Walderslade branch: A purchase from hell.

I’ll try my best to make this as brief as possible, however the journey we have been through feels like a never ending nightmare. Me and my fiancé was accepted on our first home back in November 2024. We couldn’t be more proud of ourselves for managing to buy a house in this current climate, and still be in our early-mid 20s.

I have recently sold my house in Wincheap in Canterbury through Wards office, Canterbury. I was pleased with their services and especially with Tom Todd from the Canterbury office who dealt with the marketing side of the sale. He explained the sale procedures clearly, carried out the marketing and arranged viewings with professionalism and efficiency despite the difficult situation the pandemic imposed on us. I would like also to mention Wards Senior Sales Progressor, Maria Meddings who gave us regular updates and answered our queries without delays. I would like to recommend Wards Canterbury. I've just bought a Park Home through Wards of Whitstable and I couldn't be happier with the service provided. Mark oversaw my purchase and was great to deal with. Arun Estates Ltd - Wards - Etc.DO NOT USE THIS COMPANY - I'd like to leave minus stars!Pressured to use their contractor pre-let, Cost £3500 for work including paint white walls... white, apparently essential. (I now realise this was a particular shade of white, making it costly to use any other contractor for touch ups). Turned out to be poor work, damage, negligence, did not cover an outlet pipe when removing dishwasher (or inform us) causing water damage and wasted Gas when they left the heating on full for a month cost a further £1250.Agent said nothing to do with them, then day before let told us a further £2100 required, all things we had asked about before. We decided to cancel at that point, so they ignored us and let them move in anyway writing an official letter saying we'd agreed to this extra work when we hadn't. That's £6850 before the tenants moved in and we haven't started on the fees yet...What the £200 a month on Management gave us from then on was a very poor email forwarding service asking for more money for damage caused by the tenants.Despite us providing scientific evidence and having lived there for 10 years, we were told to have part of our house may need to be demolished to uncover the cause because the tenants would not be honest about it. That would have cost £20,000 upwards.Plus deliberately Blind Copying in a fake email address so they could use their own contractors despite us saying none of their staff or associates were allowed unsupervised in our property.We were told Electrical Certificate not required, then when they realised we were no longer going to let, we were told we had to have the cert at the last minute when it was impossible to organise. We had to investigate ourselves to discover that is was not required for our current let which was ending.And on, and on, either completely incompetent or incredibly deceitful and malicious, possibly a mix of both.From 14 months we have ended up with less than a third of our mortgage covered and we haven't stopped spending on clearing up yet.Tenants have now departed and even more obvious damage has been found and the Agents are still trying to cover up for them.They have damaged a Bannister we were forced to install after only 3 months, we found our bedroom door in the garden behind the shed with chunks missing and a very poor replacement job, signs of breaking into front door, large items left behind, light fitting changed without permission, tree felled without permission, reluctantly paid for pond to be filled in which they prevented then totally messed with and ruined, and on and on.We believe they are covering for the tenants in order to let them again and not disclose to the new landlord the damage caused!They have not presented their file to the Ombudsman after nearly a month, stop replying to further complaints, and still blind copying the false email address... unbelievable.This isn't even everything we've had to deal with.Rotten to the core.We will never let again so that's one less property available to rent. We realise it is only a few tenants who are like this, but it's our first experience, and it's been very costly and soul destroying.Bumping this up to say that there has been dishonestly at every level, every response to our complaints has been absolutely laughable. Totally untrustworthy Company at every level and laws need to be changed to prevent customers being treated in this manner!

Excellent Service from Both Sales and Lettings Team

I used Wards to let out a property that I bought from them. Communication between the sales and lettings teams was good and all went well, from completion to marketing and finally letting. Abi and Hamid gave good advice on everything that had to be done to make the property compliant and gave me reasonable quotes to get the work done. They even organised access so I did not have to be at the property and could carry on with my life. It was let quite quickly and I received my first (small) payment from Wards before my first mortgage payment was due. I will definitely use them again, especially if Abi and Hamid deal with my property. A message to anyone wanting to rent from Wards Canterbury/Whitstable, I have personally experienced how they ensure the property is fully compliant before they allow it to be let. I strongly believe that any property you rent from them will be safe and secure.

Our experience with Wards has been an absolute pleasure. Selling our beloved mum and dad's house after 55 years with all its happy memories was always going to be hard, and Clare McDonnell hit just the right note from the minute she came to meet us. She was kind, practical and realistic and our confidence was not misplaced since we sold after our very first set of viewings. The whole process has been smooth from start to finish with the help of Kim Batchelor our personal Sales Progressor who works behind the scenes to ensure that the process is as straightforward as possible. We have been kept up to date with any developments, valuations were carried out promptly by third parties and the recommended solicitors have been spot on too. My 50 years of dealing with Wards

I have been dealing with Wards since the 1970s when I purchased my first house. Since then they have always looked after my house buying, renting and selling needs all in a super efficient manner. I am actually selling a property with them at the moment and it has been a very smooth process being guided by Graham (the manager) and Grace who will liaise with you throughout the sale. I cannot recommend Wards highly enough if you want a smooth professional service.
