We recently bought a house through Aberdein Considine so we decided to use them to sell our house in order to make the process easier. The service we were provided by Stephen and his team was second to none. From the first meeting we had with Stephen when he came out to value our property, we knew we made the right choice. We were given a valuation then left to make our decision whether to go with them or not, rather than being hounded with calls and putting pressure on us to choose them.Once we decided to go ahead, Stephen came back out to discuss how the marketing would go and the process of getting our house on the market. Throughout the setting up process of photos, for sale signs going up etc. Stephen and his team constantly kept in touch with us and were amazing at communicating what was happening when. I was also really pleased at the quick turnaround to get the advert live so quickly after the photos etc. had been done - a lot of other places tell you it can take up to 5 working days!We were lucky that our house was high in demand and were inundated with viewers. The team communicated well with us and listened to preferences on viewings days/times as well as keeping us updated of feedback. We already had 25 viewings booked in within a couple of days and we decided that we weren’t going to book in anymore due to some health issues going on and 2 youngs kids that we were trying to keep entertained during viewings or trying not to mess up the house! Stephen and his team were really respectful of our decision and again didn’t put any pressure on us to book in more viewings.Overall we have had the most positive experience using Aberdein Considine and I would have no qualms of using them again and recommending them.

Very poor level of service provided

Long wait periods for potential buyers to view the property. Leading to a loss of viewings.No sales strategy, this was led by myself. Initial buyer was also their client, who failed to get a mortgage. Lack of direct instruction on when to withdraw from the sale. Failure to sell to their client would have led to loss of both premiums.Property was held in trust and billing notes state that the trust was set up cheaply, my sense is I have been rinsed for as much as they could.A 2 week delay was experienced because the Ab&Co trustee wouldn’t allow the sale to proceed. This was a distinct abuse of power, they did not have.During the trusts operation a new tax law required trusts to be registered with hmrc was implemented… i only found out about that when trying to close the trust… so about 4 years after the requirement to register.Tax accountant used to register the trust, was not managed and used incorrect data, I had to deal with their secondee to get it sorted.The phone was thrown down on me by their solicitor because i wanted an itemised bill to check and verify.I was charged £412 for a draft email, that was not issued, following my review of what they called “timesheets”, or to you and I an “itemised bill”. The draft email was sent after i request to see what it was!Then i was offered the use of an independent law account (at my cost of course) to verify their bill🤣🤣🤣🤣.There is more to report, but you get the jist…

The entire team at the Inverurie office have been absolutely wonderful. Buying and selling a home will inevitably present some challenges, however the team at Aberdein Considine work together to navigate the challenges and get the sale across the line. The advantage of using them is that the whole service is under one roof, from estate agent to legal and financial support, this is a huge advantage. Absolutely great experience of using Aberdein Considine for the purchase of our house. Jade was our Solicitor and was very professional and approachable throughout. From the very first phone call to the last. What should have been a straight forward purchase from our Landlord ended up with several delays towards the end (nothing to do with AC though) however Jade and Caroline ensured we got it over the line in time. Jade's calming approach really helped keep my stress levels down! Would absolutely use again and highly recommend Jade and her team. Will be forever grateful.

Fantastic team and really helpful tools

Karen and the team were fantastic from the get go with selling our house. They were clear and honest about the market and provided quality advice. Their pricing was very competitive and they were very flexible with arranging photos, etc for us. I also really appreciated that they offer attended viewings for no extra cost. Their website was great for reviewing popularity of the house and gave fantastic insights. All in all we sold our house at valuation from the first viewing and within 5 days of going on market. Promises you can Trust

I am not someone who enjoys the experience of selling a house. I set Stephen and his team what I thought was a very tricky thing to pull off - get my house on the market within a week. But not only did the guys manage to do that they did so in 3 working days and we had genuine viewers on the fourth day. There was the odd hick up along the way (wrong forms/links sent and missing a response to an email), one of the registered owners lives abroad so we didn't make it easy for ourselves, but overall, they did provided a great service. For me didn't really know what I was doing or needed as I was first time buyer. Jade made me feel comfortable and made my full journey a breeze. No stress or hassle. Jade Kinninmont saved me money and stress

Jade Kinninmont has been truly amazing. I have used Aberdein Considine before without any issues, however, hadn’t had the pleasure of working with Jade until now. The lender I chose was requesting documentation I’d never heard of and I was on a short time frame to progress with my valuation due to expire. Jade was not only able to resolve this quickly while remaining very professional, she saved me additional costs the lender would have had me pay for documentation which was not required in Scotland and additional cost for another valuation due to their delays. Her knowledge, persistence and communication with me throughout removed a lot of stress usually involved in these situations. I couldn’t recommend her services enough!

Making a stressful process smooth

From our first conversation with Stephen through to the closing of our sale, the whole team at Aberdein in Stirling were great. Moving home when heavily pregnant just adds to one of the most stressful things you can do but I can honestly say the team were fantastic at making this a smooth process for us.
