Staff you deal with over the phone only do what they have been told to do by the powers that be above them so can't complain about them. However orbit themselves have been absolutely shocking..20th of November 2025 we had strong winds in our area and it snapped a hinge on our bedroom window.. the guy come out to fix it only to drop the whole window out onto the floor below so had to board up the window till it gets replaced.. its now the 8th of April 2026 still a boarded up window and when you look into the hub to get updates they keep changing the 1st reported dates.. now ive found out why they are doing this and thats so it looks like they are acting in the 60 day window to get repairs done and upon research found out thats against the law to change reporting dates.. we have gone soon to be 6 months with a boarded up window having to use more heating to keep the house warm during the colder nights, the wood in the window is starting to get mould patches,now the warmer weather is coming can't open a window to let fresh air in and cool the room down.. its like we are living in a squat.. compleat abuse of power from them its an absolute joke how they are happy to let this go on

One star is to many for this housing association. I have now moved to a different housing association, not being able to cope with being an orbit tenant anymore. They gave me permission to put a garden fence up, then spent a year chasing me down to remove it. Their mistake apparently. I was dealing with a cancer scare at the time and was being bombarded with emails and phone calls constantly. There was no let up.The house was handed to me in a shocking condition. My dad spent time and money putting a brand new kitchen in. I transformed the house completely. the house check when I moved said that I had improved the property substantially. They do not recognise good tenants and do not try to keep them. Never saw my housing officer again since moving in and was told on the phone that I should be grateful to have a plumber coming to unblock the constantly blocked up loo. My son had mobility problems and could only use that toilet.by the way orbit, your TENNANTS ARE NOT CALLED CUSTOMERS!!!! YOU ARE NOT A SUPERMARKET!!! Also stop sending people round to do random house checks, I had three in two months. Never, ever again.

Reported kitchen cupboards are wet and rotting. MPS turned up on the 21/6/2024. Ripped out 3 units. 1 put back with a drawer with no handle and a rotten door. One not put back at all because the floor was to wet. One put in but just filled up with all the bits of cupboards taken out. Leak made worse. Had to have an emergency plumber for the leak and an emergency electrician for the electric wire that was just cut and left. One week later 28/06/2025 another technician arrives. Measures up and reports what needs to be done. Told that MPS will be back today 02/07/2024 to rectify the situation. They turned up at 8am to look at floorboards. I have a concrete kitchen floor. Told me that slugs are woodlice daily all over kitchen are normal. Been waiting for a 48 hour callback from area surveyor since Monday 25/06/2024. Still no idea when the kitchen will be fixed. Made a complaint today and was promised a callback by the end of the day 02/07/2924. No call back. Fed up of MPS coming round and just laughing about what people have done before. Logged on to online account to see that repair has been updated to say that 2 cupboards have been removed to install a washing machine and dishwasher and the plumbing has been messed with. The only people who have ever touched the kitchen is orbit. It’s exactly as it was (minus damage from leak) as when it was installed after being left out in the rain by orbit.

On this day in the post, my partner and myself received an alarming letter from Orbit Housing, a notice of their intent to seek possession of our abode. This was due to the arrears we were in. However, due to the circumstance of my partner (the original tenant) receiving Housing Benefit & ESA before I moved in in March 2024, we had to await the DWP to complete their change of circumstances checks in order to adjust the amount of benefit my partner receives. This also meant that housing benefit was placed on halt until the DWP (who took 6 long weeks) to make a decision on what a suitable receipt of financial support my partner should receive in the form of ESA payments. Every step of the way, we ensured that Orbit Housing was made aware of the situation, including telephone calls, emails to Orbit (asking to send the email to the appropriate departments). Unfortunately, Orbit Housing chose to send out the letter regardless of our situation. They argue that it is an automated process and they are following protocol. However, this is false, due to the fact that the letter must be read and signed by someone of authority at Orbit Housing. In the letter, they stated that court action would be made after July 1st.Having done some research in to the ways landlords and HAs should conduct themselves in this situation, Orbit Housing did not make any contact to either my partner or myself about about a pre-action plan. No opportunity for discussion or negotiation was conducted on Orbit Housing's part. No consideration of any representations received was considered before seeking a claim on Orbit's part. It would seem the landlord Orbit Housing did not remember or keep copies of our correspondence or contact with ourselves, explaining the temporary situation.Of course, as we stated, the rent arrears was back paid in full by housing benefit, just as we assured. My partner, who is a vulnerable individual, was made to feel as though they had done something wrong. This caused untold stress and anxiety to us both.

The windows are in terrible condition and have caused black mould, the radiators aren’t heating my house and is impossible to get warm, But the icing on the cake is that I live next door to a drug addict who is also an orbit resident, the drug smell is coming through the walls and orbit are doing NOTHING about it, despite their zero tolerance to drug use in the property. Orbit are a joke. How is it ok for my baby to be breathing in drug fumes??? You quite clearly don’t give a damn about your tenants. I paid them for a fob 3.5 months and STILL they have not provided it.They took the money quick, then told me my flat wasn't registered yet with them, then told me the estate agent had to order it, then told they had no idea where to order it from but 'were looking in to it every day', then sent the wrong fob, then sent the wrong fob again, and finally now say 'we don't know where to order it from, but we have ordered it'. The fob is for my 11 year old son, who now has to stand outside until one of us gets back, which clearly Orbit has no issues with as I have told them about this. Neglecting kids is about as low as you can go.I sent them two complaints about this on their website. They didn't acknowledge it at all. They have only ever responded to my requests after I have sent them countless texts and made countless phone calls. Noje of them know what they are supposed to be doing or have no interest in doing it. I have now escalated my complaint to the housing ombudsman and have encouraged other residents in my building to do so. No-one has anything good to say about them in the entire building of 54 flats. Junk organisation, awful staff, clearly only interested in profit making. They provide NO service whatsoever. Less than the bare minimum. There was a rat infestation several weeks ago, which it took them TEN DAYS to clear up. Rentokil, who they supposedly employ to fix these issues also complain about them, saying that Orbit takes a very long time to pay them. The irony of havinv to rely on orbit to remove vermin.

Received a parking fine from CPMImmediately appealed on the basis that I had a permit (which was my thinking, as under croft designated parking spot was part of the flat purchase)CPM confirmed I did not have a permit and did not accept the appeal, I then reached out to customer care for clarificationCustomer care (Karen) informed me that I indeed needed to apply for a permit and a letter was sent out regarding thisAfter Karen sent me the letter via email, I immediately submitted the required docs for permit registrationI did not see/receive this letter that was initially sent and I requested if this can be escalated so building management can intervene as I was still receiving fines every dayI reached our to customer care again as I had no contact from building management - I was advised by customer care (Karen) that she had sent another escalation to building management and they would get back when they canI reached out to building management myself (Connor), explaining my situation and that I did not receive the comms that was sent for whatever reasonHe then advised that after going back to CPM, i did not have a permit so therefore he could not interveneI then reached out to CPM as I had submitted required documents and on their portal I could see one of my docs contained my previous address, I replied to Conor requesting assistance given the amount the parking fines which had been caused as a result of fines going to my lease company and them sending to my previous address so therefore the fines were £100 each plus £25 admin fee as CPM refused to let them transfer liability to me.I rectified the docs and resubmitted as perI then reached out to Tina Mowat explaining my situation and requesting a callTina replied back via email, ignoring and not even an acknowledgement of my request for a callShe confirmed in her email that other residents had similar issues but she still would not intervene as the one letter that was sent should have sufficed.Tina then made a ill judged assumption that my parking fines accumulation was as a result of me just not paying the fines and leaving them to build upWhen this was caused as the tickets are sent to my lease company before they get to me on top of which my lease company were sending notifications to my previous address. Tina was not interested in understanding and helping but with just rejecting any suggestion that assistance would be given or consideredI replied to this email again asking for help as the amounts was about £1000, give or takeTina Mowatt, like Connor Deane, did not reply to my emailUpdate: Orbit has not done anything other than reach out on Trustpilot to take details.Any issues report them to housing ombudsman, orbit and their staff are the are as bad as each other - they should not be in any position to build social housing.

Where do i even start? There is this house of flats in Hastings , 16 flats, 16 families, who have been made homeless by Orbit in November 2023. I don't live in this house, but one of my family members did, and they told me, that fire alarm has been going off at least 2 times a week, but no fire or even smoke in the flats that showed up on the fire alarm board. So residents kept turning off the fire alarm themselves (some of them knew the code). Lately more people got concerned and kept ringing the fire brigade, who came out multiple times until an investigation was made to find the cause of the fire alarm going off repeatedly. Orbit knew about this situation a while already, but didn't do anything until forced by fire brigade investigations. It turned out the electric wires in the whole house are faulty and a risk to cause actual fires in the building. Besides that, structural damages have been discovered too. So they said the building is a health and safety risk and made all 16 families leave their homes. People in this house said, Orbit knew for years, there was something wrong and didnt do anything, putting scaffolding on, but no work been done. Now these families were put in travelodges and AirBnBs where most of them still reside, since November! This week they were all forced to pack all their belongings which will be placed in storage until they have a new home. Orbit made it clear there is no return to that house. They say they will start works on that house soon, but seeing as there are other Orbit houses in Hastings, that are empty since years, who knows what they'll do. Families are getting no updates about what else is happening, how long they'll be in this temporary accommodation situation. They are getting frustrated, depressed, desperate, but calls or mails are being ignored or unanswered. Families with kids, older people, disabled people. Orbit doesn't care. They made a big cut in peoples lifes, "unpleasant situation " as Orbit call it, is not even close to what is happening to these families. One family moved in only recently before everyone had to leave, another family with kids been living there for 14 years! How do people working for Orbit go home at the end of the office day and have a relaxed mind, knowing they make people suffer so badly? All they told these families was there are no properties available at the moment! But hey Orbit, at least YOU guys got your home and your sorted happy life, don't you? Be ashamed of yourselves! What you are doing is not right, don't you even care what this means to all the kids involved? Give people answers to their questions! Stop ignoring! Give them homes!! Edit: today i was informed, that some people have been put in temporary accommodation with mould and damp , they informed Orbit, but nothing has been done for WEEKS now! Also, all these families no longer access to their flat in that building , after their belongings are completely removed and in storage, the flats won't be theirs anymore, but Orbit still thought its a good idea to increase these people's rent by almost £10 a week now?! As if you're not already causing these poor people enough emotional/mental stress , yes, fair enough they keep paying the rent which will go towards the temporary accommodation rent, but also increasing the rent by (from what i heard) £10 a week, is a bit disgusting tbh.... I've never seen anything like that!!! What is wrong with you people?

What can I say. I have lived in one of there properties for just under five years. Since the start there whole repair team are completely useless to say the least. There contractors useless and unreliable! Will say workman good. Although messy. Orbits housing manager when I moved in was brilliant. Then she left. Unfortunately I had neighbour issues. Which I kept reporting . He did not like it. And warned me could be consequences. Suddenly he left and got new housing manager. Who decided my complaints were basically untrue! And sent letter saying I had been put on call plan. As Orbit thought I called to much. Rubbish! Yesterday I rang customer service to be told I was on call plan and my call was being terminated! So emailed housing manager. And she said I am only allowed to ring about my tenancy. What a joke. Especially as I had faced a hate crime! Orbit said i could not prove it. So shut it basically! So if I need to report repairs or rent problems or any other of there departments I have to email or write to them. Shocking!!!! Put in formal complaint through my account portal. And guess what. It logged me out and did not accept it? This has happened a few times. If I could move i would I am telling you now. Just to point out. A housing manager is paid to keep the estate up to a good condition. Not dictate to a resident who they contact at orbit. They are a estate manager.Yes they have the right to restrict my calls to them. But that's it. Also don't give out a mobile number if you don't want residents ringing you!!

I made the mistake of buying a new build house next to Orbit Housing in 2016.After over 3 years of unmanaged ASB from their tenants, and my MP informed, as well as Mark Hoyland, the CEO directly, the community review has found in my favour that Orbit have not managed their housing stock and not fulfilled their public duty. July 21: The directors of my local council will now be speaking at director level with Orbit to ensure that they begin to manage their tenants. My report will also now go to the Housing Ombudsman which I have been warning Orbit about for years. Therefore, if you are also having ASB issues with Orbit tenants, please: Contact your local council. After three complaints, you can ask for a community review.The community review will make recommendations. Your report can be sent to the Housing Ombudsman. The conclusion from my statutory community review states that: ‘it seems abundantly clear to me that there is, and has been, ongoing anti social behaviour… involving Orbits tenants and and their tenants family members… this has been well documented.’ And yet, Orbit have done nothing to manage it, but they certainly will now.I hope that other people experiencing ASB from Orbit tenants can learn from my experience. As an organisation, they have been negligent in their duties to me and my community, which I have in black and white. Jan 2022: No acknowledgement of my official complaint to Orbit in July 2021- complaint now made to the Housing Ombudsman and my town council is seeking to keep them out of future town developments.UPDATE: Nothing was ever resolved, so I moved house, ensuring that I never bought near Orbit Housing Association. Life is quiet and as it should be now.
