We dealt with Beckie in sales and Wil, the site manager at Alderbury. They facilitated our move, couldn’t do enough for us and became part of the Pembroke Gardens community while they were here. 5 stars!!!As with any new build we had a few snagging points and these were dealt with honestly and swiftly while they were on site and once they had left we had communication from the Vistry Office who had a few personnel changes but eventually got things sorted out.

As a first-time buyer the team at Pembroke Gardens, Alderbury were absolutely amazing. They understood my ignorance regarding buying a property, and were always there to help me, always answered my calls and my silly questions.Both the sales rep and the site manager were brilliant - I always felt involved and attended to throughout the process, they were so friendly, understanding and engaging.Whilst it was only my first time buying a property, I do feel that the way the team looked after me made it SO much less stressful than it may otherwise have been.The team that looked after me? I can’t fault them at all, and they have my sincerest thanks.

Shame you have to give a star, zero works for me. This company consists of cowboys. They do shoddy jobs and fob you off with lie after lie. Do not even buy a house from them for you will spend more money rectifying their mistakes that they bodge up even more. The customer service is awful. The building work is terrible. Fitters are paid for the number of kitchens they fit in a day - imagine the quality. Everything is done on the cheap. My advice? Go with a reputable builder.

The whole home buying process was so smooth with Beckie, she took care of everything in a very cheery, friendly and efficient manner, nothing was ever too much trouble, she would regularly contact me out of her work hours. She made the whole process so easy especially as I was dealing with an incredibly difficult time in my life. Will the site manager was a pleasure to have around, again nothing was ever too much trouble. He was round in an instant if I had a query and he sorted the problem or booked in trades to rectify the problem within a couple of days. Will’s attention to detail was exemplary, he wasn’t happy unless everything was perfect. Like Beckie, Will was always cheery, friendly, efficient. He also worked out of hours to double check that things were ok. The site was always tidy and organised. I am so pleased with my new home. Since Will and Beckie have left the site there have been a few small glitches but nothing that Vistry has hasn’t tried to fix immediately. All in all, I have thoroughly enjoyed my new home from buying, moving in, adjusting and feeling supported during the whole process. It’s all been so easy and that is definitely thanks to a great team being in control.

Great after sales service and excellent build quality. We moved in our new house in December 2023 and Joel was on hand to provide support and to check everything was OK. As with any new house there are a few snagging issues. The site manager Ian was on hand immediately to organise the various trades to fix a plumbing issue and nothing was too much trouble. All items on our snagging list were dealt with promptly and by polite, friendly tradespeople. We are new to the area and were delighted to be dealing with such lovely people

From start to finish everyone involved with our house purchase has been excellent. We moved into our new home in December 2023 and the customer care and service from Joel was outstanding from the very start. Nothing was too much trouble, we were kept informed every step of the way during the build of our home to the day the keys were ours, with clear communication and support from Joel. There were a couple hiccups outside of Lindens control that caused delays, but we were promised a move in date and Joel with the site team miracously made it happen (I still dont how they managed it, absolutely incredible!) We have had nothing but ongoing support from the site team since moving in. I would reccomend the Boorley Park Linden and Site teams to anyone, they have been fabulous.

Pembroke Park, AlderburyMoved in in August 2023Pre move help and advice from the sales rep Becky was excellent. The site manager, Will, was always helpful over any little glitches. The house has been generally of good standard with only a few minor snags which were quickly dealt with. Our only issue was with identifying the completion date and a rather inflexible attitude with this, but eventually sorted out. Customer services have been quick to respond after the workmen all left and we had unsolicited visits from the team to check all was ok. I understand that everyone’s experience may be different but ours has been very positive and we are very happy with our new home.

We purchased Plot at the Hatters Chase, Sandymoor development. We were recently informed of structural defects (after 3yrs) in our property, that require us to vacate our home for 6 weeks or more, so remedial works can commence.

Deeply regret our house purchase. Everything is substandard; we can understand wear and tear (albeit too soon for wear and tear issues!), but if it's a design fault then it's something we'll have to live with.For example, the downstairs toilet needs unclogging periodically because the underground pipes are kinked!They are finally resurfacing the roads. But, instead of doing it in sections, they decided it's a good idea to block access for 2 days (in a row) that coincides with bin collection days.

Does not build houses up the Legal standards, they have classed my 85m² house as a 3 bedroom 5 person house, bedroom 1-10.5m² bedroom 2- 8.8m² bedroom 3-4.8m². They are trying to say this house can fit 5 people in. They state its got 2 double rooms and a single room. Not according to the law,NDSS and 2007 LDF framework. Beware do not buy a house of these guys they lie and do a very poor job at building houses and the gardens are even worse will cost you thousands to put right.. they failed to stick to the planning permission granted to build homes that are "fit for purpose"avoid

Damien spent time answering all of my questions, and provided additional information relative to my circumstances. It’s clear that he’s keen to understand what customers’ needs and preferences are in advance of a home purchase.

On the 13th of June 2024, I visited Meadow Heights. I had reserved my plot with a deposit back in April and paid £3,038 in May for my flooring. Despite being initially told I could move in on the 3rd of April, then the 28th of May, the date was pushed back to the 28th of June. Upon inspection, I found numerous defects in the house. There were cracks in the walls of all the rooms, water damage under the kitchen unit, and the window cill badly damaged by decorators. The finish in my kitchen was inconsistent, and all the doors seemed out of place. The surrounding area of the house had a great big drop, making it unsafe, especially for children, as noted by the surveyor. Despite promises from the saleswoman, Sonia, that fencing would be put up around the boundary lines to prevent people from walking onto the property, I was informed on the 13th of June 2024 that no fencing would be installed. My sister asked her on one of our visits to the property what's going to be around the boundary lines , where the gully, Sonia the sales woman state " it would be fencing around" which was a lie. Because she tells me that the contractor not going to put a fence around, so lie and untrustworthy. All changing because I am pointing out several issues with the property, they are trying to making to difficult so I change my mine about the property. Imagine buying a newly built , not live in there as yet and the developers not wanting to fix the defects and carry out all the work in the property. Imagine when I live in the property and there is problem, can you imagine how these untrustworthy and difficult they are going to be to fix defects and problems.There were massive manholes at the side entrance, unsecured, and a deep pothole next to one of them. The construction director who visited the property with me highlighted these safety issues that needed to be rectified before completion. The garden was in a rough state due to how the topsoil was laid, leaving it purely muddy. The fencing around the garden was poorly done, showing a lack of common sense in landscaping. The inspection chamber was not level with the ground. I highly recommend all potential house buyers to conduct an extensive private snagging report, as it proved to be very useful in my case. The report highlighted inconsistencies in the finish in various areas of the house, such as the hallway, lounge, stairs, and landing and the lists continues..... Unfortunately, I was unable to upload pictures to show the issues. The house is far from being finished, and it seems that the saleswoman for Meadow Heights in Batley is rushing to complete the job to meet her sales target. I strongly advise against buying from this developer, as they have proven to be a waste of time. They may talk nicely and make promises when they want your money, but once they have it, it's a different story. Even mortgage companies are hesitant to provide mortgages for Linden Homes. The detached house located at the rear entrance of the plot is a significant investment at £310,000. Although the new house was intended to provide a wonderful and cozy feeling of home, it has unfortunately resulted in nothing but frustration, anger, anxiety, stress, and various issues. The process of purchasing the house was swift when it came to taking your money, but when faced with problems, the attitude of the individuals involved changed drastically. The sales representative was eager to finalize the sale by the 28th of June 2024, yet did not show the same level of urgency in addressing all the existing problems. It is important to note that I am aware of breaching the contract, and I am well within my rights as outlined in the agreement. Linden Homes will be required to reimburse me for the reservation fee and the £3,038 spent on flooring. Because they are the one breaches their contract. My advice to anyone who thinking buying a house from Linden homes, think twice and ask yourself this question is it worthwhile all the hassle, poorly built quality and rushing to meet sales target 🎯.
