Reed Rains maintenance is awful

Reed Rains maintenance is awful! Simply the worst estate agent maintenance I've ever dealt with! They never get back to my emails, never get back to me when I call them when they say they will. I've contacted about the same issues many times with no response. If the landlord is rubbish, then at least the estate agent can get back to me saying they're still waiting on the landlord. Ridiculous service, avoid at all costs. They also didn't ask the landlord to fix a water leak in the toilet until after we moved in (flusher was leaking into toilet bowl so no damage).

If I could leave 0 stars I would. Bullies, liars and horrible people to deal with. I thought the head office team on the phone were bad until I had to deal with the branch staff. Utterly incompetent. Would never recommend this branch or use them to buy, sell and especially not rent. Watch out for Greg the manager he is your typical slimy, creepy salesman who lies to try get what he wants.

BE WARNED ABOUT THESE THIEVES

The worst, most dishonest bunch of charlatans i have ever encountered. Landlords, take notice of the many, many terrible reviews on the web and don’t be another victim. In a nutshell, they won’t pay you. They will collect rent from your tenants and hold on to it. Send them your bank details, ask for a reason why they don’t pay. All will be either ignored or referred to another office in Southampton. I’ve turned up at their offices to try to spur them into paying me. I was told they have tens of thousands of pounds of MY MONEY in an account, but it’s “on hold”. Unfortunately, they don’t know why it’s on hold, they’re owed no money from me. It’s simply not worth investing in property if you use Reeds Rains for your letting agents. Don’t take just my word for it, DO YOUR RESEARCH. Currently going through their internal complaints procedure, then I’ll be reporting to Property Mark for dishonesty and the Ombudsman. I believe there are a great deal of outstanding cases against them. DONT BE THE NEXT VICTIM

Good luck getting your money back.

We have been renting through Reeds Rains for over two years now. In the meantime we have moved from one property managed by them to another one. Needless to say the move was anything but flawless (they wouldn't consider >100K £ / year as income because I'm employed via an agency and so on).The fun part starts when you ask for your deposit back from the previous property, managed by them. Countless emails, countless requests for updates. Very little back, blaming the landlord and so on. I've agreed to their exit report and everything, I just needed an update from the specialist "moving out team". The landlord personally contacted me this weekend to say that he is trying to return my deposit but Reeds Rains is making it difficult for them to do so. We are going to start legal proceedings but as far as Reeds Rains go:- Asked for who the manager is for the moving out team (no reply).- No complaints or code of conduct policies on their website- Incompetent one line replies basically saying "we are also waiting for an update from the landlord". For weeks.- no support as a tenant. Feeling talked down to despite being a customer for years.I would strongly advise people to seek someone else for their letting needs, be it landlord or tenant. I wouldn't trust them with buying or selling a house either since their process to get a deposit back and move to another property is so shockingly poor.

Completely garbage, I wish I could give a negative mark, fail company, never work with them.

Never response to ANY enquiry, they will only contact you when they need payment from you for work, they will never follow any instruction, they are never taking any responsibility.Long time in the industry only let them know how to forbid any responsibility that they need to take, you are always only on the loose end.Try them if you are brave enough, at your own risk.I am now suffering and waiting to terminate their service

There is a personal matter relating to a letting which is managed by Reeds Rains which required a sympathetic consideration. The matter was handled by Megan both sympathetically and professionally. In a hard business world sometimes decency and empathy shine through.

This is one of the fraudsters on Stoke high street. Security deposit will not be protected, and you will lose it without explanation, as there is zero response to email and calls to the agency, or to the central of theirs. Highly NOT recomended. Prepare to lose money on them! It is 3 months down since closing the rental and they do not care to give your money back.

AWFUL experience, choose another agent.

AWFUL experience. I was moved into a house that had not been thoroughly checked by the estate agent, so there was no ventilation in the bathroom (legal requirement), a missing fire alarm, broken glass, the property hadn't been thoroughly cleaned, no working freezer, no security alarm... the list goes on. I had to go into branch a number of times, emailing for months on end, was told by a maintenance team member to 'forget it'. I managed to end my tenancy early which cost me a lot of time and was very stressful. They now are making no effort to attempt to get my deposit returned, so I'm having to formally raise a dispute. This is months of unnecessary stress. Save yourself the pain, don't rent from them.

Beware. If you happen to buy a property from them. Each person will have to fork £48 ID checks. That usually done by solicitor as part of their package. While they need to verify.i don't see the point of extra payment. I would say go get that money from their customer ( seller of property)

Throughout the whole process of selling our home , reedsrains kept us updated and helped us out when we needed them. Having put our home on the market , the next day we had a canny few viewing but reedsrains had told us and checked out our availability before booking in any viewings. Would highly recommend reedsrains for selling your home , they were quick and polite on answering any queries or questions you had , the estate agent fees were really reasonable , got back to you pretty quickly if you had to leave any messages or emails. Really happy with the service from Neil and Cheryl. We were selling a shared ownership and short lease property which has some complexity to it. They knew all the questions to ask and were great and communicating throughout. They were proactive and would follow up queries with the buyer without me having to ask them too. They would ring me and detail how far through the process was. It was really refreshing to use them and not have to worry about ringing the solicitor or estate agent to keep everything moving. My purchase was made easy and Cheryl and Neil remained connected and chased updates to keep the process moving along for both seller and buyer. From a buyers perspective this has been a really easy transaction and the team were friendly and helpful throughout. We bought a house and were promised by the Manager that the house will be cleared of all rubbish. We still found rubbish and kept on requesting them to clear and they were not interested.I am surprised after reminders and so many reminders they ignored.Try to avoid if you can, can not be trusted.
