We have tried to call you to explain that although the web site is always being updated and indeed runs an update every 15 minutes , there can be a delay when the property has an offer placed upon it , to the buyer passing our compliance checks , which during that time we do not mark the property as Sold STC as we are acting for the seller and need to establish the identity and ability to proceed and afford the purchase , which is our job as an estate agent. Dear Cherry , this was in fact with out Sutton office but we are very sorry that you and your parents felt like this and we understand that you had a valuation that did not agree with the price agreed and had indeed down valued the property by £25,000 which the vendor was not prepared to entertain. Surveys are a large part of any purchase but sometimes a surveyors opinion can be out of sync with the market as currently there is very little availability and great demand which surveyors are not always aware of.
