I am Hamid Abasov. Supposed to live amazing 2 bedroom house in 58 Cosgrove House. Thanks to you and your unprofessional team members made my London life like Elms Road Nightmare. I’ll be so sharp and honest with you guys. So unprofessional and zero communications between your colleagues. How many times I need to give you my informations you need?? 5 times payslips 3 times date of birth? Let’s talk about your cancellation about ‘’ owner decided to sell house’’ . After 2 days we supposed to move!!! 2 days we are trying to contact to you and couldn’t reach…. Really? Email, phone numbers…Why u keep in market and asking my personal details, for a ghost house? So bad service !!!!

Very frustrating experience with SAB Estate Agents. 58 Cosgrove House HA0 We spent over a week submitting documents, references and completing the full referencing process for a property. We were also asked to sign a 6-month tenancy agreement and proceeded with everything required from our side as quickly as possible. After all of this, the agency informed us that the landlord had decided to sell the property and the tenancy would no longer proceed. This information should have been clarified before putting tenants through a full referencing process and asking them to sign agreements. It resulted in a complete waste of time, unnecessary stress and unnecessary back-and-forth. Although the holding deposit was eventually returned, the overall process showed poor coordination and lack of consideration for tenants’ time. I hope the agency improves its internal communication with landlords so future tenants do not go through the same situation.

Terrible experience, no support, no transparency, and unprofessional attitude” As a first-time tenant, I received zero support from this agent. Information was never shared, communication was poor, and I often felt completely left in the dark. Even after living in the property for 4 years without ever raising a single complaint, the moment I decided to leave, both the agent and landlord’s attitude completely changed, unhelpful, dismissive, and unprofessional. It’s disappointing to be treated this way after being a respectful long-term tenant. I would strongly advise others, especially first-time renters, to think twice before dealing with this agent.

The worst Agency I have ever worked with in my 10 years in London. Sorry, I am blunt and honest. Unprofessional, begginers and liars, no communication. We saw a flat, posted that day. We called to book a viewing and we decided to put an offer straight away. They send a teenager for the viewing that had no basic information about utilities and seemed a bit lost to be honest. ( of course, everyone starta from someeqhere, however you need to be prepared at least to answer basic info) After one week in which they did checks, they decided to call us on a Saturday afternoon to inform us that the landlord has decided to sell the property. They also said that they have tried to contact us for 2 days. It wasnt true. We have spoken on a phone 2 days before, no mentioning on anything. No phone calls, no emails. And why the checks were not stopped if the landlord decided to sell? On top, they did not even offer us another house to view or even offer to help moving forward, as we mentioned we were in trouble and had to move asap. We only got an apology, which left me and my friend having to stay in hotels and hostels. Basically homeless. If there was 0 stars, I would give -10. I do not recommend. Wondering also if you guys should receive some training and if maybe there is a reason why you had 3.5 stars reviews even before we wanted to collaborate with you.

There was no external indication of what it was, just "For the attention of the legal owner", so it looks important enough to open, not just spam. Highly unethical behavior and I would not trust this company, or Sarah Black, the manager signing these letters.

I wouldn't recommend anyone to use this agency. The only think that they care is to take some money. I have contacted them many times about the awful conditions in the house where I live, without result. They just say that they can't do anything and pass the ball to the landlord who doesn't do anything neither. On the top of everything I'm obligated by the contract to stay at that place for 6 months.
