Passed referencing a month ago, but they and the landlady keep me in limbo. They outright refuse to provide a tenancy agreement before move-in, missed the legal statutory deadline to return my holding deposit under the Tenant Fees Act 2019, and told me on the phone that they 'do things differently'. They refuse to return the holding deposit and keep sending emails about moving in.

It's been 2 months since my house was sold with Wards but I feel the need to warn others about poor service received as, amongst other failings, they have put my kids in danger through lack of due diligence. Wards asked me to host a 2nd viewing with buyers who had supposedly attended a previous open day and wanted to measure up. I agreed for a date on Sunday. I had to hold the viewing as they do not have estate agents working Sundays. On the said day, the "buyers" were running late. There was no way of confirming if they were still coming as apparently the central team, who are the only ones that pick phones on Sunday do not hold contact details for appointments. The couple eventually turned up and it became apparent they had never viewed the house themselves - their family members had attended the open day. Wards subsequently allowed this couple to make an offer on my property, when it transpired they could not obtain a mortgage and never had an agreement in principle in place. Had I known this, I would have never had these people in my house, let alone hosted a viewing with my 2 young children present at the property!

If a potential buyer requests a viewing which is either outside of our opening hours or on a Sunday, we would always ask the seller if they are prepared to conduct the viewing themselves. We are sorry if you were informed that these viewers had viewed the property previously as we can see that this was their first viewing. I recently chose Wards of Canterbury to sell my parents home, after meeting with Jade Thorne. Selling our family home hadn't been an easy decision to make and had been an emotional experience. Jade showed great understanding and empathy of the situation right from the start and this continued through to the sale of the property. As completion got closer, I even received the odd 'check in' call just to make sure I was ok. Wards were proactive in their approach to market the property and to arrange viewings. We were lucky to receive an offer quickly and although (as there often is when selling property) there were a couple of challenges along the way, Jade kept me fully informed and updated at every opportunity.
