The Best Housing Developer

We are so happy in our home built by Hopkins Homes. I would not want to buy a home from any other housing developer. The homes are spacious and well built, the customer service after purchase is beyond fantastic. Every little thing we reported as a snag (there wasn't much!) was fixed immediately and Jack went above and beyond to get things fixed. I would highly rate Hopkins Homes to anyone, they are the best in the business! Thank you for building our dream home!

I was delighted to complete on the purchase of a property within the Elms Development. The good feeling started immediately in the Showhouse where Jason’s friendly, helpful and professional approach was a major element in deciding to select a Hopkins house. Through out the whole process, unexpectedly delayed through international funds being temperately withheld, Jason provided a calming proficient and confident support. My positive feedback

I moved into my new Hopkins home last year. There were the initial small issues, but it was so much easier than I expected to get them resolved. Everyone from the Sales team, site teams and the customer service team were incredibly supportive. The contractors were polite and always cleaned up following their works. I like that even after you have moved in I still receive calls from my coordinator to make sure everything is ok. I would like to say a huge thank you to everyone. 5 star service all the way.

I purchased a property from Hopkins…

I purchased a property from Hopkins Homes and moved in December 2023. Right from the start, the customer service was excellent. Sheridan was friendly, honest and efficient. It was my first home so I really appreciate her support with all the complicated aspects. I love my new home. Friends and family have commented on the high standard of the build and finish. The rooms are light and airy and the flat has been well-designed to include built in wardrobes and additional storage. There was very little to report in the snagging survey and the very minor issues were sorted straight away. The landscaping around the development also looks great. I would recommend Hopkins Homes.

River Reach Development repair of crack in ceiling

River Reach Development Firefly Close Andy was asked to attend our home to repair a large crack that appeared in our kitchen ceiling.He arrived on time, explained what he was going to do.He was so friendly and professional he was a delightful man, extremely conscientious,and so clean and tidy.We didn’t know he had been.He told us at stages what he was doing and when finished explained what he thought the problem was and what he had done to prevent it happening again.Andy is a credit to Hopkins and we really felt that he should be given a mention. They promise a dream and fit a shambles

I would strongly advise anyone considering a property from Hopkin Homes to think twice. My experience has been incredibly disappointing from start to finish, with a level of workmanship and customer care that falls far below expectations. The property was handed over in a poor state, with multiple serious defects. Internal doors were split, there were leaks present, and the kitchen floor has already failed. The finishing throughout the house is substandard, with mastic carelessly smeared in visible areas rather than properly applied. It feels rushed and poorly executed. Even more concerning is that the original plans were not followed. A key feature, underfloor heating controls, was simply not installed, leaving us without functionality we were expecting and had planned for. The snagging process has been equally frustrating. The house has repeatedly been left in a mess after visits, with tradespeople failing to turn up as scheduled. On multiple occasions, they have left without notice and refused to complete outstanding works, dragging the process out unnecessarily and causing ongoing inconvenience. Overall, the experience has been stressful and unacceptable. The lack of attention to detail, poor communication, and unwillingness to properly resolve issues has completely undermined confidence in Hopkin Homes. I would not recommend them based on this experience. I wish I could attach photos so people could see the state they class a five star finish *UPDATE* Agreed three straight weeks for remedial works to be carried out. Our property has been damaged in numerous areas during this, half the work isn’t completed as they ran out of time and the other half still isn’t up to standard. We also now have flooring starting to fail in another room.

From the first visit to The Elms in Woolpit we have felt all of the butterflies and excitement one hears about when buying their new home. Jason has been fantastic throughout the whole journey of purchasing our home. - selling a home and placing your heart on the line when buying a new one is stressful but with Jason and the team everything with Hopkins home has felt enjoyable, warm and they have truly provided a top standard 5 star service. We are so grateful to have found our house with them and for Jason, as he has been a pleasure to work with. We have just moved in and see him on site and he continues to be kind, helpful and generally a lovely person to have a chat with alongside being super professional. He genuinely cares about our happiness with our new home. Our snagging list meeting has been arranged for a couple of weeks after we have moved in and we have full confidence in being taken care of having met Lukas who really cares about the high standard of workmanship in the home he has built with the team. Hopkins homes do not disappoint!!

Hopkins homes do not disappoint! We were looking for a new home but more importantly, a well built new home. After reviewing several companies and being disappointed with the build standard, we found Hopkins Homes in Woolpit. Jason, the Sales Manager , and I, started talking when all we saw was a bare field. Jason was very approachable, knowledgeable and if he needed to find out the answer to a question, he would come back to us quickly. He helped us to decide on the right home for us, without pressure or agenda. Even on his day off, he would reply to any question we had. The whole process was smooth and efficient. On the day of moving in (at the end of August this year) we found a beautiful, clean and tidy new home, ready to move into. Jason was there, together with the site manager to talk us through every aspect of the gadgets in our home. Nothing was too much trouble for them all. We have a snagging meeting next Monday and to be honest, we struggled to find anything, such is the build quality and workmanship in these homes. Jason, thank you! For Everything. Xxx

Whole process was made easy.

I looked at house all around St Neots but picked Alconbury Weald as I liked the development. I looked at house from several of the House Builders on the development but decided to go with Hopkins as were very helpful and clearly answered all my questions. They were happy to speak to me at any time and allowed me to make several visits to the house I picked so I could record the build, very useful to see were all the pipes and wiring went. The final hand over was comprehensive and quick.

A customer-focussed process towards home ownership.

Nothing has been too much trouble for the on-site Sales Manager in terms of conducting viewings on the development, explaining timings and choices of finishes, and guiding me through the plethora of information which is provided once one has reserved a property. I have been impressed by the build quality I have seen so far and by the extent of the inspection visits which I am told will take place before completion and hand-over. The development itself is well laid out, not cramped nor crowded, and well furnished with green spaces. I look forward to taking possession of my new home in a few months' time. Everything so far has been customer-focussed.

Grundisburgh Vale, Woodbridge

We recently moved to Grundisburgh Vale in Suffolk and have been very impressed. Penny in the marketing suite has been absolutely brilliant from the beginning - keeping us up to date with the status of our move and making sure the exchange and completion ran smoothly. Since moving onto the development the onsite team has also been great and site manger Stuart has been on hand to make sure that any issues were fixed quickly with minimum fuss. Nothing has been to much trouble.

Extremely disappointing aftercare and customer service

We bought our new-build home from Hopkins Homes in July 2025 and within weeks reported persistent creaking and movement from the flooring. Almost a year later, the problem is still not resolved despite numerous inspections and repair attempts. Floors have been lifted, tiles removed, carpets pulled up, skirting removed, walls and ceilings opened up and, most recently, additional supports installed beneath the floor. Despite all of this, the same noises remain. The biggest disappointment has been the customer service and complete lack of ownership. We have been passed between site managers, customer service staff, contractors and contracts managers, repeatedly having to explain the problem and chase for updates. We now have 29 pages of email correspondence relating to this issue. We have also had 26 days affected by inspections and repair appointments, including five occasions where contractors failed to turn up despite confirmed appointments. As we are both self-employed and run our own business, every day spent waiting for contractors means lost working time and income. We deliberately arranged appointments around our quieter days to minimise the impact. Deadlines and promises have repeatedly been missed. Hopkins’ own Contracts Manager described the situation as “a shambles”, acknowledged that he had “wasted some of your time and days”, and said it had “gone on far too long.” Despite this, the problems continue. We have now been told that Hopkins believes the remaining noises are “within tolerance”, despite the numerous failed repair attempts and the latest work involving lifting the floor and installing additional supports. We have now escalated the matter to the New Homes Ombudsman and NHBC because we have completely lost confidence in Hopkins Homes’ ability to resolve it. We understand that defects can happen in any new-build. What is unacceptable is how Hopkins Homes have handled ours, repeated failed repairs, missed appointments, missed deadlines, poor communication, being passed from person to person and having to continually chase for answers. After almost a year, 29 pages of emails, 26 affected days and numerous repair attempts, we are still left with the same problem. Based on our experience, I would think very carefully about the level of aftercare and customer service you can expect from Hopkins Homes once you’ve bought the house.

Jenna from the sales team has been very helpful and accommodating in answering my questions and taking me through visits to the site so I could see and influence the build as it has been progressing. It has been invaluable to me as a first time buyer to have the support of Jenna and her team to take me through the process (including a helpful guide to the house itself which was provided at the reservation stage) and clarify any queries as they have arisen. Worst experience ever

Worst experience ever, cancelled sale when we were ready to exchange contracts. Their solicitors refused to reply to my solicitors at the very end of the process. No consideration for people, my daughter was due to move schools when the deal was cancelled very late in the process. Completely waste of time, with lives disrupted and with significant financial impact. This people is not serious. In the end I am very happy the deal did not go ahead, so thank you Hopkins Homes for all the mess you created. Not now, not ever to buy a house from you.

I would never recommend a Hopkins Home

I bought a home in December 2023 on Blyth Vale Halesworth and regret doing so. We have had nothing but problems since. It's obvious there is no quality control. Here are some of the issues we have experienced - - Large chunk of upstairs window sill missing, hole in another and another cracked - render was missing around bathroom window - Leak at midnight under kitchen sink and the emergency number given had been changed without any redirection. The plumber they used the next day had to come around 4 times before replacing a part only on my insistance . I was fed up with them trying to keep tightening the joint. The cabinet was ruined and had to be replaced in doing so they damaged the front door when getting new cabinet into the house which then needed repainting. - the lawn is horrendous do not let them turf your garden. They do not level the ground , do not clear debris and do not use the amount of topsoil they state. The NHBC are looking into the matter even though it's over 2 years ago. (The lawns on their Chediston estate look like they may have same isues) - now have discovered a serious crack in garden wall which could be foundation issue. If you buy a hopkins home check everything inside and out upon completion!

We recently moved from Clacton on Sea to the River Reach development here in Mistley.We first made contact with Clare Canning @ Hopkins Homes, Mistley development in August 2022 to discuss a possible move from our flat in Clacton. We are now in October 2023 and we are now sitting in our dream home.Clare has been a complete star throughout the whole process. She was always there to take our calls and answer any questions we might have had. We visited her at the development a number of times to view the house being built, even when we didn't even have a buyer for our current property, she was always happy to show us around. Thank you Clare.We would also like to say thank you to Katherine Gant who was also there to see us through the process. Again, she called us to give us help and advice. Thank you Katherine.Since moving in we've been more than happy with the house. Trevor the onsite developement manager has already been to see us to double check that everything is ok. It's very reassuring to know that the team are still there when you've completed, just in case there is anything outstanding or unsure of.Overall, the whole experience with the Mistley Team has been excellent. I would recommend Hopkins Homes to anyone who may be interested. We are over the moon with our new house. The Mistley development is beautiful.Thank you Team!

Hopkins Homes - Fantastic from start to finish!

From the very first enquiry Brandon at Melbourn made us feel welcome and supported in our decision. Nothing was too much trouble! From ensuring we were looked after whilst he was away, to making sure we were updated every step of the way and even allowed access for measuring before we'd moved in, Brandon was and remains a delight to deal with, and we'll miss seeing him around the site.Overall we are extremely pleased with the quality of Hopkins Homes builds in Melbourn. We've never owned a new build before and you hear some horror stories, thankfully none of which we have encountered! Nor have our neighbours on the site. We were lucky enough to meet a few people when we were looking at the property who recommended the homes and had positive reviews of customer care and snagging team.Speaking of which Stuart the site manager has been fantastic, we have direct contact and nothing has been too much trouble. The 21 day snagging check came around and we are very pleased to say that the snaggs are incredibly minor, but have and are being dealt with promptly and professionally.We've been in our home for just over 6 weeks now and we couldn't be happier that we chose Hopkins Homes. A massive thank you to everyone involved in our purchase, keep up the excellent work.
