Great service, great team

From the moment we met zoey we knew it was only cubitt and west for us! She was engaging and it felt a less business like approach which we preferred, also straight talking with little fluff - a great quality as robotic and passionless approaches put us off other agents. Julie Bramble was fantastic in her role pushing things along meaning we didnt have to and her responses were quick - she particularly excelled when she looked into a request I put in and also getting a tricky exchange/completion over the line - very professional, courteous and for me should be employee of the month. Other interactions with the team including samara were great and I would recommend anyone to use this branch.

I can’t recommend Cubitt & West highly…

I can’t recommend Cubitt & West highly enough for the excellent service and support I received throughout the sale of my house. My initial correspondence was with Zoey, who was incredibly supportive, friendly and informative from the very beginning. She was always happy to answer my questions and made me feel reassured and well looked after, which made the whole process much less daunting. I was then fortunate to have Julie supporting me with the sale. Julie was fantastic throughout, professional, approachable, knowledgeable and always there when I needed help or advice. She kept me informed at every stage, communicated clearly and went above and beyond to make sure everything progressed as smoothly as possible. Selling a house can be a stressful experience, but having such caring and dedicated people supporting me made a huge difference. I genuinely felt that both Zoey and Julie cared about achieving the best possible outcome for me, rather than simply seeing it as another sale. A huge thank you to Zoey and Julie for all your hard work, patience and support. You were both a pleasure to deal with, and I would have absolutely no hesitation in recommending Cubitt & West to anyone looking to sell their home.

I wanted to specifically recognise…

I wanted to specifically recognise Thomas Goodchild for the support he has given me throughout what has unfortunately been a very difficult tenancy experience. I first dealt with Thomas shortly after my tenancy began, when an arrangement I had agreed prior to signing had not been properly communicated internally. Thomas took the time to understand what had happened, reviewed the correspondence I provided and resolved the issue for me fairly and with genuine understanding. When more serious issues arose with the tenancy and I was struggling to get a response, I reached out to Thomas again. Although the matter was not directly his responsibility, he helped me escalate it to the appropriate people, which ultimately resulted in me getting the response I needed. Most recently, Thomas has supported me through the checkout process. Once again, he has been responsive, kind, clear and genuinely helpful, making sure everything was properly documented and explaining what was needed from me. What stands out is that this wasn't a one-off interaction. Every time I dealt with Thomas, he showed the same professionalism, empathy and willingness to help. During an experience that has been incredibly stressful both personally and financially, being treated with basic human kindness genuinely meant a lot. Thomas is a real credit to the team and I wanted to make sure his individual service was recognised. Thank you, Thomas.

Let's just say it has been a difficult journey for us as a family with selling our property. We moved from another Estate Agent to Cubitt And West Caterham and within a few weeks we were under offer. Gas-safety concerns, delayed move-in, misleading marketing and an obstructed handover. An appalling experience. Our tenants were left without gas. We repeatedly chased serious gas-safety concerns which, in our experience, were effectively ignored for almost two weeks. We expected urgency, ownership and clear communication. Instead, we had to keep following up ourselves. The tenancy had already started badly. The tenants could not move in as planned because essential arrangements had not been completed. We were told staff were attending a team meeting while the outstanding move-in matters remained unresolved. These were real people waiting to move into their home. Their marketing stated: “Do you add Commission onto Repairs & Maintenance? NO”. They subsequently defended receiving contractor referral fees, pointing to their terms and arguing that they do not add anything to the contractor’s quotation. In our view, that is misleading marketing. Renaming the payment does not answer the impression their advertising created. When challenged about a cleaning quotation, their complaint response relied partly on generic internet estimates. We obtained actual alternatives and arranged the work ourselves. That response reinforced our concerns about their judgement and scrutiny. They then refused to begin handover until disputed termination fees were paid and forms signed. After repeated challenges, they reversed that position. In our view, their handling breached The Property Ombudsman’s standards on termination and handover. Their response even complained about the length of our correspondence. Answering the questions properly and acting promptly would have shortened it considerably. The complaints remain unresolved and are before The Property Ombudsman. We will update this review once its findings are issued. We would not entrust Cubitt & West with our home again.

I'm a first time buyer, and you always hear horror stories around finding estate agents, or solicitors or getting a mortgage, but I can honestly say Cubitt and West were absolutely brilliant. Throughout the entire process they were really professional, and both Alessandra and Zofia were really lovely, helpful and accessible in terms of getting questions answered in a timely manner, and also giving a lot of helpful advice in terms of things to look out for and things to think about when buying property. I can't thank them enough for making what many people call a stressful process, not stressful at all to me.
