I had a fantastic experience renting through Kingston Rental Agency. The process was smooth, the staff were responsive and professional, and the property was exactly as described. Offers a fake discount for a 5* review when you sign. Mould in the house since the 1st of July that still hasn’t been fixed. Kept writing to Kingstons with a list of problems with the house including; two missing taps, a broken boiler, broken sofa, a mouse infestation they didn’t tell us about before signing (the previous tenants got in touch), no contact with our landlord, and an oven covered in last years dirt. These problems only got fixed when we threatened to withhold rent after 2 months of emailing.NegativeResponsiveness

Hi Poppy, We are sorry to hear of your experience not being a positive once and are sorry that this has reached a frustrated stage for you. You see for certain properties we offer a couple of types of contractual arrangement with the landlord, some are a rent collect only service, where the landlord conducts their own maintenance on the property, and sometimes this can cause unforeseen delays on the works completion as a result.

Terrible experience. I planned to view a flat, when I arrived at the given time, no one was there. When I called, the receptionist informed me that the time they had written down was later, she was very rude and didn’t give any information on how long the agent would me. After waiting around for a long time no one turned up. When I tried to cal back no one answered. Complete waste of time, very foul attitude from receptionist and unprofessional time keeping.

Can not explain how appalling this company is, do not use! They are not dealing with any of my daughter’s complaints e.g. water leaking through the roof of the bathroom. But worst of all they basically lied saying they couldn’t read the emails that were for the maintenance team and wouldn’t give a number so she could contact them directly. Just trying to palm them off because they are students! Would never use them again and never recommend to anyone else. Do yourself a favour and go somewhere else!!!!

If i could give this company 0 stars I would, the first red flag should have been that he was late to the viewing and didn’t know what house he was going to, the second and main red flag was offering us to pay a £50 deposit instead of £80 if we left a 5 star review. I’m not surprised they’re doing this to cover up the awful customer experience especially working with mainly students. This company is awful do not give them any money or sign anything.

If it was possible to give this company 0 stars I would. We were told we would have 7-10 days after placing the holding deposit to provide the company with all information they needed to continue the process, however after paying this they have waited for 3 days after and now told us the house is back on the market and we will not be refunding the whole amount. It does not surprise me that this company are literally making people pay less for deposits in return for 5 star reviews. DO NOT sign anything with this company.

Evil liars who will do everything they can to steal as much of your deposit as possible. Tried to get me to give them a positive review by waiving some fees for a locksmith. Cheats and untrustworthy - go anywhere else if you can. All 5* reviews are likely the same (people taking them in exchange for something else) Houses they rent are basically holes in the ground that they will then charge you for when you leave, saying that you're the reason it looks that way. If you want to ensure you get your deposit back, take photos of EVERYTHING and then send them in an email to their maintainence as proof of the date. Then don't even obther arguing with them, just call up the deposit protection service and have them intervene. Quicker and more reliable. Kingstons like to take their sweet time when returning your deposit, possibly because they know you're only protected for 3 months (can't confirm).

The worst letting agency I've used in all the cities I've lived in. Would not survive as a business with out the guaranteed influx of students using their services each year. House was trashed when we moved in, with rubbish and food pilled up outside. Spent the first week deep cleaning it myself. Took them nearly two months to give us a working fridge. Came to the house and let themselves in with no warning. Sent contractors in to remove a tree in the garden, left mud and bits of tree throughout the house and claimed they hadn't entered the house, the mud and bits of tree were "circumstantial". Staff talk over you, inturupt you and are generally super rude on the phone when you call them out on laws they are breaking. They just try to intimidate you when you raise problems. Never did an inventory with us but claim there are items missing or damaged in the house. When we moved in 2 of the beds were held up by loads of junk mail underneath them. Mold and cleaning were not done as agreed upon in writing beforehand. Got told that I need to "chill" and not be so "precious" when complaining about the mold, broken furniture, lack of cleaning, left over food in the fridge, rats outside and bins full of half molded/decomposed duvets. Had to take a tonne of waste to the dump myself. We are moving out soon and prepping for when they inevitably try to rinse our deposit.

Moved in and house was in terrible condition. Rubbish in both front and back garden. Walls covered in dust, dirt and mold in nearly every room (especially bathroom). All three sofas were covered in dirt with one of them being broken. Not all plug sockets work. Not all lights work. Tried to talk about it at kingstons office but was refused entry. Asked for an in person meeting or at least phone call and was denied that and given an email address instead.

Hello, we are sorry to hear you had troubles / issues with your property upon moving in. When collecting keys all tenants are provided with a maintenance team business card which provides the details in which to contact them. Due to the dynamics of our office, this would be via email only, as our maintenance is outsourced and not based on site. We are currently operating on an appointment only basis at attendees to the office which is why entry would not have been granted. As your request was on the basis of maintenance, as mentioned above with the maintenance being outsourced this would not have been feasible for your issues/troubles to be rectified or resolved. After processes are correctly followed we will be looking into your issues in a timely manner.

Avoid at all costs. We rented a house as students in 2023-24 with Kingstons and it was the worst decision we made. Upon arrival to the property, despite being ‘professionally cleaned’ there was a mouldy fish and chips takeout in the fridge, growing black mould on mattresses and general dirt across the house. In addition to the lack of cleaning, the chest of drawers in 3/4 rooms were entirely broken with drawers that simply were in two parts and didn’t function. We made complaints about all of these upon arrival and consistently followed up throughout the tenancy, the drawers were not fixed for the entire 12 month period meaning that we had to live out of suitcases. In addition to the shocking maintenance team who are only contactable by email and rarely provide useful replies, if they reply at all. The general lack of communication is abysmal. Over a bank holiday weekend, when there was nobody in office, we had a visit from a contractor to ‘fix our stairs’ which was entirely unannounced. When questioned, the agency told us they had no idea who it was that came over and that they didn’t arrange it - the contractor had a key and had been issued to fix them under our landlord/agency, thus as tenants we felt not only lied to, but left in the dark. This contractor then left all materials in our garden, which we couldn’t dispose of free of charge, for 9 months. There are so many issues with this agency from poor communication, a total lack of cleanliness and a disregard for tenants. Avoid at all costs.

Laura was great help to me as I got locked out of the house that I am renting from Kingstons, after exhausting all options that were available especially at the time I got locked out of the house. Also, the time from when I asked for help to getting to me was really quick too.

As a tenant, it feels like the world is against you. Shadowed by the extortionate, non-refundable agencies fees and you can pretty much wave goodbye to your deposit because if the landlord finds a scratch under a toilet seat within a 49 mile radius of the property you're renting, any other letting agent will bend you over for every penny of that dusty deposit. Never with Kingstons Residential! The staff are the most friendly and approachable I have ever experienced and goodness me! There is one handsome fella working there, he wears glasses and I think I've seen him around on some social media platforms. Every matter is dealt with equitably, as an honest individual myself, I feel that each matter should be dealt with ethically and even with so much pressure from landlords I still feel that justice should be served with all matters approached holistically and unbiased and the do just that! Kingstons Residential has only impressed me in every facet of my tenancies, from maintenance to inspections. I can only implore you to use Kingstons Residential to deal with your affairs, whether you're a Landlord or a Tenant!

I seriously do not understand all these bad reviews? We came to kingstons after trying several letting agency's and they by far had the best of everything, from houses to service. We were greeted with popcorn and sweets (who doesn't want that?) and went through the whole process from viewings to signing with Lee (the lettings manager). Throughout viewings we had consistent friendliness, helpfulness and knowledge. Whilst waiting for Lee to get keys for a particular house he came back with Yum Yums for us all (especially me because I had been saying I was hungry), we were given several options on paper explained clearly too us and then time to think for ourselves with no pressure to purchase anything. As a group we had several issues when it came to purchasing and finalising the contract and Lee and his team had nothing but patience with us. There was another agent who was friendly with the landlord we were working with and was able to give us endless amounts of help. We have had nothing but helpfulness with the company as a whole and I cannot thank Lee and his team enough for everything they have done for us. "If anyone can Lee Khan".

My two roommates and I used Kingston Cardiff when we needed accommodations for one year while we studied abroad. We had been communicating with a couple of specialists for a few months before arriving in the UK to ensure as smooth a transition as could be. We had been sent pictures of the property where we would be staying so we knew what to expect. When we arrived, we found the agents to go above and beyond our expectations. Our home away from home was everything we expected and more. I highly recommend Kingston Cardiff for their high level of customer service and their dedication to our satisfaction.

Where do I begin? I have had nothing, but fantastic customer service from Kingstons. We were slightly late upon arriving for house viewings, however Kingstons were incredibly patient and kind with us. Lee Khan showed us several different houses and gave his honest professional opinion on whether each would best suit our needs. When Lee went out to get more keys for viewings he came back with Yum Yum for us! (I love them! If that's not good customer service then I don't know what is!) We had a couple of issues/delays with gathering some paperwork in order to secure our house, however Lee was incredibly accommodating and patient with us and allowed us some more time to collate the relevant paperwork. Lee and another agent even went out of their way to help us get the best deal for our house and living arrangement which we cannot thank them enough for. I have been reading the negative reviews and I'm happy to disagree with them! We have had the best customer service and kindness that could ask for. My friends and I are incredibly grateful for all the help that Kingstons has given us and we cannot wait to move into our new house next year!

My son and his young family rent from these guys. When it was snowing the boiler broke down. They sent someone out who had it fixed that day. The guy from the canton office even rang them to see if everything was ok. There were a couple of other issues which were dealt with straight away. No dramas or money involved. My daughter in law keeps the house nice and clean and is always polite when she rings them. Perhaps that's the answer. Be a good tenant and you will be treated like one!!

PLEASE AVOID THIS LETTING AT ALL COST. They were terrible with the students. The house was dirty when we moved in and they said the cleaners already cleaned the house. Also the bathroom was covered in mould in the shower room and also on the ceiling. It was disguting. They took so long to reply to any emails and didnt accept phone call. They took partially our deposits for the problems that were already there when we moved in. How can you do not what was in the property and what wasnt when you were actually there when we first moved in to record the inventory. The deposit return process was pushing my patience to the limit. They promised to give the checkout report within 14days from the moved out date. They literally sent that on the 14th days and that was on Friday and said would return the deposit within 3-5 working days so I had to wait in total 7 days just for them to still not return the money even after the promised date. It was totally absurb. I didnt raise any dispute regarding the partial deduction of the deposit because I know it will took more longer for them to settle it. But still they took so long to pay back the deposit and still nothing until now

We rented a house with Kingstons from 2022-2023 just off City Road, Cardiff. When we entered the house it was filthy, windows were smashed and rubbish everywhere. The letting agents refused to answer the phone to us and wouldn’t let us in their office. Generally over the year they ignored emails and would take months to get anything done. We had to get Cardiff Council involved and they got housing inspectors out who were horrified with the state of the building. Do not ever go with Kingstons.

Most awful letting agency in Cardiff. The house we rented had a foul full bin outside of my window which drenched of death after it had evidently sat there for two months over the summer, called kingstons, took them two weeks to remove it. We had constant issues with the property which they never did anything about. From them not cleaning the house before we moved in to them trying to partially take our deposit (they didn’t take it all as we had photos of EVERYTHING when we moved in). If you have rented a house from them please take pictures of everything and complain as much as possible or they will not get anything sorted. Unliveable standards.
