Experience is from April 2024. Viewed property with black mould but was told it would be sorted out by move in and it was due to previous tenants habits. A month later I went to sign and was met with black mould around windows, trash in cupboards and shed, food in freezer, windowless bathroom extractor fan not working (in a property with a history of black mould). Had anyone in the month this property had been unoccupied (previous tenant had moved before lease was up), bothered to give it half a look? Mould had been 80% cleared but one wall looked wet and had mould regrowth on it - agent swore blind builder had said it wasn’t damp. I signed because I felt pushed into a circumstantial corner as work schedule was strenuous and didn’t have time for plan b. Couldn’t fathom someone would present a property for move in, in that condition. Couldn’t stay there a night and ended up getting air bnb and breaking lease. And being charged for the week I couldn’t stay there. The fridge had pictures taken inside but filthy freezer full of food and fossilised tomato spaghetti hadn’t.

Absolutely incompetent and heartless. Everything is done on the cheap and they will avoid doing repairs where at all possible. I had a chimney which was crumbling and looked as though it would fall and it took months to get fixed. It took over a year to get an extractor fan replaced. I had repeated leaks from my bathroom into the kitchen for a year. Each time I complained, they did the absolute bare minimum to stop it for a week, before it began again. All while this is happening, my rent is being increased by 20% in a single year. I am unwell, disabled, and can't afford these increases but they refuse to negotiate. My only advice is STAY AWAY!

Totally outstanding service from start to finish for the sale of a property. Everything was done to the highest of standards. Staff were amazing, their professionalism was superb, communications were prompt, clear and thorough. Messages were efficiently replied to. Denhams are an agency with a human face. To them you’re not just a landlord, you’re a person with a name and most agents immediately know which property you’re referring to. They were helpful when I had difficult tenants. Obviously they were only doing their job but we landlords know some agents don’t. I recommend Denhams to anyone new to this game as I once was.

Rude and unprofessional behaviour. I organised a viewing for a Friday afternoon, for which I had to organise to leave work early and drive an hour round trip out of my way to get there on time. I arrived 10 minutes early and waited around for 20 minutes in the rain for the estate agent. I tried ringing the office after waiting 15 minutes, but got no answer - answering machine said they'd closed already. Waited so long that another prospective tenant turned up for their viewing! Finally we decided to knock on the door and spoke to the current tenant who informed us both that the property had already been let out several hours earlier. How incredibly rude and unprofessional to cancel a viewing and not even have the basic decency to let either of us know. A simple text message saying "Sorry the property you arranged to view has been let so unfortunately your viewing will no longer take place as scheduled" would have saved me an hour and a half of wasted time. If this is the way they treat potential customers, god knows how things would have progressed if they were managing an actual letting - dodged a bullet I think!

The WORST start to finish experience! Me and my partner arranged a viewing for a house to let. Upon arranging the viewing we were not informed of the adress, we had to ring up 3 times on the day for them to send it over. When we received the adress and inspected the property, the letting agent had a can't be bothered attitude, when we expressed an interest in submitting the application the agent told us to "keep an eye out on rightmove" which later on turned out to be a subtle hint he assumed us not to be able to afford the property we were currently viewing. I rang up the office to put an application, pending the works that needed to be carried out on the property. I was told it wasn't necessary to put a holding deposit down as the work hadn't been completed yet - and to hold off for another week until works are complete. I was made aware that we were first to apply and would be first in line. 1 week later I receive a phone call from one of the Denham representatives. To be told the landlords have now decided on letting to somebody else. I asked the lady "how did she decide? We hadn't given any personal information whatsoever" she explained the letting agent showing me around had evaluated me and the other prospective tenants and fed the information back to the landlord" I confirmed with her, so the agent was judging me on my age and appearance as no body has asked us any questions? Her reply was "yes, our agent can get a general feel for prospective tennants from the viewing and will feedback things like age, appearance, job title and overall first impression" my jaw nearly hit the floor to how transparent the agent was being with me. There's a good reason Denham rates low on their reviews, because of fellow customer experiences like ours.

They are very professional, efficient, easy to communicate with and extremely proactive. I have bought properties from them too, and their sales team are always on it. Always answer the phone quickly and are very friendly and knowledgeable about property law and how to manage a property excellently. We have rented 2 homes from Denham properties, in the beginning they are really nice, helped us with problems moving in (both times) and immediately started any requested repairs, however on both occasions after the initial first few weeks all they have cared about is getting their money, perhaps its my own fault for renting with them a 2nd time but we were desperate, however our 2 toiletted home has only 1 which is useable, the dampproofing was sealing up my only 1st floor fire exit, and a false ceiling was put up to stop a leak....but the hole wasnt fixed!! even their workmen say they are a joke.... we are still fighting to get repairs and are on the council list...

Denham properties... Where do I start! They allowed me and my two young children to live in a house with no heating or not water for a month during winter, the house had serious damp issues and only sorted one room out 4 months after I had moved in - have to add I was still having to pay the full rent despite these issues. Some members where very rude or patronising to me! Whether it was the estate agent, landlord or both these problems should of been sorted way before I even moved in! They now have the same house up for let claiming it is ' decorated to an outstanding standard' yet it is the total opposite... I wish no one to ever experience what I had to and hope one day they might buck up there with of business!

Rented a flat through 'Denham', excellent & professional service from viewing through to rent agreement and eventual move out. Minor concerns over flat sorted very promptly (heater control was dodgy etc). All payments etc went without a glitch. I would wholeheartedly recommend them as they're nice and straightforward to deal with.
