I was interested in Ledyatt Cottage and got in touch with Rosie Fraser. There was a delay for my request for the Home Report (which was supposed to be on their website, but was a 'leaflet'). So, you have to ask for the report and, unnecessarily, need to provide details targeted at becoming your estate agent. I checked Angus Council for any planning and discovered that work had been performed but not certified / completed by Angus Council. No mention of this on the Home Report nor schedule / web site listing. I watched the accompanying video that shows a 'Bothy' (see 1:36 through to 2:26) to as part of the property offering and through later questioning is not actually included in the sale (nor is the static caravan).

Was considering viewing a house, but had some concerns as the Home Report was unavailable. When it was made available there were inaccuracies that did not match the schedule and website description on both the website and TSPC. I wanted to clarify the inaccuracies with Rosie Fraser, but no-one responded to my concerns. As a seller, I would be horrified to know that a prospective buyer was ignored. As it stands, I will not be viewing the property with Rosie Fraser as they were unresponsive, inaccurate with their listing on TSPC (wrong number of bedrooms and bathrooms, minutes from a well known location in Dundee - when the house was situated outside Dundee!, and too many other mistakes to mention). Very disappointed potential buyer considering amazing coverage from the local newspaper - which begs the question... why bother with Rosie Fraser?

Recently viewed a couple of properties to buy via RF agency. I found the staff's communication to be very lacking. Appointment times getting changed at short notice and then once I had bought a property elsewhere and called to cancel an arranged viewing, I still proceeded to get 2 reminder emails about my appointment. I did reply both times to say this has been cancelled already!? But didnt receive any acknowledgement. Who knows if the agent turned up for a cancelled viewing. They were also slow to follow up when I had attended viewings.

From the very beginning this professional team were involved in our house sale and it was a much easier positive process than we had previously experienced when we sold our first home. They arranged the home report & the photos of the house to be carried out in super quick time. The communication and professionalism from start to finish was incredible, we cannot fault them. Not being from the Fife area we were unsure which estate agents to go with so we asked FB and many people recommended Rosie Fraser real estate. My property was listed with another Dundee agent who will remain unnamed respectfully. The property was listed for 4 months, had 2 enquiries, 2 viewings and 0 offers. I came across Rosie Fraser on LinkedIn in and swiched. Although the market slowed down towards the end of the year, Rosie and the team were very proactive and soon enough there were several viewings booked, one of which put an offer in the same day and was accepted.Being straight to the point and from a sales background myself, we all know estate agents get paid from percentage of the sale price. If the property sold with the previous agent, I would have grudged the fees, as it would only have sold because someone wanted to buy it, not because they sold it.However with Rosie and the teams constant proactive approach, constant research to ensure the property was best placed and constant updates via their what's app group, they deserve every penny of fees charged. In fact I would agree they should be charging more for the service they provide. There is not one thing I could fault.Although this property was my own, I am looking to invest in property in the Dundee area later this year, and will 100% be using Rosie Fraser for sourcing and listing.Appreciate the full teams help.Alan McMillan

It was 7th May 2024 when I was suppossed to have the viewing agreed by this Estate Agent. She turned up 30 minutes late (but texted 5 minutes after the time that the Gps led her on detour-strange as it never does anybody else). The house valuation was based on "what I have read on the internet and the prices I saw there" and she was not really even interested in seeing the house properly or the area around. She went on that salesman talk about how great this agency is and how successful they are. Bla. bla. bla. Eventually she promised to send her company details and price for photos and listings. It was 7th May 2024. It never arrived. Never received any comms from Rosie Fraser again. Nor anything arrived by email I was ignored. Obviously it will not be an estate agent of my choice.

Sadly this review hasn't been left with a name attached so we are limited in terms of authenticating the review or properly investigating for a personalised reply. I can see all valuations that took place on the 7th of May in our diaries then went ahead to go on the market with us.
I would however like to fully address the points in your review.
From time to time we do run behind. I'm sorry that you say this was the case in this instance and I am glad that we called to advise. A previous meeting overrunning is the most common reason for running behind. Working with people does have an element of uncertainty and some meetings can over-run where it doesn't feel appropriate to cut the meeting short. Running behind from a previous meeting is a perfectly adequate reason for running late and we would therefore have no reason to lie that a sat nav has misrouted us unless this was what had happened.
Im sorry you felt there wasn't enough interest taken in your property. This is the first time we have heard this in over 1000 valuations carried out by our company. It is a subjective opinion, however we are happy to take your opinion on board.
In regards to your comment 'She went on that salesman talk about how great this agency is and how successful they are. Bla. bla. Bla' part of our job at a valuation is to tell you about what our company offers and what we feel we do well as a business.
'The house valuation was based on "what I have read on the internet and the prices I saw there"' - as industry experts we base our valuations on recent sales of similar properties in surrounding areas which we research on the internet; paired with our knowledge of the current local market.

Nor anything arrived by email I was ignored.' All valuations are followed up, have you checked your junk mail? Could it have been the case that the email bounced back from your provider? This seems to be the crux of this 1 star review and as an approachable company we are saddened that you didn't wish to reach out to us directly to try and resolve the issue before going online with your 1 star review on a local independent business on these issues alone.

Communication was second to none and no question was to silly (I had many).

I find it inconceivable that Rosie Fraser real estate has so many 5 star reviews, in my experience this week it has been nothing short of abysmal, from the agent emma being late for the viewing, to asking them to find out information about the property and not getting back to us. We asked about planning permission for an extension and the agent said yes it was there when in fact it was not, she also informed of the wrong closing date for the property. I really am extremely disappointed in the service received. Zero stars

Hi Greg, Firstly I am really sorry that you have been so disappointed, I have spent some time fully investigating and speaking with my staff. 1- Emma being late- I have the call log showing Emma called at 11.51am on 24th of April to advise she was running late prior to your 12pm viewing, I also apologised on text message afterwards that Emma had been running late. By way of an explanation I did try and explain the reason that my business has been under pressure the last two weeks meaning my staff have bigger work loads and running 5 minutes late sometimes happens. 2- Agent not coming back to you- I have now read full conversation log between Emma and yourself where Emma advised that the information from the seller was that the bushes were on their side of the property, you then asked for deeds to confirm this, we went back to seller and were awaiting deeds being found. Emma then came back to you Friday to advise we were still waiting on an answer re deeds. Since then new deeds have been ordered. 3- Closing date, closing date was changed (to a later date) at request of the sellers, the new closing date was updated on ALL platforms, social media, portals and our own website. 4- Planning permission- we can only pass on the information that the sellers provide. Emma said verbatim of what was provided by the sellers that the extension was built on the foundations of an old existing building. In addition to this I did reach out and try to contact you Thursday at 17.41pm where I would have been happy to have assisted any questions, this message went unanswered and I didn't receive a call back. Further to this I tried to reach out yesterday to help resolve any problems but my calls went unanswered.Please do feel that we are approachable and keen to resolve any issues, you can contact me directly on the mobile number we have been communicating on. We wish you best of luck with your search for the perfect property going forward.
