A wonderful experience with Linden Homes

I have just moved into my new home with Linden Homes at Crowborough in East Sussex. I have a wonderful experience. The Sales office team -Samantha Carey and Sharon Haycock are helpful, knowledgeable and patient.Excellent after sales service, the site manager Rob Cole and his team are very professional, outstanding and friendly. All snags of my new home have been sorted efficiently and promptly.I am extremely delighted. Thank you to all of the Linden team. Eric

Recently Bought the House from Linden Homes ,Brindley Edge Coventry and we were really pleased with the overall process .Both Carole & Leah did everything within their remit to make our home buying and related process so smooth and very really helpful to say the least.They ensured throughout the process that we were being looked after.Even after the Move-in Date the site manager Vez/Denis ensured we did not encounter any major issues and any initial snags post-Move in were rectified in a matter of days .Denis even went out of his way to support with any non-snag issues we raised and was happy to help anytime .Same goes for the workmen around the area who till date offer help /support and ask if we have settling in well which is a really kind and welcoming Gesture.The build quality of the new build is of really good quality going by our experience of being a 2nd time New build owner.The building works on site are still going but the builders make sure the area is kept clean and we are well informed of any upcoming works if it could be disruptive in regards to traffic/noise etc.Overall really happy with Linden homes on the whole and would highly recommend them to anyone for their amazing support/customer services and quality of build.Thanks Guys ! you are doing a brilliant Job :-)Soniya & Vip

Not all developments are the same

Not all developments are the same. Oak Farm Meadow in Stowupland is very good. When we first read the reviews of Linden Homes, we were very concerned and decided to stay clear. After hearing that the quality of a development is dependent on the site manager, we decided to look again. I’m so glad we did, the site manager and deputy both have very high standards. We were reassured by this and decided to buy here. The site even hosted a BBQ for existing and prospective buyers which indicated confidence in their homes. The site is well thought out and very well located, edge of village but easy access to Stowmarket and main road. We were able to visit the house at various points in the build. We have now been in for 8 months and can honestly say we are so happy here. We had several minor snags as expected but none of the horror stories that seem so common these days. The snags we did have were sorted. A friend who works on other new build sites has commented on the high quality of the finish. The pipes are finished neatly, the mastic is neat, the woodwork is well finished. We have hardly any settling cracks so far and they are only visible by looking close up. We did have to wait longer than expected for our fence line to be put in place but that was the only big frustration. Credit where credit is due, the quality of Oak Farm Meadow seems very high.

Don't waste your money or time

Where to begin! Initially I was blown away by Lindens and their great sales team. I was so chuffed when I moved in and couldn't wait to settle in to my new home. However I quickly realised as soon as I moved in that they had missed something very vital out of their sales pitch. This was relating to the HIU (community heating system). I had no idea what this was when I moved in. Why is this? Because they missed out a vital document in my solicitors pack which explained exactly what this was and there was no mention AT ALL before purchasing that my property was one of the ones that had to be apart of the HIU! I raised a complaint, this was dismissed and none of my points were addressed or responded too. Wishy washy answers to deflect the real issue. Because of this missing info I was informed correctly when buying the property just how much my bills would cost. I was never told at the time of selecting my property 'oh btw this one run on a community heating system', I went ahead and purchased the property unequipped with the correct information and now my monthly gas bills are £300pm!!! My shower leaked - they had to rip out my ensuite and 2 weeks later I am still waiting for it to be finished. The neighbour upstairs is insanely loud, the floor boards creak and every step he takes the light fittings rattle. They do everything they can to avoid responsibility and no offer of compensation to put things right. Apparently Linden homes are one of the better ones, well if thats true, we all have no hope!

Awful. Be aware Linden homes Vistry Group

Awful.We bought a new build because we wanted an easy life having spent 10 years renovating a very old house. We should have known when we were not permitted to see the house (in the three months they knocked it up in) that things weren’t great, but we were excited about the new build experience. Laughable. It’s cost us multiples of hundreds of pounds to rectify issues in the home.We are nearly two years in and we are still waiting for painting, glossing to be done. Everything is poor. Report it to customer service you say? Good luck with that. Linden homes (Vistry) send cowboys that make it worse rather than fixing it. Linden homes send them for two hours at a time weeks apart. So by the time you’ve cleaned up after them (sanding dust everywhere, they don’t close doors, sealant wiped all over furniture, up kitchen units etc) your back at again. Issues were on the snag list, multiple issues have occurred since, repeatedly reported to customer service. Still no resolve. When my other half rang this week and suggested they use cowboys in their social media the customer service lady laughed! She proceeded to say it would be another 2 weeks before somebody would come to assess.

Worst nightmare

If I could give them zero I would. The most discusting deceitful company! Drag you through hell then push you down further. House is now lower in value because they installed a dog waste bin outside out home without ever mentioning there was one near our home. They don't want to help and pass the blame continuously you go round in circles. Do not buy thier homes!

Just moved into the new Willow Woods development in Ely. Very happy with our home. Damien & the sales team have been great and the Site Manager Mike is super helpful, considerate and professional. Couple of small snags but nothing major and house looks great. Knocked off a star for how Head Office handled an issue with our part exchange. I thought that was cheap of them and we nearly pulled out but glad we didn’t as love the house and the area. Fingers crossed the love continues, will update if it doesn’t but for now, we would definitely recommend.

Manor View East Grinstead 4-bedOverall we are very happy with the new home.The quality of the build is very good. We had it inspected by a 3rd party and though there are some minor snags, there are no major issues. We've been in for 3 weeks now. Linden have been in touch and proactive on any issues so far.We love the house and compared to what we viewed prior to this it is about 10% cheaper than others we looked at in the same area and much better with an incredible view.Customer service initially was not good at all. Mainly that e-mails and phone calls never got answered, Donna would not answer my calls and never answered my e-mails. I would have to go into the sales office on site on most occasions.However, since Alex arrived in the office, she always comes back to me and has been very helpful. Clive, the Site Manager is also great - both are a pleasuer to deal with.We are first-time buyers, being a new build under construction when we exchanged was unusual but we got to chose all our own features and extras and are really happy with the result.

We have just bought a house at Minerva Heights, Chichester and both the sales team and the aftercare has been brilliant.Special mention to Joel in the sales team as well as the site manager Chris. I am a wheelchair user and they have been absolutely brilliant. What they promise is always fulfilled and they have gone above and beyond what I expected when buying a property and the after care.I would highly recommend Linden Homes - especially with the staff they have here in Chichester.

Sorry I can’t give a zero. This is from a subcontractors point of view not about their allegedly shoddy homes. Was asked to come in for an emergency as they were without a telehandler and desperately needed one to help their project proceed. Dropped everything (including the work I was doing) to help as they were offering a very generous amount for the day. Rushed across the county and arrived as soon as I could. Checked with site management what the agreed rate was and got on with the job in hand. Workers were happy manager was happy and I was happy as I’d made some money. Then a week later I get a phone call. They decided that they’re not going to pay. So there’s me a days wages lost and the cost of driving across county. I think it shows the company in a true light. If they are willing to stamp on the little man I’m sure they’re willing to sell you a substandard home.

Linden Homes - The Priors, Warwick This is an honest review, with first hand experience of this company. We’ve had too many negative experiences with this company and their suspicious Google reviews. My advice would be not to buy any properties advertised or sold by Vistry Homes.The site management on this site is extremely poor, with a number of staff having left the site since the initial build phase. The company take no responsibility for their appalling actions and push the blame on to the customer.Staff lie to cover their tracks and complaints are not fairly investigated. When this is all undone they fail to answer direct questions.Our negative experiences begun with incorrect information given by Sales staff. Followed by poor site management by Joshua Crowther and particularly Russell Thorpe, who is continuously forgetful. Customer Services Director Sharon Warrington is extremely unprofessional and is focused on customer blaming and struggles to understand the concept of answering direct questions.Their employees canvass for 5 star NHBC ratings, without being deserving and inform customers not to tell neighbours when they complete further work, so that neighbours do not request the same. They also offer day trips to complete remedial work. All of which we have refused. We also vacated our property for a number of days whilst some of the excessive remedial works were completed, but Vistry fail to remember this, as it is all too embarrassing for them especially knowing that they put us through this with a 2 week old newborn.They also openly admit that the issues with our property and the time to rectify them has been excessive but do very little to address this and then bewilderingly make out as if those issues no longer exist and have been resolved.Please document your interactions with this company if you are a customer, as Senior Managers Darren Beale and Stephen Teagle fail to address clear and obvious errors by their staff.An utter mess of a company.

Oak Farm Meadow, Linden Homes.We have bought a house here. We very nearly bought one at a different company and we're very glad we changed to Linden Homes. The sales executive Nikki, is incredibly knowledgeable, there is nothing she was unable to answer for us (and we ask a lot of questions repeatedly!) She has been incredibly patient and has gone the extra mile many times during the process of our purchase. She has held our hand through the nervous parts whilst exchanging and has gone out of her way to ensure we are happy with our purchase and everything is perfect. This is a sales lady who really does care and guide all the way, she genuinely cares that all is as it should be for her clients. Added to this is Paul, the site manager. He is an award winning site manager!! He also guides clients through the entire process, answering any and all questions patiently and knowledgeably. Every person we have met on site has been helpful and courteous. The plot itself is beautiful and the room sizes of the houses are generous. Our house is finished to a brilliant spec, we're so very happy with our move and love our house. There were some tricky sales moments and some nail biting bank and solicitor moments that I don't think we could have survived without such incredible support from the team at Oak Farm Meadow, Linden Homes. They are responsive and brilliant with fixing any snags but due to their attention to detail there were very few to fix. This, I hear from other new build buyers, is unheard of. What a great experience. Buy with confidence here.Thank you Nikki and Paul, truly.

What a great experience I have had with Linden Homes! From when I first reserved in February 2022 at Walton Peaks, Chesterfield, to moving in on 1st April (the house was already built and nearly finished) the whole thing has been a great, smooth and pleasant journey. David in the Sales Office was constantly in touch with me before I moved in, and has been ever since, just to check that everything is okay. This really does make the world of difference. Yes, there have been a few snags (same as any new house) but nearly all these were rectified in the first month. Nothing is too much trouble and I would highly recommend them. The quality of the workmanship is great (had a new build before and although a much higher value house with higher quality kitchen etc, the workmanship there was very poor and shoddy - so consequently, I knew what to look for in terms of poor workmanship and finishing - AND I'm rather picky!!!) Well done guys, you've certainly got everything right!

I had an extremely good experience

I had an extremely good experience. Everything I’d imagined become reality when I bought the house at Linden homes Redcar. From day one the sales adviser Ben and Jack were fantastic. It was a pleasure to deal with them. They show a level of care for the customers. As I was a first-time buyer Ben guided me and kept informing me, so everything went through very smoothly and easily. They talked to me through everything about anything going on here. When I moved here the site managers Kevin and Carl asked if I need anything and if everything is ok, and if I asked them about anything they sorted it out. Although it’s still under construction, they are doing well and keeping it clean. I like the yellow and red houses and the road around them is very nicely paved. My house is a good size and has a good size garden. It’s conveniently designed with a parking space for two cars. I love the whole site and my neighbor. I can’t believe that I live in such a beautiful house. I would recommend moving here for both the standard of the home and value for money.Gosia
