GoogleIf you are a prospective tenant, avoid at all costs. If you’re an existing tenant, join the London Renters Union.
In over a decade of renting, Keatings are the worst letting agents we’ve ever had. They were incompetent and unwilling to make repairs - we had dozens of examples of this throughout our tenancy, but the worst was our leaking roof which dripped on our bed and faces while we slept. We escalated many times but Keatings didn’t fix it the whole time we lived there.
Keatings were incompetent and unwilling to treat damp and mould. We spend hundreds buying and running dehumidifiers 24/7 but it was still so bad that it spread onto our furniture and clothes. We were unwell with asthma symptoms while we lived there.
The moving out process demonstrated Keatings to be deceiving liars. We had no inventory (despite chasing it on moving in) until we told Keatings we were ending the tenancy, at which point they sent us an inventory which we hadn’t seen or signed. It was inaccurate - there were items on there which had never been in the flat. Plus, it also had the former tenants’ junk on there which we’d requested Keatings remove when we moved in. Collecting the junk was the one thing Keatings did actually do, and then had the audacity to charge us for the “missing items” (both items which were never there and the junk they removed) when we moved out. We had photos from moving in and an email trail with Keatings, but they still attempted to lie, deny this and charge hundreds for these items.
The flat was filthy when we moved in, which we took photos of. We left it spotless, yet Keatings attempted to charge us hundreds for a professional clean. They also attempted to charge us hundreds for paint discolouration to repaint the full flat where the damp and mould had spread. We had been sending them photos of the mould and damp throughout the tenancy. Keatings attempted to charge us hundreds for furniture that was damaged and broken when we moved in, which they hadn’t recorded on the inventory (which again we hadn’t seen or signed even when we asked for it).
We couldn’t believe that Keatings continued to lie and deny even with photo and email evidence.
We disputed the deposit with the deposits company, but they accepted the unseen and unsigned false inventory. However, we sent all the information with photo and email evidence to the Citizen’s Advice Bureau and Tenant’s Voice who both confirmed that the false unsigned inventory was inadmissible and the charges were unjustified. We got the support of London Renters Union who informed us of many similar cases with Keatings, and they helped us to get the full deposit back. After weeks of stress and lies from Keatings, we were pleased to get the full amount returned.
Our neighbours similarly had an awful experience with Keatings - they had severe mould, damp and leaks that Keatings didn’t fix, and it got so bad they had to move before their tenancy ended. Look at the low reviews and you can see that this is consistent for Keatings.
The lesson is, avoid Keatings. If you are already a tenant, take photos, get everything in writing, and get the support of London Renters Union. If you have issues with the deposit, fight it and don’t accept the measly voucher they offer when they realise they can’t lie anymore. They are scumbag letting agents, don’t trust them as far as you can throw them.

GoogleThis estate agent was probably the worst estate agent I dealt with in London (sales).
Trying to view a property was hard work, as usual they want all details (may as well have my blood type) before being willing to book a viewing.
The individual giving the viewing then proceeded to try and tell me how house purchases/sales work and the offer process, when they knew I already owned a property I was looking to sell to move.
Very basic information was not available, I was informed that the ground rent changed yearly but the service charge was static (I've never seen that before).
They did not have the service charge as the property was going through a lease extension, I asked if this extension was the 90 years they were advertising, or if it was more, they stated more.
I was told they were paying for the lease extension, it turned out (after a lot of chasing) that the current owner of Bicycle Mews was only paying for a lease extension quote, not the actual extension.
I was told the property would go for over asking and I must put in a higher offer and write a letter explaining why I liked the property so much to help the seller decide who to sell to..... I'm not sure a seller cares so I clarified and they re-confirmed explaining how much I'd like the property etc would be beneficial.
I stated I had seen it on the market before so therefore it wasn't selling at the value they were asking for, to which I was told that was a previous agency.
I noted this property stayed on the market and had a reduction, then it moved to another estate agent (Aspire) so clearly Keating didn't manage to sell the property in time.
I suspect the person giving the viewing is the main culprit but I won't name drop them publicly as I feel that's a step too far.

GoogleOn my property search, I’ve spoken with two different estate agents at the Keating Clapham office and, on both occasions, was refused the chance to even view properties. Despite being a serious buyer, I was told two weeks ago that I would “not find anything” within my budget. This simply is not true, given that other agents continue to send me suitable options.
Today, I asked to view a property slightly over my budget, fully aware that negotiation is common in the current market. Instead of being accommodated, I was flatly refused a viewing and told it was “out of budget.” No other estate agent I’ve dealt with has taken this dismissive approach.
This comes across as arrogant and unhelpful customer service. If you’re looking to buy in the area, I’d recommend going to literally any other agent who is actually willing to work with buyers.

You mentioned in your feedback that negotiation is common in the current marketplace, which is correct for certain instructions where vendors have chosen to test market conditions at a slightly higher level initially but there are also vendors that have deliberately priced accurately to try an install confidence in the listing and maximise viewing numbers in the early stages. We can advise buyers on whether there is potentially movement in the asking price, based on other properties that have sold within close proximity in similar market conditions and based on our interactions with the vendor, knowing what they are hoping to achieve/the level of money they have indicated they are willing to accept. You said that the property you enquired about is slightly over your maximum budget and the negotiator politely tried to explain that in this instance, that from the previous conversations we have had with this particular vendor, they feel that a maximum budget 15% below the current asking price is a significant amount of money to them and not at a level they will willing to sell for the flat for in current market conditions, bearing in mind we have only been conducting viewings for three weeks and the had the property under offer at the current asking price previously. We appreciate the market can be a confusing place for purchasers/vendors as certain agents in this area will knowingly consistently over value properties to win the instruction initially and then start to pressure the vendor into making price adjustments. You are therefore constantly advised to make offers 15-20% below current asking prices on all of their instructions but unfortunately that doesn’t therefore mean that every vendor is willing to accept offers considerably below and it does vary depending on the property/vendors scenario. If it transpires there is movement in the absolute maximum budget that you shared with us on the phone, then we would be more than happy to arrange a viewing on this particular property, if it is closer to the level that the vendor is willing to accept. We are just trying to do our best to avoid wasting your/the vendors time with this particular property, if there isn’t movement. We wish you luck with your property search in the future.
