Illegal residents still living in the block for over 3 years who sell drugs. They've been raided twice now. And been tipped off twice now also. Probably by Orbit housing officers.
Another flat using and selling.
Another flat using, noise and threatening behaviour.
Another flat has a convicted felon who assaulted a woman.
Another flat has drug users and someone who is pending hate crime investigation. Also blackmail.
Orbit won't do anything.
It's been over a year.
I've written to the local MP.
Neighbourhood watch.
Local WhatsApp group of all the information and individuals mentioned.
Orbit don't care about the welfare of human beings.
Staff are ill trained. No empathy. No solution ever provided. No service.
Lying is constant. Misinformation.
Above all...corruption. From the top to the housing officers in the Hailsham area.
Time is ticking. There will be no excuses soon.
(Also... don't believe the response that they give here by Jay. Or Emma.. or anyone else. Its just lies. No one is looking into it at all. No one is liaising with the legal residents at all. I've not heard from anyone for months and months... so its just public appearance and that's all. )

I have been an Orbit resident for less than a year and live in Rosalind Court, Stratford upon Avon, which is Orbit's 2nd largest scheme in Warwickshire with 102 flats.
The scheme management team are cordial and in fairness to them, do get back to me reasonably quickly if I raise an issue.
However, if you raise anything controversial at resident meetings, they constantly deflect and you can never get a straight answer.
Orbit NEVER listen to residents and your concerns often feel ignored, not by the scheme managers, but from the Regional manager upwards.
Their Service charges can only be described as creative accounting and the services provided for the charge are like a degree students CV, curated to within an inch of fantasy and fabrication and padded out more than a 12 year old girls bra at a disco!
Rosalind Court has only been open about 7 years, yet the repair contract team are on-site virtually every day.
some residents who have lived here for years still have outstanding faults that are yet to be rectified.
Door handles that do not work is a common fault.
Our flats do not have accessible utility meters to check usage readings.
The fire sensors go off if you so much as fart in their direction and Orbit refuse to swap out the sensors in the Kitchen areas for heat sensors which Fire services in all Counties recommend to stop false alarms.
While Rosalind Court is a nice place to live (it's like living in a Premier Inn Hotel without the purple colour scheme), it is not without its issues.
In the words of many of my school teachers "Could do better - much better".

I asked Cherene to be patient with me due to my hearing difficulties and she was wonderful, speaking slowly and clearly for me. I've been an Orbit tenant for nearly 20 years. This isn't about 1 bad repair. It's a documented history of sewage, missed works, unresolved testing, prolonged decanting, contradictory decisions & repeated complaint handling failures
The earliest sewage related Orbit record I hold is dated 12 August 2009, recording a leaking toilet soil pipe exposed at a joint. On 1 October 2009, Orbit records refer to sewage waste coming back up into ground floor sinks affecting numbers 23, 27
On 16 June 2025, sewage was again reported overflowing into my home & backing up from the toilet into the sink. On 24 July 2025, Orbit contractor MPS produced Work Ticket 5029039 recording sewage affected laminate, suspected sewage beneath the flooring and work involving about 6m² of sub-floor and 25m² of laminate. Testing was expected, but the later complaint record states that no swab/biohazard testing equipment attended
Proper testing in July 2025 could potentially have answered the contamination question then. It did not happen
Orbit settled my disrepair claim in December 2025. The settlement required identified works to be completed within 120 days, by 3 April 2026. Orbit’s later chronology records flooring completion on 14 April, after that deadline, with further references to recalls, delay and outstanding disrepair related works afterwards. Those works are still not complete today
On 28 June 2026 my family was decanted. As I write this on 28 August, we are still in temporary accommodation.
I repeatedly asked for proper environmental & microbiological testing of flooring, sub-floor material, substrate & other potentially affected areas, with laboratory analysis, chain of custody and objective clearance evidence. By 28 July Orbit confirmed microbiological sampling would be undertaken after discussions with Medway. On 29 July Medway Environmental Protection recorded that possible remaining biohazards had not previously been tested and that testing was required to establish whether contamination remained
I later discovered, through a Subject Access Request, that testing on 2 July detected coliforms at the ground-floor kitchen outlet; Orbit received the results on 8 July, raised remedial works on 9 July, and cleaning, disinfection, flushing and resampling were required. On 14 August Orbit confirmed those remedial works had still not been completed. The resident communication I received on 8 July did not tell me coliforms had been detected
The decant has brought repeated accommodation changes, payment/AssureSign issues, uncertainty and decisions made without proper consultation. Orbit knows I have a documented mental-health disability following a road traffic accident.
On 14 August an Orbit senior manager wrote that my family would not have access to our home while works were carried out and that the locks would be changed. Yet on 8 July Orbit’s Interim Repairs Operations Lead had proposed attending throughout works and meeting me on site “for transparency”. Orbit has been asked to explain what materially changed
By 25 August I had supplied the Housing Ombudsman with an evidence pack containing 19 separate Orbit Stage 2/final complaint responses issued during 2026 alone. Orbit itself upheld or partially upheld a number of them
I have also had serious Subject Access Request and information-governance problems, including apparent failures to register or properly complete requests. Those matters have now reached the ICO
Some individual employees truly have tried to help. The wider system is the problem: fragmented ownership, contradictory communication, missed deadlines, repeated extensions, poor record reconciliation and an apparent inability to bring a longstanding case to a safe conclusion

The lock on my front door broke. I rang orbit, it said wait time over 15 minutes. Requested call back. It didn't happen. I had to call a locksmith which cost me £155 and had to do back door, couldn't do front door!Called this morning. They said it wasn't urgent as I have another door. I pointed out that I am disabled and they agreed to do within 24 hours. I said I would claim the £155 back but they said they weren't liable! That is how little Orbit think of their tenants!

I am not actually an Orbit Homes, tenant. I am however a private resident who lives next door to a very newly built, estate of new houses that is 'managed' by Orbit Homes.
The building work started behind my garden in January 2025. A plan for 77 houses. (Orbit Homes had bought the land and the plans for housing from the local council back in 2016).
Residents of my road, including myself (who's houses also have the new builds at the back of their gardens) have been in close contact with the contractors, building these houses and they have been good at communicating what the plans are and updates of potential noise coming from the site and they also advised us that the small piece of land between the old and new houses (about 20 ft) is the responsibility of Orbit Homes.
However, us residents have been trying to meet with a representative from Orbit Homes since July 2025, so they can answer questions and and discuss plans on foliage/trees/fencing that will divided the back of our gardens and the new builds.
(I cannot specify how close these new builds are to the backs of our houses. I have a 45ft garden, and a new build is literally 15/20ft behind my back fence. All the plans and build is above board and legal...apparently. If I could add a photo to this, I would).
We've heard nothing from Orbit Homes. They've been invited to resident meetings...and not shown up, I even tried to call them a few months ago, only to be told by the lady I spoke to...she wouldn't have a clue what department she could direct me too, so she sent and email on my behalf to someone...and again I heard nothing.
We received one email back in July from a rep from Orbit Homes who said he would be in contact...but still hasn't.
Their communication is disgusting and they have no regard to private residents. Our homes are open to the new houses and our privacy has been completely lost by windows over looking our gardens and houses a stones throw away. By the way these new builds are on raise land. All we want is a decent divide.
Judging by other complaints they are not good at maintaining their properties or dealing with difficult tenants, so it doesn't sound promising in the future and I can't afford to move.
Only given 1 star because I had to

I applied for a job opening at Orbit. As part of the interview process, I was given an admin task which took a few hours to complete. I took time off work for the interview and was advised I would receive a phone call the next week with an update. However, that never came. They expect people to sacrifice valuable time preparing for and attending the interview but can’t even be bothered to follow up afterwards. They promised a phone call, but even just a generic email to say I didn’t get the job would have been fine. Reading other reviews of Orbit makes me feel I dodged a bullet anyway.

This company needs to be put into insolvency,wiped off the planet,then rebranded with people who know how to treat others and not make the rules up as they go along,the ever moving goal posts and red tape are horrendous,it took fourteen month to repair a leak in my hall way,and one week to be told not to use communial water for personal use,these places are a breeding ground for bullying ,intimidation,and tittle tattle,indipendant living my eye,dictatorship,controlling,inprisonment at its best,the service charges are astronomical,and are almost non existant like having a main front door broken and open to anyone with anything in mind,and they have the gaule to move us from vulnarable to independant living,its a joke.

TrustpilotA CLEAR BREACH OF TENANCY IGNORED
After informing Orbit of a suspected breach of tenancy by way of a neighbour not using her property as her primary address since November 2024 and living with her mother, Orbit don't have any issues with it. Orbit said they could find no wrong doing in their investigation, but i believe that to be a load of bull because how can an investigation take place by an Orbit bot when no one has left the office. I thought an investigation was conducted by home visits and surveillance, but that's clearly not the case. Orbit would say there is no wrong doing because they have been caught out, by receiving over £13,000 in rent paid for by the government in this breach of tenancy. As long as Orbit receive the rent they don't care what you do with the property, which sends a clear message to others. As she is clearly breaching her tenancy she should be made to leave, and give the property to someone that wants a home.

I am writing to express my severe disappointment with the condition of the property I am renting from Orbit. As a housing association, I expected a certain standard, especially regarding essential facilities like kitchens and bathrooms. However, my experience has been far from satisfactory.
The bathroom is plagued with damp, has rusty taps, an outdated toilet, and a broken storage cupboard. Similarly, the kitchen smells of damp, lacks proper ventilation, and has noticeable gaps in the walls. These issues significantly impact the habitability and comfort of my home.
A recent surveyor visit did not recommend a new bathroom, which is baffling given the extent of the problems. It seems that Orbit is not investing adequately in the maintenance and upgrade of its properties, despite its responsibilities as a housing association.

Appalling
Came home from holiday at 1.30am in the morning to find a warning sticker on my door handle threatening legal action as I had not ‘ allowed them access”
Had no idea why or who they were.
Rang the number on the sticker the next morning after a sleepless night worrying , and the woman at the end was defensive and very dismissive . Asked to speak to a manager who did eventually apologise but I felt couldn’t really care less.
I really hope no one else has this aggressive, stressful situation occur to them

I am having issues with Orbit's Shared Ownership that I cannot go into at the moment.
I took my complaint to the CEO Phil Andrew who was on holiday in Iceland, when I rang him on what turned out to be his private mobile number number, not his work number, which I obtained from a site called Wiza. Just do a search- you get one free credit, so it won't cost you a penny. He may have have changed his number now. I only went for his email address .
This man has a short video on Google, if you look up his name. He used to be in charge of the Debt Management organisation Step Change, until he joined Orbit as their CEO in 2023. He promised to look into my case on his return today - Monday - 15.06.2026. However, I assume he instructed his personal assistant to deal with it as soon as he received my email last Thursday p.m. A lettings Manager, was obviously told - Adrian - to deal with it, who had all the empathy for my situation of a gestapo officer. He then suggested, when I contacted him today ( Adrian) , when he could not offer me any solutions to my plight , after speaking with the Lettings Legal Team late last Friday afternoon , that I contact my bank with a brief description of what they might be able to do... Watch this space. ... I am not holding my breath, as Orbit Shared Ownership should have been told to sort this out. It looks like the CEO has also been nobbled by their extremely poor work culture in dealing with tenants/ Shared Ownership tenants really pressing/ life changing issues.
By the way, the Housing Ombudsman advised: 1. Make a full formal complaint to Orbit - name it as a formal complaint, as against a Service complaint which all the managers know at Orbit does not need to be taken seriously and they don't reply/ contact you - people go round and round in circles forever with a service complaint getting nowhere. The person who it is sent to, has up to 10 working days to get back to you. Orbit's online complaints site says it can take up to 28 days to get back to you. Tell them they have, in the formal letter, they have up to 10 working days to get back to you,( make a note of the date you sent it and date your letter too) . If they do not reply in time, or they reply and you don't agree with them , go to Stage 2 and contact the Housing Ombudsman , who will advise you of the next steps. Keep a copy of the letter etc that you sent to Orbit. Don't rely on phone calls , everything in writing only, from both sides.
You might want to contact the Ministry of Housing , Communities and Local Government, after, or as well as the Housing Ombudsman. I hope this helps.

They do not have any customers care at all. I could not go out of my flat for 5 weeks because i would not be able to get back in because key fob did not work And my intercom did not work. So i had to sit at my window all day to let my partner in if he had to go out and orbit where not interested 🤔 when you ask to speak to a manager they are all ways in a meeting and they say they will call you back but they never do i have called 147 times over the last nine weeks and they are still in a meeting. So it must be a very long meeting. They charg you £20.99 a week service charge .for services what do not got . And when you call then there in a meeting as well .the complaints manage.\nR she is in a meeting as well .

I had my boiler serviced yesterday and for some reason two workmen came to do the job. They got all my stuff out and didn’t put anything back after and I had to follow behind them cleaning up. Also the one guy was rude he didn’t say hello, goodbye or anything and when you enter someone else’s house you should at least acknowledge them because it’s being polite at the end of the day.
