Attempted to scam us by saying we must…
Attempted to scam us by saying we must pay a £50 fee for an independent agency to check the condition of the property when we were asked to leave due to the landlord wanting to sell the property. They came with their own employee, who promptly slapped >£300 in charges on us for the condition of the property. We calculated it (with room to spare) to come to £100 charges that we should have been charged with.In the end, they admitted they had violated the contract and didn't charge us the £50. They did NOT remove the >£300 scam fees for "redecoration". Absolute scam. And I'm pretty sure it's illegal to carry out those checks themselves, massive conflict of interest!FU RR.As tenants, I advise you to TAKE VIDEO EVIDENCE of EVERY SINGLE part of the property, even those weird places, before RR slaps you with unlawful charges! They can, and they will. You've been warned.

NEVER AGAIN.
NEVER AGAIN.Spent 4 months with these clowns. Never again. A few viewings. Just a few. Communication between staff was non existent and anything else had to be dragged out of them. I only received any interest from them when I gave them their two weeks notice. Then, three viewings in two days. Eventually I was told I'd got a buyer.I put off changing agent because they'd finally come though. A few weeks after chasing this buyer up again. I was told I'd got another viewer. I queried the initial buyer to be told by the manager that he didn't know why his staff had arranged another viewing. I was unable to proceed with buying the property I wanted as, despite being told I was 'sold' I wasn't. Time wasted. I can only assume they were telling me what they thought I wanted to hear just to keep me on their books. Now with another agent. Their board is still up as despite me asking three times, they've still not taken it down.Five days after writing this review. The board is still up!

As a property investor
As a property investor, I regularly view houses across the Middlesbrough area. I have never yet felt I have wanted to leave a review but after today’s viewing I wanted to write to praise Ted. Ted showed us around a property yesterday. I was shocked how much knowledge he had of the area and even the street! He was very helpful and approachable and a credit to your team.

TERRIBLY ORGANISED COMPANY
My experience with RR started off ok, Margery who works in the Garstang branch was helpful and got me into the property with the minimum of fuss. The problems arose when there were maintenance issues at the house, I of course went back to the branch I dealt with but was redirected to 'Dutton Maintenance' AND RR Maintenance. So 3 departments, all working for the same company and the same client - yet none of them know what the other one is doing. And if I, as a customer want to know, I have to ring them myself! The buck gets passed between them all and neither department will accept any responsibility. Leaving one very stressed out customer. My maintenance issues were NEVER resolved despite my constant chasing, and I have now left the property. Countless e-mails and phone calls later, I finally got back my deposit.Reeds Rains need to realise they aren't just dealing in 'properties', these are people's homes and lives - their customer service is without a doubt the most terrible I have ever experienced and I will go out of my way to never have to deal with them again.

I’m not chasing them...!
I rang reeds rains and asked for an appointment to get my house valued as I wanted to put my house on the market.. the lady that answered the phone said I had to speak to one of her colleagues and they were both busy and one of them would call me back straight away. The lady spoke to me like it was below her role to book in an appointment without even asking me about my house. Why answer the phone if she can’t do the simplest of jobs like book a valuation appointment! I never had a returned phone call to book the valuation! I guess the branch is too busy and don’t need the extra properties on their books? I had 4 other agents come out and all valued my house at £850k-£875k. The average house in this region is about £200k so it’s not your everyday average sale. It’s your loss! The 4 agents were all worthy and eager to have my business! A month or so later I contacted Reeds Rains via Rightmove as we wanted to view a house they are selling. I instantly got an email requesting mote details about what I’m looking for which I completed straight away.. I never got a phone call or email arranging a viewing for the house! I feel sorry for the house owner trying to sell their home, they don’t even know I’m interested and want to view!It seems impossible to try and sell your house through them and to try and view a house through them! Complete waste of time in my opinion.

I can not recommend this firm enough. They were professional and very helpful. I personally had a few difficulties but my very efficient estate agents always found a solution to each and every problem. Thank you so much.PositiveResponsiveness, Quality, Professionalism, Value
Thank you Sarah, its been a pleasure helping you get it sold.

Fully managed is not managed
I use Reeds Rains fully managed service. Marketing the property and getting the tenants in - I would say that they are excellent in this respect. They present the property very well and don't take long in generating interest and getting the tenant in. Where the service falls down really badly is the management whilst the tenant is in place. Regular check ups are not done (tenant had his first visit from Reeds Rains after being in the property for over a year), but my main gripe is that when a fix is required, the service in this aspect is terrible. The quotes for work are extremely high (last quote was over double the quote I got independently) and this is before they add an extra 10% on top for arranging the work. Arranging work is done by a call centre in Southampton, this is poor. I have had to involve myself to arrange properly which I shouldn't have to do. I have been told that work has been done and charged for it, only to find out later that the work hasn't been done and they've lied in order to be able to charge me. I would not recommend Reeds Rains for a fully managed service at all. I am now at the point of having to contact the tenant myself, get my own workmen in and arrange for work to be done (i.e. doing the work of a managed service) as I no longer have trust in the company. Two words I would use to describe Reeds Rains are Expensive and Untrustworthy.

Excellent Estate Agents
Every staff member is professional, knowledgeable and very friendly to deal with. They always phone back when they say they will and I would highly recommend this estate agency to anyone who is thinking of selling a property.

Awfull
Awfull. Through lockdown both my partner and i had to dig for information. It had the feeling like they were there for us not the other way around. Hollow apollogies do not work when you are trying to relocate. Will never use them again.
Hello Mike,We are disappointed and surprised that you were unhappy with our service during the sales process. During our conversations, we felt that we had a good rapport with yourselves and would do our best to obtain information and updates from solicitors whenever possible. We are sorry that you feel this way and would be happy to call you to discuss anything further.Kind regards,Reeds Rains - Guisborough

Reeds Rains have been my letting agents…
Reeds Rains have been my letting agents for the last few years. They are the sort of agent who tend to get things done eventually, in a roundabout sort of way, but their business process is clearly chaotic and they can be a real pain. Some of the highlights of my tenancy:* Any communication needs repeatedly following up, a large number of emails get ignored.* They somehow failed to keep a copy of all the keys to my flat, so they can't get in without me there* My local branch closed down but they never thought to tell me. I only discovered because I turned up there and it was a vape shop.* They've suddenly introduced a £120 "renewal fee" for renewing contracts. On the plus side, their call-centred based maintenance system, while a little impersonal, does tend to get people out to me quickly enough. Their staff are generally friendly too, a few of them are just a bit dim-witted. If you see a place you love and it's Reeds Rains, you might have some hassle but it'll be ok.

Big Mistake to go with Reeds Rains.
We used Reed Rains Abergele to manage our property because they were local. Within a few months they closed the Abergele office. We then had to deal with their inefficient Southampton call centre. They were a disaster for us. We ended up having to deal with repairs and contractors ourselves because they didn't have any local contractors who would pay to be on their books. They got ridiculous quotes for repairs. In the end we changed to a local company but Reeds Rains want us to pay £750 to get out of a contract when it is actually them who are at fault. They unilaterally changed the terms of our service without any discussion.

If there was a zero stars they'd get…
If there was a zero stars they'd get it! You never speak to the same person twice due to staff turnover and when you do, they do nothing about your complaint. We were left without heat or water for a week with a small child. Despite visits every 3 months where they stated everything was fine, at the end of the tenancy they delayed returning our deposit for 3 months and then stiffed us for the full amount as they said the house didn't match the original inventory. We were not given the chance to dispute this or find cheaper firms to do any work that was supposedly necessary. Absolute con artists! Complaints going to the ombudsman asap.Edit: Hilarious to see this joke of a company requested feedback about which office I had a problem with, when its the whole company. Enough with the pretend customer care on Trust Pilot! It's the treatment before hand that does the damage. What a joke.

Good luck if you have any issues in the house, they aren't coming
It's been months to get issues resolved in the house we are renting. Half of the time folks are on leave and no one picks up the maintenance requests. You have to keep emailing and calling to get things done. Very very poor service. If you have a choice to go with another property manager, please do. You will save yourselves a lot of headache and frustration.

Reeds Rains Macclesfield Branch are the…
Reeds Rains Macclesfield Branch are the role model for how other estate agents should operate. A breath of fresh air to deal with staff that are so “switched on” and excel in every part of the process. RR Macclesfield constantly deliver results especially with property that could be difficult to sell. I will always use the Macclesfield branch as they are quite clearly ahead of the game. I therefore award you five stars !

Absolute con artists
Absolute con artists. You sign a document stating rules etc. I briefly remember one of the pointers being "check out fee" but no actual figure of how much this was. To be horror I am sent a bill for £120. Apparently this is to pay for someone to walk around the house and check it is okay. Did I mention the landlord pays the same? £240 for a ten minute walk around? Really???! I then received the report back stating several issues such as lampshade missing (even though it was there but in a different place) damp and mould of front and back door (how and why that is the tenants fault is beyond me).The landlord then came back and stated she wanted £60 from my deposit because I had left my grass cutter in the garage (a phone call about this would rectified this as I forgot about it); apparently she spent 8 hours cleaning the property??? Due to the damp and mould from the doors. The house is old and both doors are old and not fit for the amount of rain water. She then also complained I had smart meters installed "without her permission" clutching at straws there, as smart meter does nothing to alter the property in any way! And aside from that I lived in this property for a year and 7 months of that I lived with a rat infestation!!! I was simply told to just go get some rat poison (even though I had a 5 year old, like you want rat poison with children inside) and some traps?? They did absolutely NOTHING until i reported it to environmental health. The whole agency is a complete rip off with hidden costs. I won't ever rent with them again or recommend them.Taking that extortionate amount of money plus £60 (conveniently a very rounded amount) off a single parent right before Christmas must make them feel really big!!

Reeds rains Hull...
Reeds rains Hull...Initially registered interest in a property through website, due to no answer at estate agents, even though they were supposed to be open.Expected to be called once registering, however no call came? Rung the estate agents again and finally got through, lady explained I would have to go through my details again as they can't retrieve my information off website? So I gave details, to be told someone will ring me back. No one did. Rung estate agents again and finally booked a viewing. Took afternoon off work as I work away and went to view property. No representation from estate agents turned up and no access to property due to it been vacant. Strange when Estate agent stated it was in high demand and they had been viewings through the week? Ring estate agents who explained they had been a mistake in the diary and wouldn't be able to view today! Luckily the owner of the property now knows the mess around we've had off reeds rains. Quite simple, no one is bothered in that place. Even though they're a esrare agents, they don't seem interested in viewing or selling of properties. Stay away.

To answer Reeds Rains reply (unsigned)
To answer Reeds Rains reply (unsigned) It seems strange that when I notified Reeds Rains to release the deposit back to the tenant who had just vacated they sent me an email to advise me that their Eastwood Team would be in touch to help find a new Tenant. I called the Eastwood Office and spoke to the person who dealt with the lettings advising that I do not require their services, She is the one of the team that caused the problem. So it says a lot about so called "full restructure at our Eastwood and Chesterfield branches as a result whole new teams are now in place " It just shows that their management is out of touch and does not tell the whole truth. To sum up the service is poorH Orchard

DO NOT USE!
DO NOT USE!All the 5 star ratings on here are asked for (quite heavily) by the sales agent as soon as you sign!I was emotional blackmailed by Adam (Roterham) to leave 5 star feedback. He said that if I did his team would get extra incentives, prizes and counted on the bonus to earn a good living!I told him, I would need to experience the service first as I'd just signed that day and he didn't take to kindly to that making me feel like I was robbing his team of moneyI just spent hundreds of pounds to end my contract with them. They are unprofessional, never reply to emails. I arranged a boiler service through them, it failed and they did not tell me, leaving my tenants without heat / hot water for weeks. My tenant says when they do the house inspection they are there just 5 minutes and do not even go upstairs!I had to copy the CEO in emails just to get a reply!Adam and Melissa from Rotherham branch are useless, Adam openly made back remarks about the competition instead of selling the good points about Reeds Rains (although know I realise its because there isn't any good points so its easier to bad mouth others)Have to send 10+ emails and escalate just to get a simple reply. You spend good money for zero service.Worst company I have ever dealt with - honestly!Didn't ask for much just to check the house, service the boiler every year and be kept up to date with any issues. - No chance! Had to go through to ombudsman as they breached their contract with me so many times and don't reply. Too frustrating, do you self a favour and save so much energy - go with someone else!HORRENDOUS!

Blackpool branch appalling
Blackpool branch ... Appalling service for landlords, constantly ripping you off and unable to manage properties! I would not recommend Reeds Rains to anyone. Can’t do routine visits, source quotes and ensure maintenance work is completed. Inform tenants that the delays are due to the landlord, yet the landlord is still waiting to understand the issue and achieve professional quotes.Rip you off for basic contract updates and maintenance quotes have % added, fees far higher than other agents, but they lock you in with high exit fees.
Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
Tell us what you need and we'll put you in touch. Reeds Rains Consett hasn't joined The Trusted Agent yet, so we'll pass your enquiry to them or to up to three other top-rated agents near Consett.
