The agents at the Lampeter office are the worst agents we have come across in our search for a house in the South of Wales. There was a house in Pontsian that I absolutely loved. We live in London and had to group our viewings to optimize the time for the times we came to Wales.

GoogleEverything that gives Real Estate Agents a bad name is what we experienced. MS properties significantly overestimated the list price (we had no expectations are were guided 100% by their recommendation) resulting in 12 months of wasted time trying to sell at an uncompetitive price. Poor response time throughout and the only interested buyer they found (30% below the listing price) was so uneducated they pulled out half way through when they were unable to meet the standard transaction costs. House eventually sold through a different agent who was both realistic on the price and more professional in every aspect of the sales process.

GoogleWhen you send your only child off to Uni, it's hard. When you can't be there to make sure they are safe and secure because they are over 700 miles away, it's VERY hard. He found his little house in Aberystwysth through MS Properties and he loved his little room in the roof. Martin Samuel was a lovely landlord, (two words not heard of often in the same sentence, I lived in London for many years). I would have no reservations in recommending this chap. He was thoughtful and understanding of kids away from home for the first time, also very generous with the return of over paid funds (my fault). Trustworthy and dependable. Thank you Martin.

GoogleIf it looks like it's too good to be true, it's probably fake. Property on Stanley Road - a typical example of fake advertising. One bedroom flat rent for £433 sounds nice, isn't it? Well, the price of the 1 bed flat is 670 (or so) per month + a deposit of the same amount. 433 is actually the price per room in 3 and 4 bedroom flats in the property. The good news is, it will certainly not be a quiet neighbourhood but rather a loud student's playground, so, if looking for a peaceful place, it's not that you'll miss the lifetime opportunity if you just skip it and look somewhere else. MS Properties have some nice properties to rent, but I don't see why I should trust them. If they are doing fake advertising, who knows what else is fake?NegativeQuality, Professionalism, Value

GoogleGreat if you don't ask them to do anything. For example providing hot water and heating in your property. I was left without hot water and heating from the date I moved in as the agency didn't uphold their legal requirement to ensure all amenities essential for living where available. Once I made the agency aware I was told I would have to wait several days. The law states hot water and heating must be available and repairs must be carried out in a timely fashion (24hrs). A final comment, the house I moved into was not in a fit or safe state, my mistake for assuming it would have been improved by the time I moved in. I spent a month decorating every day after work until midnight most days. I also spent around 600 pound on materials. When I announced I would like to leave the property early, I was told " to finish all the work I had started". If you rent with this agent be sure to request the EPC, test the hot water, and assume the current state of the property is not going to change.NegativeQuality, Professionalism

Getting the deposit back was no hassle at all, and was given back almost immediately as I left. Very thorough, competent and friendly. From needing a new shower which was dealt with within the day. GoogleOkay-ish service as a student let, but takes a comical amount of time to fix literally any issue. If you value internet, water, or electricity, I'd recommend literally any other letting agent in Aber (in terms of student rental)
