My flat mate and I had a great experience with CS Properties. Communication was always open and any issues were more or resolved instantly. I have experienced some awful agencies previously, so it was really refreshing to have such a well organised agency who communicated regularly and acted fast to any issues. Our only issue is that we had to find another agency as there was no properties available that met our criteria once our tenancy ended! Which is a shame as we were very happy with CS Properties. GoogleCS properties are following the successful business model of the 2020s. Which is showing themselves as incompetent, which they are while lying about whatever they can to get away with costs and responsibility. Dear reader, you surely know that if a landlord/agent wants to save money, all they have to do is ignore and lie. Its very hard to prove.
Lucky for them we live in a time like this when people are so desperate that they just take any property without viewing. Only a few did that a few years ago. Now you have to if you want a roof over your head.. Obviously they know this and take advantage of your desperation.
Hopefully the rental market will improve and they will have to change if they are to avoid bankruptcy. This is a review for the future, as I know that currently in 2022, you will take the property anyway. I feel your pain.
I am one of the 20 who rent a house share, and saw the reply for the previous review saying that nobody had ever complained. Hilarious! They lie. Everybody complained at some point.

As per the Coronavirus Act 2020, we legally have to provide all tenants with 6 months notice, which we have legally worked within during this case.
Unfortunately, rent increases are down to the landlords discretion and are different in every situation.
CS Properties have assisted the tenant in question where necessary by trying to find suitable alternative accommodation and arranging viewings.
As you’re also aware, the landlord in question has offered to pay with extra services such as removal fees also to help elevate the situation.
As with every tenant/landlord we deal with, we keep all cases confidential, and as you are aware - both CS Properties and the landlord in question have gone above and beyond to assist the tenant with rent and securing new accommodation.

As I live over 200 miles from my rented property it is impossible to support it directly. CS Properties provide a service far better than I could, and across the whole range of services. I have just had to get replacement tenants and they have performed this so that there is no break in tenancy.

GoogleIf I could give zero I would. Money robbing and unprofessional company. Went to a viewing with one of the agents who replied to all of my questions with 'i don't know I left my phone at the office'!!!!!! then proceeded to nod that my situation I was in was fine to put a holding fee down only to be ripped off and told that I had no chance in the first place AFTER putting money down. The money they say they "need" to do checks is wrong if you do some googling you will find it doesn't cost as much and they do not refund it if you fail the checks so they earn money off everyone with false hope. They will push you into believing you can get houses/flats so you out money down only to turn around and say that you had no chance purely because they want your money and they don't listen or care enough. Absolutely disgusting company. Unprofessional, unhelpful and a disgrace to have been in touch with.

I've primarily responded to your partners review, but to briefly summaries; the taking of a holding fee is entirely normal practice as this is to cover costs incurred by the company for the referencing process. This was detailed during the viewing, and detailed in the 'declaration form' you signed which specifically detailed the terms of the holding fee and the reasons for being declined. In terms of the costs incurred, as detailed at the time, this is for staff time in conducting the following checks; credit, background, affordability, Rent to Rent, criminal, address history. Furthermore this also includes obtaining references from employers and Landlords. This does not include the time taken in preparing the tenancy documents, setting up tenancy terms or time viewing the property with you. With that said this is more extensive than a quick search.
We appreciate your disappointment in your application being unsuccessful, but as detailed the reason why we were not able to accept your application was clearly detailed in our advertisement, our declaration form and upon securing the property. With that said, you would have been aware you were eligible to secure the property even before viewing. We appreciate that this is frustrating for you, but ultimately we have an obligation to our landlords to ensure all applicants are properly accepted and referenced.

GoogleTerrible company , rented for 3 years with these people who were based on whitchurch rd at the time, and never had anything fixed that went wrong at the property, and yet at the end of the tenancy they managed to scrape a list of damage together that meant they expected the whole bond !! , after numerous discussions and threatening us with court (which we gladly accepted but then it never materialised) we went to the deposit protection agency we were using at the time , and by now thier claim for damages had suddenly doubled, the dps ( not sure of the name of the deposit scheme at the time ) , after reviewing the mess that is cs properties awarded them nothing!
Greedy and untrustworthy are the only words i would use to describe them

I originally moved to Cardiff last August and I can honestly say it was a year of utter misery and hell thanks to our last home and agency (message me if you'd like to know which one that was as I highly recommend you avoid them like the plague!) From the moment I booked the appointment to view our new awesome flat, to going and then going through the process it's taken maybe just over a week and Kate & Emma have done everything to guide us through it with ease. They've both really helped us out and honestly when I picked up the keys yesterday it felt so good to have an agency that knows what they're doing, that seem like they are not just looking out for the landlords interests & i know if there are any issues I know I can contact them and get a quick response from them! 5 ***** from me! GoogleTHEY ARE A DISGRACE - Lived in one of their properties for 4 years - The 3 monthly inspections (yes, for 4 years they come round every 3 months..) found no issues. Then once we left, "conveniently" found enough problems in the house to take your whole bond. They are basically after ALL of your money and I would not touch them with a barge pole.
A friend of mine has used them as a landlord as well and is fed up of them through gross incompetence. So use them at your peril. They are trying to charge me nearly £200 for next doors cat scrapping soil onto the patio! And then accuse me of lying.
Never ever get involved in a contract with these people. Petty, unprofessional and they do not keep their word. Disgusting agency.

I've reviewed your file to investigate what happened here for you.
Firstly, with our inspections these were completed at the request of the Landlord. These are to ensure there are no major issues with the property i.e. damp, mold, guttering, or extensive damages.
Regarding your deposit, I've reviewed this also and it appears that the primary deductions were due to extensive damages to areas of the property. Upon review, I can see that evidence of said damages were provided to you. It is worth noting that an agent / landlord is unable to make deductions from the deposit without the evidence supporting their case. Considering the deposit deductions were successful, due to the substantial evidence, we naturally disagree with your comments of our claims being "petty."
By all means, if you remain unhappy with our service, feel free to contact the office and we can elaborate the complaints procedure to you.

GoogleLeft us to live with black mould for 6 months which damaged expensive furniture then claimed the mould was 'not dangerous'. Landlord claimed mould issue was due to 'damp caused by wet bikes' (really?) when the the real problem was the outer wall's integrity had been compromised due to cabling.
The ceiling of the doorway fell through last year due to heavy rain and its still not been repaired as of date of this review!
Don't waste your time.

Thank you for detailing your complaint.
I've investigated this for you and it appears that we had several contractors attend the property during the course of your tenancy to investigate the claims of mould and all reports indicated that the mildew was from condensation, not damp. As explained at the time, condensation is from excess moisture from inside the property - i.e. not using the extractor fans, drying heavy / wet clothes indoors, and even wet dirt bikes can be a contributing factor, especially in older properties which are more prone to condensation. I understand that advise and guidance was provided on how to tackle the issue at the time, but if you'd like to discuss the matter further you're welcome to contact us.

Take months to deal with maintenance issues - sometimes never actually do deal with them and then at the end of your tenancy charge you for them!
I have known 4/5 other tenants who have also had the same issues!
Have a habit of taking money from your bond for “repairs or replacements” and not actually having them done!
Rented a property from them for nearly 5 years and not once found them helpful with ANYTHING!
