TrustpilotIf I could leave minus stars I would
If I could leave minus stars I would. Word of warning, if you are looking for a fully managed property service, please do yourself a favour and look elsewhere. I can not put into words how poor Reeds Rains fully managed property services are, from the lack of communication, to the inability to sort out repairs at the property. I've been basically paying for a fully managed service but since a local branch was closed down I certainly haven't received what I've been paying for. You'd expect that there'd be local tradesmen and woman contracted for repairs and work, but no, expect them to be from another city or town meaning that no doubt there'll be extra costs for call out charges etc. Don't expect Reeds Rains to sort out issues or jobs that need doing in the property. It took literally years to get a quote for a repair to be done, when I received it, the cost was practically double what I would expect to pay. In the end I've had to say I will sort out the issue when tenants leave!! I could go on and on about all the negative issues I have had dealing with Reeds Rains, but there wouldn't be enough text space.

TrustpilotWe went for reeds rains because we used…them before
We went for reeds rains because we used them before and they were great BIG MISTAKE, can't be bothered going into details there's lots. House sold in 2 days, had 17 viewings and 6 offers. That's when communication stopped, we had no follow up calls, no pushing solicitors. Our buyers estate agents Paul birtles was AMAZING. they called us and even called our solicitor to push about enquiries. We were sold a lie. For a few photos, some admin and an agent who let people look round our house on there own as she stood outside can't justify how they can charge us 4,000 pound. I contacted the area manager about our service, they are prepared to drop 350. I was going to take it further but can't be bothered,Sale branch, it's a very stressful time, please look after the people who have chosen your service. I had to give it 1 star, because would not let me go further. Taking my star back

TrustpilotContractors and Tenants - AVOID THEM!
This is a long one, sorry. We've both done work for tenanted properties through RR and been tenants of theirs. Warnings on both sides.Contractors: Don't work for Head Office! It took us 10 weeks to get £30 payment for a job our company did for them. They struggle to get local tradesmen and end up having to subcontract through nationwide groups. If you do any work for them, try to deal directly with the homeowners. Tenants: Avoid like the plague. We were tenants for nearly five years, we had a good relationship with the landlady and made sure that anything that needed doing was either done by us or reported to her, and we looked after the property. When we were given our eviction notice due to the landlady wanting to sell (in the middle of a pandemic...) there was nothing on the rental market available so we had to jump through multiple burning hoops to try and get a mortgage, which we were finally successful in doing. We completed and moved in the middle of our final month but retained the keys for a week to complete a full property clean, and we were told to hand the keys back on the 1st of the following month (as the last day of the month was on a Sunday). From then, we had the utmost struggle with Reeds Rains Head Office. They charged us for one day of holding the keys (having told us to hand them back that day) but didn't tell us up front otherwise we would have handed them back earlier. They also finally decided to charge us £40 to clean the windows (this took them nearly a month to decide...)We initially agreed to the window cleaning charge but disputed the 'rent arrears', but Head Office are so ridiculously bad at communication, they pretended to listen to us, 'agreed' to talk to the landlady or supervisors and then never called us back when they said they would. We'd chase them multiple times and they'd finally come back without having even bothered to do what they said they would. We never received confirmation that the window cleaning was done, nor a receipt for that, and to this date (nearly five months down the line) the property has been sold and no tradesmen have been in there, so we have paid for a service that was never done.We tried to raise a dispute with mydeposits but in their infinite incompetence, Reeds Rains only put half my maiden name on the original tenancy agreement and deposit certificate, and despite us getting them to rectify this immediately, it has now come back to haunt us. Mydeposits won't accept the dispute unless I provide evidence of my name change (marriage certificate etc) which I can obviously provide, but not with the incorrect name originally on the deposit certificate...I've given up. Reeds Rains do not give a damn about tenants or supporting them, they are merely a money-making machine and only look out for themselves. Head Office staff are shockingly bad at communication and the whole experience means we are extremely glad we're out of the renting game and certainly sure to avoid them like the plague in the future. We don't owe them any further money than what was withheld from our original deposit and even now I feel physically sick whenever I see an e-mail come in from them or mydeposits.Thankfully it was only a small amount in the grand scheme of things. I can't imagine what it would be like trying to claw thousands of pounds back from them. Five months of trying to fight and I'm willing to admit I just can't do it any more. I'm exhausted, fed up of the stress and I can't bring myself to waste any more of my time on this, so congratulations Reeds Rains. You win. Enjoy your £120.Edit in response to reply: you believe we've 'come to a solution'?! Where did you come up with that? You can't even be bothered to reply to e-mails or phone calls, you just ignore us! Don't try and make yourselves look better by lying.

GoogleTop class service from start to finish. Reeds Rains had the ability to market our property not only in the Northern Ireland sector but also in the wider UK. This increased our online viewings from 100's to 1000's per day leading to a quick and successful sale. The team in the Carrick branch were very helpful and professional right through from the initial valuation to the date of completion. Thanks for all your help , advice and guidance.PositiveResponsiveness, Quality, Professionalism, Value

GoogleFrom start to finish, Reeds Rains Carrrickfergus provided a service that exceeded all my expectations despite the current COVID-19 restrictions and the challenges facing us during this pandemic.
Their communication was timely and clear throughout, keeping everything on track as far as both selling my property and purchasing my new home (luckily, and thankfully they were the agent for both my sale and purchase).
I thank and commend Lynsey, Chris, Karen and Lisa. I found them professional, dedicated and committed to me as a client - nothing was ever too much trouble and I was always made to feel as if I was the most important client.
Without a doubt they are best estate agent I have ever dealt with, going above and beyond (which just seems to be the norm for them). I would highly recommend them , and if you are thinking of selling or purchasing then look no further.

TrustpilotI expressed an interest in a rental …
I expressed an interest in a rental property in Bradford, dealt with the Reeds Rains Office in Halifax. Olivia L was the Lettings Negotiator for the property, Olivia from introductions to picking up of the keys has been extremely informative and helpful with the rental process. Checks on potential tenants is thorough, my concern is how much vetting of landlords and the condition of properties they let are carried out by Reeds Rains before Reeds Rains consider the property suitable to let?

TrustpilotShocking support for tenants
Maintenance issues were never resolved in the property we rented. Records have not been passed to us regarding permission to update at our own cost and now the property has been vacated the landlord is seeking funds from our deposit as the work that was done is "damage". To get early release we were also asked to pay a £500 fee for re-registration, administration and advertisement. This seems outrageous given the property was rented for less than a year and a new tenant found before we had left and without the need for advertisement. We were also left without lighting over a weekend as a emergency electrician would not be paid for.Just to highlight that despite the reply posted on this site none of the issues have been discussed by reeds rains. Having used Zero Deposit it also turns out that the company only submitted evidence in favor of the landlord. Allowing him to further take advantage of us.

TrustpilotThe personnel are unprofessional
Probably my worst ever experience of trying to buy a house, both persons I dealt with at the Evesham branch were shocking. The girl that showed me the properties seemed away with the fairies and providing very minimal info at all viewings. Eventually when I had an offer accepted on a property, I had to deal with an arrogant bloke that had called my solicitor and then lied to me what my solicitor had said! A dreadful experience that contributed towards me pulling out of the property. Their communications in reply’s were shocking, never use again.

If this is not the case and you would like to discuss this further, please contact the branch on 01386 442 671.Many thanks,Reeds Rains - Evesham

TrustpilotAwful company
Awful company, very shady business practices and not compliant with rental laws. 0 communication by email and phone and a complete lack of understanding of what their obligations are.Do not use to rent, sell or any other type of property business. If a tenant you will not get your deposit back even though your landlord agrees to it without taking legal action against this company as they keep it for themselves. Shocking

TrustpilotAwful service
My husband and I have been chasing the maintenance team of Reeds Rains to have a job fixed in the property for over two years now. The latest inspection again has highlighted the damage and my husband has asked for a resolution to the problem and still had no response. The money was taking out of the last tenants bond and the job was never completed. Our current tenants have now lived with the damage for two years which is totally unacceptable . We have a full log of dates and times of when we have chased this job and we are now considering taking legal advice as we don't know how to resolve this. We are paying for a fully managed service but yet not getting the service agreed in our contract so much so the tenants ring us directly as they are so fed up with Reeds Rains poor service.

TrustpilotYou don’t get a second chance to make a first impression
I got in touch with this agent as I have a property to sell and therefore wanted their view on how they would market the property. I had three interactions with staff over 10 days and on each occasion the interaction was poor. I note on your responses below you say customer service is important to you but with near 50% of the reviews being left with one star it feels like you have a lot of work to do.I am not going to list all the points that lead to this score as I feel the staff members were only doing what has been asked of them. Their behaviour reflected the business culture and investment (or lack of it) in their staff in my opinion. As Head of Customer Experience for a FTSE 100 Financial Services company I do have high expectations of how any organisation treats its customers. Thankfully another agent has exceeded my expectations and I will be using them instead. If Reed Rains want to hear my views on my experience I am happy to discuss. I am pleased to have had this experience though as it has provided me with a great customer experience case study to share with my front line staff.

TrustpilotDon’t use Reeds Rains
I’m just sorry I didn’t read the reviews before I used Reeds Rains, You can report repairs until the cows come home, barely anything gets done and as for their so called Maintenance department don’t waste your time. I note from their responses to the reviews how good Reeds Rains are about apologising, STOP APOLOGISING AND ADDRESS THE COMPLAINTS MADE. For an agency that has been established for decades, you are typical of everything I hate about estate agents.

Poor quality on management property, MANCHESTER CITY CENTER BRANCH, just looking for your monthly payment, I did had really bad experience with them. It might work well with others. No commitment. No responsibility.Using ripped off construction for repairing of rental house. No respond.Charges for new tenancy AGREEMENT with current tenant £120.The worse of worse IF YOU WANT TO LEAVE AFTER YOUR AGREEMENT FINISHED,YOU WOULD CHARGED £936. Which really made me made .Not recommended at all and going with local estate agents.

Hi James, I'm sorry you've felt you've needed to leave a review. I know during your time of management with Reeds Rains we had addressed your complaint about a contractor to which we have responded to in March 2020 and had considered the matter as closed however should you want to discuss this further with me I'm more than happy to speak with you surrounding this.As you agreed to renew the tenancy through us and as per the terms and conditions there is a renewal fee payable. Likewise, should you wish to cease management with Reeds Rains during a tenancy (and the tenant stays in situ) there is a fee. Both of these are clearly outlined in our terms which you signed prior to the tenancy commencing. I understand that we haven’t managed the property for a few months now however should you want to discuss this in further detail please contact me directly either via phone on 0161 236 9088 or to my email address Kirsty.mcdonald@reedsrains.co.uk. TrustpilotReeds Rains Catford - Choose them if you enjoy stress
I could be here typing all day. Appalling communication throughout my whole moving out process. I had to constantly chase them for an update on my deposit for weeks. Their landlord tried to claim MORE than the actual deposit for repair costs including £14.40 for a new lightbulb!? Their staff at Reeds Rains Catford are lazy and unhelpful, and that includes at their head office too. They even claimed to want to redecorate the whole property, when a new family has already moved in there.Their landlord and "contractors" are absolute con artists - avoid at all costs.

TrustpilotTotally untrusted worthy
Totally untrusted worthy, we viewed a property whilst under the modern auction. The seller then changed his mind to a normal sale, We were told if we bid it would be under modern auction rules, paying an extra 6k for nothing, The bidding wasn't even done online and didn't follow policy and procedures. We spoke to the Manager who refused to change the bidding system for us. We knew the vendor and the agents had said oh we know someone who will love this! Hillsborough Sheffield Branch. It was never mentioned im the phone call as in your reply. The bidding was unfair and unjust as we had to bid £6k more than everyone else to secure the property.
