Mulberry have been amazing from the get…

Mulberry have been amazing from the get go. We had slight delays on the completion date, but we understood this. We was greeted from the start by Claire, leisa and sally in the show home, they went out their way to make this a personal feel and not just a “sale”. They took time to get to know me and my family. Once we moved in the show home staff still popped in and said hi and ensured we was settling in well. We have only been in 8 weeks and site team have been very quick in responding, dealing with issues and also making this a personal touch. The finish to the home is beautiful and as expected we have snagging but these have and are being rectified. The site team Rob , Carl and Kev often check in and provide good updates on what is being done. I would recommend 👌

Mulberry homes purchase

All snags were completed today so thought it was the right time to post. I certainly would recommend Mulberry from my experience at Mulberry Homes Lutterworth and testament to that is a friend has already reserved a plot himself after seeing the development and house quality.Overall everyone has been helpful, reserved in March and completed 30th September, this was two months after the expected date but was kept informed the whole way and to the credit of the site manager and team they managed to pull everything together so it completed before the increased stamp duty!Lisa and Clare in the sales office are great and a credit to the company, they genuinely cared and were always available on the phone when required.The house type I reserved was a sherbourne which I think anyone would be high pressed to find a better layout for a four bed! We added a island in ourselves from a symphony dealer which I think is needed.Snag wise we had a few problems (7) which have now all been fixed 6 weeks after completing, most of these were cosmetic.Plus point to mulberry homes;Spot lightsKitchen qualityHouse design and layout which as mentioned was a key selling pointThe estate layout- spaces between houses and wide rooms as allowed to cramming in as many houses as possible.Think people need to have a global view when buying a house in a pandemic and one which supply chains are hit and the hgv industry is in tatters, delays are inevitable in some cases like in ours, hopefully the worst of this is over and we only had a two month delay so my advise with any new build with any company would be to always allow a three month tolerance on top of the estimated date.

Quality Product Delivered From Mulberry

I rarely write reviews but feel compelled to highlight my experiences dealing with Mulberry as they truly are the complete opposite of some of the other reviews I can see listed below.....I have been very impressed with the overall experience purchasing a property from Mulberry Homes.The process from reserving a plot, proceeding to purchase and completing was smooth and painless. The whole team from sales to aftercare have been proactive and accommodating. After living in the property for nearly 3 months I can confidently say that I have bought a well built home with a very good finish.I have had friends, family and colleagues who have purchased new build homes from other developers that are shoddy in comparison to the high level of finishing from Mulberry. Yes there were snags and minor items that needed rectifying. However this is to be expected when purchasing a newly built home.We employed an independent snagging company to inspect the house following us accepting the keys. He spent over 4 hours in the property and only highlighted a handful of minor snags. The snagging man himself even commented on the good quality of finish compared to other homes recently inspected.The snags highlighted were dealt with in good time and they were never questioned or disputed. Overall a very good experience and we are very happy with the finished product.

We have a wonderful home!

We moved in two weeks ago after a long process but this was nothing to do with Mulberry. Donna our local sales manager was superb up to completion and continues to be very helpful post completion. The site manager is also very efficient and has been very active on our snagging list.The finish of our house is excellent with only a few minor snag's .If you're looking for a new build home you should check these guy's out as I'd recommend them as I've bought from the rest and they're not in this class!

Worst, highest stress period of our lives

Hundreds of snags, like most money hungry large national house builders (which mulberry are not and do not market in this way) mulberry deploy paid by the hour low paid contractors, who themselves cause a chain reaction of snagging issues through not giving two craps and clock watching (they fix one thing and break two others). Be prepared to co-ordinate these contractors yourself as most the time mulberry get you to contact them to repair “their” work. Little or no accountability from mulberry when things inevitably go wrong, their style is to blame these “pesky” third party contractors, customer service is MIA, two young staff who rarely answer, respond or acknowledge severity.Sites are left like a ww2 bomb has gone off.Site development drainage and garden drainage is shocking. Most neighbours (and that’s a considered response, MOST) have had a mixture of dangerous (related to boilers, electric, gas) to minor (creaky stairs, security chains on front doors drilled into plaster board without plugs) to shocking (things missing…insulation, roof tiles, large gaps caused by things being drilled or installed incorrectly).I myself am long in the tooth and battling severe health issues, have had broken windows and gaps causing drafts you’d expect in a shed not a warm energy efficient home.Houses as Mulberry venture down south of England are averaging around £650k yet the “luxury” fittings include rusting outdoor sensor lights that you can purchase from B&M, this hardly sells luxury.Mulberry pride themselves on innovation and initiatives being a luxury house builder, there is little innovation (no house fitted electric charging points, smart heating, smart doorbells, everything is a basic install, bathroom “tiles were never described as vinyl but LVF or “amtico” is what you get not tile, I suppose you are not really getting the luxury or the good parts of national house builders either, who at least innovate, you get the worst of both worlds “trying to market as bespoke and beautiful independent house builders when they build like national builders and then miss the national builders innovation being too cheap too innovate or finish properly”If you buy, from my experience good luck with your cold, broken, mouldy, badly constructed, internally and externally wonky property, the value is only in the land.Dil.

Mulberry are appaling - Speak to real owners

Mulberry are appalling. Sadly, these reviews can’t be trusted. All the reviews were one or two stars, until Mulberry became aware of their Trust Pilot status. They never replied to a review until they noticed how damaging they were. Now - everything looks amazing. If you’re considering buying a mulberry home, visit a development and ask an owner to tell you their real experience. Don’t be fooled by this sham. You’re spending too much money to trust them.

Multiple delays to our house build

Multiple delays to our house build, zero communication. When they do eventually contact you. You get Different people calling you telling you varying stories of why your build is delayed. No apologies. Just "thats the way it is" We are now homeless paying for all our belongings in storage and rent whilst our house is due to be finished. Deposit paid in March, 1st completion date was July then October now December. Will cost extra in stamp duty now also. Mulberry homes could offer to pay this. It would be a drop in the ocean to them. Very disappointed with them. All this before we have even seen the finished build. So far 2 star builder. Maybe they can redeem there selves.

Faceless anonymous Directors !

Worst after sales service possibly imaginable ! The sales lady will tell you anything she likes then leave a cheap bottle of champagne in your fridge combined with a snagging list as long as you can imagine and promptly spend much of the next two years ignoring you ! The faceless directors don’t have the manners or courtesy to respond to any questions or challenges, ably supported by their incredibly rude and indifferent HO staff. Don’t bother to write to them….they just block your e-mail……what a ‘class act’….off to court we go !!!!!

Mulberry Homes - do not purchase

Mulberry Homes - all talk no action , we have been waiting 2 years now for our snagging list to be finished - we have had to have our own tradesmen in to do work and have had to pay out of our own pockets , Mulberry do not care and do not keep their promises. We still have cracked tiles, sockets not working a sunken driveway and damaged windows plus many other things - absolute disgrace.

Our dream home …

We moved into the Maulden Ridge development in September and I can honestly say the whole experience has been fantastic. Faye in the sales office has been incredibly helpful through out. The overall development and our house are amazing - we love living here and there have only been a handful of matters on our snagging list, all of which have been dealt with promptly. I wouldn’t hesitate to recommend Mulberry Homes to family and friends.

RIPPED OFF

We purchased a three bed semi which was one of the only pair of 3 bed semis on the small estate of 12 houses, the one attached to us had a bigger garden and was priced at £339,950 and ours was £5000 cheaper as it was a slightly smaller plot (not worth £5k less, in my opinion). We moved in and next door still hadn't sold but did after several months, after speaking to our new neighbors we found out that they actually got a £15,000 price reduction as part of their deal which immediately down valued our new home, considering theirs was the bigger plot as well... it meant that we had paid £335,000 for what was worth no more than £320,000 after they sold next door at such a huge discount.I complained to their MD who had absolutely no sympathy for our situation, I was not expecting that they compensate us by £15,000 (which others probably would have!) but at least a small gesture of goodwill would have made it more bearable for us, but nothing... the emails I received were near to unprofessional, he may have well have told me to get lost and stop wasting his time as that is exactly how I felt when I was raising a perfectly legitimate concern for our recently purchased home.It was our worst decision ever buying from Mulberry, we have since moved and have lost £25,000 in total on the house after living there for two years - we were ripped off.DO NOT BUY FROM THIS COMPANY - The snagging took forever as well, I had to threaten to contact the Consumer Code before they would pay me any attention!!!

Reserved Houlton

I have now reserved and well on my way to purchasing my first Mulberry Home. In fact I went to see the property today finally! I’ve not had chance to see properly inside before now.I appreciate the new sales offices ladies a great deal, however I do feel sometimes any questions I have are more of an inconvenience. And very rarely are there two ladies on site only one so it can sometimes be difficult to have a conversation. I did ask today about extending the patio by 3 slabs only to be told it’s £120! I also dislike the colour in the lounge but dare not say anything in case it turns into another £1k to change it! Or get given a very long email as to why it’s impossible.It’s a 2 bedroom house which is still costing £275k so surely I’m not asking too much, maybe it’s just house builders in general !Anyway it’s definitely taken the shine off today a little I have to admit, let’s hope it gets better. The more I look at the lounge colour the more I hate it!
