Excellent experience with the South…

Excellent experience with the South Woodford branch. Itayi, Hayley and Alicia were super helpful and responsive to all our communications and kept us guided and informed throughout the entire letting process from the very start to the finish. We just moved in to our new home and Itayi was there to meet and greet us and explained everything clearly. The whole experience was fantastic and Itayi and team are a real credit to Bairstow eves. This is first time we’ve used this agent having having dealt with other letting agent/companies in the past. Bairstow eves have raised the bar high in this industry - we can only highly recommend them to others.

Had the following experience with Bairstow Eves Rainham branch- Great staff (Demi was superb) and process seamless, she was the shining star.However, the gaping hole is that they made it as if i had to use their chosen Conveyancer, making it seem mandatory and saying it was a seller requirement, which wasn't the case, its just a sales tactic. I decided to follow their recommendation and was to be charged 2200, only to be charged 3,300 GBP later, for the purchase. I could have used another Conveyancer and paid 1600 for even a better experience.The legal firm they recommend is Countrywide Solicitors - I BEG YOU, PLEASE FOR GODS SAKE DO NOT USE THEM, THEY ARE CRAP AND SLOW.Buying a house is fine from them, but do not take any of their recommendations from them for legal work, it was a fricking sham and robbery.

South woodford letting team

Called regarding a property to rent from them at 9.37 And was arranged for 13:45.Called them back at 10:37 asked for viewing confirmation and the address as i was traveling from far. Gentlemen responded that confirmation will be send to me shortly and he confirmed the viewing once again with me. I had nearly 2h traveling time so i left and got to the area ( had no internet underground). There was not confirmation email yet, called the office about 10 times and no one picked up. Since i was there i followed right move address got to the road and saw another person waiting to view.I explained to the agent there and got refused to see the property as there was no booking. After waiting for 35 min in there by the property since the other agent was trying to get in touch to the person who booked it i left. about 30 min after i got a phone call from the person who booked the viewing saying oh the tenant didn’t want to do more viewing. I replied at least I should’ve received any email or call to say oh Its been canceled. He replied when u don’t have confirmation email why did u come? Yes after 2 times confirmation of the viewing on the phone i should’ve thought they would played me and waste my time.This agency? NEVER again.

Bairstow Eves great, but use your own Conveyancing firm

Bairstow Eves, were excellent, and could not have been more helpful. We had agreed to use Bairstow Eves conveyancing services as part of their package. Everything processed as normal, the flat I’d inherited was sold, and then….. on the day of completion (1st July) , Bairstow Eves conveyancing solicitors “Spiketts Battrick “, informed us that they were unwilling to transfer the funds from the flat sale into anything but an “executors Account”. We then had to wait 5 days for an appointment at the bank to set up the account , who in turn told us we had to wait 10 days for the account to be set up. 10 working days passed, we are still waiting for confirmation from the bank that we can access the executors account. In actuality, it’s now been 20 days since completion, so a new person is living in my inherited property , but I still have no money . It’s been 20 days since Spiketts deemed to inform us that we couldn’t inherit our money unless via an executors account. When questioned about this ( and NB, executors Accounts are NOT inshrined in law, only recommended) Spiketts were off hand, dismissive, and blocked speaking to us because “we had a dispute in the family” WHAT ???????…..eventually Spiketts did speak to us and were of next to no help, and Rude. Obviously we were a nuisance wasting their time, we had passed the point of usefulness as a client, and as they had our money, so Spiketts felt there was little point in speaking to usUsing Bairstow Eves own Conveyancing solicitors has been a false economy - anything we gained using them has been negated by the fact we’ve had to cancel work to our home because of their solicitors ineptitude. Spiketts will doubtless fall back in their T& CS, but their demands for an executors account should have been made obvious either by themselves or Bairstow eves..Irs now 20 days since our buyer moved into my mothers property. It is 15 days since we saw the bank. We have no idea when ( or indeed if) the banking account details will appear.As I write,I still have no money. Use Bairstow Eves, they are brilliant, but find your own convayencing solicitors, don’t say you weren’t warned.

Thank you to all the team who made my recent purchase of a buy-to-let property smooth. I have bought two properties from Bairstowe Eves in the area.Aimee was great. She informed me of a property that I didn't realise was for sale. They listened to me when I said that the price was too high as I had bought a similar property in the same block. The communication was smooth and they were very patient with me as I also am a surgeon running a private practice so had only small amounts of the time during the day.Julie was amazing at finding a tenant to move in only a few days after completion.Also, thank you to Camilla who sold me my first buy-to-let in the area.

Bairstoweves Biggin Hill, absolutely brilliant.

Bairstoweves Biggin Hill. Brilliant! From start to exchange Caroline was a dream. We haven't moved for 29 years so were very apprehensive. However Caroline and her team made it a great experience. She was always there when we needed her. She was able to answer or find answers to all our concerns. Caroline was always very friendly and put our minds at rest over the 5 months. Gary, the manager, gave us a very good deal from the ouset and from there on in the team worked hard, thoroughly deserving their fee. I would definitely reccomend the company to anyone wishing to move house effortlessly. Thank you Bairstoweves and thank you Caroline.

Bairstow Eves Walthamstow branch

Please stay away from this company or instruct them with caution. Information was misrepresented to me when I handed over my property for let, they advertised on conditions I was not aware about and the whole process dealing with them was very distressing involving dishonesty and lies.After deducting their commission they also deducted unauthorised amounts that was not agreed, this included making up figures and deducting the same from the money they were required to transfer into my account. They refused to send across a statement when requested and I knew the money they paid was less than what was agreed, had to go through much stress to obtain this, when I did receive the statement, it included deductions that was never agreed and part of the money taken was a made up amount. If you do use this company (which I strongly advise against) check your statement once they deduct thier commission. The first time I used them £500 was dishonestly taken from my money, a sum that was legally mine, was shocked when I noticed this. The second time monies was deducted again with false information on the statement. On both occasions I had to request the money back, the £500 was returned, the other amount involved me going through a complaint procedure which was biased with no proper investigation. This company were dishonest and incompetent in their dealings with me. To get my money back took months. It's a repeated pattern with them so be cautious it's not worth the stress. It is the worst experience I have had and I will not recommend the company at all.

Would give them 0 if I could. They have been showing up to my flat unannounced for the last 2 years since the Landlord is selling the property. They have ignored our boundaries as tenants, ignoring our requests to only do viewings on certain days. They show up whenever they want, claiming they have contacted us when in fact they’re have not. Absolutely ridiculous.

My wife and I are new to this country, and finding a home was a long and difficult journey for us. We visited many letting agencies, but unfortunately, none of them were very supportive or helpful. Eventually, we decided to give Barstow Eves Southend a try, and that decision truly made all the difference.

HORRIBLE EXPERIENCE with Bairstoweves BARKINGSIDE Caernarvon Drive.

Horrible Experience with Baristoweves barkingside branch. No ethics or professionalish in any of thier agents, there is no transparency! Few things we observed:1. They over-estimate house prices for sellers just to trick them into choosing them.2. They dont even pass buyers offer to sellers, we had to revise our offer after the bank down valued the property much lower that thier asking price, and they removed it from sold stc without even informing us.3. There is no transparency whether they even informed the sellers about the down valuation from bank because this would highlight how inaccurately they had valued the property in the first place. There is definetly major blunder with their valuation process.4. Caernarvon Drive, Clayhall, Ilford, Essex IG5 came to market for 450k, reduced to 425k and then they accepted offer of 40*k and the bank valued it to 3*5k.5. There is never any formal email communication, they deal with things over call and half heartedly.6. Most of thier sales falls through because of this unprofessionalism.There is much more so I would suggest sellers and buyers to not fall into thier trap.

Poor after care service

Initially, my experience when renting the property was very smooth, and I appreciated the support provided in finalizing the tenancy agreement. However, after moving in, I encountered several maintenance issues which were reported promptly. These included a leaking pipe under the sink, an oven that was not properly cleaned or functioning, and later, the discovery that the boiler was not supplying hot water.

Bairstoweves Norbury branch: Worst estate agent ever.

Bairstoweves Norbury branch is the worst estate agent to deal with .They don't repair their properties and leave tenants helpless.They make empty promises they don't keep. The management are so arrogant, unprofessional and unapproachable.I used my money to pay for our leaking toilets, that were flooding the bathrooms, to be fixed, after the problem lingered for a whole year.Despite my numerous emails to them, it fell on deaf ears. After this repair, they refused to pay me back, saying the landlord did not 'consent to me repairing the damaged toilet' in the house - where I was living with vulnerable children and and an elderly mum. I had reported the electrical problems in the house for 2 years yet no electrician was sent to check why the upstairs and downstairs connections were tripping off. The house was full of crevices and constantly being invaded by rats, rodents and several other pests.Also, there was a leak in the roof, which caused mildew and mould to form in my child's bedroom.The paint on window sides, ceiling and walls started cracking and peeling off, making the room unappealing and uninhabitable for more than a year.I had brought all these complaints to the estate agents however nothing was done other than serving us notice to vacate. I advised them to visit the house but for the almost 3 years we lived there, they did not once come to inspect the property they claim they were 'managing'. Neither were any electricity installation cerficiates given to us.We got another property and Bairstow eves informed the other estate agents that we are in rent arrears and not worthy to be given a house despite us not owing them a penny. What a world! Bunch of unprofessionals and ruthless people.Avoid renting from them.

Do not deal with them

Do not deal with them. Extremely unprofessional and rude staff. A lady named Diana was meant to help view a property. She was on the phone the whole time. She got off her car while on the phone barely said hello and just open the door to the property. I liked the property but she was still busy on the phone and barely answered any of my questions. I liked the house and asked for an application but since she was too busy on her phone the whole time she never paid attention and never sent me an application. I called their office to ask for the application they said Diana will email one to me in an house which she never did. The next morning she tells me the property is gone. Horrible experience.

Please research who you sell with

As a buyer I am left thinking do they actually sell any properties. People please do your research before you sell with these people. I asked if I could put an offer in a house and all they were interested in was my property. I had to call back to say you didn’t take any figures from me. I offered full asking price. Within hours I had a sales person call and pressured me for over an hour giving me quotes for conveyancing solicitors for buying and selling then was saying she will give me a discount for selling as I’m buying with them…. 1.2% I said I’d rather sell it myself and then they were horrid. They said they would call back twice and never did and no apology. I offered full asking price my offer wasn’t accepted. There was another buyer but would not say their position or if they offered more or less than me. I feel they are playing a game and not genuine at all. It’s an absolute disgrace to treat people in this manner please do your research before dealing with these people. Southend branch.

The absolute scummiest

The absolute scummiest, worst agent in the world!... I was warned about these clowns some years ago from somebody who had a horrific experience with them... I gave them the benefit of the doubt as they were the agent of a rental property, against my instinct and a BIG MISTAKE!!!... The evening before move I was contacted by phone & told the agreed move would not be going ahead following day as they had failed to get electrical certificate completed - Despite the fact that they had had several months to prepare the property and there was a chain of several families who were reliant on the move date to avoid homelessness!!!!.. This was also in the middle of the pandemic and caused significant distress, messing about families lives & messing about removal companies, making the move significantly more stressful! They treat tenants like scum and I have been spoken to like a piece of dirt on the bottom of their (very ugly) shoes!...The agent turned up very late and scruffy, with a cigarette hanging from his mouth to hand over the keys, causing distress to my cats, who had already endured a stressful journey in the car and had to then sit in the car in the summer heat, whilst he insisted on testing all of the extremely loud smoke alarms & refused to hand the keys over until I had signed & initialled over 100 pages of an inventory, that he refused to allow me to check and send back in my own time....The property was left for me in a filthy condition (I am also vulnerable & high risk for Covid), also full of furniture when the agreement was for unfurnished. There were mouse droppings, dirty toilets/carpets/floors/ rubbish bags everywhere & needles/pins scattered all over the carpets, which could have killed my pets. The slumlords harassed & threatened me from day 1, including getting their neighbour friend to verbally abuse & threaten me and a malicious 999 call made to the Police in an illegal attempt to break in. No working gas cooker, dishwasher, shower, TV aerial & the agent did absolutely NOTHING to rectify. Was told a tenant (paying over £1000 per month) was not entitled to a working TV aerial, as is apparently not an essential item and was told to pay for it myself!....Was threatened repeatedly by agent, & they even had the audacity to claim it was apparently all my fault....Retaliatory, illegal S21 eviction notice served and refusal to deal with any formal complaint. They have caused substantive damages to health, finances, business, credit - Repeated threats of bailiff eviction & court action. Absolutely DISGUSTING PIGS... Have caused intentional, tremendous distress & damages!..... Have even gone to the CEO and they are the most corrupt, ignorant. incompetent, deluded, nasty bullies I have ever known!... Whether you are a tenant or landlord, PLEASE AVOID these CLOWNS like the plague, as they are incapable of acting in either parties' best interests and should be struck off!...

My friends and I have been renting the same flat for the last 3 years. Along them not everything was perfect with the agency in general. But, we must say that Karl McWilton, from Bairstoweves Bow, has always been very reassuring. One of the best agents we've ever met.It sounds silly, but not all people who work in an agency, actually make an effort to help both sides ( landlords and tenants ). We have some really bad experiences, but with Karl we know he would always try to help us if possible.Thank you Karl!!!

PROSPECTIVE TENANTS PLEASE READ TILL…

PROSPECTIVE TENANTS PLEASE READ TILL THE END. As tenants, to say that we had the worst experience with Bairstow Eves would be an understatement, exasperated further by a tyrant landlord. First of all, they have a 20 odd page long tenancy agreement with a clause for anything and everything, making us feel very nervous about signing it. The agent who took us to the property on our first day didn't have a clue about anything in the house and just left us to it. We had several issues with the poorly maintained house right from the off; it wasn't fit to be on the market at all, made even worse by the fact that it was given to us damp, filthy and full of junk. They don't inspect the property and ensure that it's fit for habitation before putting it up for rent but expect it to be given back to them in an immaculate condition with no wear and tear. Coupled with the fact that we had a landlord who tried to blame us for everything, none of the issues we raised were taken seriously and we were made to feel like criminals in what was supposed to be our home, despite never once falling behind on rent and taking good care of the property. We already knew our deposit was in danger and lo and behold, the moving out pictures were taken by Bairstow Eves as opposed to the moving in pictures that are by an independent party. These were a lot more detailed and picked up even the tiniest of marks which were present before we occupied the property. Luckily we had taken our own moving in pictures and left the house in a far better condition than we were given it in so we were able to disprove most of their claims. The deductions from our deposit was calculated in such a nonchalant way that it magically dropped from £100 to £50 to £20 upon raising a dispute. Further to this, they told us a BLATANT LIE (in writing) that any deduction from the deposit under £100 was not disputable, a claim that was rubbished by MyDeposits. Even the final £20 was deducted for no clear reason and they threatened us by refusing the release of the remainder of our deposit (which isn't just a measly amount) until we agree to it. We didn't have the time or energy to argue with them any longer and gave in. If that's not unprofessional, I don't know what is!We read terrible reviews about the company on Trust Pilot prior to renting (specifically by tenants PLEADING not to go with them!) but brushed them aside because we really liked the property - the biggest mistake of our lives! So bad was our experience that we vacated the property with a never-again attitude and when it came to buying our own home, we steered well clear of houses advertised by Bairstow Eves & Frank Innes despite it ticking all our boxes! No tenants deserve to be treated with such disrespect and made to feel so worthless just for not owning a home. They fully seem to side with the landlord and scrutinise every move of the tenants, trying to squeeze out every last penny from the deposit. We still bear the emotional scars of this horrible tenancy two years on and it took us a long time to ever trust another estate agent or landlord. However, we came across such amazing people later on that it would be unfair to brand every estate agent or landlord in the same way. If anything, it made us realise just how bad we were treated because we genuinely thought this was the norm.Bairstow Eves and a few other big names like Frank Innes all operate under the agency Countrywide and follow such unprofessional and unethical trade practices so please guys, don't make the same mistakes that I made!TLDR: DO YOURSELF A FAVOUR AND STAY AWAY FROM THIS COMPANY IF YOU VALUE YOUR RIGHTS AS A TENANT OR YOUR DEPOSIT.

My terrible experience

Me and my girlfriend we rented a flat around tree weeks ago with this agency! When I saw the flat it was old but I didn’t looked at detail! When we moved in we realized how dirty it was ! We spent over 4 hours just for clean the kitchen! There was oily fat stuck underneath the fan and cupboards all the drawers was so dirty and with food like cooked rice left over! When I saw the flat the mattress was covered but when we moved in we saw the mattress and we couldn’t sleep in because it was so dirty and full of marks we didn’t have any choice that buy a new one ! Also the sinck in the kitchen is licking,the toilet seat is broken, the shower doesn’t work we have to trouw water on our body because there is no water coming out from the phene shower, radiator in the leaving room doesn’t work so we are basically without heat in the leaving space! Now after tree weeks no one of this problem as been sort out! I leave you judge my experience with this state agency! We looking forward the day we can leave this property! Please avoid this state agency!

SCAM SCAM SCAM - AVOID

This company ruins people's lives. Shame there is not a Zero Star. After making an offer on a property being sold by Bairstow Eves and getting it accepted, we proceeded to instruct our conveyancers to do the searches on the property. Once the searches were complete and the mortgage also got approved by the bank, Bairstow Eves came back to say someone else has made a higher offer and put pressure on us to increase our offer. We were shocked because we were told that our initial offer had been accepted. Nonetheless, we increased our offer by £7,000 and was told our new offer had again been accepted. When we queried the agent on why the property was still showing online as "for sale", they told us it was an error and they will update it. That never happened. When we were expecting to complete the sale and exchange contracts, Bairstow Eves came back again to tell us that the seller once again wants more money because someone else had offered £3,000 more than our second offer. Now how can someone else make an offer on a property which has been sold (subject to contract)? How can you make someone start searches on a property that you know full well you won't be selling to them?We pulled out of the sale after that and had to quickly find another property to avoid losing the approved mortgage from the bank. We are also having to pay for the searches on the new property, meaning we have now paid twice. We did not receive a refund from Bairstow Eves for the searches that were carried out on the property they were selling after they accepted our offer. This company has no care for people's lives and livelihoods. Now that we have found a new property and is looking forward, GUESS WHAT, Bairstow Eves has got the nerve and the cheek to contact us again to say that the other buyer that the Seller chose over us has disappointed them so they would like to offer the property again to us. Can you believe this?Summary:- Offer made £265,000 - Accepted by B.E- Property pulled- New offer made £272,000 - Accepted by B.E- Property pulled again- B.E offers property to another buyer for £275,000- New buyer pulls out- B.E comes back to ask us (original buyers) if we would like to buy the house again at £272,000So my advice to anyone wanting to buy from this company is ... DON'T. Avoid them like a plague. Oh and that agent of theirs called Jake Kennedy... I just want to say "Shame on you."
