We sold our property through Carter & King and, while I had some concerns around the initial valuation assessment, particularly some gaps in the comparable evidence and a slight difference in approach between achieving a quick sale and maximising value, the property ultimately sold and they got the job done. Where the service really stood out was once we had agreed a sale. Kristie in the sales support team was absolutely fantastic throughout the progression. She was incredibly responsive, proactive in chasing everyone in the chain and genuinely helpful in pushing things forward whenever issues arose. Anyone who has been through a property transaction knows how important good sales progression is, and Kristie made a real difference in getting the deal over the line. When you choose an estate agent, you want someone who shall take the lead, keep you informed and push the process along without the constant need to chase. We saw a house we wanted to buy, but had to move incredibly quickly, so we tasked Carter & King with selling our house in two weeks, and they did it. Two weeks to the day from when we spoke to Yousaf, to a valuation, a contract, photos and an open day, at which an offer was made and accepted. Since then, Ed and Kristie have been everything you’d want in an estate agent: Professional, but not pushy. Energetic, but not aggressive. We have been really impressed with the service. Such an amazing experience - you feel like the whole team is behind you. I initially chose Carter & King to market our house, but having looked at an online service, "GetAgent", it gave much faster sale times and higher offer figures to another agent. Foolishly, I went with them. What a disaster - couldn't wait to get my property back off them and give it to Carter & King. From that moment on, everything started to go right. We had two offers fairly quickly and achieved a very good price. Even better, the process remained smooth throughout and Chloe, Jess and Kristie were amazing communicators. We chose Carter and King Rugby to sell our house after being badly let down by another agent. We’d had our house on the market with this other agent for 6 weeks and during that time had only had 3 viewings and one abysmal offer £45,000 under the asking price which the agents were suggesting we accepted. We were basically being stitched up with agents who were working for the other party. So we changed to Carter and king… The difference was ENORMOUS. Carter and King sold our house on the FIRST day of viewing. That day we had three offers and the highest was £20,000 over the asking price!!! Kristie Gray was our agent and she was utterly fabulous. Totally professional, understanding, with the essential personal touch which makes you feel in good hands with people who actually care that your experience of selling property is as smooth and stressfree as possible. As a cash buyer who just pulled out from a property which C&K is acting for in the very last stage, I will NEVER EVER do any viewing or buying if the property is listed with them. A message to the vendors: this estate agent could put buyers off. Viewing with Chloe was great. She was great in communication. But things went really downhill once the case was passed to the "sales progressor". 1) there were two breaches of covenant and we requested the vendor to resolved both before we progressed. The sale progressor told a month to repeat the same thing that the vendor refused to do anything. Not until Chloe who stepped in and get the vendor agreed on sorting it. 2) C&K kept on calling and emailing if there were outstanding enquiries. My solicitor and I have mentioned those outstanding enquiries have to be answered by the vendor's solicitor but NOT the estate agent so that I can get myself legally covered. C&K just replied those enquiries via email and kept on asking me what's outstanding and tried to push a exchange date. At that point, there were still enquiries that had not be fully answered and they only cared about the money (i.e. their commission). 3) I have arranged a contractor to do the Electrical Installation Condition Report (EICR) check-up AT MY OWN COST and the contractor has arranged a time with C&K. The engineer who arrived that day told me that the vendor refused to let them going to the second floor for some reasons and he couldn't do any check after an hour of waiting. C&K couldn't get in touch with the vendor either. C&K kept on saying the property was built in early 2000s and "regulation keeps on changing" and no way that the property will be passing EICR - which is not true since that contractor has done work in the same estate and he knew well about this is doggy. And a week or two later, I have received an email from C&K that the vendor refused to do any EICR check. When I told them I am going to pull out from the sale, they changed and said the vendor was willing to allow me to do the check. Now looking back, I think they only care about their commission. (okay fair enough they are estate agent after all.) I found it funny that their director and I had a call on a Friday (around 10/ 11ish) talking about there were still outstanding enquiries* and my contractor being refused to do the EICR check, then the director asked "so is that possible to do exchange this afternoon?" My colleague who heard the whole conversation said "that's mad". And I completely agreed. I pulled out from this sale and decided for the sake of my mental health and blood pressure, stay aware from C&K.
