Liam at O’Riordan Bond in Duston North…

Liam at O’Riordan Bond in Duston North has been an absolute star. Selling and buying my new home was stressful at times, but having Liam in my corner made all the difference. He was kind, patient, and always kept me in the loop, never had to chase him once, no confusion, just genuine support and great communication. You could tell he really cared, and that meant a lot. I honestly don’t know how I’d have got through it without him. Thank you, Liam!

⭐⭐⭐⭐⭐

⭐⭐⭐⭐⭐ Working with Adam (Duston, Northampton) was an absolutely fantastic experience. He is simply incredible, proactive, highly professional, and an excellent communicator. He kept me informed every step of the way, was always quick to respond, and made the entire process smooth and stress-free. Adam truly went above and beyond in every aspect. His dedication, attention to detail, and genuine commitment to achieving the best possible outcome exceeded all my expectations. I genuinely couldn't have asked for a better estate agent and manager, and I would recommend him without hesitation to anyone looking for outstanding service.

Fantastic Team of Sales Agents - Thank you

Thank you to Matthew, Liam and the team for all your support during our very lengthy house sale/move!! Your patience and advice has been invaluable and very much appreciated. You always had time to respond to questions which is great and is very reassuring, we all know how stressful house moves can be! We had a bumpy journey but you definitely made it easier, and huge THANK YOU for that. Would 100% recommend your services to anyone.

O’Riordan Bond Weston Favell is the branch we used to sell our property. They found us a buyer on the first day on the market! Matt and Steph were absolute angels sent from Heaven throughout the process. It was not all plain sailing due to the lower chain (not ORB fault) but they cared about our sale and onward purchase. They chased relentlessly to get to exchange and completion. Honestly, I was an emotional wreck throughout and Steph couldn’t have reassured me more. Not many estate agents actually care about their jobs and their clients but ORB are not one of them. The agents and sales progressers there are complete credit to the company. I would highly recommend them to anyone selling!

Do not use O'Rioden Bond Estate agents…

Do not use O'Rioden Bond Estate agents Earls Barton! They were agents for the sale of my uncles house. They lied about the property saying it hadn't had a survey done by a potential client when it had. The manager lied saying if the jobs(central heating)hadn't been done on the property prior to being sold it would be worth ZERO! Doesn't she know about homes under the hammer?! No property is worth zero. Untrustworthy agents! Steer clear!

The start of my experience with O’Riordan Bond was really positive with Dan, Joe, and the sales team from Abington being really professional, responsive, and attentive. Initial discussions were quick, photos taken, advert completed and my property was marketed. Whilst viewings were a little slow the team did secure a buyer (considerably below what I wanted to accept, but they assured me it was the best thing to accept the offer) and my house came off the market for viewings to enable my buyer to sell their property. Unfortunately my experience from that point onwards was very poor (and this is not a reflection of the sales team, but has really soured the entire selling experience for me - hence my rating reflects this). I was hounded continually for updates on whether I had found a property to buy despite me being clear it was the summer holidays and there was nothing for me to view, I was misled about the position of others in the chain below me (which resulted in me being negatively financially impacted in order to ensure the chain did not collapse), I was threatened with my buyer ‘potentially walking away’ several times despite my solicitor being clear of the position of the rest of the chain, unfortunately the way that I was spoken to (countless times) and made to feel, leads me to think alternative agents may be better in Northampton. It’s a shame as the sales part of the experience was positive, however the last 4 months have been horrendous. I’ve provided very detailed feedback about my experience to Tim, and was expecting a follow up, which he promised on the call - which hasn’t happened. My feedback was constructive and I hope it will be taken on board to avoid anyone else having such a stressful and unpleasant experience. To add insult to injury there was no contact at all when my sale went through, no acknowledgment, no ‘thank you for choosing us’, nothing. On reflection it really was a shambles!

I don’t recommend this agency

I don’t recommend this agency. We applied to rent a property, there was a mixup with my partner’s landlord, the estate agents were made aware of this and they said it is fine. We have been reassured that everything is fine, the property is ours so we stopped looking for other properties just to be told 2 weeks after that actually the landlord refused the application due to them being unable to confirm the previous landlord. They were really not helpful, they promised call backs which did not happen, I have asked numerous times what we can do to sort this out and they were just not interested due to Christmas coming and NY as they were all off. They lie to you in your face, they are not being honest and really not helpful.

Weston Favell Gangster Estate Agents

We sold and purchased with the Weston Favell branch. We found ourselves needing to “play the dirty game” with them and put up with the rude, patronising tone of Steph. If anything, navigating the gangsters of estate agents adds to your stress when they’re not genuine and only motivated by money alone and get no job satisfaction with a happy customer. They don’t check buyers affordability (didn’t even ask for proof from us either) so chains will be wobbly. They hide reasons for previous sale collapses including what’s uncovered in surveys and will try deter you from getting full reports to avoid extra stress for them, they don’t care, they just want their money! They don’t care about ensuring the transaction is right for seller and buyer or being honest when asked directly… they lie. The only bonus about buying and selling with them is it’s double the commission so more a money motivator for them alone. They like to make a quick buck (don’t we all?). Minimal after care customer service when you have legal issues, they literally wipe their bands of you claiming a “concluded end” to an issue they created. The only reason why we have given it a 2 star is that it was boosted by two factors, we actually completed (when we lowered ourselves to play the dirty game) and that Chelsea in the admin office was the only genuine and caring person we came across. Avoid Stuart though, he will breach GDPR by association and talk to you like you’re something on the bottom of his shoe. Be prepared to be compliant with their tricks and try stay one step ahead if you choose to do any transactions with this branch. Nothing worse than having to lower your morales and ethics just to buy and sell a house.

4.5 months in and no exchange

I have dealt with the kingsthorpe branch, all seemed quite positive initially, quick "sale" I.e. offer and accepted within a few days with info that the buyer had sold. I waited 9-10 weeks before I started chasing as there was zero communication. Was then informed the help to buy property of the seller always holds things up (had never been advised of this before, only after nearly 3 months patiently waiting). Also used the estate agents recommended conveyancer as it should apparently "make it more straightforward forward". When I chased with the conveyancer (key conveyancing) I was told it wasn't appropriate for them to advise on certain things as they were representing the buyer as well and to go through the estate agent. From there it was never clear who to talk to about what. The client liaison often delivered bad news with a helpful laugh. I was very upfront I would struggle for this to go past the 4 month mark due to financial constraints, cue a cheery email detailing due this near to Christmas the buyer would struggle to get a removal firm so to round it up to Jan. I was told exchange was imminent on wed or Thursday this week now on Friday and still no exchange. I'd emailed the conveyancers who failed to respond all day. Managed to get hold of them on the phone this afternoon to a vague excuse where the usual help to buy red tape was trotted out. When I pressed them it seems its an outstanding query from the bottom of the chain. They seemed to have really good reviews on here so hopefully this review gives a bit more balance. If you value honesty, transparency, effective communication and respect, go elsewhere with your business.

ORiordanBond, Northampton : I cannot recommend this agency either

I cannot recommend this agency either. The faciliated a tenant for me, and I purchased GoodLord rent insurance from them. A nightmare to deal with and no active follow up for payout. ORB holds the rent insurance contract and GoodLord is not easily reachable. While GoodLord has made payment for 2 months rent, I am still waiting for the remaining months. Stay away from both!!!!

Stay clear to keep your sanity!

Shocking letting agents - AVOID! There's not a great deal to add as everything has been said before in the previous few posts. The actions I experienced in the one year tenancy I had with this outfit were nothing short of criminal and in the end I moved to a new property just to escape the total incompetence from every individual I had contact with there. There were faults at the property from day ONE which were raised but never fixed. Only after quoting my legal rights was a basic repair made to the central heating last winter, weeks after it was first reported during the coldest period of the year. Staff were rude and never replied to emails and more often than not ignored calls. I was so glad to leave that property and I'm now with a decent letting agent, however my problems continued after leaving. Despite having the property professionally cleaned at departure, my deposit was partially witheld for the cost of cleaning affer I had left. Thankfully, following a three month process, the third party adjudicator has just ruled in my favour. Good riddance O'Rordan Bond. 20 years of renting around the UK and by a yard mile the worst agents I've ever dealt with. You really are an embaressment!

I had a contract with Oriordabond fir selling a property. I've decided to go with another estate agent after 10 days and I cancelled my contract with Oriordanbond. After 6 days I learned that Oriordanbond is still advertising my house online. This caused a big confusion to me. I would not advise to anybody to use Oriordanbond

We did it

Firstly, to Steph; no one could have worked harder to sell our house. She was absolutely brilliant! Just when we were about to give up, she gave it one last push and sold it for us. Her determination and positivity never wavered, and we’re so grateful for everything she did. We are now moving to our dream home next week! And to Chelsea; Thank you for all your support and for keeping things on track throughout the process. Your calm approach, clear communication, and friendly manner made such a difference during what was a very stressful time for us and for her! We honestly couldn’t have asked for a better team. Thank you both for going above and beyond to make it happen!

Smooth process from listing to exchange. Helpful and pleasant and from experience of many agents I would happily recommend the team at Upton St Crispins office. Lucia has been fantastic assisting with the sales chasing and is a credit to the company. Well done

Extremely disgusted by the service here. Clear micro aggression and lack of accountability.

I initially had a good experience with Stuart who showed me the house. From then I was not exactly sure who I was to be in contact with as several people emailed. I then spoke to Kirsty who was friendly and helpful enough. I did ask her to reach out to my lawyer for a few questions she asked but aside from that all good. However I am extremely disappointed with the service I received towards the end of the house purchase. When it was time to pick up the keys confusing and conflicting information from different staff. First time purchase so was genuinely concerned something had gone wrong. When I mentioned I would leave a review about was told Stef and Mathew “I am being threatening and aggressive”. As a woman of colour am I surprised by the language they used to describe me when expressing my disappointment at the service and confusion? No. Disgusted!

I had a deeply disappointing experience…

I had a deeply disappointing experience with O’Riordan Bond. After applying to rent a property and attending a viewing, I was informed that my application had been successful. I was asked to pay the deposit, which I did promptly, and I completed all the required paperwork and referencing without any issues. The entire process took nearly three weeks, during which I was led to believe everything was progressing as expected. Then, with no warning, I received a call informing me that the landlord had suddenly decided to sell the property instead. As a result, I would no longer be able to move in. This last-minute change has put me and my family in an incredibly stressful and precarious position. I am required to vacate my current home by 25th July, and now, through no fault of my own, we are left scrambling to find somewhere to live, with very little time and under immense pressure. When I raised my concerns with O’Riordan Bond, they claimed they were not responsible because the landlord made the decision. While I understand that landlords can change their minds, I find it unacceptable that an agency would allow applicants to complete the full process, including financial commitments, only to be left high and dry with no accountability. I cannot recommend O’Riordan Bond based on how poorly this situation was handled. Renting a home is not just a transaction, it affects real people and families, and that should be treated with far more responsibility and care.

Worst letting agents ever, stay clear or you will waste time and money

I had a very negative experience with O’Riordan Bond Lettings and I would stay clear if you want to save yourself time, money and stress.I found them highly unprofessional from the moment I took out a tenancy with them. They emailed me the wrong documents and leaked someone else’s personal data. On the day when I was supposed to collect the keys for the property they sent me to the wrong office and didn’t apologise. There were issues with the property that were raised and they never bothered to fix. They were very bad at communicating key information and some of the agents were particularly rude. Paige was particularly unprofessional, rude and unhelpful. They tried to claim part of my deposit to fix problems with the property that were already there when I moved in and we had to go through the very time-consuming process of starting a DPS dispute. I got my money back eventually but they’ve done this to other people (see previous reviews). Overall it was the worst experience I’ve ever had with a letting agency

Outstanding service

I really can't recommend the team at The Duston office enough. Liam, Matthew and Joe all went above and beyond what they needed to do to make sure our house sold and we found one to buy very quickly when our original purchase fell through in the last couple of weeks. Without their hard work I genuninely don't think we would have ended up moving. I had 3 estate agents in to quote to sell our home and they were by far the most professional and suggested the best price which we got fairly close to. Other estate agents had quoted significantly lower as though they just wanted a quick sale. Team, you were all fantastic, I really can't thank you enough and if I move again I would definitely be coming back. You also did a great job with the house sale/purchase for my parents, equally as efficient and helpful.

O’Riordan

O’Riordan - A Fantastic Home Buying Experience! I recently had the pleasure of working with O’Riordan to purchase my new home, and I cannot recommend them highly enough! From the very first consultation, their team was incredibly professional, knowledgeable, and attentive to my needs. What impressed me most was their commitment to understanding exactly what I was looking for in a home. They took the time to listen to my preferences and requirements, which made the house-hunting process much more efficient and enjoyable. The agents were always available to answer my questions and provided valuable insights into each property we viewed. The entire process was seamless, thanks to their expertise in navigating the complexities of the real estate market. I truly appreciate the personalized service and support I received from O’Riordan. They made what can often be a stressful experience feel manageable and even exciting. If you’re looking to buy a home, I highly recommend reaching out to O’Riordan ], they are truly exceptional at what they do! Thank you, for helping us to find our dream home! Maria and Cosmin

Arrogant and disinterested Salesman!

I had a viewing today with Lewis Boyall - sale manager! He arrived late to the viewing, was not interested to share information about the property [possibly he does not know much about it!] or even to give a leaflet regarding the property in question for sale. He did not appear to know much about the property, but he knew about the folding door! I would not put my property for sale with someone who was disinterested and he was in hurry to leave the property. We felt rushed out. I would not recommend to buy or to sell through this estate agency unless they change their behaviour!!

I wouldn’t recommed 😞

Sadly, I would not recommend this estate agent. This is due to an experience with one agent, but I am afraid I would not recommend on this basis. We were not made fully aware of our sellers true position- which would have been possible to do in a professional manner and not at the sellers expense and so, wasted months waiting for them to find a house only to discover, eventually, they were only looking at ‘one road’ in a particular area. The agent did not keep us updated on progress, as obviously there was none and so I had to keep calling them. I felt fobbed off and let down and when I challenged the agent never felt I received a proper explanation or a honest response! I can’t imagine we were the first buyers who experienced this here either! Better luck to the next! An awful extra stressful waste of time for all in our chain. 😞
