Richard, Will, and Joanne were all fantastic throughout the process of selling our house. Ashtons imbued us with confidence in our ability to achieve a good sale price for our house right from the outset and supported their assertions with a high level of experience and competing market data. Even when our first sale fell through, Ashtons helped us to achieve an excellent sale price with our subsequent buyers and were always responsive and happy to help with queries and pushing things along with solicitors, etc.

Exceptional Service from Start to Finish I recently completed both the sale of my previous home and the purchase of my new one with Ashtons Estate Agency, and I couldn’t be happier with the service I received. From the very first meeting, the team demonstrated professionalism, transparency, and a genuine commitment to helping me achieve the best possible outcome. What stood out most was their excellent communication. I was kept informed at every stage of the process, and no question ever felt too small to ask. Whether it was arranging viewings, negotiating offers, or navigating the paperwork, they handled everything with efficiency and expertise. A special thanks to Richard, Will & Joanne, who went above and beyond to make sure both transactions ran smoothly, even during the occasional hiccup. Their calm and reassuring approach took a lot of the stress out of what is usually a very overwhelming process. I truly felt like I was in safe hands throughout, and I wouldn’t hesitate to recommend Ashtons to anyone looking to buy or sell. They are a team you can trust, and I’m incredibly grateful for all their hard work and dedication. Thank you, Ashtons, for helping me find my new home while ensuring the sale of my last one was as seamless as possible!

Joanne and her colleagues were very helpful throughout the process of selling my property. They found a buyer for the property which was a big relief for me. She was especially helpful and proactive towards the end of the process when there seemed to be unexplained delays to the legal side of things.

Stay away from this agency, they only want first time buyers, discriminatory against people who genuinely want to buy a house. How are people ever gonna buy a house when they're part of a chain? Well apparently Ashton's don't care about that, so if you're a first time buyer then they'll accept you with open arms, if not, then you can just go elsewhere. Disgusting really

Thank you for your feedback. We are sorry that you were disappointed with the situation. However, we feel it is important to clarify the circumstances, as your review does not accurately reflect what occurred. At no point were you refused a viewing because you were not a first-time buyer. In fact, first-time buyers were never mentioned as a requirement by either ourselves or our client. When you enquired, we asked about your buying position and you advised that your own property was currently on the market. As, shortly afterwards, the sellers informed us that their own sale had recently fallen through and, given the urgency of securing their onward purchase, they wished to prioritise viewings from buyers who were in a fully proceedable position. As a result, we explained that viewings were temporarily being prioritised for buyers who had either sold their property, were first-time buyers, or were otherwise able to proceed immediately. We also advised that we would be happy to arrange a viewing once your property was sold subject to contract. This was entirely the sellers' decision regarding how they wished to market their property at that particular time and was based solely on proceedability, not discrimination against any category of buyer. We appreciate that this was not the outcome you were hoping for, but we respectfully ask that reviews accurately reflect the facts of the situation.

Awful experience from start to finish, and unfortunately came away feeling that securing the sale was prioritised over providing clear and accurate information. I purchased (aborted purchase thankfully) a new build property on a small development marketed by Ashtons. On initial viewing of the property the agent was unknowledgeable regarding the details of the property and estate in general, and I had to push to get many of these details confirmed, often receiving simple "don't know" responses with no suggestion of finding out or confirming. After several months with little progress on the sale, and very little sign of building progress on the development, I called into the Culcheth branch to ask if there was an inherent issue with the estate. There I was assured there was no issue, and was told the issue appeared to be with me and my solicitor. As an example of this, I was informed of another buyer who had completed on a property that week, and with the implication my solicitor was creating unnecessary difficulties. After another few months passed, my solicitor raised a significant number of concerns relating to the land registry and rights of ownership, ultimately advising me to withdraw from the sale. Once I withdrew, Ashtons and the developer attempted to find a way for the purchase to proceed. One suggestion was that I use a different solicitor, selected and paid for by the developer. I stated that this felt like a conflict of interest in my opinion, and declined. At which point Ashtons unwittingly told me that they had to do this arrangement for the aforementioned buyer from a few months prior, and clearly the concerns raised by my solicitor had previously been raised by other parties. This completely undermined my confidence in the transaction and confirmed my decision to withdraw. In my opinion, the way this was handled was extremely poor. When specifically asking if there were any issues with the development I would have expected honest and transparent answers, rather than suggested the blame landed with myself and my solicitor. 10 Months later, the development is still unfinished, and a number of the properties that were previously sold STC are now back on the market, at a reduced price.

Joanne at Ashtons has helped us to purchase our first family home and has been wonderful. She is always quick to reply to emails and deals with every query promptly, no matter how many questions I needed to ask her. I would definitely recommend Ashtons in Culcheth, especially Joanne. She is a credit to the their branch.

As a first time buyers we had lots of questions,Will was really helpful and guided us through the process, really good communication via mial, always fast response. They got couple of solicitors that they work with it ,we decided to give it a go and choose one of the companies which we are really happy with. Whole process of buying a house took us 3 months, offer accepted 2nd of April, completion 4th of July. Really recommend

We engaged Ashtons in Culcheth for the executor’s sale of a late relative’s house. As we live outside the UK, we had to rely on them completely. They quickly found us a purchaser. During the viewing and selling process they kept us informed at all stages, found good tradesmen (this would have been problematic for us) and kept the purchasers onboard during a protracted probate process. We had full confidence in the team in Culcheth, and we were not disappointed.

Will was fantastic to work with throughout the sale of our property. He was really helpful during the initial viewings and once the sale had been agreed, and he did a great job keeping communication flowing between us, our solicitors, the buyers, and their solicitors. We really appreciated his support and would happily recommend him.

I cannot praise Ashtons enough. From our initial contact with Richard and Will, they instilled a strong sense of professionalism and knowledge without any pushy sales tactics. They suggested an asking price which was realistic to entice buyers and when we began to receive multiple offers they helped guide us through a “best and final offers” situation and presented us with full information about the strength of every offer. This resulted in us accepting an offer a good chunk above the asking price by a buyer who was willing to fit with us and our timescales. They acted with full integrity throughout the whole process and communication was second to none. Highly recommended.

We can't recommend Ashtons highly enough. We bought our new home through them, and from start to finish they acted with real professionalism and integrity, even though they were representing the seller, not us. Partway through the sale, another buyer tried to gazump us. It could easily have derailed things, but Ashtons handled it brilliantly. They made sure the sale was concluded fairly and ethically, kept us properly informed throughout, and stuck to their word. That kind of honesty is rare in the property world, and it made all the difference to us as buyers. Communication was excellent throughout the whole process, and they were reliable and easy to deal with at every stage. If you're looking for an estate agent you can genuinely trust, whether you're buying or selling, Ashtons are the ones to call. Highly recommended.

I rung to enquire about a house with an agricultural building. I requested the sizes of said building and whether or not the property had 3 phase. Clearly demonstrating the fact that the outbuilding was required for a business - or so you would think. This information was not available on the listing. Had it have been on I would not have needed to call. 4 days later and still no information so I called back. I explained I did not need to view the property at this point. I was only requesting the information above as this would determine whether or not the property was suitable for our needs. (Again fairly obvious for a property of this nature). Joanne said at one point that I was a time waster that liked a galavant on the weekends nosying round people's homes. (I only wish I had time to waste) Again I explained we needed a property with very specific needs and therefore needed the questions answering and had the listing had the above information I would not have needed to call. All I required was the dimensions to decide whether or not the property would be suitable for our business. At this point she then said they didn't believe the council would allow a "Full-Blown" business to go into the building. The irony that I'm the time waster yet again this information was not on the listing. She also stated that if my house wasn't on the market I wouldn't have the funds/time to buy this property - as though she A) knows my situation or bank balance. B) that chains don't exist and sometimes fall through Her attitude then changed when I explained we didn't feel the building was actually big enough for our needs and we were looking for something larger. She was then shouting out random emails to me, to see if I was on the system. (Very data protection conscious) They'd actually never bothered to get my email. Bravo! What a way to get customers, insult them and then try and get their information for the future. To the owner - Yes, I felt the need to write this. Yes, I do feel your practises, policies, training and procedures require looking at. Yes, you could still follow the client's instructions and believe it or not answer my basic questions. No, all the information wasn't available on the listing or I wouldn't have needed to call. No, I do not feel the need to reach out to you regarding this any further Yes clearly there's an issue, you only need to read the other 1 star reviews they all echo the same issues.

Agent replied · 23 February 2025

Hi Rebecca, Firstly, we are naturally disappointed to see you gave us a 1-star review, and equally disappointed you didn’t approach us directly before going to Google to air your concerns. I have taken the time to listen to your calls with Joanne and Will. You asked about the property and the barn size, as you wanted to see if it would fit your business in. Joanne quickly told you that there had been an offer on the property already and wanted to figure out your buying position before proceeding in detail. If you weren't in a position to offer, it would be unlikely to waste your time considering it and it’s size, as we were negotiating an offer at this point. She did not at any point ask about your bank balance. She asked you about your buying position. The owner had asked us to qualify everyone. You seemed unable to give us a straight answer on your position on your call on the 13th. Finally telling us after asking several times. That said, having listened to your first call with Will on the 10th of February your position changed from having a property to sell, to not needing to sell on the call with Joanne on the 13th. We explained that we don’t have the dimensions (this is due to us only adding dimensions to floorplans for habitable spaces). Although, I understand your need for measurements wouldn’t be for dwelling, but for your business. Joanne told you that the owner had already enquired about changing the barn’s use to commercial, but this was refused. I can confirm that Joanne did not say at any point that you are a ‘timewaster galivanting around people’s houses’… there wasn’t anything close said in the call. I’m unsure why you would comment this? I can confirm that Joanne did not read out anyone’s full email address on the call. No GDPR breaches. Joanne asked for your email, suggesting that we might already have it… and you then confirmed in the final 10 seconds of the call that it wouldn’t be big enough for you and didn’t pass it to us. You mentioned ‘3 phase’ in both your calls. But in no relation to what ‘3 phase’ actually is. I appreciate you and I know, but our team sell residential property and asking about ‘3 phase’ without any context wouldn’t be an indicator to us of what your intention is. I can confirm it was 3 days between your enquiries, not 4 as quoted. The delay in replying is that we hadn’t been given the dimensions for the barn from the owner yet. At every stage during the chat, Joanne was friendly and polite. I appreciate the frustration in the delay in us getting the information you needed which I can only assume this added to your misunderstandings on the 2nd call. I apologise that we didn't come back to you sooner explaining we didn't have the measurements yet. I have spoken to the team and reiterated the need to return calls, even when there is no additional information to share. If you would like the calls, please email me at: hello@ashtons.net and I'll happily send them over for you to review your complaint. Thanks Kristian

Dear Emma and Joanne, We would like to express our sincere gratitude for your help in purchasing our new family home. We were first-time buyers, and we were feeling a bit overwhelmed by the process. Fantastic customer service, and can’t recommend Emma Bonney enough. The photos for the house were great, many viewings, very quickly, and soon received a good offer well above asking price! Went above and beyond with both sides of the chain, helped with sorting a mortgage advisor, liaised with my solicitors and was helpful throughout the entire buying and selling process. 5 star service and wouldn’t look anywhere else for an estate agent in the future. Thank you!

My partner and I bought our new house which was marketed through Ashtons Estate Agency in Culcheth. We’ve had an excellent experience with Ashtons Estate Agents as a whole. The team has been incredibly helpful and efficient throughout the entire process. Our personal sales negotiator, Will, communicated with us constantly and always kept us reassured. He supported us every step of the way with both selling our current home and buying our new one. Nothing has ever felt like too much trouble, and their professionalism has made an otherwise stressful process so much easier. Highly recommend Ashtons Estate Agents to anyone looking for a smooth, supportive, and well‑managed move.

Ashtons have been great from start to finish with our sale. Their communication is fantastic. They valued our property as the highest out of 4 estate agents and we sold in less than a week of listing. The photography for Rightmove is head and shoulders above the rest and I think this helped us hugely. Our sales negotiator Will Dugdale in the Culcheth office has been nothing but kind and helpful, always professional but also willing to go the extra mile to help us get answers while we've been in a difficult and complicated chain situation. It has been hugely appreciated during a very stressful time! Thanks to Will and everyone at Ashtons. Wouldn't hesitate to recommend for selling and buying.

Joanne at Ashtons in Culcheth was magnificent. Nothing was too much trouble in helping us purchase our new home. Her communication and advice was far superior to our solicitors and she worked well with our estate agents. Between the two of them they provided more upto date information and chased up both solicitors and surveyors to push the process forward. And this was despite all fees going to another estate agents because we had first viewed the property with them. A ridiculous situation. Joanne and her team also provided recommendations for various suppliers. We can not praise and recommend Ashtons and their staff highly enough.

Excellent Service from Ashtons (Richard and Will) in selling our parents house. This was primarily conducted remotely as we live away from Culcheth. They provided good advice on the process and helped with providing names of some contractors to help do some work on the house prior to sale. They then kept us in the loop on the sale process including expediting the solicitors as needed. Andy
