TrustpilotReeds Rains review - North East
I would rate minus 5 stars if possible. Ive rented houses around the country with several small, local companies. So when i moved back to the north east with a baby on the way, I thought id rent a new build (4 years old) through a big, nationwide firm for peace of mind.. Big mistake. Firstly, within a month on moving in, our boiler stopped working, my dad, who is a gas engineer, diagnosed the fault. 6 month and 6 emergency callouts later, the boiler issue still wasnt resolved. Finally it was resolved by what my dad said was required all along. Tenants, DO NOT use the emergency call out procedure online, you will not be repaid your money back. I fort and fort and was finally paid £240 out of £840 owed. I was told by Jill Crump that basically I was in the wrong for following the emergency procedure and i should have phoned a reeds rains approved contractor from their list, which i didnt have access to at 23:30 on a saturday night.Maintenance center staff, Karen Farrington in particular, is extremely rude and very unprofessional, she told my partner and myself on one occasion, that the landlord was "getting fed up" of the housing faults. From the 3 complaints i put in, each one included this and the response was that it would be looked into. Calls are recorded so why not listen? We were left with no toilet and raw sewage coming out of the drains for 27 hours, even though a contractor who came out to price up the job told Karen that the system was completely blocked. This is against the law, let alone the health and safety laws. Our initial house inspection was brilliant, got told it would be every 6 months since the house was spotless and clean. Since i put in my first complaint, our house inspection has gone to every 3 months now.. Funny that.Since i have said i will be leaving at the end of my tenancy, i have another house inspection.. I wonder how many 'faults' are found when i move out..The only positive, Susan Spokes of Chester-le-Street branch has been a god send, she has been absolutely brilliant. Basically doing the job of everyone in the maintenance center. Calling out emergency plumbers in bad weather (12 degrees inside with a 1 week old baby) when the maintenance center staff told us that our landlord was busy and couldnt grant permission for an engineer to come out. I was also told on the phone when i said that i wouldnt pay my rent until i was paid back the money owed, "if you want a good reference, i suggest you pay your rent" Unprofessional and passive aggressive. Luckily its pushed me to buy a house so a reference isnt needed.Overall, i would suggest thinking twice about using reeds rains for renting, it has been nothing but stress and frustration all the while paying premium money..Rude, unprofessional staff, extreme lack of knowledge regarding the laws around renting, especially the landlords and tenants act. I wonder if this will prompt Reeds Rains to contact me to settle the outstanding balance owed.

TrustpilotSo called estate agents
I am not a big review writer but I need to share my expreience with this so called estate agent.I was really interested about a property they are advertising so I was trying to make an appointment. It took them 3 days to answer the phone. I left them several voicemails only to get no answers.I managed to book a viewing at 9:45. The property I am talking about is right in front of their office. I got their in the morning rush only to be kept waiting for about 20 minutes. We climbed about 4 stair high staircase. My agent tried to open up the property for long minutes. It did not happen. He than went to pick up another set of keys and the procedure started again. So I was travelling for 2,5 hours, waited for an agent for 30 minutes and stood at the door for another 15 minutes and I could not even enter to the property. I have been promised to get a call from them on the same day as they are calleng for a locksmiths. I am still waiting for that call even tho it happened a week ago.I only wish I could give them 0 stars.

Staff are nice that work there but the service is terrible. Had sitting tenant refuses to pay rent then after 3 mths rent protection pays out then tenant pays a mth so back to square 1 again . Fully managed by not doing anything about everything that tenant has dog in house and tenancy said no pets . Get house back after 3 yrs and stuff broken damaged or dog eaten in the house . Talked into sell at online oration site new way start low and bids go up. This is a lie as people go lower not higher so say. They talk the talk can take the money but want you to sell house bellow the asking price as a set deal.

TrustpilotHorrendous service from Grimsby branch…
Horrendous service from Grimsby branch to both us, the buyer, and their customer, the seller. We ended up arranging a 3rd viewing to deal with the seller direct because of all the hassle we had, and it turned out the seller had suffered the same! The biggest issue is that they will LIE to get you to increase your offer. I always had to chase them as they never replied to emails all called back when promised. They constantly failed to pass on info/questions to the seller. The biggest liar is the manager Marie, and the we also dealt with a Julie, Sarah & Sophie who played a part in the lies. Example - “the seller would like you to use our solicitor, it would make your offer more attractive”. After asking to pass on my details to communicate “the seller doesn’t want to as they want our professional (lol) service”. They also make out you HAVE to come in for a “qualifying” meeting if your offer is accepted - this is another disguised way to get you in with their mortgage broker who I imagine (I refused to go) will hard sell mortgage and house / life insurance. The lies and omissions came to light by dealing direct. The seller had experienced the same lack of communication. Never got feedback on viewings for them. Failed to turn up to accompany a viewing. Had people turn up for a viewing that they hadn’t been notified of. In the end they said they preferred doing the viewing themselves because the person that turned up was useless (in our case they turned up late, stunk of cigarettes and just followed us around saying “it’s lovely isn’t it” but couldn’t answer any questions)We made 3x offers but only one was communicated to the seller - we got a different story from each person at reeds as to why they rejected the offer (lies) and what they were after. Only dealing direct enabled us to come to an agreement 3 weeks after putting our first in! They tried to blame the seller for this for various reasons that all turned out to be lies after dealing direct. The seller complained and they offered a reduction in their fee. The fee is ridiculous anyway - £180 upfront for photos and 1.25% commission +VAT. The seller will pay ~ £4K for shoddy service. I used and online estate agent that cost £199 all in, who are available 24/7 and provided outstanding service.I’m sorry but the one advantage the high street has is face to face service, but this has clearly bypassed reeds.Rightmove and seller hosted viewings sell properties nowadays. I can’t understand what they do for the extra £3.8kDon’t trust these cowgirls

TrustpilotAppalling maintenance of rented properties
Rented a property through them, having some major issues with a leak in the bathroom that caused the floor to basically disintegrate in some parts. Called the maintenance people who sent someone out (more than a month ago) then that was it. Didn’t hear anything back, have been chasing them and keep getting strung along with excuse after excuse, including waiting (10 days) for the landlady to come by for it only to be another reed rains employee. All the while the floor is getting worse and I’m having to make sure I stand on the joists on the floor so I don’t go through to the kitchen. Not happy at all. Also rented out the property with a faulty light switch that the electrician who fixed it said was super dangerous and could have electrocuted us.

TrustpilotManchester Branch
Manchester Branch: Do not sell your property with these guys. They charge £150 for photographs that you aren't happy with, give you no choice in which ones they will use to market your property and then refuse a refund despite failing to deliver on their promise!

Hi Francesco,I’m sorry you feel this way and I’m sorry you didn’t like the professional photos. We did offer to send another photographer to the property to take a complete new set - at no additional cost. We use third party professional photographers to make our properties stand out in the marketplace and maximise the sale price sellers receive, therefore this charge is non-refundable I’m afraid. I understand you have the photographs so obviously you are free to use any that you do like in the future.Kind Regards Greg Davies, Senior Branch Manager

We recently rented a house in Bridlington through this company. The lady who dealt with us was Natalie Heseltine, she has been most helpful, efficient and pleasant throughout, nothing has been too much trouble for her to see that we are looked after and we can contact her at anytime if we have any queries or problems with the property, which she deals with promptly. We would recommend this company to anyone.Thank you very much Natalie for all your help.Chris and Angie.

TrustpilotAbsolutely avoid at all costs
This showers' behaviour whilst selling my home is the reason estate agents deserve the lousy reputation they have.Without going into too much detail, their sales pitch was very convincing and I decided to go with them after a previous sale via another agent fell through at the last minute because they didn't keep on top of the sale. After I'd signed on the dotted line, the branch manager who was handling the sale proceeded to totally disregard my instructions. The property which was unoccupied was left unsecured and in a vulnerable state which lead to thieves stealing lead from the roof, for which reeds rains totally refused to accept any responsibility. The conditions of the sale I had laid down were totally ignored and this lead to my being forced to accept a much lower price than several identical independent valuations had valued the property at. I was blatantly lied to on several occasions in order for reeds rains to make a fast buck at my expense. But that wasn't the worst part.....having witheld payment until the matter was resolved, I proceeded to raise a complaint with their upper management to be greeted by a "we sold your house, we don't really care how, so cough up....." attitude.Be warned.....these people will lie, cheat and deceive you and do what the hell they feel like.....and then when you complain they'll deny all knowledge of wrongdoing, accuse you as their client of lying and then bully you for their money....Caveat emptor indeed.....

TrustpilotWent to view the house but instead bombarded with mortgage adverstisement
I went to view the house this morning. Instead of giving me info about house that I was asking, the guy showing me around advertised about their mortgage services. In these day and age, one can go online, compare many mortgage providers, call the providers to confirm the rate and choose it. During my viewing, he answered calls and repeatedly saying 'I will be there in 5mins' i.e. I need to finish viewing quickly. I will never use this agent again.

Totally disgusting encounter with Cheadle Office SK8, absolutely unbelievable. Not one staff member, but all staff members at this branch appear to totally disinterested in helping potential buyers/sellers. We were told that property we had viewed was not available for any more viewings unless we made an offer, obviously we were not prepared to do so. The whole interaction with the staff was very suspicious and therefore we called directly to the vendor, to express our concern at lack of interest and basically advise him of the lack of activity in respect of marketing his property. Guess what after being told vendor did not want any further viewings, he offered us a viewing for the following day. So vendor and buyer organised viewings SO what are Rains and Rains charging commission for, answers on a post card please!

Arranged a viewing but when we arrived no estate agent turned up. Phoned the estate agent who said they had spoke with my husband (which never happened) and also said that we had booked in for the day before which also wasn’t correct because it was a day that we could not make and I wrote the appointment in my diary while on the telephone. Will not make any arrangements through this estate agents again. How do they expect to sell hours when they can’t even get the viewings right

TrustpilotDo not seem to care*
Our recent experience of the Heald Green branch was professional and courteous, right up until you sign and then when actions are not delivered and you need to highlight it, the service unraveled. From that point on it was downhill. We experienced ad hoc updates (with the exceptions of the automated ones) a selection of deviations to the truth, an overestimation of the price we could achieve, 'non authentic' (invented??) prospects and in the end I couldn't trust the branch manager unless it was in writing. Something I have never had to resort to. Ultimately we had no choice but to go to head office to explain (in writing) and wait for their investigation outcome.*Special note to the one proactive person who did anything for us was Leah. It was Leah that got viewers to the property, followed up with all parties and was truely motivated to sell our lovely home. The complaints team who after (15 working days plus the xmas and new year period) finally came back to me and permitted us out of our fixed term contract, from that moment (within an hour) the property was withdrawn - proving they can act fast if they want to!Now found a local independent agent, who knows the market and the meaning of service. Use at your peril!

TrustpilotWould never go near these guys again
Would never go near these guys again. Disaster when property check was competed at start and end of tenancy (pretty much non exsistent) and trying to get the deposit back (after 3 months) was a nightmare. Sandi the end of lease consultant sent 3 emails asking for bank account details and received 3 responses giving the details of two account numbers and advising that we have seperated so need seperate payments. The super helpful Sandi Williams then emailed 9 days after processing the payment (10 weeks after vacating the property) to say the money had been released. After 3 emails she refused to disclose the account / accounts the funds had been transferred to and only over the phone could she confirm that the funds were not transferred to my account ... the same one in the 3 emails she had been sent. Not sure what it is with the arrogant level of customer service provided by estate agents in this country but it is amazingly pathetic.

TrustpilotAbsolute rip off merchants avoid at all costs
Moving from Birmingham to Preston I found this lovely two bedroom flat which I decided to go for through read rains. I was very sceptical about the extortionate fee of £240 that they were charging but I was told that they went the extra mile and this is why the fee was more than what other state agents charged. In addition to this there would also be a fee of £120 a year. I was told that a tenency check would be performed which included a credit check and Work reference. When asked would I get my money back if the checks failed for what ever reason, I was told yes if the landlord decided to pull out but failing the credit check all that would be required is a guarantor. I told them that I work to the medical Locum and they were quite happy with this. A few days later I get a phone call from reed rains telling me that my credit check had failed due to an anomaly on my credit file which wasn’t even in my name. I was also told my work reference had failed due to working as a medical Locum despite me having already told them of this. I was given the option of putting down the guarantor which I agreed to. Two days later I get an email from them telling me the landlord had decided to put the property on the market and that it wasn’t available to me any more. They refused to give me my £240 back even though I was given the option of putting down a guarantor in the event credit check failed. I will now pursue legal proceedings against these pirates through the Small Claims Court. I highly recommend anyone looking to move to Preston not to use read rains. They are thieves and the service is absolutely appalling. They mislead you and tell lies so stay well away.

TrustpilotReeds the small print or they will reign in your profits
We had our house up for sale with Reeds Rains who over valued it to get our business. A few weeks later they persuaded us that they could manage our property and it would be hassle free. They claimed they had people lined up for vacant properties and they could get us £700 a month. This was a myth and we eventually found a tenant ourselves and allowed RR to manage her. First off we were presented with a bill for selling as we had voluntarily taken the house off the market. The bill was the full sales cost. Then they proceeded to hit both us and the tenant with with surprise charges all throughout the tenancy. My partner was often distressed as they helped themselves to big chunks of the rental income and we rarely saw the full months rent. We could not make a profit and have had to put the house on the market once our tenant left because the government made changes to buy to let mortgages and council tax exemptions. Going with RR was a massive error and we felt we could never trust them.

TrustpilotAbsolutely avoid at all costs!
Absolutely avoid at all costs! They will try to rinse you for every penny! They were our agents when we rented a property for nearly 4 years, throughout the tenancy they were shocking, didn't carry out inspections on time, sometimes didn't even show up, never dealt with issues we raised with them. Good job that we actually new our landlord to sort things for us that was the agents job! And nearly 3 weeks since we left the property and we have still not received our deposit! I'm not holding my breath, but constantly chasing for this everyday. Will not be recommending this agent and shall definitely not be using them again.

TrustpilotAVOID AT ALL COSTS
AVOID AT ALL COSTS. I had an offer accepted on the proviso that the house was off the market. Spent the week organising solicitors and final mortgage and was to go in on Friday with ID. They continued to show it the following week (didnt inform me of this) and as I was about to go in with ID told me they had another offer. Played offers off against one a other to increase the price then sold it to other buyer. When I asked for an explanation they said other offer was from someone who viewed it before me. Found out this was a lie. The explanation then changed to 'property does not come off the market until ID check'. I was never told this. If I had been told when offer accepted would have been there Monday morning. Convenient that this information was 'miscoumunicated' and they ended up with a higher price. Buying/selling your house is stressful enough without dealing with people like this.
