendor had requested several times that the freeholder share copy of the report & quotes but had been unable to obtain it. At that point we decided to withdraw from the purchase. Firstly if Section 20 has been served we understand that this should have been disclosed on the property details. It wasn’t on the paper details we were given and it wasn’t on the online property details either. We appreciate Claire being honest with us once the offer process was underway and for bringing the Section 20 to our attention. We just wish this information had been made clear before we travelled to view the property and certainly before we put an offer in. We lost a considerable amount of time travelling and viewing a property that, had we known about the Section 20 and the potential costs involved, we would not have gone to see in the first place. Our frustration is not therefore isolated to there being a Section 20 served, these things happen with properties … but that we specifically asked whether there was anything untoward with the block and were told there wasn’t. We appreciate Claire’s honesty. We just wish our time hadn’t been wasted. It is poor such data was withheld. We really did thankfully get out at the right time of the sale process as it was definitely not a sound investment .. It would be maybe beneficial if Bairstow Eves estate agents familiarise with ‘ The property ombudsman code and consumer law ‘, estate agents are expected to disclose material information in the listing and help buyers as soon as they become aware of anything that would affect the buying decision. That includes sharing data of pending major works, a section 20 notice and a thin reserve fund. I would urge you to ask more questions before doing viewing is sales details are not disclosing the full picture of what’s going on with the listing. For us, Claire did the right thing by us (We are grateful for the honesty) but something went a miss with the process for sure!

DO NOT TRUST BAIRSTOW EVES, Property Rented Without a Valid Licence

I am writing this to warn other families. My family and I have experienced nothing but stress and chaos since renting a property through Bairstow in May 2026.After moving in, we discovered to our horror that the property was let without a valid property licence. When we raised this serious legal issue, the agency completely absolved themselves of responsibility, blaming the landlord. Under UK housing law, letting agents have a strict legal duty to verify and ensure proper licensing is in place before letting a property. The customer service at this branch is shockingly unprofessional. Particular staff members, Mehmet, Rejaul, and Exene, are completely evasive. They take weeks to respond to emails and refuse to answer the phone. On the rare occasion we do manage to speak to them over the phone, they make empty promises to send over details, only to go completely silent and ignore all subsequent emails.Avoid Bairstow at all costs if you value your peace of mind and legal safety. They take your money and completely abandon their legal obligations.

I have been calling Cannock office for weeks trying to get a viewing of a house but they do not answer. I have emailed and left voice messages to no avail, I guess I won’t get to view that house then?! I have heard they are going into liquidation which could be the reason, either way it is not a good service. Good luck to those selling their houses with them, you might want to review your contract and use elsewhere!

My experience with this letting agency…

My experience with this letting agency was extremely disappointing. I paid a holding deposit for a property and expected clear communication throughout the referencing process. Unfortunately, I received very little communication and had to repeatedly contact the agency myself to find out what was happening. What I found particularly disappointing was that I was not contacted to be informed that my referencing had failed. I only found out after I personally managed to get through to them. My calls were not being answered, and I eventually had to call from a different number before someone answered. The manner in which the situation was handled also left me feeling that I was not treated with the level of professionalism or courtesy I would expect from a letting agency. I am now trying to resolve the issue regarding my holding deposit. I understand that referencing can sometimes be unsuccessful, but I believe applicants deserve clear communication, timely updates and respectful treatment throughout the process. Overall, I am very disappointed with my experience and would encourage anyone considering using this agency to make sure they fully understand the holding deposit terms and what happens if referencing is unsuccessful.

Excellent Service from Rainham Team

We had a fantastic experience working with Hamza, Ted , Sean and the entire Rainham branch during the purchase of our flat. From the very beginning, They were professional, approachable, knowledgeable, and incredibly helpful throughout the entire process. Buying a property can be stressful, but the Rainham team made the experience much easier by keeping us informed, responding promptly to our questions, and going above and beyond to assist whenever needed. Their patience, honesty, and attention to detail really stood out. We truly appreciate the support and guidance provided from the initial stages right through to completion. We would highly recommend Bairstow eves countrywide LTD to anyone looking for a reliable and professional estate agency / Mortgage advisor Thank you, Teddy, Hamza, Sean and Rainham team for all your help and for making our property purchase such a positive experience!

I have used Bairstow eves to manage my property

I have used Bairstow eves to manage my property for the last two years. However the deliverables that were set out when signing the agreement were not met, from increasing rent annually according to market rent, to making sure that licenses were in place throughout the two year let. I have both times went out and got the gas certification and then sent it over to them myself, this was a managed service and Ideally they should have provided this service if not a reminder at least. 3 months ago, I had asked for Bairstow eve to cancel my contract so I could manage the rental myself. After emails back and forth and now being ignored I am still being charged for an expensive service which I no longer want. I would not recommend the management service as it is pointless, collecting rent and their charges seems to be the only thing they are good at, which seems to be a centralised process rather than dependent on the branch it self.

Excellent service and support

We sold our house through the Beeston branch of Bairstow Eves and received excellent service and support. Richard was very quick and professional in valuating the property, then Jade took over and did an excellent job in organizing the viewings and bringing the sale to completion. Highly recommended!

Very poor communication & unprofessional experience. I would not recommend using the Cannock branch. Lack of dedicated service to sell a property when we are the paying customers, no faith in them doing anything they say, if you can get in touch with them the right person will never be there and they will be blame it on someone else. A very frustrating experience go elsewhere!!!!

Worst interaction and customer care I…

Worst interaction and customer care I have ever experienced. I am a new landlord and decided to rent my property out. After a week or so I was told a couple and 1 family member had offered on my property. I was told they were 2 professionals tenants and the third tenant wouldn’t be referenced as she was pregnant and not working. I wanted professional tenants only but the estate agents were well aware I was pregnant myself and I feel they have made up a story based on my circumstances to play on my emotions and heart strings! I accepted the tenants based on the information I was presented. I later found out by the tenants themselves that they had no children and had never been pregnant, this was completely made up. The story I was told was completely fabricated by the estate agent Karun and Harry, they took advantage of me. A few months after the tenants had moved into the property I discovered from my neighbour that 6 people were living in the property and not the initial 3 that I was told. I spent over 20k refurbing my property and it’s very disheartening to know that the people that are renting it out are not the only persons living in it. I booked in an inspection with the tenants directly and I was shocked to see several mattresses in the living room and next to the beds in both bedrooms! There was also a piece of paper sellotaped to my recently new and painted bathroom door which read, rules of the bathroom. It was clear more than 3 persons were living at the property. My neighbours have provided my with cctv from their ring door bell and I’m shocked. The estate agents manage my property however the tenants text and call me when issuesarise sooo what exactly is the management fee that I’m paying for? I have made many complaints about Karun and Harry to the owners of the estate agents, countrywide however these complaints have landed on deaf ears! I have made a complaint about the above because it has and is causing me so much stress… Countrywide who own Bairstow Eves have responded to my complaint saying that the references was a misunderstanding on the estate agents part and apologising… No resolution offered! It wasn’t a misunderstanding, I questioned the referencing multiple times and each time I was assured. The referencing process is very strict with any estate agent so simply saying it was a misunderstanding is a lie! With regards to the extra persons living in my property, Bairstow Eves have said this wasn’t the case at the start of the tenancy. Despite them managing my property, they haven’t offered a resolution or told me what they are going to do to make things right! I have emailed them today informing them the tenants are in breach of their contact and the estate agents are not acting within my best interest! The customer service is awful at this estate agents and they continuously lie anyway they can to agree a deal! They do not take accountability for their mistakes and also have an excuse. There owners countrywide have not been helpful either. I’m currently obtaining legal advice and progressing this!! If you’re looking for an honest estate agent, I would urge you to read my review first!

They do a bare minimum so we ended up without a flat

I would give 0 stars if i could. We dealt with Stratford agency. Let me explain the situation. We found a flat to buy and unfortunately, the agency that published it was Bairstow eves. The first bad sign was that we waited for a man who should've shown us a property for 15 minutes (his name is Vasco Correia, just so you know the heroes by names) and after 3 calls to their call centre we were told to try to call the apartment number as he's already there. We've called a few times - failed. We managed to enter the building and get to the flat after a while. When Vasco opened the door we complained about the situation and that we'd been waiting for 20+ minutes to which he replied "so what? are you going to see the flat or not?". We were pissed with the attitude and the situation but had a look on a flat. We liked the flat so much and decided to make an offer (hadn't trusted our guts, unfortunately). The process took 6 months, each time we had to call them ourselves because otherwise, we didn't receive any updates from them and the seller. Our sales progression was Ellie Lynch (well, I would call her sales REgression). Every time she and her colleagues told us that they were doing their best but if it was true we wouldn't ended up being homeless. We've been telling her that our tenancy contract will end at the end of October since August and she didn't tell us that we should prolong it as the seller is looking for a new home herself and won't move out until she buys it. So we trusted them and ended up without a flat with all our stuff.I hate the day we've decided to proceed with this agency and the flat they listed. Hope everyone who's uncertain to work or not to work with Bairstow eves will choose not to work but to save their mental health and their money.

People like Mohamed make the world a better place.

Definitely find a better estate agent

A few weeks ago I received a telephone call from a young member of staff at Bairstow Eves. He asked me if I was interested in selling my property. I told him no. I had bought it through them funnily enough and had just spent four months renovating it. He suggested I have a valuation despite my saying I didn’t want to sell. Eventually I agreed because I thought it would be good to see what it was worth now it had been renovated. Two text messages and a long and detailed email confirming that the manager was looking forward to meeting me at my property later that week at 12:30. She didn’t turn up and when I telephoned, I was informed that it was a desktop valuation, despite the fact that I had a an email telling me the valuation would be at my property. Having dealt with them when I bought the property and having them not bothering to respond to my email to express my dissatisfaction that they hadn’t bothered to come and do the valuation, I would never ever deal with them again. I think they are a shabby organisation and there are much better estate agents to deal with.

Carlton office provide excellent service

My past experiences of using estate agents for house purchases or sales have never been positive. That is until now. Our transaction was fairly simple as we had a first time buyer buying our house and that was the end of the chain. I found communications excellent. Never any delays. Always helpful. Always on time. Conducted viewings for us. Price was very reasonable and there were no hidden costs. Katie and Chloe at the Carlton office handled the whole transaction very professionally. Thank you
