Don’t usually leave reviews. Moved in September 2025, raised issues within the first week with the bathroom tiling, grouting missing and now black mould due to the bathtub leaning to one side holding water. Water damage to the floor in the bathroom, the wooden door and underfloor wood rotting as well as other small repairs (lights bulbs out, door threshold loose etc). The smell of rotting wood and tiles wobbling is unbearable. Sent multiple emails to chase, eventually a contractor came out approximately 4.5 weeks after first raising the issue, confirmed the issue and awaited approval from landlord for the works to be carried out. Received approval from landlord 07/11/2025, now 3 weeks later not been contacted by anyone. Called FSL estate agents to ask if any update on when the works can be completed, unfortunately they only have One contractor who manages their own diary and is working on other jobs raised before mine in September 2025 and are unsure if the work will be completed in 2025. FSL estate agent staff are lovely, Carley has been helpful and it is a family run business however can not help but feel extremely disheartened and disappointed. In an extremely vulnerable place in my life and want nothing more than to be able to take a warm shower or bath in my own apartment just to wash the smell of death after a long day with loved one in palliative care. Without making the mould or smell of rotting worse in the bathroom as I do not know when or if this will ever get fixed. The contractor when visiting the property said it would be treated as a priority as it was a safety concern, but the estate agent have said it is safe to use.

We cannot thank FSL enough for their help. They are the only agent we approached that took on board our daughters needs . They were so kind, accomodating, understanding and neuro divergent aware. Carly was just lovely to our daughter and her friend. The property they have leased is just perfect and every step of the lease was perfect. It's not often you get a service like FSL's anywhere these days, they were a breath of fresh air. We will be looking for some commercial units soon for our business and we know who we are going to approach first. I'd eat my hat if they are not bent, fortunately I do not have to as they are corrupt through and through. Back handers? Yes please! Dodgy deals? Yes please! See below Diane is one of their employees who has written her own review for the company. What else do they do? Things like sealed bids for select group of people who paid sufficient cash. Allowing con artists to take part in bidding. Rude behaviour towards honest property owners. Deliberate omittance of interested buyers so that the one who gave a backhander can put in a bid. Lies. Look at their accounts too as in no way do they reflect the success they bleat about online. Very Wakefield indeed.

2A The Green. South Kirkby. Tenants beware! From a failure to deal with rising damp, underfloor and in wall leaking pipes, a hole in the kitchen floor and torn lino flooring causing injury to my toddlers toe and being unresponsive in giving the deposit back I'd personally not recommend. Part the estate agents, part the landlords fault. We received an invalid section 21 notice just for asking for the repairs. We left anyway as the conditions got so bad. The house is now due to be sold or relet. I'd suggest avoiding the purchase of the property unless the price reflected the repairs due. I wouldn't live there or you'll end up with asthma because of the damp conditions like my eldest son has. A pity because they appeared a professional agent. I guess it was just an illusion. Perhaps with a property that never had issues or with a landlord that isn't a slum landlord they may fair better. I'll have to go to court to recover my deposit, which is a ridiculous waste of a judge's time.NegativeProfessionalism

Rented a house for 3 years, had numerous problems with the house & had long wait periods to get issues fixed, these were major issues such as central heating, leaks & lights in areas such as the landing & stairway areas waited in excess of 6 to 8 weeks of constant asking for it fixing, the land lord had no intention of ever spending money on the house, the house I rented was an £800 a month house, I did not receive an £800 a month service, when it came to getting my deposit back the landlord got family members to do work in the garden & house & then billed me with fake receipts to the DPS even when I said I would fix any issues myself once the rain had dried up & I could mow the grass, the house had not been decorated when I moved in & the previous tenant had measured their children & wrote dates on the wall with dates that didn’t match dates I lived there, I was billed for decorating, I have all issues logged in emails & text messages & the neighbour confirmed the work was done by family members.
