Initially, my partner and I listed our property for sale with Abode back in September 2021. The reason behind our decision to list with Abode specifically, was to lean on the experience of a local agent, to obtain the best price for our property and to have the agent do all of the legwork surrounding arranging and conducting viewings etc. Initially, things started well. George came out to value the property at the beginning of the week, took photos and the property was listed as for sale by the end of the same week. Appointments for viewings came forward in quick succession too and things appeared to get off to a good start. However, from this point forward, after a few appointments we felt the need to highlight a few areas of concern with the team. These were surrounding: - Parking on the driveway without consideration for viewers. With limited parking, it made parking difficult for prospective buyers to park to view our property. We pointed out the fact that our property had an area of tarmac on the driveway and stones/type 1 was positioned either side of the tarmac to accommodate for side by side parking for two vehicles. - Punctuality of staff arriving on time for the prearranged appointment. The team member from Abode hadn’t been to our property prior to the viewing. Our natural expectation would have been for the team member to arrive at least 10 - 15 mins before the scheduled appointment to familiarise themselves with the key features/benefits of the property. How else were they expecting to answer the questions buyers put forward without seeing it in advance? We raised this directly with Nathan and Sonia. Apologies were made, feedback was duly acknowledged and subsequent viewings were arranged. Sadly, the point surrounding the driveway/parking situation wasn’t acknowledged and during a viewing, the incorrect information was passed on to a buyer - which we believe was one of the fundamental reasons behind the buyer not placing forward an offer. Again, this point was put forward to Abode, however it was too late to rescue the sale. From this point, my partner and I had lost our confidence in Abode. In fact, we were all set to pull the property from sale and go elsewhere at this stage. After some consideration, we decided to leave the property for sale and conduct all/ as many viewings as we could. Credibility of leads began to drop after a while, which was to be expected and the team attempted to arrange viewings with people with properties that hadn’t even been valued/on the market/in a position to buy - which again, didn’t do much for our confidence. At the end of 2021, after 13 weeks of being tied into a contract with Abode, we took the property off the market and relisted with two agents - John German and Austin and Roe. Both of which were happy to work on a ‘winner takes all’ commission basis. Both of which arranged virtual tours; both of which had open sales offices and one of which arranged for a professional photography company to complete photos - all at no additional cost - this made all the difference. In less than two weeks, our place sold! Whilst Abode made an attempt to sell our property, we believe there’s considerable room for improvement. Fundamentally, across the sales process (I.e. understanding the property they are selling and qualifying leads) and also surrounding communication - we had to chase for feedback; we had to find out (after we signed with Abode) that the local office was closed; we even had to chase for the team to pass keys onto the next agent (which they had committed to do by an agreed date and didn’t). Overall, my partner and I trust the above goes some way towards helping the team at Abode provide a better service to future customers. We hope it helps you make your judgment as to whether to list your property for sale/to let with Abode in future.

Abode were our estate agents when we came to sell our home and were also the estate agent representing the owners of our new house, so we got to know the team very well! Victoria gave us wonderful advice when putting our home on the market and made sure it looked fantastic in the pictures. With their help we received an offer within just a few weeks of it being on the market! During the sale proceedings they were helpful and helped to make sure everything kept on track. A big thanks to Helen and all the sales progression team in making sure we got over the final hurdles, particularly with the complications caused by Covid. I'd highly recommend their services and would definitely use them again!

All at Ashbourne Abode were amazing from start to finish! Our house sold before the 'for sale' board was even up due to the quick work of the sales team. A massive thank you to Helen, Vicky and Louise for your help throughout. Even though they were only responsible for our sale, they supported us throughout our purchase too as it was a particular stressful process. They kept in regular contact with all solicitors involved and ensured the process went as quickly and as smoothly as possible, which many times meant they went above and beyond to help all parties involved. When solicitors wouldn't answer phones or get back to you when you really needed them to, someone at Abode was always on hand to help. I can't thank them enough! I really mean this when I say, we wouldn't be in our dream home now if it wasn't for them. I would highly recommend Ashbourne Abode to anyone, as they have such a personal touch to their service. You don't feel like you are putting them out and they have your best interests at heart! Helen's a big Ashbourne person and this showed in her work with us and our buyers. She sold our house within 48 hours because she knew people who would be interested. Michelle on the Sales progression team was fantastic aswell. I wanted to thank James the mortgage advisor for his professionalism in arranging our mortgage. Applied to rent a property as a couple

Applied to rent a property as a couple at the UTTOXETER branch. Told if rejected for one of you it can be put in the others name. So one turns out to have a CCJ which we had no knowledge of as we had moved from the adress it relates, other had none. When they called to reject the application i asked well we can put in the others name you said (This one has NO CCJs), they said " No the owner doesnt want anyone living in their house who has a CCJ. So if a single applicant moves in then allows someone to move in with them who has a CCJ the agent or owner can request they leave???? Errrrrr, these guys seem to think so. Application fees not refundable. However they were neglegent in not informing us that anyone with a CCJ would not be allowed to live in it, even if they are not the applicant. This outfit generates a profit from rejection applications. Stay well clear of them. Its a scam they operate freely. Go elsewhere, there are plenty of other local agents who are so friendly and able to advise instead of lying and misleading you. I will take this to the small claims on the grounds of neglegence.

Highly Recommended. After 9 months marketing of 5 new build houses I decided to try out Abode estate agents. A little cautious as was out of area for them but I shouldn't of been. 5 properties were listed with excellent photos taken and virtual walkthroughs. The online presence of these properties were second to none. Within 4 months, 4 out of the 5 properties are legally complete with the last one SSTC. Very happy with the staff I dealt with and the communication between them all. If you want your house to sell quickly and be showcased at its best, then give these a call...
