Rubbish

Obviously, I don't work for Reeds Rains so they won't be getting 5*. I found them AWFUL! The telephone staff are patronising little girls who delight in femsplaining what life is all about from behind their rented desks in rented offices to people who have run multimillion pound businesses since before they were born. Apart from the sale of personal data from which they profit by the sale (read the small print), they are very keen to get hold of your money and details before you recieve a product. I would advise against working with this company primarily because employs teenagers with one gcse between them to haggle for commission. Deal with a proper estate agent and grown ups.

Reeds Rains, Bury, Lancs

Reeds Rains, Bury, Lancs. We recently bought a property that was listed with Reeds Rains in Bury. We were cash buyers, required absolutely no funding, had sold our own property and were able to purchase a property very quickly. We saw a property advertised with Reeds Rains and called to arrange a viewing. They told us that they could only arrange viewings Mon - Fri, 9am - 5pm. I asked for a reason and was told: 'that's the way it is'. As my hubby and I both work full-time, we couldn't view during those hours. Fortunately, I knew how to contact the vendor directly. The vendor knew of no reason for the restricted viewing hours. We arranged a viewing with the vendor and agreed a sale 4 days later. The complete process took just over 3 months, and from showing our ID to the agents, they never contacted us once, not even on the completion date to congratulate us. If you are looking for customer service and support throughout the sales process, then I would not recommend this branch of Reeds Rains. So much for today's buyer is tomorrow's seller...

Southsea Branch - A real find

As I live in Kent and was selling my late Mum's retirement flat from a considerable distance, I needed an agent I could really trust and rely on to keep beavering away in a slow and difficult market. I'm pleased to say that Reeds Rains delivered in every way. From the beginning, Dan and his exceptionally strong team stood out from the many agents I saw and proved to be a real find. I was kept regularly informed, the communication and advice at every stage was honest, straightforward and realistic and Dan's quiet but highly informed and experienced persistence paid off and achieved a sale exactly in line with the price range he had advised. I really grew to trust Dan's judgement and felt he was batting for me throughout, including going the extra mile to really research and understand the specific micro market attaching to my Mother's and nearby properties. I'm not easily impressed but felt Dan and, unusually, every member of his team I dealt with, to be superb. An outstanding service in every way which I would unhesitatingly recommend.

Legalised criminality (Folkestone)

Awful. Avoid like the plague! Financially exploitative. Costs and hidden agendas at every turn! The emotional distress we recieved at the hands of these monsters is insurmountable. We were loyal renters with these people. We were charged £90 at the signing of our renewal of tenancy fee after our first year (when they knew the landlady wanted to sell) and then we were served a section 21, dropped and stripped of all our dignity. They broke our tenancy agreement by allowing viewings and erecting a for sale sign before their own tenancy agreement says they were allowed to. We were rinsed for money we could not afford. All this while caring for four children (two who are disabled) We had the most soul destroying experience at the hands of these people. Legal advice proves they showed bad practice in their dealings with us. We are still being made to pay to this day. Monstrous people with no care for others. I will never get over their foul treatment of myself and my family.

Worst agents ever (CHESTERFIELD)

Worst agents ever. So unprofessional and do not stick to their word. Bought a house through them which the sale process was horrendous. They did not enclose the full information of the house sale even though they was quite clearly aware. When it came to light the seller only owned 25% of the property they was trying to sell Reeds Rains has zero knowledge of the 75% owner and it was down to me to purchase the Title Register and send to my solicitor to find out what was going on. The seller was a complete nightmare throughout , basically matched up to the agents! Showed no willing to exchange and complete which when we finally did (on the same day) I was absolutely at breaking point. Passed from pillar to post throughout with different stories from everyone who worked in branch, When I finally got the keys and went to the house the back fence was totally down which I had not been made aware of ( this was no way visible to me from an exterior inspection ) however one of the neighbours notified me that Reeds Rains has been made aware with photo evidence by her, several weeks before. They had promised repair of this as it was blocking her drive however this never happened. After various emails and calls between them and them admitting to me they should have sorted it, they decided to wash their hands of it and advised me to seek advice from a solicitor. After weeks of stress, an unsafe garden for my dog, and upsetting my new neighbours , I was promised a contribution towards the repairs from the seller which Reeds Rains was supposed to sort however this never materialised. So I was left with a very large bill I did not account for when buying the house. Now months later I am still getting letters addressed to Reeds Rains for outstanding bills from before I took on responsibility of the property. Total cow boy outfit! With all the online low fee agents popping up you would think they would try and pull their finger out and stay in business. No homes to sell / let = no job.

If I could give zero stars on this I would

If I could give zero stars I would!! I have done nothing but cry this past week, but first I will start with what happened when we were going through the process of renting a property with this awful company. I attended the pre tenancy interview it was all going ok until it was nearly finished the guy who done the interview asked would I like life insurance I said no not right now I can’t afford it. The guy started playing on the fact that I had epilepsy and made me feel awful and I burst into tears (west derby branch, Liverpool) my partner came with me asked him what the hell he was playing at and the man was very apologetic and said he just thought it may be something to consider Incase anything did happen, I suffer with terrible anxiety due to having epilepsy and this guy played on that, does he get some sort of bonus for getting people to sign up for life insurance because there was no need what so ever for him to say what he said. We FINALLY moved into the property it was a big ball ache but we moved in and everything went smooth for a few weeks then someone came to inspect the property, it was fine but then it started happening every few weeks which was annoying and inconvenient I understand estate agents do inspections but not to the extent reeds rains did!! My boiler broke just before Christmas 2018 and I was left without heating for 6 days as no one was getting back to me I was having to call them every day for an update and I spoke to a different person every time so was having to explain everything again and every time they said they would call me back but never did, I didn’t really care about myself but I have a 1 year old daughter and an 8 year old son who were left without heating, my mum bought me 4 electric heaters and as many people know there not cheap to run and use up electricity very fast so It was costing me a fortune. It got sorted after 6 days. I received a letter saying my landlords were selling the property but I’ll be ok as my landlords have said I can stay unless they sell to someone who wants to take over the property but more than likely it’ll be an investor. I was happy to let people come and view the property but sometimes the person showing them round wouldn’t even turn up and I was showing them around myself which was all very weird and uncomfortable. My oven broke, someone came out to see it but never came back I have wrote to reeds rains and emailed but I haven’t heard anything back and I am still without a working oven to this day. I have just given up to be honest, I can use my grill and microwave but it’s not really the point it should have been fixed. I haven’t even had a response as to weather someone will be fixing it or not. 8 weeks ago I received a letter saying the landlords want to take possession of the property and I had to leave which I wasn’t to bothered about as I wasn’t planning on staying here anyway all’s I was bothered about was sorting the funds out to be able to rent another property. A few days after being told I have to leave the property I received a phone call asking if someone could come and view the property, I said no as I was a bit miffed that I was being told to leave so I said they can do all the viewings they want when I’ve left the property but I won’t be allowing any viewings, last week I received a letter asking why I have failed to vacate the property so explained I have a house lined up but it’s having a bit of work done and isn’t ready yet and asked why they are asking me to leave and the girl on the phone said it was because I stopped viewings when I only stopped the viewings after I received my notice so someone’s lying. Unfortunately I couldn’t get the funds together in time so I had to apply for a council property I explained my situation and good enough I was offered a property with in a few weeks. They asked me for 3 references off people I have rented with in the past 5 years, I asked my previous estate agents and I got them on the same day. I sent a letter asking reeds rains for one on Sunday 23rd June 2019 .. it is now Saturday the 29th June 2019 and council have said they need them all by Monday 1st July 2019. I’ve been calling reeds rains since Monday about a reference and different people were answering and didn’t seem to know anything as there no note on the system, I got told the manager from the west derby branch would call me but she never did. I called again yesterday and It was only yesterday I got told to ring a different number who deal with the reference side of things. Why has it took 5 days for someone to tell me that ? I spoke to someone who told me I need to email a reference form, I don’t have a clue what that is as no other company has asked for one, by this time I’d had enough and just put the phone down I was so stressed out with everything as these references need to be in by Monday or they will have to offer the house to someone else. The landlords sister lives next door to me and out of desperation I knocked and begged her to ask her sister if she could personally write me a reference because reeds rains aren’t helping me at all. She said she would then an hour later she knocked and said she can’t write me one it has to be the estate agents and that her sister has decided to go with another estate agents as they keep messing her around too and said all’s they care about is money and charging fees for anything and everything. They would probably charge you to go for a wee in the house if they could!! Someone did come and take the for sale sign down a few days ago which makes sense now as I thought they had taken it off the market. It’s Saturday now and I only need one more reference from reeds rains which has to be in by Monday but doesn’t look like I’ll be getting one so if I loose this house it’s down to your company I’ve done nothing but cry the past few days and I thought I’d see if there was any reviews on this company and there is loads and most of them are bad I only wish I’d have read these before I moved in. Thanks a bunch reeds rains! You have my details and phone number so don’t bother replying back to this review as I have explained everything and would appreciate it if someone could call me to sort this out.

Cannot recommend Reeds Rains at all. Very poor.

I am a landlord and let out my property through Reeds Rains. They are awful to deal with. Wolverhampton branch never gets back to you with any updates regarding maintenance or queries.I wanted an inspection on my property carried out which to be honest I shouldn’t even have to tell Reeds Rains to do as these should be periodically checked as it’s part of the contract I initially signed. But most of the time I feel like I have to tell them to do their job for them. All this is supposed to be done without me getting involved as I’m paying for a fully managed service to them. I cannot recommend Reeds Rains at all. They do next to nothing apart from the bare bones. Awful service.

Dreadful experience with a crap company AVOID!!

Went to view a house being sold by Reeds Rains. The house was being sold at a set price, in fact it was listed as 'priced to sell' I viewed the house at 9am, really liked the house as it suited my needs. We were told there were more people coming to view. Infact we had only been in the house a few minutes when other buyers appeared at the door. We had a look around and decided we liked the house and were willing to pay the full price. I phoned up the agents office and told them I would pay the full price. I was then told they would take my "offer", but were still going to let others look around. They told me if anyone else made an offer they would let me know, basically changing the house sale now to "offers over" which I wasn't happy about. I heard nothing all day. The next day around 11.30am I got a call telling me there was another offer, and they asked me what was my highest "bid" I reluctantly bid another £2,000. They then said they would let me know later that day on the outcome. They never phoned back!! The next day I looked at the listing on Zoopla to see the house was now SOLD.... We then phoned them back to ask what was going on, they told "we will phone you back"...... again, no phone call. Later that day I had an email telling me my offer was unacceptable! Their customer service is awful. Even when I placed my initial offer, the snotty lady on the phone tried to pressure me into using their mortgage advisor, even when I told her I already had my own! Just a bad experience from start to finish, will avoid at all costs! Thanks for nothing Reeds Rains BLACKPOOL!!!If I could give zero stars I would

Terrible

Terrible. Hidden costs, terrible staff. Said they would release my bond 20 days ago after I left a rental and still haven’t given me my £850 they owe.Had to pay £150 to vacate the property and £120 each time I renewed. Not to mention they charged the tenant before me his bond for work they did not complete and then tried to sting me for the same things. They are screwing people for money. Do not use at all costs. I also sold a house unfortunately with them and they told me it would be cheaper to go with the fixed fee but a percentage would have been much cheaper.

AVOID !!! Worst estate agents company ever !

I will start with this : AVOID THIS COMPANY !! I have been renting with reeds rains over a year and had the worst experience provided by an estate agent ever. No issues arrived until I bought myself a car so I needed to make a resident parking permit, only to find out from the council that the landlord has his permit renewed during my tenancy period and cannot do my own permit unless I pay a £100 fee for the second permit or have the landlord cancel his. At this stage, I have contacted reeds rains maintenance team to request the landlord to cancel his permit. I was in touch with a person named Adam Mack at the time. I have been emailing and emailing and calling and calling on and on and all I was told is that the landlord cannot be contacted. Now, what if there was an emergency with the house, How will they get in touch with the landlord? I was given no response about my enquiry for over 7-8 weeks when i decided to pay the £100 fee in order to avoid being penalized with a parking fine. During winter time, we experienced some issues with one of the bedroom windows not closing properly and allowing drafts during windy days, which made our sleep nearly impossible. I have reported this to reeds rains in january, Now we are in May and we moved out of the house and guess what, now I am called by the company to fix the window. JOKE !! The washing machine drum got broken and an engineer came and fix this after 4 weeks where we had to wash our clothes at the local launderette. On top of this, at the end of the tenancy , they had the nerve of claiming a charge of £200 for the change of the washing machine drum, when in the contract was stated that all maintenance issues will be repaired by the landlord and in this case, it was a wear and tear situation. when it came to get the deposit back, It took almost a month to get the money back as again, "no response from the landlord" explanation was given. Plaistow branch - Metin and the guys there were pretty good, getting the things done quickly when we first moved in but after this, it has been a complete nightmare and no communication at all. Email chain is my proof and i hope whoever reads this review will consider avoiding them as they are the worst ! only want to take your money and not do a goddamn thing about it.

Reeds rains are very quick to take your…

Reeds rains are very quick to take your money when you go through the rental process but are reluctant to help you when your tenancy comes to an end. They advise you will receive your full deposit back... Unfortunately they don't seem to understand the meaning of full... I only partially received my deposit back as reeds rains decided to take out a day's rent... Apparently this was because I apparently owe a day's rent despite the fact that keys were handed in on the day requested by reeds rains in their end of tenancy email. When you question this, you'll receive a response from the 'property manager' which will be blunt and very unhelpful. When you provide evidence that the keys were required to be handed in by the end of the business day on a specific date, they will then ignore you.During the tenancy, they were supposed to manage the property on behalf of the landlord. Thankfully our landlord was fantastic and very helpful, unlike reeds rains. They left us without heating for 2 weeks and offered no reduction in rent or compensation despite us not being able to live there. I have rented properties before and I have never had such a bad experience before. Its no wonder our landlord decided to leave them and have someone else manage the property for them.

Don't consider Reeds Rains to manage Letting out your property. The service and communication has been dreadful and the communication is even worse now its been centralised to their lettings hub in Southampton. At the moment i am currently enduring the process of moving the management of our flat from one agent to another - the whole thing has been a shambles to say the least - and I am still unsure it will go ahead next week - funnily enough one thing they have managed to arrange though, is a communication to my tenant with a date for a move to an energy supplier called Spark which we certainly did not ask for or want. I gave Reeds Rains notice of contract termination 27th February 2019 and my new agent has contacted them for the swap over and as landlords we have received nothing not even an acknowledgement until I rang yesterday and neither had the tenant. The swap over is due to go ahead 13th May - so Reeds Rains have had plenty of time to sort out the admin of the swap over.

DON’T RENT YOUR HOUSE OUT TO REEDS RAINS

The house next door to us has been rented out to someone who parties 3 times a week blasting loud music and screaming until 6am. This has been going on for longer than 6 months. We contacted Reeds Rain for some help as we are drained and it is now affecting my partner losing money at work as he is unable to drive due to lack of sleep! First time we spoke to Reeds Rain they said they would send a letter out to the tennant. A week later and the parties continued so we rang again and were told there is nothing they can do! Meanwhile, the house next door is slowly deteriorating with cigarettes and cat food littering the front! This is our first home that we have saved to buy and it has been ruined! Thanks Reeds Rains for giving us a drug taking yob as a neighbour. If only we had the owners number to tell them what is happening to their home under Reeds Rains supervision.

Worst Experience of my Life!

We attempted to purchase a house through Reeds Rains some time ago now and it's taken me a long time to get over the issues we had with their awful and unprofessional customer service. Thankfully the branch we used, Fulwood Preston, has now been closed down although no doubt the staff involved will still be working within the business in their disgusting manner. We attempted to put offers in on a particular property but Susan Taylor, who we unfortunately had to deal with most of the time, was extremely obstructive and lied throughout the process. At one point Reeds Rains chose to not pass our offer on to the vendor and it was only when we made contact directly with the vendor that this was discovered. The vendor was absolutely appalled by their attitude and even went into the branch to tell them what they thought. It was quite clear throughout the process that Susan Taylor did not want us to purchase this house, although we never found out why, as her attitude was consistently awful. The branch manager told us to go to see our mortgage advisor and get in touch when we had done so. Our mortgage advisor kindly called the branch on our behalf as we had been instructed to do. Unfortunately Susan Taylor answered the call. After he passed on all the information they had asked for Susan Taylor said "I don't understand why you've called because they are not going to get this property anyway" before slamming the phone down on him. He was understandably shocked. After some time we eventually got our offer accepted only to be told at the last minute that the other potential buyers had finally decided to match our offer and the vendors had decided to go with them as they were sick of the whole saga. We accepted their decision but it was clear that Reeds Rains cost us the purchase of this property with their underhand tactics and awful customer service. Strangely enough when the property did eventually go through the sale price was £5000 less than what we had offered which only confirmed my suspicions.Disgusted with the service we received we decided to take our case to the ombudsman. Throughout the complaints process Reeds Rains were absolutely terrible, contradicting themselves and refusing to believe they had done anything wrong. After many months the ombudsman made their decision and ruled in our favour on three separate counts. They agreed with exactly what we had said right from the start and we were awarded our much deserved compensation. What astonished me is despite the ombudsman ruling that Reeds Rains acted unprofessionally at various points and that they had caused unnecessary emotional stress, never once has anyone at Reeds Rains apologised. I thought when the cheque for our compensation arrived in the post it would be accompanied with an apology but no. Absolutely nothing. What a terrible company from top to bottom.

NOT GOOD AT ALL

I put the sale of my holiday home with Reeds Rains thinking that I would get a good deal from a large company...WRONG !!Being a holiday home I am obviously not 'in residence' every day so I put trust in my agent only to find that It took almost 3 months for them to erect a 'for sale' board!...communication was almost non existent with me having to phone up for feedback on the 2 viewing they managed to arrange.Prior to changing agent I had 2 independent valuations both of which valued my property at £8000 more than Reeds Rains and via my new agent I have had 3 viewings in 3 weeks and a resultant offer close to my asking price. On the plus side I have to say that Reeds Rains staff are very polite. One last thing...I am now stuck with a Reeds Rains 'for sale' board as despite 2 written requests they seem most reluctant to remove it !!

Absolutely awful company

Went with this company to sell my home. We went with everything that was told to us got Tennant out so home was vacant as they said this was better to sell. They came in and took awful photos of the house that did not show full potential on the website, was advised to put into an auction but also did not explain the 6000 pounds extra on top of the asking price if someone bought the house no communication, poor customer service, my home was on the market for 3 months had alot of viewings 2 offers 20 thousand pounds short of asking price and was told to accept price. The branch we were dealing with closed and we were not notified of this had to find out from another estate agent. We have since left these and went with another company home was only on the market a day and was sold for the full asking price so please tell me how can one say accept a price 20thounds pounds short of the asking price I don't understand. All I can say I would never recommend this company to anyone.

Landlords experience: COMPLETELY AVOID! Durham branch.

This company's service is one of the worst business encounters I've had in my entire life! Our dealings with them has been an absolutely nightmare!!! You pay extortionist fees for a service that you can only be discribed as borderline fraudulent. We are seriously considering taking them to an ombudsman: the just run off with the money and leave us and the tenant in an awful situation. Never can get a straight answer, there's always 'another' colleague dealing with it, straight up deceitful service. They very rarely get back to you and if they do the information is insufficient and incomplete. We regret every doing business with this company. For your own sake just completely avoid

Lettings from Reeds and Rains Stone branch (now closed)

Tried to give zero but sadly can't. The STONE branch which thankfully closed was utter rubbish from the manager down to the staff. No help no clue only letting statistics important. After sales utter c#*p. The property maintenance team based in Cheadle which is also shut down was a waste of space. Property management team is based in Hampshire NOW and our dealings with a young lady called GEORGINA have been great she gets the ball rolling. REEDS & RAINS took our landlord on and it was obvious that they were not briefed how to leave property for ingoing clients and you are expected to accept a ridiculous inventory report. It's been a nitemare from the start. Wether you are buying or letting I would stay well clear and save yourself a lot oh hassle and grief. THE BRANCH has shut that we registered with but no one has told us this fact brilliant SERVICE. Let's see if they M.D. can respond NOT.
