GoogleWe used this company a few years ago to buy a property. Seans mum came out and did the viewing. She was lovely. Friendly and informative. With having such a pleasant experience the first time around we thought that we would sell through them this time, how wrong where we! Absolute dreadful experience. Rachel came to take the photos of the property and was far more interested in "getting back to the office to list the million pound house i have just been to see." She copied and pasted the previous house listing from Rightmove even though the description had changed and didn't even bother to take photos of the downstairs WC. £300 for nothing really. Nevertheless, having had such a good experience before we put it down to a one off, sadly, we couldn't be more wrong. We then did our own viewing for our buyers as they were unable to accommodate it and then accepted their offer. We reserved a new build property which and had a estimated completion date at Christmas. We were then told the completion date was unrealistic by Rachel and when we addressed our concern of loosing the property we were told not to worry as there are plenty of houses about. She simply was not interested, At one point during the conveyance, we did not hear from them for a month! We were then forced to do all of our chasing ourselves to ensure we did not loose the property - i am honestly, not sure what we paid them for. Months in we even found out that our buyers did not have the correct decision in principle for their mortgage, you would expect the buyer affordability would be checked before even taking the property off then marked! Not at this place, perhaps they had a more expensive property to be worried about again! Towards the end off the nightmare, sorry i mean conveyance were in big danger of loosing our reservation on the new property we asked if the enquires could be satisfied while we awaited some amendments from Land Registry to be actioned we were then lied too when Rachel informed us there was only one enquiry to be raised relating to the property deeds which was not true at all as several enquiries were then raised. Dissatisfied with the service we emailed Sean. He did not reply for weeks but having seen us liking a fellow dissatisfied individual on Facebook he was then prompted to respond to us and he did with nothing useful at all. Think we ended up paying them thousands in the end for absolutely, nothing, Please, please, please look elsewhere and don't use these crooks. The company is not what it once was!

Hi Sean, thank you for your switft response. I wish I could say it was the same throughout the conveyance process but sadly i can only assume it is because this is public. It is such a shame i can not attach screenshots so we can see the period starting from the end of December to the start of February where we did not hear from you at all. It would appear it is not just Rachel that is misleading which is a shame.
Yes, there was an issue with Land Registry which was out of everybody's control, yourselves included. We have no issue with that whatsoever. Having said that, we were advised all enquires relating to the property and not the title deeds would be raised and they were not. There were several enquires relating the house itself, completely irrelevant from the title deeds and absolutely, could have been raised. Our solicitor was participially confused as to why they weren't.
We conducted the viewing which sold our property. I am confused when you "we" sold your property... Must have been the inaccurate copied and pasted Rightmove listing which interestingly, you failed to mention. I wonder why? Yes, we did receive full asking price and i should hope so with how much we paid you.
I appreciate, you like to manage peoples expectations as stated but if I am honest. You completely, destroyed ours and made the whole process a living nightmare but thats ok because you've wished us well.
Regarding the title deeds, incorrect. The issue was because we had two titles registered to the property.

Thank you for taking the time to leave us a review, we always appreciate feedback, however we do have a few comments to add to this review. Firstly, congratulations on completing on your new home, we are so pleased that you managed to complete prior to the stamp duty deadline, and we hope you are settling in nicely. We were instructed as your agent to sell your property on 7th October, we had 6 viewings on the property, 4 of which we carried out ourselves and 2 that you agreed to show around yourself. Upon receiving prompt feedback from your viewing we negotiated a sale of your property for the full asking price on 15th October. We are so pleased that we managed to sell your property for the full asking price within 8 days!! Essentially, this is what we are instructed to do, however I know that you had some problems further down the line in the conveyancing process. I know that the new build property company you were buying from were pushing and pressuring for completion for Christmas (essentially 7 weeks before solicitors closed for Christmas.) We always want to manage people’s expectations using our experience as we know this is an important life event for anyone, so we informed you it was very unlikely that this would be completed in 7 weeks so you could plan accordingly. Having reviewed all correspondence, including calls and emails, I cant see any gap of a month at any point during the conveyancing process. Unfortunately, there was an issue with the registration of your property with the land registry from your solicitors when you staircased the property to a freehold prior to the sale, this caused issues in the chain and a delay to all parties. That title had to be changed before anything was able to proceed, and also caused issues with the buyers mortgage application due to the property being registered as a leasehold (I think this is what you meant by us not checking that the buyers affordability/correct decision in principal.) Unfortunately this has to be done by a licensed conveyancer and the land registry, so we have no way of speeding up this process, but completely understand your frustrations. Once the land registry had your property registered correctly, then outstanding enquiries can be raised on that title, so these enquiries couldn’t have been satisfied prior to that being done. We did try and inform you more and explain the process to you so you could understand it a bit better, but you did say you didn’t want to receive any more calls from us and only wanted emails, so was hard to explain and answer any of your questions. I did try and contact you to discuss these issues after receiving your email, but didn’t receive any response from you until the day of completion when I received this review. We are sorry that you haven’t been satisfied with the service you received, however you instructed us to sell your house, which we successfully did within 8 days and for the asking price, and even though we tried to help you throughout the conveyancing process we unfortunately are not able to influence timeframes when solicitors have to carry out unexpected work. GoogleIf i could give 6 stars I would! I contacted SP after a rocky month on the market with a 'high street' agent. Sean came round, gave me some advice and put me at ease straight away. In under a week, I had 4 viewings and 2 offers. The attention to detail in the adverts, photos, and all round service given by Sean Karen and Lucie was second to none, with each of them being amazingly helpful (and patient!) the whole way through the process. As a first time seller with no idea what to expect next, especially after an upsetting initial experience elsewhere, the guys at SP have been a total dream to sell with and i would recommend to anybody.
