We had unpleasant experience with the guy , in Kettering agency, Daniel Cowing. And I would not recommend him to anyone. Never met so rude someone like him in my life . Got no respect towards customers AT ALL. After he seen , that there is a single problem with our credit check , which will be sorted by us , next week , he decided not to bother, not explaining anything to us , not trying to help to get us a house , he literally decided to ignore mine and husbands, emails , calls and messages. And started it all with cancelled 1st appointment by him , on a Saturday morning, which should be a bell for us back to that day already. Horrible person to deal with . Thanks God, easy enough we found totally different agency with a decent gentleman which willing to do his job . I would avoid that person and that agency in general , and definitely won't be recommending it to anyone I know .

Dear Jelena,We feel incredibly disappointed that you've written this review, especially given the small window in which you gave us to try to sort what was a complex mortgage with missing information from your side. For reference, the below email was sent to you last week-Good afternoon Jelena, Apologies for not coming back to you yesterday, I was on annual leave as it was my birthday. I am also on annual leave today, however wanted to reach out to you after receiving your review. It has taken me by surprise as I feel I have been attentive and have been trying to support you in securing a mortgage. I was unable to attend our initial appointment due to ill health as advised on the day, however I made arrangements for another of our advisors to meet you on the same day at the same time, therefore the appointment was not cancelled and you still received the initial advice you were after. We exchanged multiple emails during the course of the week, last one being on Wednesday at 4:38pm. I have since been on annual leave, and certainly not ignoring you or your husband by any account. As you can appreciate, your case isn’t the most straight forward as we are restricted to certain lenders due to credit issues which initially were not disclosed, and your husband having only been self-employed for a short period of time, and his accountant failing to supply the information I need. I did run an AIP late on Wednesday evening out of working hours, as you are aware, when declined, I notified you right away requesting credit files to try and get to the route cause. Whilst AIP’s are soft searches, it wouldn’t be wise to continue to run them until we know the full situation and which lenders would be suitable. Also as I cannot obtain the information regarding your husbands declared income I have having to use guess work rather than correct figures so it impossible to tell you how much you can actually borrow at this stage. Apologies for any calls I missed during the week. I’m sure you can understand I deal with lot's of clients, some of which require urgent assistance due to exchanging etc. I do my best to return calls and emails as soon as possible, sometimes there is a delay as I may be appointments all day. As you are aware, feedback and reviews can be very damaging within my line of work, and I would really appreciate if you would be willing to remove this from Trust Pilot? I am genuinely sorry that it has come to this. I would still love the opportunity to continue to support you, however if you do not feel that I am the broker for you, I accept your decision.I wish you well in securing a mortgage and purchasing your family home.Daniel

GoogleDo not use their in-house mortgage service. We bought a house listed with Oscar James and dealt with Dan who is now apparently a partner. He advised us on using help to buy explaining on what the maximum offer we could make based on our deposit , help to buy loan and the maximum mortgage we could get. He stated that we would take out the help to buy loan and build up equity in the 5 years interest free then pay back the loan, as naive first time buyers we took his advice. We later found out that in order to repay the loan we would need to remortgage which we were unable to do as we had already taken out the maximum mortgage available based on our affordability and hadn’t built up no where near enough equity. This meant we would have had to downsize to a house smaller than what our family needed had we not had family to help financially.
To top off the absolute nightmare we’ve had with the house, Oscar James sold us the house as having an allocated parking space only to move in and find out the developers didn’t build to plan meaning we now need to resell the house at a loss without parking.

We were miss-sold property from Oscar James estate agents and we don’t recommend anyone going through them or else you will face lot of issues, like what we are going through now. We have just completed 5weeks ago but facing lot of issues due this agency.Initially we mentioned to Oscar James that we were interested in the investment property, so after few months when there was one HMO Oscar James has shown the property, we were shown all the rooms except one room when we asked the estate agent they mentioned that tenant was not feeling well.Then we asked if the room is in good condition and there are no issues, they mentioned it is in good condition and no issues. They were talking very diplomatically and nicely to sell the property at the time of purchasing we didn’t know and we thought they were giving correct information but they broke our trust and honesty.We thought of doing survey they somehow discouraged and said valuation is enough.Seriously they have not disclosed lot of information to us, which we didn’t know when purchasing the property we thought they were telling truth but that was not correct.After the completion of the property, we found several surprises and this agent didn’t do his due diligence and played on our honesty and the Room1 where they said that tenant was not feeling well, but actually after completion when we spoke to tenant, tenant mentioned she was fine and she would have showed if she was asked to show the room.The room which the agent didn’t show purposely telling room is good has lot of works which costs between £15000 to £20000 which was a shocking surprise.There are more issues as well which was not disclosed, this agent didn’t do there due diligence and was only interested in selling and also pressurized saying that you will loose the property if the deal is not done and it is a good buy.There is lot to mention.But As per the Consumer Protection from Unfair Trading Regulations 2008 Act they haven’t provided all the relevant information.Please I never thought I would be writing this review but seriously we are facing lot of issues because of this miss-sold property from Oscar James.We just want to give heads up to the prospective buyers.We have dealt with other estate agents but never faced the issues and they were very clear about all the condition of the house and showing every room in detail.

Please firstly let me say how disappointing it is to receive an email such as yours and we are genuinely sorry for the issues you are experiencing.We do need to say that unfortunately we had absolutely no knowledge of the history with the tenants and maintenance problems within the house. We have never been involved with the letting of the property and had no previous experience or information pertaining to the tenants or the defaults which may be there. Our first ever visit to the property was on the 24th March 2022 for the valuation, Leaders, the letting agent let us in. We were not given access to room 1. Your viewing for the house was subsequently conducted on the 31st March 2022 where upon you decided to offer on the property which was accepted by the seller. Unfortunately we are not in a position to comment on any factors that we were not party too, ie maintenance, rent collections etc. Whilst purchasing the property both your surveyor and solicitor could have/possibly did make recommendations to get things checked, ie the surveyor would not confirm if the gas or electrics were satisfactory, neither could we, an estate agent. A mortgage offer was issued to purchase the property also which shows that the surveyor was happy to allow your lender to provide funding for the purchase of the property in its current condition. Your solicitor raised many enquiries from what I remember whilst doing the conveyancing, some of which were regarding tenants/rental amounts etc but without knowing how much they asked, again it is difficult for us to comment further. We would have never stood in your way to review the property and would have made sure this had been accommodated should such a request have been made. I cannot see that you viewed it a second or third time before proceeding. With regard to completing the purchase we are truly sorry if you felt forced to proceed however given 18 weeks had passed I hope you can understand the seller was getting very frustrated by this point as 18 weeks is beyond as usual and expected time for a transaction to be finalised with no dependent sale or onward purchase. We really hope things manage to work themselves out for you and do wish you all the best the future and most certainly take your feedback seriously.

Horrendous Company - Do Not Use them You Will Regret It. We left our rental property in immaculate condition and they have been attempting as many ludicrous ways possible to try to stop us getting our deposit back. We got the place professionally cleaned Twice before we moved out and they have been stalling giving it back, saying they are waiting on receiving a cleaning "quote" which has taken them over a week to get... I'd love to be able to upload their checkout inventory, it was the most absurd list I've ever heard. I've rented for over 13 years with many estate agents and these are the worst of them all. They enter your home when you're not in, we caught them once entering our property without our permission. They also entered with random people, nothing to do with their company. We caught them on our Ring DoorBell. We also get a patio done, which we agreed to pay half on the promise we'd get it back when we've checked out. It's been over 2 weeks and still nothing and they're trying to link this to the property. We will be taking them to court if our deposit and payment on the patio is not returned. Stay well clear.

To respond to some of your comments:
Please be assured, we are not stalling in returning your deposit, it does not benefit Oscar James to do so, there is a process to follow which we are adhering to:
1: Check out report conducted
2: Report emailed to the landlord
3: Landlord responds with any additional comments
4: The report is emailed to the tenants
5: Contractors are instructed to quote for any works required
6: Once all quotes are obtained, the deductions are added to the TDS platform and the tenants are notified, by TDS
7: Tenants have the opportunity to agree or dispute any deductions.
8a: Should the tenant agree, all monies are returned accordingly
8b: Should the tenant disagree, the deposit is then held with TDS and the agent and tenant should try to reach an agreement
8c: Should this fail, the deposit is then moved to a dispute status.
9: The tenant and agent can upload supporting evidence to support the claim.
10: Once evidence is uploaded, an Independent adjudicator assesses the claim.
11: Adjudicator's decision emailed to all parties and payments made accordingly, by TDS.
We are currently at point 6 of the above process, the cleaning quote was carried out on Tuesday 4th February 2025 and the quote received today, 5th February 2025.
All quotes will now be added to TDS platform and all tenants will be notified by TDS.
We always follow the above process which is fair, ensures all deposit returns are handled correctly and most importantly we remain compliant.
With regards to entering a property without authority, we are aware of the situation you are referring to and have emailed you directly in relation to this, showing evidence of the authorisation given by your partner to enter. Oscar James would not allow anyone to enter any of our rental properties without prior authorisation or tenant knowledge and we can confirm there hasn't been any instances where this has taken place.
We have carried out all duties required to both you as the tenant and the landlord, ensuring transparency throughout the tenancy and since your vacating date.
Whilst we understand you may be disappointed and / or frustrated in our process, it's one we cannot and will not deviate from.

Their irresponsible staff put a board of sold in our property when we are not at home without our knowledge or without our permission. How this will happen. We confused who sold our home without our knowledge and without signature and documents. We terribly shocked for some time because we don't know what's going on. Who sold our own home. So be careful when placing this type of board. This is not a fun or joke.

Horrible experienceWe went on with Oscar James in Burton Latimer in dec 2022. Had very regular calls asking to reduce the price. Finally sold in October 23 to a manager who worked for Oscar James in Corby. He then pulled out with 4 weeks to go until moving. We found this to reflect very poorly on Oscar James and complained. Got a reply to my first email stating this person had been looking for a detached all along (ours was end terrace) and when he saw the prices coming down he’d bought a detached instead. my response to this email was ignored. Would never use again and always advise against using to anyone I speak to about moving

Hi Rebecca,I’m somewhat shocked at this review as the content is completely inaccurate and given the time since we marketed your property it’s surprising you’ve decided to leave this now??What is true is that your property did sell to an employee of the company which was divulged to you at the time of the offer being made. That buyer subsequently retracted their offer due to market conditions and also the state of your neighbors property which was explained to you at the time of their withdrawal. Despite the fact that your buyer worked for the business we have no influence over their decision and whilst both disappointing and a little embarrassing for us as an agency we can’t be held responsible for their decision. At no point did we stipulate they specifically wanted a detached property nor have they gone on to buy one.Unfortunately the process of buying and selling is incredibly frustrating as we as the agents are reliant on people following through on their word to commit to a sale or purchase but again ultimately this is beyond our control and things can happen. I’m sorry you’ve felt the need to write this review months after the event. We pride ourselves on being honest and transparent which is why the majority of our reviews are 5* and our consumers recommend us to their friends. Unfortunately in your instance it goes to show we can’t please everyone. I’d also like to add that the member of staff your referring to isn’t a branch manager of the company and that any calls made to you suggesting a price reduction were in line with market conditions at the time of marketing your home where interest rates were rising monthly and prices were declining, again beyond our control. It is our job to advise our clients on the necessary steps to secure a buyer in any given market and pragmatically if your home took that level of time to sell it suggests the price needed consideration. I’m aware that when you appointed an alternate agent it took significantly longer to find a buyer too so clearly this was no error on our part. We’ve worked tirelessly for 8 years to build our reputation in an impossible industry to please everyone, and take every review seriously. Yours concerns were responded to but ultimately we could not change the outcome.

Couldn’t recommend Oscar James highly enough. Initially, we went on the market with multiple agents as we were looking to purchase a new build. The other agents were absolutely awful, and when we decided to not pursue a new build but to start looking at purchasing an established house, my husband and I had no issues binning off the other agent and going directly with Oscar James to sell our home.The team in Kettering, especially Dom, Rachel, Anele and Alistair were fabulous, keeping in touch with us regularly regarding the sale and viewings of our home. We sold our home with Oscar James and then pursued a purchase with them also. They proactively helped us find houses to view and we ended up being shown our perfect home before it had officially been listed on the market. There were a few bumps along the way, nothing to do with our agents but more just the back and forth chain of selling and buying a home but they were so patient with us (me, it was me, I called daily at one point) and we’re genuinely excited for us once we had completed. My daughter who is 6 still asks to go in the office when we pass in town to say hi as they were always so lovely with her.Overall, amazing experience, but we’ve found our dream home now so sadly won’t be needing their services again but I highly recommend them to anyone looking for an agency who genuinely cares about you and your home.
