Amazing service from the Reeds Rains team in Scarborough

The Reeds Rains team in Scarborough are very friendly, helpful and professional. We would especially like to thanks Alex Kennedy who has helped us throughout the whole process as first time renters, she always answered any questions we had and made the whole process a lot easier! Appalling service at an important time.

After asking for a valuation after the death of my mother I was told an online estimation could be done. After a week I heard nothing. On ringing them on the morning of seeing the solicitor, I rung to ask if it was lost. I was told "oh yes, it's in Dave's diary. Would you like him to email it tomorrow!I said that would be too late. The lady simply told me " ok, thank you, bye"Not even close to the kind of service I expected from the company who came top in my Google search. Obviously i will go out of my way to ensure no one I, or my family knows ever uses this estate agent.

What an appalling company

What an appalling company. They informed my energy company that I had left when in fact I wasnt due to move out for another month. This has resulted in weeks of trying to sort out my energy bills that have had me close to tears. They denied doing this which was rubbish as the energy company actually gave me their name. For over 5 weeks I have been trying to get my deposit back despite no issues with the land lord and he confirmed it was OK to release my deposit. They lie routinely on the phone saying the deposit has been released when it hasnt. They also ignore emails. My landlord issued me with a section 21 and gave me 2 months to get out. A lovely lady from the council told RR to not take any legal action as I was activley looking for a new place. They ignored this and advised the landlord to persue legal action. The council lady spoke directly to the landlord and it was agreed to give me an extra month. They dont care about anyone and just pass on to other useless colleagues. AVOID at all costs

The staff at Reeds Rains, Wilmslow have been very helpful throughout the sale of my brother’s property following his death earlier this year. Thoughtful and helpful comments were provided at the first meeting with Olivia Horn, who helped to successfully bring about a satisfactory conclusion to the sale process. Regular contact was maintained throughout the sale which included accompanied viewings of the property, together with feedback from prospective buyers, coupled with statistics showing the number of ‘hits’ on the Agent’s website. Queries were answered promptly and useful information provided. If you are thinking of selling in the Wilmslow area, consider making contact with the Reeds Rains Office.

My experience as a guarantor

My experience as a guarantor for a tenant who has rented a property from this company worsens by the day. In addition to the issues I raised in an earlier review, which hasn't even been acknowledged, I have learned the flat wasn't inspected before it was let and now there is a plethora of serious problems. The Branch Manager refuses to discuss the situation with me so I have been forced to pursue a formal complaint. AVOID AVOID AVOID

I used dress rains Burnley to rent out my property. The number of hidden charges was astronomical so I received almost no rent for four months. The tenant decided the to leave early and break the contract. There was no effort on behalf of reeds rains to sort the situation out. Suddenly there were lots of strings attached to the guaranteed rent scheme they were charging me for. Extremely complacent and absolute daylight robbery as a landlord. Every single invoice had some dreamt up hidden charge.

Awful service. Moved around and been renting for the past 7 years and I have never had an experience like this. I've never had an application process thats taken more than a couple of weeks max. With Reeds Rains, it has been 4 weeks and still not sorted. References were an issue due to them using the incompetent service that is Experian. Everytime you contact the office, you get fobbed off and you can never get through to the person dealing with your application unless they happen to answer the phone by chance. Looking to BUY a property soon and I will not be interested in any property advertised by Reeds Rains! First and last!

Wonderful service and support at the worst time of my life

I am in the process of securing a tenancy through the Rotherham branch. I cannot fault the experience so far... Reeds Rains has made everything so easy at the most difficult time of my life - moving out of my late mother’s house as it must be sold - so I couldn’t appreciate them more in this period of intense grief and turmoil. Communication is excellent and service is friendly. I am also incredibly impressed with the tenant portal, which makes it so simple to set up services and utilities. All in all, I would like to commend Reeds Rains, and especially Sarah, my main point of contact, for taking so much of the stress out of this massively difficult life-changing time that I’m going through.

I came to Reeds Rains after dealing with a terrible estate agent company to help me with a difficult tenant situation. Reeds Rains was completely proficient in handling everything quickly and very effectively. I worked with Heather who was very attentive and friendly. All in all, could not recommend this branch more, they did everything I could’ve possibly wanted as a landlord and are superb at helping landlords with everything they’d need.

Avoid Reeds Rains if possible - exploitative, disorganised and stressful

We are renting a house managed by Reeds Rains. Our landlord is wonderful, but our experience with Reeds Rains' poor management has caused serious issues and made us feel insecure in our tenancy, leading to unnecessary stress. In the last six months, we have:1) been forced to live without hot water/heating (in February) for two weeks as the Reeds Rains' maintenance department did not pass on information about the issue to our landlord. We made a formal complaint to Reeds Rains who reluctantly (after weeks of calls and emails) agreed to compensate us. They did not take responsibility, despite their agent acknowledging that he had neglected to pass the information on for over a week. 2) Despite going on to a rolling monthly contact (SPT), Reeds Rains are now attempting to force us to sign up to a 12 month tenancy, at the cost of £120. We did not have to do this last year and they are not answering our questions appropriately, and their poor communication has given us the impression that we have no choice but to sign up to the tenancy. Their emails have implied that we sign a 12 month tenancy renewal or our notice will be served. We are not in the position to sign up for a 12 month tenancy as, after two years in the property, our circumstances are changing. There has been no acknowledgement of this or any sense of understanding by their renewals team.3) We are often called for marketing purposes by Reeds Rains local branch who seemingly call to thank us for looking after the property so well and then attempt to sell us products which we do not need, and they will ask questions like 'do you know what you'd do if you couldn't pay the rent?' 4) Our experience when when signing up to the initial contract was comical as their representative was unable to deal with paperwork, frequently lost documents and wasted hours of our time in the branch office during our working days all for a sign up process which should be simple.5) Their fees are extortionate and we will have to pay £120 to leave the contract. Overall, our experience has been fraught with difficulties. The company have little understanding of the situation renters are in, and they attempt exploit our position for their financial gain. We would not recommend any landlords to use Reeds Rains to manage their property, and we could advise renters to use a different lettings agent.

AVOID AT ALL COSTS

Absolutely disgusting treatment from the agents and landlord. I don’t think the box is quite big enough to fit all of the problems we have encountered in the last year. The lack of communication is atrocious, and the inexperienced staff is embarrassing. Don’t think they know that my partner worked for an estate agents and knows all the legalities of certain procedures which they clearly don’t know. Avoid at all cost.

Shafted and lost money

I went with Reeds Rains because they were selling the house we wanted to buy and therefore it would be in their interest to sell ours.They found a cash buyer living in rented accomodation; a couple on their second marriage who both owned houses and were selling them. Hers had been sold and they were buying ours with the proceeds. His was being sold and the proceeds were to be used to do a loft extension to add a 4th bedroom to our house that they needed. On the basis of them being cash buyers and could complete quickly, we agreed a sale price £20K less than our asking price.6 weeks down the line things weren't progressing and I started chasing Reeds Rains only to be told there was a problem at the bottom of the chain. WHAT? There is no chain, they are cash buyers. Oh, soon after you agreed the sale they decided to incorporate his house sale into your house purchase.So our cash buyers had turned into a chain of 3 and Reeds Rains hadn't even decided to tell me. If I had known, I would have re-negotiated the price.Reeds Rains insisted that they had told me as soon as the deal had changed and it was on their file. They are LIARS (as I suspect all Estate Agents are), and had not sent me anything in writing to ensure I was aware of the change in circumstance.We didn't actually manage to move until 3 months after Notification of Sale. So much for a quick sale which cost me £20K.I would advise anyone buying and or selling to get EVERYTHING in writing and not just rely on telephone conversations.
