I wanted to leave a review for Lucy Howlett, Hamptons Deposit & End of Tenancy Manager, who managed our inventory check-out recently as I was so impressed with Lucy. Some people are just born with skills that are perfectly suited to their profession and Lucy is one of those people - meticulous, organised and fair - Lucy really made us feel that the process was undertaken in a thorough and balanced way. As having both been a landlord in the past and a tenant currently, a professional inventory check is so important for both the landlord and the tenant - and it's really not the place to try and save money by not having one; even a vacant home is full of so many things - most people do not spend their days thinking about the minute detail in kitchens and bathrooms....but Lucy does! For some landlords a professional inventory check could potentially pay for itself and more - for tenants you need to wish your landlord hires Lucy as she picked up so many things in our inventory check that had been missed when we first moved in - even by me! I had spent hours pouring over our initial list but I still missed things. As a tenant you really want someone like Lucy who is focused on the minute detail as it helps with getting as much of your deposit back on exit as possible.One thing I also wanted to mention is that I know that Lucy was in theory being paid for by the landlord - but she was such a great advocate, and very patient, going back and forth between ourselves and our landlord to finalise a few things. She was very professional and brilliant at speaking to our landlord quickly (and got a response almost immediately despite our landlord living in a different hemisphere so I know our landlord must like her!) and she absolutely helped us save money by agreeing to take the time to speak to the landlord on our behalf for things that didn't impact the landlord, but did help us massively, such as working with Mandy from Hamptons to get the landlord's permission for us to collect a small furniture item which had been forgotten in a disused cupboard - which we not only appreciated but helped us avoid a hefty disposal fee. Not all the Property Managers are responsive. They need reminders to reply. Rotating managers to service the client can be very frustrating. Messy tenants can just leave the unit without anyone checking on the huge damage they have done to the unit. Instructions sent to keep funds is the float is not consistently followed up, causing the landlord to suffer exchange rate difference when money is remitted to the country. And is ok for this kind of practice in Hamptons. NO integrated advice is given to landlord when the latter needs it. It does give landlords the feel to switch to another better service company.

They made us wait until the 10th day after our check-out before telling us that £90 would be deducted from our deposit for bags of garden waste to be taken away. There was no proof that we had left this, by the way. I appreciate that the deposit release is most probably the landlord's decision, but in our case the landlord was a 'family friend' of Hamptons and it's hard to believe that they had no influence in this.During our time at their property, there were certain problems that they caused for us but when I asked for compensation at the end, they refused. It's funny how they can keep money from your deposit despite having no proof of the thing they accuse you of, but when it comes to them paying out money for problems they caused, they can get away with it.The biggest problem we had at their property was that there were broken and creaky floorboards above us. This issue caused us massive problems. We rarely had any peace and lost lots of hours of sleep because of it. Hamptons never once offered to do anything about this problem. They didn't even offer to come and listen to it for themselves. They would fix the easy problems but when it came to something more complex like this, they wanted to have nothing to do with it. It was basically 'speak to your neighbours and the council as it's a civil matter', when obviously the problem was with the structure of the building.At the time of writing this, the property we rented for almost 2 years is under offer for close to half a million pounds. To think that the landlord tried to keep £90 from us for something so petty, it's really hard to believe.

We used Hamptons from 2019-2020 for renting a property in Honeybourne, Worcestershire (we were tenants). They were excellent. If there was any issues they were solved promptly and with great communication. At the end of the lease, we employed a poor cleaning company and the property was not handed back in the condition we aspired to. Hamptons staff were great with us. We had been let down by a cleaning 'contractor' but Hamptons ensured the new tenant moved in on time and kept us in the loop as we were (by then) living in France. We rented from Hamptons for 13 months. The first 8 months were appalling. The estate agents who handled the initial rental in Harpenden were unfriendly, unhelpful and unresponsive. We felt like children in a really mean teachers class! Then, we had Mark Houghton as a property manager, who was the most patronising and offensive man I’ve ever had the unfortunate experience of dealing with. In the end we ended up fixing things ourselves just so we didn’t have to deal with him. However, that all changed when Mark left and Melissa Jeynes was appointed as our manager. She was a breath of fresh air and made a real difference to how we perceived Hamptons as a company. She is respectful, friendly and goes out of her way to help and follow up on any problems. She made the last few months of this tenancy and the moving out process very easy. She is the reason Hamptons gets 4 stars and not a 0. Thanks Melissa.

Our heating and hot water broke down with a boiler fault. Contacted Hamptons and Max was swift to reply at 8.40am. Engineers were called the same day. I let Hamptons know the problem and the next day the simple repair was approved and fixed the day after that.The only reason I didn't give a 5 is that for such a simple repair it seems unfortunate that the process left us without heating for 60hrs when the cheap and basic part was even in stock with the repairer company 4 miles from the house.Max was exemplary throughout the process but it seemed long-winded for such a simple repair. I'm just grateful the part didn't need ordering. In truth it should and could have been fixed the same day.

He was proactive, professional, polite and throughout the process which had its challenges, but Stuart was always calm and looked for solutions. It didn't end there as, once the deal was done he came around with the office hoover on the day I moved in as mine was broken. Listen to the bad reviews and avoid this agency. They are a big messy organisation whose incompetence has consequences for both tenants and landlords.The property I moved in had a damaged window and a damaged balcony door (they can’t be closed, which leaves in cold, dampness, draft, insects (plenty of dead insects near those doors) which is strange considering it’s a new build, high standard property, but anyway. I made an offer on the condition that these be fixed before I move in and this was put in the contract. Not only were the issues not fixed, even though I checked with them every week to get updates, there were other issues too like a missing smoke detector, broken cupboard door, broken tap, leaking sink, etc. But by far the worst issue remain the windows, which can’t be closed and have made the apartment damp, cold, and there’s a strong draft. The engineer who came to have a look again said he told Hamptons about needing to replace the balcony door months ago, which is why I say they’re bad for landlords too. They won’t care about maintaining what was a very nice apartment and have exposed it to all kind of risks like exposure to weather and dampness, the missing smoke detector, etc. I’ve received a lot of conflicting information during my interactions with them, with one person at some point telling me they weren’t aware of any issues with the windows, even though one of their own agents came and got stuck with that balcony door for long after the viewing was over.There was also a lot of confusion about how they handle contracts, where different people gave me different answers, and just an overall frustrating experience. But the issue remains the the windows and balcony door aren’t fixed and the contractor looking into the repair said it would take 6-12 weeks and they haven’t even heard back from the company that needs to send them the parts, then on top of that however long it takes to recondition the apartment and get rid of the damp and cold, is not something any tenant should be expected to have to deal with. 3 months of cold and dampness when this isn’t a low end, old property. I also feel sorry for the landlord because I’m sure he had no part in this and they let his property get into this state. I’ll be looking to end my contract.

Unfortunately I have had a horrible time with Hamptons Caterham, to my real surprise as a brand as esteemed as Hamptons, you’d expect perfect service.I moved in, in May 2024, paying £1500 a month for a 2 bed flat. A nice flat, I expected some small teething pains upon move in of course, but not to spend 6 months with no bathroom hot water - meaning I am left to boil 4 pots of hot water a day to have a hot bath.Not only that, since moving in, the dishwasher didn’t work and had to be totally replaced. The shower unit was broken and also had to be totally replaced.Thereafter, I have had no hot water in the shower. The plumbers they use, Homeserve, are so inadequate they have no clue what they’re doing. They have been here 3/4 times, and the issue persists. They now blame the shower manufacturer, the manufacturer blames the plumbing - who knows. Ultimately, it’s been 6 months with an inability to shower - when I’ve now paid £9000.I am fed up, drained, stressed, it’s impacted my skin (long term eczema) and is now impacting my everyday wellbeing.Their complaints department also do nothing. You are really just left to suffer and pay your rent - regardless of the environment you’re left in. The landlord throughout all of this has refused to discount my rent. I will therefore take legal action for pain and suffering and my partial of my rent money back as I have not received what I paid for.If you are a potential tenant my advice would be to:-thoroughly check all appliances and plumbing yourself *before* you move in. Do not take Hamptons word for it that all is working.-do not accept Hamptons inventory report that all is working, as they said on mine all appliances and hot water was working fine, when it wasn’t.-be prepared that any issue you have may take 6+ months plus to be resolved and you will not have a rent reduction.The best thing to do is save more money and buy your own property, so you can be in control of all repairs and the quality of those repairs. Do not rely on Hamptons or a landlord to be fair or give you the service you pay for.Jessica
