GoogleI can’t recommend Kiln & Lodge enough. From start to finish they were on the ball. My property was photographed the day after I instructed them and the photos were incredible. It then went on the market on the Monday and by Tuesday I had 6 viewings confirmed for the Saturday and by the following Monday I had multiple offers. Scott and Emily were in constant contact with me regarding viewings and gave me feedback after every viewing. I also purchased my next property with Kiln & Lodge. I dealt with Jess throughout the entire progression stage and she was in constant communication. Making the entire experience very easy and as little stress as possible. While the first property sale was relatively straightforward and stress-free, the second one presented unforeseen challenges. GoogleNot a good experience renting through Kiln & Lodge.
I had problems from the start, I was assured the rental would be professionally cleaned and redecorated before I got the keys, when I moved in that hadn't been done. A week later cleaners came yay! And then a few more weeks went by and the decorators *apparently* came (the walls were damaged and patchy when I got the key, and were still patchy after). None of this would have bothered me really, I'm not afraid to clean myself and having patchy walls isn't a real problem, only because I had been told these would be done before I got the keys. So almost a month into the tenancy I moved in, patchy walls hidden by my furniture.
The windows needed panes replacing (condensation inside), which only took a few weeks for Kiln & Lodge to have done.
Mid way through my tenancy the hob tripped the fuse box, and that hob never worked again (I contacted Kiln & Lodge who said they would contract an electrician to fix it, that never happened).
My tenancy ended 3 months ago now, I left the place cleaner than I found it, but still with patchy walls and a broken hob.
It has now been 2 months since I contacted them about the return of my deposit, which is being held by the Tenancy Deposit Scheme. Kiln & Lodge have stopped replying to my emails, and have made no action on the TDS, so my deposit is still not being returned. Kiln & Lodge have requested £200 of my deposit for "cleaning, decorating and damage", I emailed them to ask for evidence of these but have had no reply. I believe they know I have evidence to the contrary, and are hoping that I will give up that money if they just make me wait long enough.
I would not recommend Kiln & Lodge to renters. However, I'm sure most letting agents use these tactics to try and scam renters out of their deposits, despite their own poor service.
Edit almost 3 months later: after posting this review someone actually replied to my emails! Yay! They sent some photos which mostly shower minor damage that was present when I moved in, and some dust! The tenancy deposit scheme has since also contacted me to say they haven't had any evidence from the landlord or agent so I still cant have my money. I have evidence to upload but that cannot be done until the landlord/ agent has provided theirs, so im still waiting for them to do their job.
Reduced from 2 stars to 1 star.
Maybe this will get their attention again and prompt some action.
Final edit: the tenancy deposit scheme has returned my deposit in full because the letting agent didnt upload any evidence before the deadline. Still no communication from Kiln & Lodge.
I hope this review makes someone rethink if they want to use this rubbish letting agent.

It's disappointing to receive a 2 Star review from you, particularly as Kiln & Lodge Estates did not 'Manage' the rental. The company in this instance provided a tenant find service only.
Regarding your Deposit. There is an outstanding dispute between you and the Landlord of £180. This is being dealt with through the TDS and Kiln & Lodge Estates have no control over this process.
The dispute I understand relates to the cleanliness and damage to the property.
I understand the landlord has requested £100 towards cleaning the property. When you vacated, it seems the property was not cleaned at all. including some items left. The landlord has provided photo evidence supporting this. You've agreed to a £10 towards cleaning.
The curtain poles broken. Landlord has requested £50.00. You've agreed to £10.00.
Holes in walls where pictures were hung. Landlord, £50.00 you've agreed to £0.00
It seems to me that you've not disagreed with how the property was left, more so how much it would cost to be rectified. As such, the TDS are best placed to make this judgement.

GoogleI hired Kiln Lodge to take the stress out of property management, but the experience has been incredibly frustrating. I expected Scott Luttman to proactively manage the tenancy and handle rent collection. Instead, I’ve found that the only thing that has changed is who I’m chasing; rather than chasing the tenant for rent, I’m constantly chasing Scott for updates.
Communication is virtually non-existent, and my questions often go unanswered. Without my intervention, I’m not confident the rent would be chased at all. Highly disappointed and would not recommend.

GoogleI cannot recommend Kiln and Lodge Estates enough. Scott dealt with our home sale from start to finish which began with a full market appraisal and valuation, this included advice on maximising sales potential with a full marketing package which included professional photographs. The team have excellent local market knowledge that I know other National / on line estate agents just do not possess (to evidence this the “free” on line estate agents under valued my property by 75k so using Kiln and Lodge more than paid for itself) Market valuation was achieved and sale agreed one day after launch and with multiple offers, this following a well timed and well organised open house event. However the service did not stop there, due to purchasing our current property through an on line estate agent (where the communication was quite frankly shocking) Scott was able to step in with a sensible approach to impartial negotiation which prevented the chain from falling apart on numerous occasions going above and beyond during the conveyancing period. GoogleWould not recommend to manage tenancy or sale of a property. They had my business for both and I ended up in a awful and costly situation where my buyer pulled out a few weeks before exchange without good reason and the tenant damaged my property during the final 2 months notice (including building their own rubbish tip at the bottom of the garden). Full checks were not done since the property was out on the market (except quick look around while holding viewings) and it turns out Kiln and Lodge didn't even hold the deposit or the keys to the property (but told me they did, as the portfolio had been sold to them) and the buyer had cited access issues before. No real apology from the team, just a "lessons learned" email. Sad to say my lesson was a huge financial one.

Emma, as you’re aware your property was part of a portfolio of managed properties we acquired from another agent. Unfortunately, this agent took only a £100 deposit and did not even lodge this amount to any deposit protection scheme. During the tenancy, they didn’t hold any spare keys either. There was also no inventory carried out. As such we cannot possibly be responsible for this. We did however negotiate your tenant to leave the property as we had found a buyer. When they left, yes there was a number of items that were left behind. To resolve this, we spoke with the previous agent you let through and they agreed to compensate you with 5 weeks deposit out of their own pocket to cover the clearance. The clearance required would not of amounted to the money you received back. Your buyer withdraw as they had a survey carried out that brought up the potential issue of damp in the property. We offered to get a survey carried out to help satisfy them, but they decided to not proceed. We inspected the property no less than 3 times during a 12 month period. This is far more than most agents.
Overall, we are of the opinion that given the fact the tenants deposit was not lodged with a government approved provider and that there was no inventory carried out at the time the tenants moved into the property, we did everything we could within our power at that time to help the tenant move out and protect your interests the best way we could given the circumstances.
