Regrettably, nothing very good to say about Ben Properties. The flat was lovely but there was damp for the entire tenancy, which caused heat loss and health issues. Other issues were flagged up and not dealt with, such as a broken CO alarm, and they were unhelpful at the end of the tenancy - we were given no help at all with moving out and closing accounts, then were charged a huge amount of money for not meeting standards that we were unaware we should have met.

If you are going to rent from this company, please notice that this is an insane company taking money from residents. PLEASE PLEASE PLEASE don't rent unless you are rich and do not care about the deposit given, as they will have all kinds of ideas to charge you from deposit- repair, cleaning, damage, lost items and etc. But especially the cleaning fees were huge, my previous agency only charged me £20-30 for cleaning, but Bens property charged us £300+ in the case of I already employed people to deep clean. They are so rude with terrible customer service with all lies and fake receipts!!! Rubbish company in Edinburgh.

Superb experience letting with Ben Property. Our flat was in excellent condition when we moved in, over two years ago. The service and communication throughout our tenancy was second to none, especially when compared to the cash grabbing, rude and incompetent letting agency we rented from prior to our experience with the professional, helpful and considerate Ben Property. I would highly recommend and should we move back to Edinburgh and need to rent, I would no hesitate to turn to Ben Property once again. 5 stars.

Been with them for three years as a tenant. Excellent service in general, very kind staff, always helpful since day 1. Anyhting from flat viewing, contracts, repairs, inspections and vacating process was quick and easy. Worth mentioning that the viewings during the last month of my contract were always well scheduled. Unfortunately I had to leave but I would choose them again. One of the best real estate agents in the (difficult for tenants) area of Edinburgh.

These agents will steal a huge chunk of your deposit:- when I moved in the flat was not professionally clean at all, it was passable, but grease in the ovens, hair on the carpets, dust under the furniture etc, and gross stuff in the jacuzzi bath jets (which didn't work). When i moved out I spent 2 full days cleaning the property. The property was gleaming and much cleaner than when I left it, was rated high domestic/low commercial by the people sent round to inspect it. However there was dust on one of the skirtings and a spot of grease in the oven and for this they got in professional cleaners who said it was 7 hours work and charged £120 quid taken from my deposit. I ended up paying for cleaning out dirt that was already in the property when I moved in! Inventory photos when I moved in were blurred and not detailed so you couldn't inspect the dirt but when i moved out they were detailed photos of every speck and mark, total rip-off.

I have rented 2 flats so far from this agency. When I first moved into the first one I asked for a new mattress for the bed and for a technician to make a few repairs, two days later I had a new mattress and all the repairs fixed. When I moved out I was given the full deposit, so I did not feel they were trying to "rob" me or anything. Similarly at the new flat I have been very happy so far. They always return my emails and are happy to help me. Additionally, the majority of the flats are in a very good condition, location and nicely finished.

Good experience overall as a tenant . Sometimes took a little longer to take action on key requests but eventually were always helpful (seemed a bit too much under influence of landlord approval at times on some very simple key requests.. ...however in the end always fulfilled the requests(may ne that was to do with lamdlord being difficult ) . Found them reasonable to deal with at end of tenancy as well ,i.e they were fair on deductions they made (unlike many other companies which simply rip off the tenants when it comes to deposit deductions ).dealt with them 2013-2014.

My Landlord handed over management to this company, whereas once I would've dealt directly with my landlord who answered immediately and sorted issues out promptly I am now left waiting for days/weeks without a reply or response. The staff have an abrupt condescending tone and I feel like they look down on tenants.

I was particularly impressed by the thoroughness of their inventory taking and the smooth handover/return at the start and end of each tenancy. If it was possible to give 0 stars I would. We were completely messed around with this company- first, they didn’t show up to our viewing and blamed it on us, claiming they had phoned, left voicemails and texted (which they didn’t) and were incredibly rude and condescending. Once arranging another viewing, we were left standing for 15 minutes without any notice again. Ridiculous, unprofessional and would absolutely not recommend.

Moved in to our property managed by them October 2011 - never had a problem with them. Always helpful if there are any problems and always happy to fix anything that is broken. Unlike other agencies I have dealt with they give plenty of notice if they want to do a flat check and organise repairs quickly and promptly. Best letting agency I have ever worked with!

They seemed nice enough but when it came to the first try at a viewing no one showed up. They tried to blame us for not answering our phones when really we had no missed call. Rearranged the viewing for another date and again, another no show. Giving up on them. Poor managing if I'm honest.

They were ok until you leave . Like others have said trying to get your deposit is a farse.... "We always allow up to a month from leaving for finalising a deposit" ... which actually took 6 weeks and had several deductions I didn't agree with... don't use them would be my advice
