Very happy with Darren Bailey who handled the sale of our house in Hayes, Middx. He was helpful, understanding and patient throughout, as well as being a good communicator. I would also like to commend Demi who did most of the viewings. Very happy to recommend Hunter’s.

I had a really good experience with Jane and Alan. They both handled the marketing and did a great job getting my property looking its best. Three days after property was live, we received first offer!!! Alan took some really nice photos and 360 virtual tour that showed everything clearly. Jane did the property appraisal and met with me in person, which I appreciated. She was lovely, easy to talk to and explained things in a way that made sense. They are making the whole process simple and stress-free. I’d definitely recommend them for someone, who’s looking for professional help with the property.

Hunters Letting Sutton Coldfield

Hunters Letting Sutton Coldfield have let my property for several years now. They have found excellent tenants that have been right for the property. I like their approach to communication and work. They have always been professional and efficient when dealing with me and finding new tenants. They are straight to the point and quick on the work in hand. The team are easy to communicate with and Sharon is exceptional. I have used several letting agents over the years and Sharon and her team are easily the best. I can not praise them enough.

Would be giving minus stars if I could. Got in contact with them to see about viewing a house. Was told that I needed to be a preceedable buyer to even view the house. Asked what made a preceedable buyer as I have a AIP and still got an email making out that I wasn't good enough. I was looking to buy a house to move in to and then sell my old one so they could have got a bit of business out of me. I will now avoid them like the plague.

We are sorry to receive your 1-star review. You have posted it to the wrong business here in Carlisle. It relates to interaction with our Annan office, however we are one business and have investigated. We improve our business by embracing criticism and evaluating how we could do better. In this instance we would not act differently. You have never spoken with our team, and the communication is limited to the following email exchange: 9th of Feb, you send an email to our offices ...'Hello. Can I please get a copy of the home report and book a viewing? Thanks Matthew' [You also completed a form to say you have property to sell that's not yet on the market] 10th Feb, am, we reply… Good morning Matthew. Thank you for your enquiry. Please see attached the home report for 37 moat Road Annan for your information. Please note with this property we will only be doing viewings with proceedable buyers. If I can be of any more assistance please don’t hesitate to get in touch. 10th of Feb, pm, you reply… Can you please tell me what makes me a proceedable buyer? Something like the agreement in principle that I have? 11th Feb, am, we reply… Good morning Matthew. What we class as a proceedable position is you are a first time buyer, not subject to sale or your property is under offer. If I can be of any more help please get in touch. Thank you. 11th Feb, pm, you reply… The bank has offered me a mortgage so I can but before I sell my house, but I’m getting the impression that you don't want to sell houses, so I'll make sure I stay away from you guys. Thanks. 12th Feb, am, we reply… Good morning, Thank you for your email, we want to assist as much as we can , unfortunately the sellers have asked for proceedable buyers hence why we are having to dive a little bit deeper, if you are able to proceed without selling, we would of course be able to schedule a viewing for you. This email goes unanswered and you post your review. Having an aip does not mean you are proceedable and it is incumbent on an agent to qualify applicants before sending them to our customer’s homes. We have reached out again to you subsequently and you say you felt our tone, as set out above, was condescending. We don’t agree. You have told us that we have lost the opportunity to sell your 5-bed house in the country, and this is our loss. It’s always disappointing to get a poor review, but we are content that we have communicated courteously and in accordance with our client’s instructions.

I’ve been a renter, landlord, and homeowner and have dealt with many estate agents over the past 20+ years and I can confidently say that Hunters are the best by a long way. The team at Hunters offered a very friendly and professional service, and made the whole process very straightforward and stress free. They went out of their way to find me a suitable tenant and it’s very reassuring to know my home is in safe and competent hands. I would recommend them to anyone and I will certainly be using their services for the foreseeable future.

⭐ 1/5, “Here to get you there.” Couldn’t even get me as far as a viewing. Absolutely ridiculous experience with Hunters Reading after speaking to Alex Warzecha. I called simply to BOOK A VIEWING. I explained I’m a university student and didn't have a guarantor available at that exact moment, but could arrange one the next day. As soon as I said that, it felt like she wanted to end the call and I was told to call back when I had one. I specifically asked whether I needed to pass referencing before viewing. Answer: no. So why couldn't I view the property first and provide my guarantor tomorrow if I liked it? I was told words to the effect of: “We would just know you wouldn't be able to take the property anyway since you don't have a guarantor.” Despite me repeatedly saying I COULD GET ONE TOMORROW. After around 6, 7 minutes discussing my guarantor, including being questioned about why I couldn't use a previous one, suddenly came the plot twist: THE LANDLORD DOESN'T ACCEPT GUARANTORS ANYWAY. So why had we just wasted nearly 10 minutes discussing one? The explanation? Apparently the manager wasn't sitting next to her earlier. Apparently arranging a simple viewing requires a two-person support team, because once the manager appeared, we finally established the fairly important detail that the landlord didn't accept guarantors. No manager nearby = I apparently need a guarantor. Manager appears = landlord doesn't accept guarantors. Brilliant. When I questioned why my time had been wasted, I was then told her time had been wasted too. I had to point out the obvious: you're at work and being paid for those 10 minutes. I'm a student using my personal time trying to find somewhere to LIVE. I wasn't asking for keys. I wasn't asking to skip referencing. I WAS ASKING TO LOOK AT THE PROPERTY. “Here to get you there.” Perhaps more accurately: “Here to get you there… once the manager sits next to us and we figure out where ‘there’ is.” Absolutely shocking customer service.

Rocky start but some excellent staff (Pudsey branch)

We used Hunters (Pudsey branch) to both sell and buy in summer 2025. We started off on rocky footing, being passed from person to person when we were first listed and not told we’ve been passed onto a new person. It felt like because we didn't sell in the first two weeks that nobody wanted us as their listing. It was stressful and disappointing, but when we finally landed with Jackie things became so much more positive. Jackie, then later Georgia, then once we moved to Sales Progression, Lavinia, were all excellent. They treated us with patience and kindness every time we called. We could trust what they told us and that we would be able to reach them. I can’t confidently say I would recommend Hunters Pudsey 100% given the issues at the beginning, but I do wholeheartedly recommend Jackie, Georgia and Lavinia.

Avoid at all costs

Avoid at all costs: slow, unhelpful, and focused only on landlords I rent a property managed by Hunters Harborne. In my experience, they do the bare minimum for tenants and nothing more. On 31 July 2026 I reported that the basin in the toilet had come away from the wall. I was told to log it on Fixflo, which I did. Two weeks later nothing had happened, so I chased. I was told they were "discussing it with the contractor" and would book the repair. Five weeks after that, still nothing. When I chased again, I got a reply saying the lettings team would pick it up "on Monday". Nearly two months after reporting a basic repair to an essential installation, it is still not fixed. I have now had to make a formal complaint just to get it looked at. This isn't a one-off. When I needed a parking permit, the agency didn't know how to get one and asked me to find out myself. They only dealt with it after I insisted. When the law on tenancies changed, they never explained what it meant for my own tenancy. All I got were generic leaflets describing the changes in general terms. For an agency that manages tenancies professionally, that isn't good enough. To be fair, a few individual staff members have been helpful and have answered my emails promptly. But as an agency, in my experience, Hunters Harborne cares about landlords' interests and does only the minimum the law requires for tenants. Nothing happens unless you chase, and chase again. If you're a tenant, avoid them at all costs if you can.

Poor service & communication

As a non-UK resident landlord who had used Hunters York for their tenant-find service before, I approached their lettings manager about the criteria for a rent review in the case of referral to a tribunal . She said that she didn´t know what the criteria would be and suggested £100 pcm without any reference to the value of the property or period since the rent was last reviewed. She was quite unwilling and defensive about discussing the issue further. I found out later from ChatGPT that the criteria for rent reviews is the current market rent which in our case would have indicated an increase of at least £500pcm since last reviewed over three years ago. Several weeks later, after our tenants gave notice, I enquired for a quotation to use their tenant-find service and had no reply. It´s possible that they no longer offer a "tenant-find" service for non-UK residents landlords, (only a fully managed service which we don't need or want) even for previous clients, but it was annoying to have no reply. It´s difficult to see how they can stay in business with poor service and communication like this.

I am a landlord currently letting my…

I am a landlord currently letting my property through Hunters (Bradford). I am severely disappointed with the way my property has been dealt. First my I was forced to let the property to a tenant I was not sure about. When I queried the tenants financial checks I was told by Mohammed ‘what you worried about you have best insurance package their is nothing to worry about we will deal with everything’ despite the red flags of the tenant named on the tenancy agreement not living in the property and just was effectively acting as guarantor for the actual tenant who originally failed the financial checks. Now the rent is paid late every month. I have to chase hunters every month to chase the rent payment. If I don’t chase hunters they don’t chase the tenant. Then I got a call from council tax office stating the tenant wants change on the name on council tax as the tenant named on the tenancy agreement no longer wants anything to do with the property and the tenant who lives at the property now wants to be named on the council tax. I have called the office numerous times to query this. The only person that’s seems to know anything is Aleks. Every other representative just says we don’t know anything we will ask for call back which rarely gets made. On one occasion I was told I can’t tell you anything I am already in trouble for telling someone something wrong this week. This does not fill me confidence in hunters services. I was also advised the property will be inspected however currently at the property there cars parked over the garden which is breach of the tenancy agreement. I am deeply concerned on how my property is being treated. I would not recommend hunters services for landlords letting their property as they disregard any concerns you may have and want to charge extortionate fees for minimal management services. I will be using a another agency once this tenant leaves.

Feeling sorry for vendors hoping to sell their property

Mid of August I telephoned Hunters Sunderland to view a property, giving them all requested details - a little while later they sent an email asking which property I meant (I had told them but if they wanted to clarify: why didn't they ask this when I phoned?). I responded in writing. No answer. Contacted their useless AI chat. No result. Tried to phone. No luck. Send another email (to the branch manager?) No reply. It's been over a month now just to arrange for a viewing. I really feel sorry for the vendors trying to sell a property when it appears that their chosen Estate Agents are not responding to buyers.

If I was basing this on the buying experience alone the rating would be 5 star! Throughout the buying process Rhys was amazing, he gave us useful and relevant info when offering on the property, and once our offer was accepted contacted us with all relevant updates, and was very easy to contact when we had any questions. And he is personally amazing at his job! However, we also sold our property through Hunters, and that’s where it fell short for us sadly. The valuing process was fantastic, Kim was outstanding and we really bought into her as a person. Alan who did the photography and brochure was equally fantastic and the property was live within a couple of days. Emma also did the majority of our viewings, and she was great at informing the Viewers, keeping everything on track, and providing us with updates on previous viewings. For us the downfall was once the property was live it was nearly impossible to contact the agent managing the sale of our property. We also felt she was exceptionally rude, abrasive and communicating with us at all seemed to be an inconvenience. On more than one occasion we were told she had more important pressing matters to be dealing with, and would ignore us for days. While we respect there are many properties to market, returning a call to have a conversation rather than constant emails would have been appreciated as we never had the full story. We also had a sale fall through in the early stages, which was not dealt with any kind of reassurance or tact by the agent, and multiple viewings were booked that felt like space fillers more than viable viewings. We absolutely do not want this to reflect on Hunters as a whole, because every other member of the team has been incredible! However, the selling process was absolutely made harder and far more stressful than it needed to be. Overall 4 stars, because we now have our forever home thanks to Rhys. And the process with Kim, Alan and Emma was equally top tier! Despite the issues we had during selling I would still absolutely recommend the team.

Avoid Bromley Branch & Adrian Lawrence

If you are a tenant or landlord, avoid Hunters (Bromley Branch) at all costs. My experience with this branch regarding my tenancy at Greenleaves, Oakwood Close, BR7 5DD - specifically owner Adrian, Daniella, and their revolving door of staff - has been a nightmare of administrative chaos, financial intimidation, and bad-faith manipulation. 1. Holding My Deposit Hostage Without Evidence & Ignoring My LBA After moving out, I claimed my deposit. Within minutes, Adrian blocked it, logging an unevidenced dispute on the DPS portal for 100% of my £5,192.30 for "extensive damages." I had to ask him five times who held my deposit; he only responded after I set a legal deadline. Adrian explicitly admitted in writing that he did this despite not possessing a checkout report, inventory comparison, or repair quotes. They completely ignored the statutory 14-day window, using a silent stalling tactic to force me into a bureaucratic Statutory Declaration track to delay my money. They have also ignored my formal Letter Before Action (LBA), proving total contempt for consumer rights. 2. Catastrophic Statutory Breaches Their paperwork is in a state of absolute compliance collapse. They failed to protect my deposit properly and served invalid statutory Prescribed Information. The document sent as "proof" was signed 12 days before the deposit was registered with the DPS (a legal impossibility), was completely blank regarding the unique DPS Deposit ID, and omitted the landlord's mandatory details. 3. Deliberate Data Deletion & Evidence Spoliation The moment I escalated their statutory breaches, Hunters retaliated. On 31st July 2026, they abruptly revoked my credentials and deleted my account from the official PayProp tenant portal. This was a transparent, malicious attempt to block access to historical rental invoices and closing transactions. Furthermore, they deactivated or ceased using the Fixflo maintenance app to bury records of the extensive structural defects I reported. Both platforms maintain immutable backend audit logs capturing timestamps and user IDs of who deleted my data, which will be handed directly to the courts. 4. Severe Structural Neglect & Deceptive Bait-and-Switch The house is falling apart with poor maintenance and hasn’t been painted in over 10 years. Expect constant issues and a handyman or workman inside your home on a monthly basis. The garden also floods every single winter, which Adrian will deny. Any maintenance issue you ever bring up will be answered with his standard script: “in 10 years of renting this property, we’ve never had this problem before”. For a property that they have now brazenly upped the rent to £4,750 a month, Hunters fraudulently concealed major structural roof defects (they had repair quotes from March 2025 but hid them when I signed the lease in May 2025, leaving the roof broken until winter). Water damage and mould were deliberately hidden behind wood panels. The electricity constantly tripped due to a neglected garden pond, and when I raised structural cracks, Daniella dismissively stated that "the house was old, stuff breaks, and the rent was not reflective of luxury, but merely the location." 5. Retaliatory Harassment and Silent Treatment Because I raised legitimate concerns, Hunters engaged in hostile silencing tactics, including staff explicitly telling my daughter not to use the terrace attached to her bedroom to "avoid further complaints." I submitted two separate formal written complaints to senior management, Adrian completely ignored and refused to answer both of them. I also explicitly informed the operations manager, Jo Orchid, about Adrian’s behaviour, but apparently Hunters corporate don’t care what their rogue franchise owners do, even if it breaks the law. Final Word: I have now initiating formal legal proceedings in the County Court for the return of my deposit, a statutory 3x penalty for their Section 213 breaches, and full damages for harassment and distress. Trading Standards, The Property Ombudsman, and the CMA have been notified of their deceptive marketing and systemic compliance failures. Landlords and tenants: take your business to an agency that respects the law. Hunters Bromley does not and will be the reason you as the landlord or tenant end up in court

Disappointed with the overall experience. The response time was extremely slow, and communication throughout the process was poor. I often emailed three times and received a basic update, and even then the information provided was incomplete. This lack of responsiveness made the entire experience frustrating and far below what I expected. I hope improvements are made in communication and customer support going forward. I use a family run estate agent in Penrith for my rentals and they are fantastic, In a nutshell their are more experienced and friendly competitors available

Thanks for taking the time to let us know about your recent experience; we’re sorry to hear you didn’t get the service we pride ourselves on and I hope I can offer an explanation. It seems that the application form you had submitted for a viewing was directed to a mailbox that isn’t monitored daily in error and we are sorry for that mistake, it was genuine oversight on our part. This meant that we didn’t see your request to view immediately, but once you reached out to us again to highlight you hadn’t heard from us, we called you and emailed you to try and book the viewing. If you are still interested in a viewing, please do let us know and we’d be more than happy to assist.

Jane came for a valuation and was extremely helpful, clearly explained everything and left nothing un answered. We went with another estate agent to sell our home however that was at no fault of Jane and because the other agent had recently sold a property identical to ours in the same area and had open recent contacts. I’d recommend Jane for valuations to others
