Lucy was extra helpful while I was looking for a Buy to Let in Llandod. She flagged new rental regs and recommended trades after I completed. There are a few hurdles around safety certificates / conveyancing also takes ages atm! Not all sellers are responsive, so a good agent knows when to nudge and intervene. I would happily recommend Lucy as a supportive agent to get on board with. Not all transactions flow as we would like so it matters! Thanks Lucy ;)

GoogleI am so shocked at the treatment by this shady agency, buyers beware.
We put in an offer for a property which was accepted by the vendor. I asked for this in writing, which was emailed to me.
Our mortgage was approved and we were waiting for a surveyor to inspect the property in question- as is standard in any sale. Granted, this property was not a standard build, but ithe fact it was a timber framed property was already taken into consideration by our mortgage company and accepted. If there was any question it would not be accepted by a lender the listing should have stated ' cash buyers only'.
The estate agent did not phone me once during this period, and yes, it was taking slightly longer than we would have liked - but these things take time.
At no point was it communicated to us that the agency was still showing the property to interested parties while we we had had our offer accepted.
I was sent a casual email by the agent telling me unfortunately the vendors had accepted a cash offer over the weekend, and sorry but that's how it is...
How about not showing the property to other buyers after our offer has been accepted and we have paid for a valuator?
Nothing but greed. I know it's legal here in the UK, but I have phoned to arrange viewings for several other properties in the same location to be told they have had an offer accepted and thus are not taking bookings for viewings.
If you are selling a property of which there is the slightest inkling it may not be accepted by a valuator, please put 'cash only buyers' in the listing and save everybody's time and energy.

The landlord receives all applications and chooses the candidate. Visiting the property even from far away and being interested in taking it does not guarantee that you will be the chosen one. Agency will not care that you wasted your time and money in arriving to view the property. They only accommodate landlord wishes and own business. I would be embarrassed to allow such practice to take place either as a landlord or an agent. I would understand such a process if the landlord will be paying me for staying at the property. Isn't it the other way around? I have to be chosen! Have you gone mad?! It is revolting, how can you treat people like this? I hope one day you will become a victim of what you are creating! Shame on you!
Readers, if you have any shred of self-respect left in yourself object to such practice or allow yourself to be treated like rubbish.
The landlord chooses the tenant. You are chosen to stay and pay rent! I can't believe it! LOL :)

GoogleThis won't be shown I know, that but if your a friend of the estate agent,or of a friend of a friend or a pretty boy guy who turns up in a BMW at one of the places a james dean staff owns takes no paperwork but gets place then your guaranteed a place or if the estate agent rings the landlord/lady and tells them they have their own tenants they want in(that's from the horses mouth landlord/lady)you get in,20 consecutive times I've been turned down by james dean because of the above they also seem to have the monopoly in the rental places in brecon??how does that work when there is 2 other estate agents in brecon??
