untrustworthy chancers

We had our placed valued and on the market with another agent. Barnard Marcus wrote to me to say they had a cash buyer specifically interested in our property. We varied our contract with another agent to allow for joint agency so we could contract with Barnard Marcus. After the contract was signed they ignored me for two weeks. There was no interested buyer. Fine, I fell for the oldest trick in the book, but as far as I'm concerned that's just dishonesty. They lied. Worse, they ignored us and had terrible customer service. Plus they got loads of details on the online listing wrong. I cancelled the contract during the cooling off period and I had to hassle them for several days (after the cancellation) to remove the listing. Unethical. Now, some brash bozo in their Southampton head office keeps badgering me on the phone. When I said I didn't have time to speak he rudely hung up. Needless to say, I don't recommend them.

Never use them to let your flat out they lie about tenants they are putting in

Used by my fellow homeowner & friend in our small block of flats . They lied to her told her a professional woman in her 40’s they had lined up to rent her flat . Absolute rubbish the woman that moved in very young here on family reunion visa no hate but they lied . There is now 3 adult men , that young woman & her new baby living up there in a tiny 1 bedroom flat . Noisy , other issues. I’ve complained to Bernard Marcus as a homeowner in same small block . TOTALLY IGNORED . Do not ever use them to manage your home as a rental - ever! Liars who do not care . They will know exactly the property I’m writing about in Chiswick . Near Gunnersbury station . Never bothered to address my complaint or concerns about the amount of people living in that flat with the so called ‘professional’ woman in her 40’s they said they had dealt with before & knew. Liars . The owner is trying to remove them - I hope she sues Bernard Marcus for their deceit and complete unprofessional behaviour . I will definitely back her up 100% .

We recently sold our shared ownership…

We recently sold our shared ownership flat through Barnard Marcus Battersea. We had already been on the market for over a year, and none of the other Estate Agents we had tried would sell the Share rather than 100%, nor had they been successful. Micheal gave us great advice and confidence that they would be able to do so; and Micheal, Alan, Milo and Andrea were all brilliant, and I would have no hesitation in recommending them. They were communicative and approachable at every step of the way and did all they could to not only secure a buyer but also to make sure that the sale went as smoothly and quickly as possible.

Wonderful experience with Alan

I had a fantastic experience working with Alan throughout the purchase of my flat. After almost a full year of searching for a property, dealing with many different agencies and unfortunately going through several unsuccessful situations, it was such a relief to finally work with someone as supportive and collaborative as Alan. From the very beginning he was incredibly professional, responsive and genuinely helpful. Buying a property can be a stressful and complex process, but Alan was always available to guide me, provide updates and help move things forward whenever needed. His communication and dedication really made a difference. Throughout the entire process I truly felt supported and in safe hands, which is something I hadn’t experienced with other agents during my search. I’m very grateful for all the help and support he provided and would highly recommend Alan to anyone looking to buy a property. If in the future I ever decide to sell my property, buy again, or need the help of an estate agent for any reason, Alan will definitely be the first person I contact. Thank you again for everything!

A huge thank you to Michael and team…

A huge thank you to Michael and team for all the hard work and dedication in helping us sell our flat. Michael put us at ease and gave us the confidence that we were in safe hands. Selling wasn’t straightforward, but Michael and Andrea was always there, supportive, reassuring, and ready to tackle every challenge head-on. What really stood out was the personal touch: the regular updates, the patience, and the genuine care throughout the process. It felt like we had someone who truly wanted the best for us, not just a quick sale. We’re so grateful for everything Michael and Team did and wouldn’t hesitate to recommend them to anyone looking to sell

DONT deal with Barnard Marcus

DONT deal with Barnard Marcus I engaged Barnard Marcus Clapham branch manager in July to sell my property. The branch manager verbally promised a 3-month contract, but they inserted 20 weeks instead. Despite concerns and minimal viewings, they insisted we were priced correctly, even after an actuary confirmed we were £125k too high. When I tried to terminate after 3 months, they refused, citing the contract date. They even blamed me for missed viewings, 3 total, two with barely any notice. They wasted time showing the same buyers a larger flat in the building. Read your contract thoroughly and don’t rely on verbal promises.

Very disappointing customer service

Very disappointing customer service. I called as a genuine prospective buyer interested in one of their auction properties and spoke with Jesse. I explained that I was new to the auction process and had several questions about the property, including whether I could speak with the auctioneer or someone actually handling the lot. Unfortunately, the conversation felt extremely dismissive and uninterested. Rather than trying to help, answer my questions, or direct me to someone who could, I was left feeling as though my enquiry was an inconvenience. When someone is considering making such a significant financial commitment, particularly through an auction, I would expect professional, helpful and welcoming customer service. First-time auction buyers should be guided towards the appropriate person, not made to feel uncomfortable for asking questions. A very disappointing first impression.

Barnard Marcus Battersea

I have worked with Andrea at Barnard Marcus Battersea to sell a flat in Wadsworth late 2024 and 2025. All through the sales process I found Andrea to be knowledgeable and supportive . She offered advice on areas where improvement would increase the chances of a successful sale. She also advised on work that would not get a return in terms of increased buyer interest or monetary value.

Misstated the law

Misstated the law, then tried to charge me for their mistake Barnard Marcus told me the Renters’ Rights Act 2025 imposed a blanket two month notice period on my tenancy, overriding the one month notice period already written into my contract, and that I therefore owed an extra month’s rent. This is simply wrong. The Act’s transitional provisions preserve a shorter notice period already agreed in an existing tenancy agreement; the two month figure is only the statutory minimum for tenancies created after the Act. This is confirmed by a parliamentary written answer (Matthew Pennycook MP) and by the NRLA’s own published guidance, both freely available to anyone who bothered to check before threatening a tenant with unwarranted charges. I raised this directly, in writing, with sources attached. Barnard Marcus did not correct themselves. They repeated the same incorrect position more than once, despite having been shown the actual legal basis for my notice period. At no point did they act as an advocate for me as their client’s tenant, or even as a neutral intermediary. I had to research the law myself, draft the correspondence myself, and hold my ground myself, while they added stress and manufactured a financial dispute that had no basis in law. If you are a tenant dealing with this agency, do not take what they tell you about your legal position at face value. Get it in writing, check it against the actual legislation, and be prepared to correct them yourself, because they will not do it for you. Their internal complaints team is just as useless. Estate agents to be beware of: Ella Hatton, Francesca Groome, Francesca Lewis, Zameer Rahman, Aaron Potter.

Consistently disappointed and frustrated

I signed a lease with the Earls Court branch of Barnard Marcus a month ago, and it has been an incredibly frustrating and disappointing experience. The lack of communication between the estate agents, property manager, and tenants is unacceptable. Even more concerning is the poor coordination among Barnard Marcus employees, particularly Veronika, who has repeatedly provided conflicting information and failed to follow through on commitments, leaving us constantly redirected with no resolution. Our concerns, including the failure to provide a professionally cleaned flat as agreed in our lease, repeated delays in addressing maintenance issues, discrepancies in the inventory report, and the refusal to reimburse us for cleaning costs despite clear evidence, have been repeatedly ignored. We are still waiting on reimbursements and have multiple outstanding repairs that have yet to be addressed. The poor communication has extended to serious issues, such as a gas leak, during which Barnard Marcus failed to provide timely or clear guidance. On move-in day, they had not even secured the landlord’s signature on the contract and failed to provide us with a key to the trash bins, creating unnecessary complications. There has also been a clear breakdown in communication between Barnard Marcus, the handyman, the landlord, and us, further delaying critical fixes.Despite repeated follow-ups, Barnard Marcus has yet to take proper responsibility for their mismanagement, lack of care, and lack of professionalism, leaving us to navigate these ongoing issues on our own. It's been a frustrating experience, to say the least. Do not sign with Barnard Marcus.

Unprofessional and misleading

The sales negotiator in the Clapham office was, in my experience, highly unprofessional and misleading regarding key property information. We were told inaccurate information about the service charge during the sales process, and when documentary evidence later contradicted what had been represented, there was no meaningful acknowledgement or accountability. This seriously undermined trust in the accuracy of the listing and the information provided. Buyers should independently verify all details and not rely solely on representations made during the sales process.

Avoid selling with them AT ALL COST

Avoid selling with them AT ALL COST. Totally incompetent and borderline dishonest. Their contract length is 50% longer than other agencies. Their effort and performance was abismal. 5 viewings in 3 months, no additional viewings when we lowered cost to be very competitive on the market. Unwilling to do dual agency Unwilling to release us from a contract they are inactive on

I will never use Barnard Marcus…

I will never use Barnard Marcus Chiswick again. Standard of service is appalling. The tenants wrecked my property, inspection was carried out in February last year. And was deemed as liveable condition, fair wear and tearI not sure who they use but the property was in terrible condition when I eventually got the keys back. The standard of contractors used to do any repairs are shoddy and charge extortion amounts.I made sure the branch had a spare set of keys but when the tenants wouldn’t allow access. They couldn’t find the branch keys. When I asked about them I was told funny things happened during COVID.When the tenants abandoned the property as their eviction was taking too long. I went to collect the keys, no one from the Lettings Team came up to see me just handed the keys to one of the Sales team and said the were in a meeting. No one checked I was the Landlord for the property. I checked the keys and set were missing, I asked to speak to the Lettings team. The manager eventually came up, he had never met me as he had only been there a while. I insisted he checked for the keys and lo and behold they had been tagged incorrectly. So I had been made to feel that I was lying the whole time I had been asking about the keys.

Atrocious service took 13 days to be fixed

13 days of a continuous leakage into my rental property causing my tenants unnecessary distress. Numerous calls to this agent requesting they get the issue sorted out fell on deaf ears. Never have I dealt with such obnoxious behaviour from a team head. The fire brigade had to be called twice as the tenants were totally uncooperative and the agent useless. The leak has actually continued into the property on the ground floor!!

Barnard Marcus Tried to Bully Me Out of My Tenancy!

If you are thinking of renting through Barnard Marcus, read this review very carefully. Everything in this review is 100% factual. Nothing is exaggerated or made up. I still have all of the written communication, emails and messages to support everything I am saying. I work in education and have done for over 10 years. I am also self-employed, I run my own business, and I have employees. I am not someone who can be confused, downplayed or bullied into accepting nonsense. Before moving into the apartment, I was told that because I was self-employed I would need to pay six months’ rent upfront, and after those six months I would move onto monthly payments. When the first agreement came through, it was wrong. It effectively required me to pay six months upfront twice, which was not what had been discussed. I pointed this out and was told to sign it anyway because an addendum would be issued afterwards to correct it. When the first addendum eventually arrived, it came late and then tried to limit the tenancy to six months, which I refused to accept because that was not the agreement. I then had to escalate matters through the complaints department and go back and forth with the area manager just to get a second addendum issued. That second addendum was signed months after I had moved in, and I signed it without being told that the landlord was apparently planning to either sell the property, move back in, or otherwise get me out. Had I known that, I would never have signed it. After six months, I was then served with a Section 21 notice, and they tried to rely on the break clause in the original tenancy agreement to get me out, even though I had signed for a one-year tenancy and had every intention of staying. It became very clear to me that the plan was always to get me out after six months. What followed was months of stress, back and forth, gaslighting, deflection and excuse-making. I went back and forth with the area manager for months. He repeatedly tried to school me on what the law was, tried to insinuate that I did not know what I was talking about, and tried to throw every possible legal loophole at me to justify getting me out of the apartment. But in the end, I won. I fought for myself, relied on the written record, and forced them to rescind the Section 21 because they knew they could not bully me the way they had clearly expected to. What also helped was the fact that the second addendum did not have an end tenancy date, which completely undermined the position they were trying to take. Throughout all of this, Barnard Marcus never advocated on my behalf once. Not once. They were a completely useless third party. Whenever there were problems in the apartment, whenever there were repairs that needed doing, whenever there were issues that needed to be resolved, I had to advocate for myself the entire time. They did not protect me, they did not support me, and they did not act professionally. All they did was gaslight, deflect, make excuses, and avoid accountability. It has now been several months since I moved out of the property, but I am posting this review now to hold this company accountable for how they treated me. I eventually moved out a couple of weeks before the one-year term ended, but the amount of stress, time and energy that this company caused was unbelievable. I have been renting for over a decade and I have never dealt with anything like this in my life. My advice is very simple: DO NOT RENT THROUGH A THIRD-PARTY COMPANY. If you are in a position where you need to rent, go directly to a private landlord. Do not go through an agency, especially an agency like Barnard Marcus. This review is public for a reason. This company should be held accountable for the way it treats tenants. And if Barnard Marcus wants to dispute any part of what I have written, they are welcome to do so, because I still have all of the written evidence.

I would like to thank the team at Barnard Marcus Tottenham for all their help in selling my home. He was always there with good advice and encouragement in what is a daunting process. A big thank you too to Ogo, who was always so positive, patient and friendly when we spoke and to Andreas for showing my flat to prospective sellers with such good humour. They were all on the case, keeping me informed and getting back to me promptly when I needed to be in touch. A very professional, friendly team I can recommend highly.

AVOID AT ALL COSTS!!!

Paid company full management fees - failed to ask tenant to sign new contract, failed to notify us as Landlord. Tenant left early - huge amount of property damage. Barnard Marcus got all the quotes for remedial works and then failed to present to Ombudsman. Consequently we lost deposit and had to bear loss of rental income and all damage. Totally awful unprofessional deceitful company - AVOID AT ALL COSTS!!!!

Meeting Megan from the Epsom branch.

I was told I had to move out of my rental in May and felt anxious at the thought of finding something suitable. I had the pleasure of meeting Megan from the Epsom branch. Megan has gone above and beyond to help me. She always kept in touch, she has been reassuring and always approachable and professional. When she went on holiday, she put me in contact with her colleague Courtney as prior to her going away, I saw a property advertised that I really wanted. Megan made sure that everything was in place before she went away and took time out of her day on holiday to touch base with her colleague about this property. Thank you so much Megan!

I used Barnard Marcus for the sale of…

I used Barnard Marcus for the sale of my property and the purchase of my new property they were great (specifically Michael Griffin and Jill Parry). I found with a few other estate agents when getting valuations that they can be quite pushy however Michael was the total opposite, he provided me with my valuation and all the information I would need to make an informed decision about selling my home and didn't try to push me into getting on the market before I was ready. My sale was actually not straight forward at all as I was buying a new build which came with a delayed completion date. Michael managed to find me a buyer that was happy to complete when I was ready move which was going to take up to 6 months. (I can't imagine there are many people who buy a home and will be that patient). Once prices had been agreed, the exchange process began which had several bumps in the road (solicitors fault) all of which Michael and Jill stayed on top of to keep things moving. Jill kept me updated as much as humanly possible and if it had not been for her im not sure we would have exchanged on the day that we did. Overall I would absolutely recommend selling or buying with Barnard Marcus, they ticked all the boxes for me and charge reasonable fees based on other quotes I was provided.
