Donna has been amazing

Donna has been amazing - explained everything, been honest and caring and enthusiastic. My property had an offer in 3 days and has got 20k more than the asking price. Donna’s knowledge pitched it just right. Thank you to Rebecca for doing all the viewings - great team - highly recommend.

A TOTAL SHAMBLES.

A TOTAL SHAMBLES.Would award 0 stars if I could.Handed the keys back to our property 2 weeks ago today, the inspection (which cost £120) took place 2 days later. The inspection showed each room in the house to be in "good condition" "good domestic clean" and "no maintenance required".Superb, the deposit should be sent back within a few days I thought, as has been the case with all other estate agents I have used previously. Not this time though. Despite the report showing the house to be clean, I was informed a week later that the landlord was looking to deduct some cleaning charges which came as a huge surprise given the reports of the inspection and also our own photos which we took before leaving, showing the property to be in great condition. Over 30 calls/e-mails ignored, and still now 14 days later the hopeless staff in the Reeds Rains call centre are unable to advise an amount that the landlord is looking to deduct. This company is great when setting up and taking your money but beyond a joke when it comes to giving your deposit back. Staff in the branch not interested in helping, instead palming you off to the call centre who are totally uninterested and quite frankly, totally useless.Avoid at all costs - an utter shambles who are only interested in taking your money.Unsurprisingly when I shared my experience on social media, there were several more comments from people who had also been ripped off when trying to claim their deposit back.Bigger con artists you will struggle to find.

If I could give 0 stars I would.

If I could give 0 stars I would.Absolutely appalling company. I will never recommend them to anyone, in fact I advised my friends against renting or purchasing a property with them to the point that their “dream house” is now in the process of been purchased through a much better company. The communication in Reeds Rains is laughable, their lack of communication is really what annoys me. I was renting a property, due to circumstances out of my control I had to leave the property. The terminations team for Reeds Rains. SHOCKINGLY BAD. It’s over 2 months later and I’m still waiting for my deposit back. I was told it would take 10 days. I’m constantly chasing them for the return of my deposit, email after email. Call after call. Nothing. I hear nothing from them majority of the time. The repairs I asked for were still not done by the time I left the property. They are horrific company. I’ve never had a worse service. I might be young but I know my rights as a tenant, a humans and the way they treat me was not right. I’m disgusted. They’ve caused damaged to my mental health, the stress this whole situation has caused me is endless. At one point it cause me to have fear that I could lose my job due to it causing me so many issues. Reeds Rains, if I could I’d stop you trading. No one deserves to be put through what I have nor should someone have to deal with a business like you.

They now trying to charge us for full carpet clean of house. These are the worst I've ever come across in all my years of renting. Also had report for 5 days before they released it as you only have 9 days to put a compliant in.they are the biggest crooks when it comes to trying to get your deposit back. AVOID AT ALL COSTS.

moved to write my first review

I have never written a review about a company before but feel moved to write one now - this is an appalling company. I have had nothing but bad experiences from day 1 with Reeds Rains. They are at present engaged in a last minute cash grab from existing customers for ‘renewal fees’, a practice outlawed for new customers since June this year, and for existing customers from May 2020. It has been outlawed (along with guarantor feed) because it is an unfair and unnecessary fee - If the agency approaches you with this fee DO NOT AGREE TO PAY - if they insist, ask to go on to a rolling (periodical) contract.Expect three monthly flat inspections with the letter of notice being sent out on a Friday night for an inspection midweek the following week. Every time. This is NEVER convenient. I like where I live, it’s conveniently located and reasonably priced and the ONLY reason I am considering moving is to get away from Reeds Rains. In short once you’ve signed a lease with Reeds Rains expect a company that couldn’t care less about you as a tenant.

Terrible company

Terrible company. I rented a property with them and had a nightmare getting my deposit back. Customer service on the phone were extremely poor, saying they would call back or email back and never doing so. One advisor lied and said they didn’t have the facilities to forward an email they had apparently sent to me - an obvious attempt to hide the fact the original email was never sent. Took 3 months of chasing to get a figure back for deposit deductions, and when it came the quote had no breakdown just a seemingly random figure was sent with one week left to dispute it. Deductions included things not noted on the end of tenancy report, and when asked they could not produce photos of so-called ‘damage’. They gave me the wrong deadline date to dispute meaning I missed the deadline. Luckily the deposit protection company extended the deadline for me and they resolved the dispute by awarding me almost double the amount of deposit that Reeds Rains we’re going to give me.I also completed a subject access request, to which the response was ‘are you sure as this can take a month?’ It is my right as a customer to have access to my data, it is not appropriate to ask if I am sure I want this information. When my SAR was completed it did not include all my information. It only includes emails and letters that I already have, I wanted a full audit trail of notes and conversations between me and the company. I complained to the appropriate channel almost two months ago and have heard nothing back. In my opinion Reeds Rains are an unprofessional company who abuse their position to keep money from their customers. I would never recommend.

They don't want your business, just your money!

Apparently, this company cant "sanction" the use of third parties to complete Inventories / Check Outs etc.As an Inventory clerk of 11 years and a Landlord for 4, I know the importance of having a third party complete these inspections rather than an under qualified (in regards to completing inventory reports) letting agent, with limited experience and a bias opinion.I pay for 3 fully managed properties and the reply I got when asking them Reeds Rains to out source my inventories so that they were completed by a fully qualified clerk who I have used for more than 10 years, was that I should take my business else where!AstonishingTo add a little more; I only asked for this to be done as the quality of report I was receiving was horrific.

I visited the Fishergate office.

I visited the Fishergate, Preston office yesterday (12th Sept), and would like to say how impressed I was with the member of staff who dealt with my query.Sue Taylor, a member of staff, welcomed me to the office and asked if there was anything she could do to help me. I explained I am looking for a property to buy, with a view to renting out. She told me of properties currently available, within my price range, and offered to arrange viewings if required. She gave me her company card should I need to contact her.A very refreshing customer service from Sue Taylor, compared to others I have visited on Fishergate, which is why I decided to make a review. Thank you. Will be in touch.

Reeds reins carrickfergus .

Reeds reins carrickfergus .. moving house is supposed to be a hugely exciting time. Perhaps if you were the seller I on the other hand was merely the buyer and was digusted by the treatment received from Debbie. Started off with the fake high pitched chat and quickly within a week her tone and manner were disgusting to the point i was very close to pulling out of a sale. The lies and lack of information were absolutely shocking. Lying to the vendor about providing supporting documents to my solicitor Fortunately i had been in direct contact with the vendor and was able to relay correct information and advise that lack of information for my solicitor was due to reeds reins incompetency namely debbie. While i was harrssed by her almost weekly then daily whilst she tried her best to talk down to me and over me in her rude dismissive tone. Even when I called into the estate agents to tell her to stop the constant calls and harassment. Truly Spoilt what should have been a happy experience for me. Never again will i deal with them or recommend them.

We contacted the Salford branch in…

We contacted the Salford branch in order to express an interest in a property we were shown that was Buy to Rent. My husband was told by a very blasé staff member that they would contact us at some point to get job details etc and wouldn't that they wouldn't take any details from us.When my husband rang and emailed again the next day, he was informed that all 'offers' were now with the Landlord and one had been accepted! We hadn't had the opportunity to be able to provide our full names let alone put in an 'offer' to the landlord. Very underhand and suspect for a government backed scheme for first time buyers. Avoid these time wasters.

Hi Irm - I am sorry to hear that you were not successful in applying for this property. Unfortunately, we were inundated with interest and received numerous offers from different people. Due to the volume of interest, the company dealing with the property took an offer they deemed acceptable and would not discuss any further offers. I know how difficult it can be to find a property in this market and so if you if you would like to give me a call at the office (0161 737 4828) I would be more than happy to add you to my list of potential tenants and I will assist you in anyway I can.Regards,Ben Eastham - Salford Branch Manager

Reed Rains needs to be reported ASAP!!

Just called hoping to arrange a viewing on Kingston road which i enquired about 2 weeks ago. I called today hoping to arrange a viewing as I was waiting for them to get back to me with arranging a appointment which then I found out they had a open house a day before and did not bother calling me as i was told I'll be put down for a viewing. The agent was really out of line and told me the property is no longer available and we will contact you once we've arranged viewings and hung up on me. TERRIBLE SERVICE!!! Honestly been arranging viewings with these lot for weeks now but never have luck with them its a shame because this was actually a recommendation from a friend who sold through them!!!! Purple Bricks have actually provided a better service and there is no agent showing us around and yet they call us to update us with upcoming properties. Poor attitude with dead faces in the office with no intentions to help selling a house.... Absolute JOKE !!!

If your a landlord stay away

Firstly please do not use Reeds and Rains!. I am a landlord. Every month my rent is not in my account until at least 10 days after the payment date by the tenant on the first of each month. Why? so RR can gain interest. Last month monies for a deposit scheme where taken x 3 amounts all at once? Why? who knows I have contacted three different people. No response. I have left a message via the landlord portal. No response. Also i pay a management fee for property inspection reports. How many have I had in the last year? yep zero. I am going to visit the branch tomorrow. Please do not be taken in by this company. And I am guessing i will receive no response from this. Shocking parasitesALSO YOU HAVE TO CONTACT ACCOUNTS DEPARTMENT YOURSELF! See below Thank you for your email received on 7 August 2019. I will log this as an official complaint for you. May I suggest for you to contact the accounts team who will be the ones who can explain anything to do with payments going in and out of your account. Renters BEWARE OF USING REEDS RAINS

Renters, Avoid Reeds Rains at all costs. Our recent handing back of a spotless well maintained property in FY6 0BQ, was totally ruined by the landlord pulling the "retain deposit for cleaning" scam, with the local agents (Blackpool) lifting not a helpful finger to return our deposit within the statutory time scale! Now taken recourse to My Deposits dispute scheme. AVOID THIS AGENCY!!

Bad management! Arrogant! Patronising! Liars!

Bad management! Poor customer service! After emailing interest and attempting to ring the office with interest in a property I finally got through to a girl who exudes a patronising telephone manner. She advised me there had been several enquires relating to the property and that they would do block bookings. After waiting for a few weeks and noticed that there was a sign outside the house saying let i was fuming! They had already picked and chose which people to ring back which I found wasn't very professional and they had not even telephoned me to let me know! What they should have done was ring everybody who shown interest and checked who were still interested instead of being sly! Unprofessional, don't listen to customer or wait until they have finished talking they butt in with their arrogant patronising lingo! Said they would take my details and when a similar property comes up in the area they will co tact me.... oh wait there is another house they are advertising but they are not interested in contacting prospective letters, so beware anybody who wants to use these people as they will take your money but they are not doing their best to get it off the market for you!

Awful! Been trying all day to arrange a viewing for a stunning home in Chesterfield. We loved the look of it of what we had seen on reeds rains website. I emailed and said I was interested, to no reply, I called and they eventually called back. They said theyd contact the vendor and get back to me. Unfortunately I missed the call and was asked to call back. Called 7 times with no answer. Needless to say the home we liked won’t be ours as we won’t be using reeds rains to view any properties. Awful customer service

Inadequate call centre, restrictive terms of business and inappropriate invoicing

I refer to LIN079L6. Our experience with Reeds Rains has not been pleasant. We signed a contract for “Let Only” but for two years we have been invoiced for “Rent Collect”.The Call Centre carried out an investigation into our contract. Fully 5 working days have passed and no communication as to the result. We can now only assume that our contract is Rent Only. Contact with their call centre is frustrating, their staff seem unable to respond to simple questions. Worse, they do not actively return calls. We wanted to confirm who held our tenants deposit. The call centre was unable to confirm but said they would call back. They didn’t, we did. Over a period of 4 weeks and at least 4 calls, no calls back and no confirmation, we spoke with a Team Leader who confirmed our enquiry in less than 5 minutes. Please read their terms of business before signing. There are clauses restrictive to a landlord. For example, clause 6.22 requires a landlord to pay 1 months rent plus VAT if the landlord wishes to terminate RR management/rent collection. I can understand RR doing this to prevent landlords abandoning a contract after a few months but after 2 years or more I consider this to be restrictive practice.

Reeds Rains

Ok where do we begin. We moved into a managed property in May 2018. When we moved in the garden was over grown with weeds and bramble bushes, we couldn’t even open the back door without cutting down the excess. The oven had 2 inch of grease and grime from top to bottom, which was claimed to have been professionally cleaned before we entered the property. The wardrobe was all smashed and damaged at the back. The bathroom floor Lino had holes and gaps, the undividual pieces of lino came up when you walked on them. The back bedroom window had the biggest gap in the seal. Letting all the heat out in said bedroom. The emergency water tap was jammed even the gas engineer couldn’t budge it. The boiler broke 3 times. The landlords eventually arranged a new one to be installed, the boiler was wonky and left massive holes in the wall in the kitchen. The gas engineer also broke the smoke alarm cover (for some reason trying to pinch the battery). The cold tap in the bathroom never worked so we had to run the bath with the shower to add cold water. The plug socket next to my daughters bed was loose and didn’t work and was hanging off with live wires. The male landlord constantly rly appeared st the property and did not always allow peaceful enjoyment of the property, he also let himself in twice when the boiler man was here, I was upstairs cleaning and I heard him just walk in the house. TWICE. All of this I have proof of, which includes dates photographic proof and screen shots of conversations with the female landlord making comments on my mental health. We have a 6 year old little girl who nearly broke her leg down a huge hole in the pavement on the drive. Slates fell off the roof outside the front door.We had our check out on 05/06. It’s comical, they’ve tried to charge us for damages and cleans that weren’t caused by us. We even followed the rule, got the carpets and oven professionally clean, even though it wasn’t to that standard when we moved in. I now have had my old neighbour receive messages from either a member of reeds rains or the landlord hiding behind a fake profile on Facebook. Commenting on how we’re being dealt with by solicitors as we’ve made slanderous comments on Facebook. big fat LOL. Our comments are NOT slanderous because they are 100% true and we have the proof (unfortunately for them). How do we know it’s reeds rains or the landlords that made the profile? Well the information that was disclosed would only be known by either of these parties. After this I went only to read all the reviews on Reeds Rains, and I can see I am not the only one. Now due to the comments made by this individual on Facebook, were contacting ICS to investigate RR, and will go back and meet with our solicitor as this has got more serious. As our data privacy has been breached. All we wanted was our deposit back, and we would have let the past 12 months in that property behind us, but unfortunately they’re trying to charge us for damages we did not cause.

One to avoid

We rented with Reeds Rains before buying a property (with another agent) late last year. The fees are phenomenal, although they do outline the initial fees (to draw up a contract, etc.), what they didn't tell us is that they charge this fee again, plus an additional fee each time you want to renew your tenancy agreement. At first it was all fine, but when we gave notice to leave the property, the branch manager (Chesterfield branch) made the experience very difficult and stressful. We were happy to accommodate viewings and only asked that they took place while we were at home. She still tried to book viewings when we were at work and told us on one occasion that since they had keys they would enter the property anyway after giving us 24hrs notice. Luckily this didn't happen as we did check our rights on this, but during the one viewing that took place, the person conducting it walked in and was surprised to see me as he had been told the property was vacant (which we understood wasn't his fault). Unfortunately the branch manager was always rude and very condescending with us, however the rest of the branch staff were polite whenever we spoke to them. Our landlord was great and very easy to deal with, and there were no problems in getting the full deposit back, even though Reeds Rains alluded to there being a possibility we wouldn't get it (although the property was left in better condition than when we moved in).
