GoogleI have to agree wholeheartedly with the other reviewer; this place is a joke in terms of professionalism, and it would be easier to get blood out of a stone than getting your deposit back.
It's robbery. The landlord who has employed UNAC as a middle man will avoid contact with you, and will consistently tell you to contact UNAC with problems, who are then utterly useless.
The landlord himself entered the home with no concerns for privacy, knocking disgustingly once on the window, and simply entered. This isn't a Bangladesh slum - you can't just bust in whenever you please even if you are the landlord.
The real issue came was when we vacated the house. We didn't hear anything for months despite constant emails to UNAC, and then the landlord somehow comes out with insane figures on repairs for the house, taking over half the money we had given for the deposit. I'm not sure if he plated the house with sapphire encrusted gold, but there is no where on Earth that would charge those prices for paint. Furthermore, there were no damages to paint in the house, so any damages were there before we moved in. There was a check of the property 3 times throughout the year, and each time we were told the property was in great condition - obviously these were pointless as the landlord had decided to swindle us anyway.
We have asked for official proof regarding the costs i.e. Receipts with dates, but the landlord has said he does not need to give us this (very strange) and he has given the quote to UNAC. A quote? A QUOTE? I could get a quote for building a Typhoon air fighter, does that mean I can take your money?
DO NOT USE UNAC. You're better off being homeless.

They flooded the house and damaged the property, they were aggressive to wards us. All the tenants complained to UNAC multiple times and they did nothing. In the end all the other house members (3) had to leave because the other house member was threatening us. UNAC still did nothing and refused to refund any of our money for the property. The tenant also broke lockdown rules and social distancing rules during the coronavirus pandemic habitually with no regard for anyone else.

It's incorrect to say we did nothing. Once we were informed about the situation, we spoke to the tenant you were having problems with.
It's unfortunate that you did not get along. The relationship between tenants is not something we can control or predict. Even members of the same group can and do fall out. We may be asked to take sides in a dispute but when accounts differ and there is no independent, corroborating evidence we can only request that individuals strive to treat each other respectfully.
We always take complaints about aggressive behaviour seriously but we have no more or less legal authority than any other individual; ultimately if a person is behaving in a threatening manner that should become a matter for the police.

GoogleI wouldn’t use them again. Repairs took time to be carried out unless it was something fixable in an hour. When we moved in we had no fridge for the first 2 weeks as the one in the flat was broken. We were not informed of this until we had the keys to the flat and were moving stuff in. We also had an issue with hot water and were left without for 8 weeks during winter. When leaving they blamed us for marks on the walls/ floors and wanted half the deposit for it when it was on the images of the day we moved in proving it was there before we were. When I disputed this they put it through to dps and said I had to sort it through the dps (which would be a hassle so I didn’t bother). Other than this the rent was a good price and the location was convenient.

GoogleVery rude and negligent. They offer misleading information in the beginning of your experience and then change the information they have given you. There were builders coming in and out of the house more with no warning and when I complained about it more than 3 times they paid no attention. They do not offer neither the tenant nor the deposit or agency fees any protection. Worst housing experience I have ever had.

GoogleAbsolutely horrendous experience with UNAC. AVOID AT ALL COST.
Extremely unprofessional and rude. They take ages to reply to emails and their replies are written in a very rude manner. The maintenance does small repairs at least but confronted with a bigger issue (broken door) a third party was supposedly contacted but never came. An induction was supposed to happen the first day...yeah it never did.
Before moving in , I payed the Summer retainer, the price for which was wrong apparently and with their card machine charging tax....
2 months into my tenancy and viewing are taking place. I have never seen or heard of the landlord as well. If nobody contacts me 2 days before the viewing as it is stated in the contract, it's considered breach of contract...yet it's still done and they had the nerve to charge us a cleaning fee after all the issues we were experiencing. We went a month without a light in the bathroom, because that's how long it took them to bring someone in to fix it( trust me if it was a simple light bulb i would have done it myself and not bothered ...but unfortunately I was not as lucky...)
ABSOLUTELY DO NOT USE UNAC. WARNING DO NOT!!!!
I'm still at the beginning of my tenancy more updates will be given in the end. Hopefully I get my Deposit back. Wish me luck.

GoogleMyself and 5 others had an great experience with UNAC. Price of the house was incredibly affordable and included bills. UNAC were incredibly quick at resolving any issues including Alex working outside work hours to accommodate us as best he could even going above and beyond by including wifi boosters when we were having Wi Fi issues and dehumidify. Unac were also incredibly fair when it came to the deposit. Overall, we massively recommend Unac and thank them for what has been a great year with them

GoogleDisgraceful agency behaviour avoid using. Had multiple issues failed to respond to promptly or effectively, put inappropriate tenants in who put other vulnerable students and property & their lives at risk. Asked to release students early from tenancy as they can no longer travel to property due to pandemic restrictions and UNAC refused when all other reputable landlords and university's are releasing students taking a "no detriment policy". UNAC is only interested in ripping students off ignoring Coventry SU welfare, Students & Parents requests to release students from contracts they can't travel to or use that UNAC & landlords can claim compensation for via government schemes and insurance. Many students are being left in desperate situation financially and cannot work and their parents losing income and jobs. UNAC's failure to offer a fair early release students early is an utter abuse
of position, unforgiveable disgrace.

We have behaved with integrity throughout and profoundly disagree with your accusations.
'Inappropriate tenants' - when a personable, young person attending a course at the university is in our office seeking accommodation, we cannot lawfully discriminate against them on the grounds that they may not fulfill another person's criteria of 'appropriate.'
'Vulnerable students' - Prior to the start of the tenancy, we were not informed that there would be a vulnerable member of the household. If someone in the house has specific needs or requirements it would have been better to make that situation known to the landlord at the outset.
'all other reputable landlords and university's are releasing students' - Unac is neither a landlord nor University; we are an agency and as such do not have the authority to release tenants early from a tenancy - that is a matter solely for the landlord as has been previously explained. We cannot be blamed for being unable to do something that we have no authority to do.
'UNAC & landlords can claim compensation via government schemes and insurance' - there is no insurance; landlords are seen as 'investors' and there are no specific schemes to support them.
Both students and landlords have been put into a difficult situation due to the pandemic. We were hoping that the government would assist by telling students their Term 3 loans would not need to be re-paid. This would have supported students and landlords alike. However, this wasn't one of the raft of measures offered by the government, so landlords have had to make their own decisions.

I agree with the only other review on here: Unac's housing left my friend without hot water or heating and they were so cold and miserable that they caught bronchitis! I helped them complain directly to Unac in their office and they were completely unhelpful. Unac have blamed the landlord and I'm sure the landlord would blame Unac. Unac seem to be your classic estate agents that care a lot more about their profits than about providing a decent standard of housing or a useful service.

GoogleWe have worked with UNAC for a number of years, however service and quality has dropped considerably over the last 18 months. 7 months to provide requested information for tenants who they have sourced. Agreed without permission tenants can move in on any day and at any time they chose despite not holding keys. Multiple failed call backs, agents hanging up calls and general unprofessional behavior towards both ourselves and the tenants (expressions used such as 'get over it'), would strongly advise against using UNAC.

GoogleUnac is one of the more notable student accomodation providers(although they do have several professional houses). If you're looking for an accommodation for the upcoming semester,whether you're going on a last minute or have plenty of time to work with, Unac are flexible either way.
To go in further detail:
Property Maintenance : They have an in company repairman, which responds within a working day, and comes down to deal with problems within the upcoming few days of notice. Occasionally they do have the renting out landlord deal with the maintenance of the building, but overall its done in a timely matter. 5/5
Customer Service: Every person is different, we all go through some stuff that are unplanned for,and sometimes that does affect our circumstances. At Unac, as long as you're communicative about said circumstances, they try to work with you.
Most of the staff are friendly, process documents fast and are efficient(I managed to book a room within a day) .Also offer a drive-along to view multiple of properties. 5/5
Prices and Payments: Property prices,although possibly out of Unac's direct control, range depending on property type and location. Other letting agents, with which I've worked with, try to implement a charge on you on every occasion if you're not careful, with Unac they try not to.
They offer,upon agreement, different styles of payment,whether its monthly or three-monthly , Unac is flexible. 5/5
Overall Unac achieves more than what you would normally expect from a letting agency, with me being most impressive about their timely communication.
If you have the chance, do rent trough Unac, you can even speak with the owner for more information, who frequents at the office .

GoogleI'm a landlord & have used Unac to find my student tenants for over 3 years now. I have found Paul, Carol & the whole team to be very professional, honest and fair in all my dealings with them.
The tenants they have provided have all been excellent and have never missed a payment, looking after my houses in the process.
Unac even managed to find me a quality tenant quickly when one moved out due to unexpected circumstances.
I'm so pleased with their service that I have their agency notice boards fixed to my house fronts. HIGHLY RECOMMENDED

GoogleAcquiring viewings, and sorting out admin paperwork for obtaining property was very straight forward and streamlined. Very affordable student housing offered here. Most properties offered are in an ideal location for travelling to Coventry University. The team at UNAC were often always able to respond to issues raised regarding the property (via correspondence with Carol) within 48 hours. For any external call outs, we were given plenty of notice time about them. Great Service. Would use again. (Am using again for third year) :)
