P A Jones has acted for me in both finding good tenants for a flat in Purley many times over the past 20 years and recently on the successful sale. All the staff there have been courteous, friendly, helpful and efficient throughout. The sale was long-winded and a bit traumatic at times taking six months in all and about four months from offer acceptance to completion but no blame for the delays attaches to these agents who were attentive and pro-active throughout the process. I haven't received such a consistently good service from any other agent I have dealt with and am sorry that my relationship with them has now ended with the successful sale of the property. NOTE: GDPR does NOT apply to private individuals so I am exempt from protection anybody’s data and will tell the truth. PA Jones takes instruction and assists landlords to make the wrong choices. I rented a property from Mr Peter Spackman for 5 years. I assisted him in arranging contractors, finding competitive pricing, advising on other issues and calming other tenants for him saving him time and money. The law states from Tenant Fees Act of 2019 what can be charged and what can’t be. It includes professional cleans. The estate agency seeks to ignore this since it was in the tenancy. The last opportunity for this is May 2020 if the tenancy contained the clause. It is now unenforceable. One has to leave the property clean which I did. Photos attached so you can see for yourselves. MR Peter Spackman of Betchworth Surrey was also overpaid rent. He now refuses to refund the days that I paid over and was sent a letter before action. I am now taking him to small claims over the unrefunded rent payment and the forced professional clean or withholding deposit hostage. The fine for this is £5000 for first offences and £30,000 for the next. Mr Spackman has also bullied tenants in the flat below and blamed rust on a washing machine from 2004 that should not be there on them. The mould issues or damage are not solved in a timely manner. This is a private landlord and not one with many places or a professional outfit. MR Spackman on the 1st October 2023 wrote an email to state he could not let the flat due to the two rooms he had messed up with contractors causing debris. He still by the time I moved out had not arranged for them to be clean. I will update my review with details of the case later and inform other organisations of this case for a real world example of how not look a gift horse in the mouth of a tenant who did not miss one payment in 5.5 years. Takes years to build a good rep and a stupid matter of £500 to tarnish it and cause more than this in losses to another. If anyone has had professional cleans mandated after May 2020 you can send your invoices to PA Jones and they must pay you if they asked you to between May 2020 and May 2023. If they did not ask you but your landlord did directly and pointed to the tenancy the you must go to your landlord. You can make a small claims money claim online if they refuse to pay you and the amount is over £80 PA Jones have not performed their duties and advised the landlord of the correct procedures The law is clear and they wish to back their client. Fair enough. But as Amber Heard and Megan Markle have found, by backing them, one throws themselves into the pit of snakes along with them. I recommend you let with another and make sure that if you do go with Pa Jones ensure the clauses of professional clean are removed to be in line with the law.

Excellent service from the staff at PA Jones, when other estate agents wouldn't touch the property I was selling, they came to my aid and gave me good advice on how to sell it. They gave me advice to help me negotiate with the freeholder and agree a fair price for the new lease. PA Jones found me genuine buyers and were helpful at every step of the way to the eventual successful sale.
