Renters BEWARE OF USING REEDS RAINS

Renters, Avoid Reeds Rains at all costs.Our recent handing back of a spotless well maintained property in FY6 0BQ, was totally ruined by the landlord pulling the "retain deposit for cleaning" scam, with the local agents (Blackpool) lifting not a helpful finger to return our deposit within the statutory time scale! Now taken recourse to My Deposits dispute scheme. AVOID THIS AGENCY!!

One to avoid

We rented with Reeds Rains before buying a property (with another agent) late last year.The fees are phenomenal, although they do outline the initial fees (to draw up a contract, etc.), what they didn't tell us is that they charge this fee again, plus an additional fee each time you want to renew your tenancy agreement.At first it was all fine, but when we gave notice to leave the property, the branch manager (Chesterfield branch) made the experience very difficult and stressful. We were happy to accommodate viewings and only asked that they took place while we were at home. She still tried to book viewings when we were at work and told us on one occasion that since they had keys they would enter the property anyway after giving us 24hrs notice. Luckily this didn't happen as we did check our rights on this, but during the one viewing that took place, the person conducting it walked in and was surprised to see me as he had been told the property was vacant (which we understood wasn't his fault). Unfortunately the branch manager was always rude and very condescending with us, however the rest of the branch staff were polite whenever we spoke to them.Our landlord was great and very easy to deal with, and there were no problems in getting the full deposit back, even though Reeds Rains alluded to there being a possibility we wouldn't get it (although the property was left in better condition than when we moved in).

Booked a viewing and agent did not even turn up and i was not contacted and told, let into property by decorators to have a look so couldn't aak any questions about property or rent etc, renovation not funished loose sink, tiles completely missing and broken on floor, so had to ring office to see what was getting repaired and couldnt confirm if issues would be fixed! The manager, James, and the staff at this branch of estate agents Reeds Rains were excellent. They dealt with the sale of my father in law's bungalow in Macclesfield very professionaly. Sue, in particular, was fantastic in keeping us fully informed throughout the sales process regularly chasing up the purchasers and both sets of solicitors to ensure that the sale was completed in a timely manner. I picked Reeds Rains simply because I've always noticed their , 'For Sales', signs wherever I would go and I'm so glad I did because my first contact was with a lady named Grainne. I was very nervous but Grainne, immediately put me at ease over the phone and I was then able to explain to her, my needs, also Ethan, I have to say was just excellent and very professional in guiding me through everything. Terrible letting agents!

Terrible letting agents!I've been waiting over 8 months for a list of repairs to be carried out and when I chase them up, Reeds Rains hardly ever respond. When they can be bothered to respond, it's just the same old excuses and poor attitude trying to blame everyone else and not taking responsibility like adults.I would not recommend this company in any way. Save your money and avoid these cowboys.

We viewed a modern auction house, you know the one where they con the owner out of their hard earned cash to take a lower price whilst screwing the purchaser out of 6k! Won't touch this company again after loosing a property as had to bid against people who viewed when the vendor no longer wanted to sell via modern auction but they said we were bound to it in a verbal agreement.

I am unfortunately dissatisfied with their management. The maintenance process is riddled with headaches and unnecessary hassle. It would be much simpler for us to either manage the property ourselves or find someone who can do so with less stress and inconvenience. As a landlord, I would not recommend this branch to any property owner for managing or maintaining their property.
