Greedy and terrible - stay away. I rented with Elliot Oliver for nearly 3 years in Gloucester. At the end of tenancy, they initially tried to deduct £715 from my deposit, much of which was unfair and some of which I could prove was actually due to their own contractors or landlord issues. When challenged, they reduced this to £530, which I took to the Deposit Protection Service (DPS). The DPS adjudicator ruled that most of these charges were unjustified, and I recovered a substantial portion of my deposit. During the tenancy I was treated more like a property guardian than a tenant. Inspections were forced every 3 months, sometimes with only 48 hours’ notice, and requests for flexibility were flatly refused. The approach was rigid, intrusive, and entirely landlord-centred. On top of this, they repeatedly increased the rent every 6, 12 months, even though I later found out it was already much higher than comparable properties in the same block. They are in the very expensive bracket and, in my view, do not offer value for money. Honestly, I would have never stayed with them for nearly 3 years, but I was in the process of buying a property and kept thinking I’d move out soon, it just took longer than expected to find the right one. If you rent through this agent, keep very detailed records, photos, and copies of all correspondence. Be prepared to challenge them through the DPS if needed. Honestly, I would recommend staying away if you have other options.

Honestly the most wonderful people at Elliot Oliver, they made a really stressful move for me so easy. They were organised, efficient and most of all kind. It is rare to find an estate agents that value finding the right tenant for the right space above all else, and they did this beautifully. Misled into signing a year contract by Jessica and Phil. Both lied about pets being allowed in the property. We were told at viewing and on the phone when we applied that landlord loves cats and they shouldn’t be an issue. One week into moving in we were told to “get rid “ of our cat other wise they will take us to court. Told them to listen to their recorded calls however was told they don’t record. So beware ! They will say whatever you want to hear on the phone to you as they know you can’t prove it ! Had to pay all the letting agent fees and professional cleaning of the whole house just to end the tenancy early due to their lies. Would like to say that once we were out we could forget about the awful company but no. Tried taking £100’s off our deposit for damages even though we were there for 2 months. Most of it was removed as we had pictures. Only went with Elliot Oliver as it’s a local agent. Website is professional however we found out the had way that the company isn’t. Phil is the worst letting agent I have ever come across.

Stay well clear, a classless organisation looking to con as much money out of tenants as possible. I'd never experienced a dodgy letting agent in all my years until this one. RA Lettings, JLL, John Cave, Ewe Move, had all impressed me with their fairness and great service. Things went wrong with the property sure, but we'd always be reimbursed, treated well and the issues were fixed quickly. With Elliot Oliver my extractor hood fell off the wall, despite the fact I was in a different part of the country, lacked motive, and photos showed that the hood fell out due to wallplugs, I was accused of 'maliciously damaging' the hood, by punching it off the wall. Despite no evidence for this claim and plenty to the contrary they have tried to claim this from my deposit. I've felt condescended to at each interaction, my queries and requests are frequently ignored. In addition 38 days after I reported the hood had fallen off, it was still not fixed, I did request reduced rent after the issue was not fixed several weeks later as I had not been able to cook properly. This was met with pettiness and rudeness, and several dubious deductions from my deposit.

Absolutely awful company. Leak above my place wrecked my ceiling in my bathroom and damaged units in kitchen. They did nothing to sort the issue. Sent a painter out to paint over water damage. Then on my final checkout report after I repainted the entire place and deep cleaned. The report said painted and cleaned to an excellent standard and cleaned to a good standard in one room. They charged me £100 for cleaning when they themselves had stated in their own report it was cleaned to a good standard breaking tenancy laws. I was away for work and missed the DPS appeal deadline. Thieves and useless at their jobs

Terrible agency, used to be great when we first started letting with them and then they got worse and worse. Rather than dealing with the poor ventilation and mould issues they just painted over it. Then they hiked the prices up to an unrealistic amount for the size of the flat but the worst part was trying to claim a massive chunk of our deposit over really petty things and despite us proving that we had done our best to leave the flat in as best condition as possible. Even the DPS dismissed all but one claim and gave us our deposit back. They have no care for those who treat the flats as if they were their homes and do the best to look after the property. They are just greedy and clueless.

They have a rental apartment above my son’s apartment which he owns and lives in. This apartment has caused severe damage to my sons because of a leak some 8 months ago despite the building insurance advising this was the cause of the damage they have yet to pay for the excess delaying remedial works. My son has had to stay with us for several weeks because of the damp and mould it has caused. My son works hard to pay his mortgage and service charge for this apartment and does not deserve to be treated in this way. The landlord and this letting agent is getting paid from the tenant/landlord yet has refused so far to pay the excess on the building insurance . As letting agent they are the only contact to the landlord of this property.

We've used Elliot Oliver services when selling our home recently. When Ross came to visit us he was extremely knowledgeable and not pushy as most of the sales people normally are. After a longer chat we've decided to put our house on the market and within few days we've had viewings arranged as well as offers made on our property. Had the misfortune of having Elliot Oliver as our letting agent. To be fair when we first moved in and had problems with heating and leaks they were efficient and resolved the issues faster this I would have expected. Our issues came the moment that we gave our notice. We had viewings arranged without our confirmation resulting in people arriving while my 8 month pregnant wife was in the bath. At this point you would think that they would realise that the viewing was no longer appropriate, no they decided to wait outside of the bedroom whilst she was getting dressed and then knocked on the bedroom door to see if they could enter the room to have a look around. We then had the pleasure of the check out with Vanessa. On arrival she advised that I should leave here to look around and report back in an hour to go through here findings. On my return it was abundantly clear that she was looking to exploit as much money out of our deposit as possible. We had the house and oven professionally agree cleaned. But this was not up to her standards and we were advised that as we should have used there cleaning company we were to be billed £120 for a cobweb and a surface that wasn't wiped properly. Things which could have been resolved by myself if we had been allowed on site throgh the checkout process. In all £475 was the requested amount to be deducted from our deposit. In the end we a managed to agree a figure of £200. I still felt very aggrieved by this. And made my feelings quite clear, I was meet by an aggressive and condescending response through out the whole process no common sense used and the whole emphasis being on extracting as much from the tenant as possible.

Full of promises but full of excuses ! I used their services for full management, but unfortunately to my expense this was a total waste of time and money ! For example, strictly instructed for no pictures to be attached to the walls, first six month check, to my horror counted twenty eight pictures nailed to the wall in my newly decorated two bedroom house, again was told nothing could be done until tenets had moved out, the bill for repairs came to £1500 of which I could only claim £894.25, was advised to claim via small claims court to recover my losses, also had to wait three months to claim losses back of which I lost £605 plus a months rent. Incredibly I was also corrected on my incorrect pronunciation, yes this actually happened ! apparently in the email of apology for his behaviour towards me, it was because he was stressed ! Didn’t even have the manners to apologise in person. Along with loosing another months rent due to having to completely redecorate my house, I’ve had no apologies at all. From my observations I’ve also noticed there is a high turnover of staff, again with the services provided this makes sense, property manager at the time also didn’t have a driving licence, so couldn’t attend appointments unless she could get a lift. All very shiny on the surface but very dull below......

The guy who showed us the property was a great salesman...after that we had nothing but trouble.... 3 month reviews where they came and intruded our privacy...fine at first as we had a pet but continued after being there 6 months despite them confirming there was no issues. Tried to blame us for the damp in a 50+ year old house...didn’t want to sort even when I was pregnant. Final icing on the cake was a £420 bill for cleaning and gardening, despite the house being in awful condition when we moved in and making significant improvements. VIDEO YOUR ENTRY TO ANY PROPERTY - our friend had a similar problem but thankfully had video evidence - otherwise they WILL exploit you. We disputed this through DPS and got some of it back. I rented 7 properties in 9 years in Cheltenham and was only once charged previously £40 for a dirty oven....Awful money grabbing company - so happy I own my own house now. Have warned my friends in Cheltenham to avoid unless necessary.

I wish there was an option to leave no stars as even one star is too generous! If you are looking to rent please avoid at all costs! When I moved out I spent two days cleaning only to be told they would need professional cleaners in (at a cost of £75) due to dust on the blinds and some dirt in the radiator (which had been caused when one of their staff who came into my room and knocked my planet off the windowsill breaking it and covering my possessions in dirt and water). They also charged another one of my housemates for a ‘professional clean’ which considered of two people coming into the house unannounced at 7.30 on evening and spending 15 minutes cleaning his room! £75 well spent... When I challenged this I was told if I didn’t pay I would be taken to the small claims court!! Once I told them I was going to report them for the mould and issues below my money was swiftly returned and I was told that threatening people was “standard procedure” I’d had damp and black mould in my room which nothing was done about. We had more damp in the bathroom which caused the door to swell and expand. This meant in a shared house we couldn’t close the bathroom door, this was reported numerous times and nothing was done to fix it. I had a blocked drain outside my window which led to a huge ‘swamp’ forming. It was a terrible smell and i couldn’t open my windows, this took 4 months to get fixed! They would give no warning if they were coming to the property or showing someone round, and we even had people move in without being told. After all of these problems they still had no issue in one day deciding to raise everyone’s rent, mine by nearly £100 a month. Since moving out I’ve rented a great three bed for a lot less then I was paying for my damp basement room, where problems are fixed the next day. Avoid this company, there are much better houses and agencies out there!!
