Woah, what can I say. Working with Josh at the Letting Experts has been a breeze of fresh air. From consulting about viewing a property for letting, to the viewing and to the handing over of keys he has supplied world-class professionalism with the smile that seals the deal. Promised to fix some small issue in the house before moving in and he went way above and gave us a house smelling fresh and like a field of roses. He facilitated all of our needs as a family and made the whole process as smooth as can be. From experience of dealing with other letting agents, Josh has far exceeded them all in service all with a friendly and personal attitude. His competition should be studying his approach, as normal people can really feel the transparency of his business model leading to a smooth transition in residency. Me and my family cannot thank Josh and his Team enough

I can not recommend ‘The Lettings Expert’. Josh was very eager and seemed passionate about his job to start with which was nice to see. Once he received his money, it all went downhill. Josh lied to me on multiple occasions about matters involving tenants and inspections. He informed me that children would not be living in the property. I found out children had been living in the property from the neighbours who were upset about the level of disruption. When I asked Josh about this, he continued to deny children were in the property and said when he completed the 3 month inspection, ‘there was no evidence of children living in the property’. To be clear, I have no problem with children living in the property, I have a problem with being lied to. Josh tried to make me pay for things, such as a payment to him, to go through the deposit dispute scheme. We both knew this was incorrect after I provided (his own) evidence regarding his terms, so he eventually backed off. Josh left me to sort out things that he should have been doing as the letting agent, such as boiler servicing and electrician management, which caused undue stress to me. I began to wonder why I paid a monthly management fee. Josh was very contradictory in his emails and I was left questioning his competence. He left me no choice but to change letting agents. I’m expecting some form of response to this review from Josh, trying to ‘justify’ his actions which I look forward to hear. Unless you’re a fan of incompetence and dishonesty I’d suggest avoiding.

As an independent family run business, we strive to provide an excellent service to all our landlords and tenants alike. Unfortunately we do have to strongly disagree with the content of your review though, as it seems you have missed a lot of vital information out just to tarnish us as a business. We are a well established letting agent in the area, with lots of positive feedback which is reflected by our reviews. Regarding your accusations of dishonesty, when we managed your property back in July 2023, we were very transparent with you from the start regarding the tenant and her situation. As you were aware the tenant had two children which would be staying part time. I understand you were under the impression that children were staying full time and was not best pleased about this. Upon inspection there was no evidence to support your claim, we also had confirmation from the tenant that this wasn’t the case, which was forwarded to you. With regards to the annual boiler service, you appointed your own contractor to carry out the service however as you were aware they didn’t turn up. After re booking the appointment, they didn’t turn up again. As you can imagine the tenant was fairly frustrated as she had to wait in for two days, so we mentioned using our recommended contractor, but you didn’t want to as you informed us you had paid your contractor already. On the third attempt the contractor did eventually turn up and carried out the service. A couple of days later your contractor contacted us requesting payment, however we informed them we were told it had been paid for by yourself direct. This wasn’t the case unfortunately so the payment was still outstanding. We also need to point out that as a good will gesture we waived our last months fee to suit and lowered our notice period. With regards to the deposit dispute, this is very common when a deposit goes into dispute as there is a fair amount of hours of admin work that goes into this, this cost was also lowered to a rate of £60inc VAT. The only reason this was being charged was because your current agent didn’t want the responsibility of this, even though we didn’t manage the property anymore. This lone ranger Josh is as far from being an "expert" you can get. He was supposed to be managing a HMO next door to me. He moved in total nuisance tenants and did not care and nothing about the string of problems we had with them. He would not take an responsibility, it was as though they had been moved in with no tenancy agreement. Leaving a single mother and a 3 year old child in danger. After a real letting agent eventually took over the property and confirmed he'd not done half of what he was supposed to do and had not managed it at all. Anyone contemplating using this cowboy should proceed with caution! He's Clearly only about the money and incredibly unprofessional. The worst thing that ever happened was this guy taking over the property next door because a year later we are still contending with anti social behaviour and harassment from tenants he put there. Can't help but wonder how he would like his family to end up living next door to this with absolutely nothing done about it? There was zero diligence, confidentiality or legal duty of care met to neighboring properties. You took nothing to do with this property or its tenants after they were moved in. The total lack of management of the property had nothing to do with any council and had everything to do with you Josh. However you did manage to send me to the wrong council who you said was responsible for these tenants which show's how "diligent" you were. Again I wonder how you would like your family being left with threatening, aggressive and anti social neighbors? With the person responsible for putting them there taking nothing to do with it. When there was "sufficient" evidence, thanks to environmental protection getting involved several times. Doing your job for you.

Hi Sarah, Thank you for your review, however we can confirm all legislation was met and that we carried out our due diligence to the best of our ability. We do feel that your comments are unfair and far from the truth. All tenants held an up to date AST as this is mandatory by law, the information on this can be found on the Ministry of Housing website. As a letting agent we are limited to what we can and can’t do, more so as this was during a pandemic which made it almost impossible to evict tenants causing a nuisance. As the tenants were provided by North Somerset Coucil, to which most of the tenants were already in the property before we took over. Therefor we can’t be held responsible for the landlords choice of tenants. When these issues were brought to our attention we immediately brought this up with the tenants in question and reported all issues to the landlord ( our client ) and the council. The landlord didn’t want to go down the route of eviction as they felt the grounds weren’t strong enough, unfortunately this meant our hands were tied. As the council had an interest in the property, we reported all issues from yourself upon ceasing management of the property and passed the information over to you so that you could speak to the person dealing with the matter within the council. The details sent across were correct and I’m more than happy to cc’ you into an email to them to clarify this ? We can only apologies on their behalf and hope that the council are taking steps to do more about it, however unfortunately there’s not a lot we can do further to assist you as we ceased management on the property. I have used Josh from the Letting Experts to manage my property portofolio since 2018. I can only say good things about him and would recommend him to everyone! The communication between josh and I is fantastic he reaches out to me a couple of times a year to give me updates and only rings if theirs a situation that needs my approval or opinion. - During a re tennacy situation Josh is brilliant his people skills are second to none - hes not your stereotypical estate agent he actually has a genuine care for both parties which is brilliant and unusual to see in this industry! Since Josh has been my agent everything has been simple - He has a good collective of trusted trades he uses that i feel have always done a brilliant job and have used on my own house because i was impressed with their workmanship. Josh's Knowledge of the law and legislation that needs to be followed is impressive - Its a minefield out their so having someone on your side that knows is a game changer.

Josh has been Managing my Property since September. I am very pleased with his service. He found me a good and nice Tenant very quickly who looks after my property well. Josh messages me promptly if there is a issue and insures the Tenant and my self are happy with the result of any issues. I live away and feel very confident with The Letting Experts looking after my Tenant and house and know I have peace of mind. I wouldn't hesitate in letting out my property or renting with them. Josh made the whole process from looking around the house to filling out forms and getting the property keys so easy! He alwas also very informative and was able to answer all of the questions we had quickly ans efficiently. I loved the flexibility on that The Letting Experts had on form signing and giving copys of documents meaning we didn't have to trek to the office at all throughout the process. Josh really helped myself and my partner where moving can be such a stressful time! Would definately use The Letting Experts again!

Having "taken up where his employer had stopped trading" Josh was keen and active to start with. However, once the contract was ongoing he didn't really keep the tenants on track with cleaning and gardening. When the lease concluded he didn't really have the time or inclination to sort out the repairs & especially the utilities, which the tenants failed to carry through as well, costing us money. I have had to repaint every wall in the house in addition to the utilities cost and various other issues. Good start, average service, poor finalisation.

Hi Pete, Thank you for your feedback, we’re sorry you feel that way. We try to be equal to both landlords and tenants when a tenancy comes to an end. Unfortunately everyone has their own view of what constitutes as fair wear and tear. As the landlord may hold the view that a tenant is responsible for repainting a whole property at the end of their tenancy, the law may not agree. The law does not allow for betterment or ‘new for old’ when assessing the action needed to be taken after a check-out inspection. With regards to your various other points, we are very confused about this as nothing was brought to our attention in relation to repairs or cleaning the at the end of the tenancy. As the security deposit was held by yourselves, we could of claimed against this if these issues were made apparent at the time. All the best, The Letting Experts

10 STAR REVIEW FROM US! We have been working with Josh while trying to find a suitable property to relocate to, in early 2024. Which has meant we are time critical and he is taking it all in his stride! I can't express my gratitude enough... Josh has been absolutely amazing. This was the best referral I have had for lettings agents in the South West! After often being messed around by lettings professionals linked to directly to Estate Agents with mediocre service and effort, I was introduced to Josh from this company who was instantly helpful, attentive, and highly proficient, from day one. When he says he will do something he does. When he says he will sort out something or turn up somewhere he does. When you ring or text him he replies. This is not often the case. I find that Agents on their percentage cut do not provide the same level of service. Josh has a professional and friendly manner but gets the job done without needing to be chased. His paperwork is thorough and full and he handled every aspect of installing a new set of tenants with great efficiency and professionalism. I won't look anywhere else in the future and cannot recommend him and his company highly enough. It was a total stress-free transaction from beginning to end.

Josh is friendly and in the three years I have been dealing with him he has always got round to fixing things that needed fixing and he is very patient with my struggle as someone with mental health problems.
