Waste of Time

I used Reeds Rains to list my property, they were all singing and dancing with positivity but once I’d paid for ‘professional’ photography, I seemed to be forgotten about. (Photographer was rude too!) I didn’t get any viewings so was constantly chasing the office for updates. I had a friend put in an enquiry and they didn’t contact him for 10 days!!!!! Never answer their phones or emails. Was on the market for 4 months before I switched to another agency and the house was sold within a month. Staff clearly don’t care about the sale, more like they are incentivised to get the listing.

Useless

Do not use these incompetent con artists.Had our apartment ruined by a serious leak from the apartment they manage above us. After the building's management company sent out a plumber to turn off the water to stop the leak, Trudy in the Ballyhackamore branch told their tennant to just turn the water back on again. That was on Saturday morning, on Monday morning the building's management company plumber came back to repair the serious leak and was told to stop by the incompetent Trudy. Several hours, and the need to complain multiple times, later, as well as more buckets full of leaked water collected, finally the completely incompetent Trudy at the Ballyhackamore branch managed to get a plumber to come out and fix the leak. Now after many failed attempts to get the incompetent Trudy to provide their insurers details I have come to the conclusion that the only option is to take legal action against them to force them to give me the details of their insurers so that I can have my seriously damaged property repaired.If you let these incompetent imbeciles do anything for you in any capacity, be warned, you will end up in court facing significant costs just because of their gross stupidity and incompetence.

Deeply disappointing service

Sadly, not a great experience with Reeds Rains Hebden Bridge. TL:dr, don't use them, better to do it yourself which is pretty much what I did. I initially dealt with a manager who was great, but unexpectedly (to me at least) left just as my house was about to go on the market. Then followed 3 weeks of an incomplete and incorrect listing on their site and Rightmove. There were endless corrections and back and forth from me, to no avail. Then a new manager started and this was finally corrected.The second viewers were the ones who ended up purchasing the house and are lovely, lovely people. Who at their own admission were clueless as to the process. I was told by Reeds Rains that they were cash buyers - they were mortgaging their own home and using the cash to buy mine. I understood this to mean that Reeds Rains had confirmed they had the cash in their account since they repeatedly told me they were cash buyers.They didn't. Reeds Rains only went so far as to prove that the buyers had mortgage approval, no more. I could get mortgage approval tomorrow and it would be meaningless. This resulted in 3 months down the road when it came time to exchange contracts, the buyers could not as they did not have the deposit money - nobody had thought to check this. They also didn't have the mortgage....and again, nobody had checked. An incredibly stressful 3 weeks followed while they actually secured their mortgage, not able to exchange contracts with me so I had absolutely no security at all. This should have all been confirmed before I accepted the offer - and I foolishly believed the correct due diligence had been done. All that had been done was a conversation with the buyers mortgage broker ('well, he had known them 20 years and vouched for them' - really???) and a confirmation of the mortgage offer. I literally chased this every step of the way myself - hence my point about do it yourself!

Dissapointing & Unhelpful

Excellent when you are looking to rent a property that they are representing as agents, but awful when you vacate.No responses to any emails and they hold onto your deposit long after the landlord has agreed to release it. Covid is their excuse not their real reason.It seems they are just playing for time.Eager to get your deposit upfront but not so keen to return it.Extremely unprofessional and very frustrating.Perhaps they need to employ more staff to be able to offer the level of service required.

***KEEP AWAY***We were treated like young dumb first time buyers and constantly lied to by the sellers and estate agents. Property was advertised as FREEHOLD, we asked the sellers about the property status, they said the property was FREEHOLD, the paperwork was in the post. During the solicitors searches, it came to light that the property was in fact LEASEHOLD.Reeds Rains asked how we found out that the property was LEASEHOLD and we explained through the solicitors, to which estate agents said "but yeah its a long LEASEHOLD " - so they already knew and were hiding and MIS-SELLING!

Positive result with some bumps in road

Firstly, Read Rains sold the property which is the primary objective. The commission price was competitive so we have a positive result. The market has been very slow this year so I appreciate why it took longer than wanted and we had to reduce the initial asking price significantly. The staff are always polite and courteous.On advice from Read Rains we engaged with their online auction service. This was a waste of time. Communication with the auctioneers was almost non-existent and no offers were made at any price.We reverted to traditional sales approach. There was confusion regarding an initial offer which never materialised but eventually we secured a sale with a different buyer.The solicitors service which partners with them on a no sale no fee basis, engaged with us but after being engaged, they informed that they were not able to cover our purchase property. This also wasted some time.Lastly, I felt that it was always me pushing for updates and progress and Reads Rains reacting. Other agents I have used are more proactive. This could have been somewhat due to a turnover of staff at the particular branch but such things are part of business and should be managed.

Very dissapointing experience with Reed…

Very disappointing experience with Reed Rains. The property was advertised before it was ready for sale. After spending time and money on searches and enquiries, we were ready to agree on completion when the seller informed us that they needed to apply for a cheaper mortgage. This process took another six weeks, and the seller ultimately did not obtain the mortgage.

Excellent Service from Hazel Grove Branch

Selling your childhood home is a difficult and emotional journey. An estate agent you can trust is essential and I can't recommend the Hazel Grove branch of Reeds Rains highly enough. Dean put me at ease from our first meeting when he came to value the property and this has continued throughout the sale process. He and his team have been polite, friendly, conscientious and professional. They've handled the marketing, EPC certificate, viewings, negotiations and survey without any fuss. AVOID AT ALL COSTS!!

The flat was absolutely rancid. Massive problems with hygiene and smell of tabacco and weed from downstairs has also made all my things smell I can still smell it now on things. I complained multiple times to reeds rains and that’s the reason I moved out now they are charging me for moving furniture that was already there! £150!! Dosnt even cost that even if I was liable. £200 for a clean when the flat was filthy when I moved in please find all the complaints I’ve made regarding the state of the flat! End of tennancy clean is £40 not £200. Landlord is money grabbing! The flat was infested with fleas! Boiler broke due to flat having no maintenance ever and I was just constantly ignored! Wouldn’t pay for contents insurance excess when boiler exploded! Please refur to dates on emails as I show how awful this flat was and not maintained, NEVER CLEANED FOR MY TENANCY MAY I ADD still photos of previous tenants in draws! Nantwitch are just clueless, Stephan is rude/ sexist and mansplained regarding the boiler breaking with next to no help provided. AVOID THIS COMPANY.

Selling my Mother’s property as a POA.

I would recommend Reeds Rains. I was amazed on how professional they came across. Tom came to value Mum’s property looking very professional and smart. A good rapport was instantly there. Mum had gone in to a care home and Tom had empathy with my situation and took his time to talk about the value of the house. He proceeded to take photographs which looked very good. Tom was positive the property would sell and there would be a lot of interest. There was a lot of interest, and Tom kept me updated at all times. The other staff are also very professional. I cannot thank Reeds enough for everything they have done. They absolutely are the best Estate Agents, they work very hard and deserve the 5 star review.

House was put on the market in june

House was put on the market in may. Accepted an offer on property in July. We was then offered to use there in house solicitors (oniell patient solicitors )was told it would make things quicker. The buyer was a cash buyer so straight forward. Well here we are in the middle of october and still waiting on sale to go through. All down to the solicitors we was given. Me thinking them been local no they on an industrial estate in Cheshire. Even had buyer calling my estate agents complaining on how slow things are going as they are living in a caravan ready to move in and have been for months. Well its no luxury here all packed up ready to move out. Cooking from camp stove. I would never have taken there advice and used there supposedly in house solicitors. Mental torture. Should not be put under this . Something so straight forward made difficult. Leaving 2 familys in limbo..

bad customer service

They have been my estate agents for more than 5 years. I had requested them that I would pay the contractors directly for some works inorder to reduce the price. But despite the fact that they agreed in writing that I will be paying the contractors directly, they still paid the contractors which led to loss of money for myself. There is no one point of contact. They charged me twice for renewal fees in 1 month. Whenever you ask them they just redirect to renewal team, accounts team, local branch, maintenance coordinator.

Macclesfield branch are the worst…

Macclesfield branch are the worst estate agents our family have ever come across in 60 years of buying and selling properties in the UK! Reed Raines recommended a conveyor based in Leicester (miles away from us) in November 2020, we had to chase both of them all of the time. Reeds Raine were rude and aggressive, and we’re not working for us, in our best interest (and we were paying their bill). The Conveyancing (Premier Property Lawyers) cost us over £40k by their incompetence and Reed Raines staff were unsupportive to us and had an over familiar interest in selling our property to a family friend. We pulled out at the end of March still unsold, due to both companies inefficiency and unprofessional work. Don’t use Reeds Raine, especially Macclesfield branch.

We were appointed to sell initially by your mother, who we have sold for several times over the past 12 years or so and has been extremely happy with our services over the years. We generated good interest at the start, with two buyers offering, one of which was accepted. There were a few delays during the process, 2 main ones including being unable to find the deeds and the related onward purchase.With the buyer's chain. We believe everything was done within our ability to conclude a sale. As it happened these delays didn't allow the sale to proceed, as we would have liked and it certainly was not ourselves who incurred any costs for you, as we and our panel solicitors operate on a no sale no fee basis. Private tenants AVOID ! BULLIES

Private tenants AVOID !! Never in my life have I felt intimated by a company until my dealings with reeds rains. Absolute bullies. Staff are disgustingly rude. ( Apart from Ellie, I think she is the only one who seems to have undergone any customer service training ) One lady just turned up at my house with a front door key and told me shes coming in to inspect, I asked for half an hour as I was in an important phone call. She told me that doesnt matter, she needs to come in she isnt waiting half an hour and she has a key so WILL be coming in. Alls I was asking was for a bit of time to re arrange my phone call they cant even respect that. She was made up to exert her power that she had a key for my house and was coming in. Hope that made you feel good you horrible woman. House was dirty and an overflowing bin in the living room on my 1st day, therefore caked in flies each window was a graveyard of dead flys. Oven thick with grease. (Despite being told this was being professionally cleaned before I will get the keys) I was told any maintenance issues, reeds rains sends someone to complete then charge landlord. No I sent an email with some maintenance issues and got a section 21 back! They want the house back. Landlords friend came and did some odd jobs after a long while. Not the service I was sold.

Historically we have also assisted with various queries for yourself over the phone and been able to resolve these in a professional and timely manner. Our process as an estate agent and by legal requirement is that we are instructed on behalf of the landlord to ensure that routine inspections are carried out and performed within a timely manner throughout the tenancy to ensure their property is being kept in acceptable condition. This visit also allows for any maintenance issues to be reported/pointed out by the tenant so we can take the necessary steps moving forward. Our routine visit assistant is on time constraints to conduct the routine visits in a timely manner and does hold all management keys for our fully managed stock, therefore if a tenant advises we can gain access on keys we have that option. All routine visits are given notice via email/letter which we can confirm was delivered to the email address we have on file and have received emails from on the same email address following this notification. As we are instructed by the landlord, if they have chosen to provide you with a Section 21 we will issue this on their behalf. In regards to our routine visit assistant, she has a proven track record of providing exceptional customer service to all our customers whether this be tenants, landlords, buyers, or vendors and this is the first occasion that a situation like this has occurred and this feedback has been dealt with internally. ReedRains and religious beliefs

I tried to apply for a mortgage adviser position with Reed Rains. Due to my religious beliefs I was not able to work on Saturdays. Reed Rains were not able to accommodate my religious beliefs despite the fact I offered Sundays , they have many advisers and several estate agency offices in the area and we are in the 21st century. They claim Saturday is a busy day at estate agents (even though appointments were telephone calls only and could be any time) and would not budge to consider even a part time role. The discussion was with an area supervisor in the North West. Reeds Rains are now beginning to address the issue!

I am a landlord that's worked with Reed…

I am a landlord that's worked with Reed Rains to manage our property in East London. There has been little need for interactions over the last few years other than the odd visit and collection of rent. However, over the last 6 months, our tenants have unfortunately slipped into arrears of around £10k. Reed Rains has not managed this situation very well, there has been little effort to communicate with the tenants other than rent invoices being sent from an office 200 miles away. It was mentioned three months ago that the tenants might have vacated the property. This was only checked last week with an abandonment notice being placed on the door. Despite repeated requests to be contacted or find out who deals with the property and us as a client nothing has been done. What I have been getting is passive-aggressive emails from the team at credit control taking no responsibility and showing no empathy for the fact we are £10k in arrears with no end in sight and that we could have been better head of the problem. Again there has been no one to speak with to discuss the matter.Our experience of this company and lack of customer service here is shocking, in this case, there certainly have not operated in the best interest and on behalf of the client.
