I wouldn't say we had a great experience but we certainly didn't have a bad one! As only negative comments seem to get posted on here I thought I'd level the table a little by leaving a comment that reflects a lot of the owners I've spoken to. These new build houses are not built by robots, they are built be people, some good at their job, some not so good. When an effort to work with site management is made we found them to be very helpful and solved the few problems we had without issues. I know others have had severe problems and I'm very sorry for those people and sympathise with them completely, I cannot imagine what they are going through. They don't however speak for everyone and neither do I

I haven't been a victim of Stonebridge homes. In fact I'd never buy a new-build home in the UK because of widespread atrociously bad quality. I am writing this because of the report on BBC news this morning, 4 September 2026, about a couple's suffering as a result of buying a Stonebridge new-build. I felt really sorry for them and was moved to write this alert to the BBC report.

We purchased a home in Fall of 2024 from stonebridge homes. The service staff and salesman were very kind and helped a lot while designing our home. However, our experience since that time has been very poor. We've had multiple issues with the home including the hot water heater and the garbage disposal going out. Stonebridge homes consistently refuses to participate in any repairs. They also offer a one-year warranty. However, after that point they take no responsibility for anything going wrong, including major appliances like the hot water heater. They also created issues while building the home including putting on the wrong countertop and putting doors on backwards that made travel through the house. Very difficult. Fixing these issues cost quite a bit of money and was added to the cost of our home. Well it's very helpful to have a company that lets do semi-custom homes. The service is very lacking and they need to reconsider their stance on follow through and their honesty with the quality of their homes.

Bought a new build property and had the kitchen worktop replaced as it was chipped, then the 2nd work top had sand paper scratches all over it. They said they would buff it as good will, but if they damaged it or anything went wrong as they were buffing the worktop this was on us and they would not take any responsibility. Then the joint has turned yellow where they have replaced the old work top and said we have damaged it

Ignore the sales brochure and the flashy social media posts. Stonebridge will half-finish the shared areas on the estate and then hand them over their friends in RMG, who will then start to invoice residents for management fees. You're then paying again for something already included in the cost of your house purchase. If you challenge this you'll get debt collection letters from RMG and flippant dismissal. We've all paid a premium for a brand new house on a new estate but now we're being treated poorly by Stonebridge's management team who care more about their profit margins than their customers. I wish we hadn't moved here and just put up with our old smaller house until we could afford something different.

Buying a Stonebridge house was the worst decision we ever made. The finish is appalling, the Site Managers evasive and Customer Care don’t care one bit. We had over 200 snags, the worst one being a leak in the kitchen which started two hours after we were handed the keys. An attempt has been made on 4 separate occasions to repair it, but here we are 12 months on and it’s leaking again. It appears to be a fundamental flaw in the design/build as other houses of the same style have the same problem. Surely a basic expectation of purchasing any house is that it should be watertight? Our experience with this Company has been dreadful and we would advise anyone who haven’t already committed to steer well clear and give their money to another builder.

Repainted wall - promised 2 coats, only applied 1, promised to replace defective rendering but only glued dislodged piece back. Did not paint around window frame edges nor around drainpipe. Did not clear up afterwards and left cigarette butts strewn over garden. Cost of £800 excessive for the work done. Also required cash payment, Inland Revenue please note.

I almost don’t know where to start with this company. We have a nice house, but only because of the hard work we put in to ensure it. Stonebridge did their best to wriggle out of every possible issue, repeatedly closing off snags that were far from sorted. Choosing to buy a new Stonebridge home means committing to 2 or 3 years of stress as you sort out the problems they have created. It would be less work and hassle to buy a house needing renovation. I get it, you’re reading this and thinking this is a one off, or maybe this reviewer is a bit picky. This is typical for Stonebridge, and we are not the exception. I actually think we did better than some.

Google⚠️ DO NOT BUY FROM STONEBRIDGE ⚠️
We bought a house with lots of promise from Stonebridge.
The 5 star ratings on here are clearly to stop the trend pointing towards a 1 star rating. Ignore them, obviously fixed as they offer zero feedback.
They rip you off.
The estate management fees are an absolute rip off joke. They employ RMG who share the same terrible ratings Stonebridge do, so they're good together at being terrible.
PLUMBING:
We had several leaks and the heating tanks all over the estate has serious issues with leaking. They fobbed you off, but the Kingspan rep (manufacturer) said they has been fitted incorrectly. This culminated in a leak which came through the lights, they rectified the painting but due to covid the 2 years cover ran out and they washed their hands of it. I had to pay to repair it.
GARDEN:
They were supposed to lay a certain amount of top soil, they didn't the garden was laid on top of building rubble, and subsequently the lawn died and was full of potholes. Again, I had to pay several thousand pounds to rectify their dreadful garden.
The attitudes towards snagging were terrible, always trying to to dodge out of rectifying their awful build quality.
We left the estate after 2 years due to stress, we put the house right to sell in because we are decent people, but it cost us in the region of 10k
WHEN THEY BUILD ON HOLLIN BUSK: i would strongly recommend you DO NOT buy a home from these people. The reviews don't lie. Check how many people moved out before 2 years from the estate. THEY WANT 500K FOR SOME OF THESE 🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣🤣

Purchased March 2019. Unfinished garden, bifold doors that wouldn’t close or lock to be told, we’ll get to that at some point, this is my home security. Someone came out scraped a bit of metal off the bottom and said he’d arrange to come back....still waiting. Bath that sunk on first fill and that was only 10cm deep, so couldn’t have a bath, bath now been ‘propped up’ underneath with a piece of wood! Kitchen doors scratched and they send a plastic surgeon (jokes aside..) to fix he sprayed it with a matte colour and they’re gloss, and a different colour, came back a second time and made it look worse. Waiting on new doors to be fitted they mailed me to say they were here at the beginning of July, I booked a day off work to be there, maintenance just turned up and asked if I had the doors! To now be told they haven’t been delivered despite being told they had arrived, a wasted day and now will have to arrange again. No email correspondence or call from them whatsoever. The only reason I have 1 star is because the house and area is nice, some faults are expected with new builds but once you have bought with Stonebridge they do not care about any level of customer service. They even out the phone down on you and tell you they don’t want to talk to you. I asked to speak to the person dealing with maintenance and repair for the service charge as she ‘Sharon’ said they don’t speak to customers!! What the hell kind of business are you running? You are junior school age average customer care. And for the record the maintenance and repair that you are supposed to pay monthly for....there is none, no care, no maintenance no repair but the management fees are twice in excess of any costs to for such. I was told by Sharon to ring a company I have no knowledge of to sort my own fees, how can I do this? I was told by Sharon that I’ve bought now and that’s care done with...it is only July, 4 months since my purchase and I feel absolutely let down. I was told by Sharon they’d send me a bill before the year starts and I’d probably have to pay more for missing this years as their new year (the repair company) starts January. This is mismanagement all round. A disgrace of a company, lack of ethical responsibility and lack of business structure other than sell sell sell for maximum profit. Don’t buy with these. I was warned and did not take the advice, don’t you, go somewhere else.

GoogleMy girlfriend and I went to the marketing suite 3 times, spoke with the sales person interested in reserving a property. This was back in late 2016 and we were told that the specific property we wished to reserve wasn't up for reservation yet as the company didn't know the price. We were told to wait until early January, told that we were top of the list for the specific house as we'd been in so many times and also were the only ones interested in the specific lot. When it came to January we were not phoned about the house once, despite being assured that we were first in line. Next time we went to enquire, we were told that the house had already been sold so there was no chance of us getting the house we wanted. It was very disappointing after spending so much time speaking with the sales team, viewing show homes and multiple calls & visits to put our names down and getting told we couldn't. Overall, very disappointing and I wouldn't wish to deal with Stonebridge again

GoogleDO NOT BUY A HOUSE FROM STONEBRIDGE HOMES. They will leave you with a house that has substandard workmanship and a mess. They will also tie you into their fleecehold with monthly charges for doing little to no maintenance on the estate. They are also refusing to complete works to at Fox Valley and some areas are literally an abandoned building site. Avoid!
